STUDENTS BEWARE. The worst experience ever. Disgusting, mould infested flat. No communication - constant emails and phone calls, passed around from person to person.
Even collecting my keys the messed up. It was a warning sign of things to come. Now, they are trying to keep my deposit despite the awful state of the flat and it being left in a better state than when we arrived.
Constant issues with the flat, a lack luster response always, having to constantly chase different members of staff. I found Mollie-Mae from maintanace and Helen particularly stand offish at times. Along with Rhys. No washing machine for over a month, a broken fridge for weeks on end. An overgrown garden with rubbish tipped all over it (which they are now trying to charge me for!!!), the mould and response was the worst. To the point where it spread to all of my bedding which had to be replaced and I had to buy a bed out of my own pocket!
I could go on for pages about the awful treatment. I’m sure there will be some kind of reply trying to state they have ‘never rented to me’ etc like they usually do to dodge culpability. All I can say is avoid them.... Read more

DON'T answer e-mails relating to maintenance or rent issues. Constantly told to use an app for queries and messaging that NEVER works half the time. They have ZERO people skills when dealing with renting tenants and send out threatening letters if you fall into arrears. They make NO effort to support their renting tenants. GO ELSEWHERE.... We just finished our refencing and is very excited to transfer to our new home. It's been a long search to finally find a perfect location for us. Beals has always provided us information to new available place that is within our preference. Muhammad Hussain, one of their agents has been very approcheable and patient. Terrible Service, terrible communication, can't be bothered to even respond to calls or emails. Was shown a property by Muhammed, I registered my interest by leaving a phone message. Heard nothing back. Rang back the following day and was told that my interest had been registered but never heard from him or anyone again,this was after constantly ringing and emailing. I had to ring again a few days later only to be told the place hadb e let already. No one could even be bothered to get in contact with me. Customer service at this place is an absolute shambles.... An absolute DISGRACE of a company. There is SO much I could write about their bullying tactics, threats, negligence and complete incompetence however I will focus on the main part of my complaint.
After 4 years of 3 monthly inspections, and at each of these inspections, me bringing up the issue of rain literally POURING IN through my disabled son's bedroom window, nothing was ever done. Then low and behold 2.5 months before our tenancy was due to be renewed they wanted to send some builders round on a few days notice. Unfortunately I was due a serious operation on the date they insisted on, so I asked, politely if there was anyway another date could be arranged as 1. I wouldn't be there, 2. I had no where else for my child to sleep while the work was being done and 3. I would need to recover at home. The email I recieved in response was "just a heads up, your landlord doesn't want to renew your tenancy since you're being difficult". As you can imagine, this was extremely distressing to think that I was being punished for daring to ask for a bit of consideration! I was in floods of tears for days, worried and panicked that my family was going to be made homeless. I couldn't believe that after 4 years of being a reliable and honest tenant, that this had happened so I wrote a formal complaint to which I recieved a phone call a day later to say that then agent had infact, LIED about this and that in actual fact our landlord was selling the house!? So this girl, had lied, and threatened us with homelessness and let me believe it was my fault! I was so stressed my blood pressure went through the roof and my surgeon explained that I had to be calm as being so stressed and anxious could seriously affect thr op and my recovery. There is so much more I could say on the matter but the way they run their business is an absolute shambles! We were also threatened with the fact that our landlord is "friends with Mr beale himself" as to control our complaints!... Read more

The lack of accountability and disregard for tenant welfare is deeply outrageous and disappointing.
As a current tenant, I experienced a sudden intrusion into my living space by a group of electricians who were there to replace all the wiring in the house. Very thankfully, the agency failed to provide any advance notice of this disruptive event. Consequently, the electricians began their work without warning, removing carpets, drilling into walls, and creating a significant amount of dust throughout the premises. To make matters worse, they carelessly tossed our belongings into a junk room, resulting in damages to our bed frame and other possessions. Despite bringing these issues to the agency's attention, they have yet to take any action. Their only response was that the CEO will reach out to me at some point in the future, and it's already been 4 weeks. There were a few outstanding issues with the house before we moved in which we were told were in the process of being sorted. However weeks after moving in no updates and nothing had actually been done. Very poor communicators and lack competency in sorting basic issues. Consistently making excuses and not taking responsibility for sorting things out. Would not recommend using this agency.... Read more
