7th Nov 2025 (5 mo. ago)After months of mismanagement, overcharging, and broken promises, KFH have now gone one step further — quietly deducting unauthorised fees after confirming in writing that no further charges would be made. They re-labelled their management fee as a “4% rent collection fee” for November, despite acknowledging their management role had ceased, and added new “Rent & Legal Protection” charges we never agreed to. These deductions were made after we had made clear in writing that no further fees were to be taken. Although earlier management fees were finally refunded, KFH continue to act in bad faith by introducing new, invented costs. Their conduct has been deceptive, contradictory, and utterly unprofessional. We will continue to post updates until all unauthorised charges have been refunded.

Lewis was always quick to respond to emails and kept me updated at every point of the process. Lewis went beyond in many ways - offering helpful recommendations and I felt fully supported throughout the whole process as a first-time buyer. I would definitely recommend John D Wood & Co.

Throughout those years, Jade has always been very patient with our queries and always speedy and productive with answers. She was also extremely helpful when our first tenancy ended unexpectedly when our Landlord wanted to sell. She found us a flat in the building next door and we got to move without any fuss at all. He took the time to understand my preferences and needs before carefully selecting several suitable properties for me to view. He arranged all the viewings on the same day with excellent timing, which meant I didn’t have to waste time waiting and could move smoothly from one property to the next. Although the properties I viewed were not quite right for me, I was very impressed with Matt’s professionalism and approach. They supported us through both our sale and purchase during challenging market conditions, and their calm, reassuring approach made a real difference during stressful moments. They were always quick to provide updates and chase others in the chain when needed. We were also really impressed with the quality of their listing, the photos and description looked far better than those of other estate agents. 18th Mar 2024 (2 years ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!
