STUDENTS BEWARE. The worst experience ever. Disgusting, mould infested flat. No communication - constant emails and phone calls, passed around from person to person.
Even collecting my keys the messed up. It was a warning sign of things to come. Now, they are trying to keep my deposit despite the awful state of the flat and it being left in a better state than when we arrived.
Constant issues with the flat, a lack luster response always, having to constantly chase different members of staff. I found Mollie-Mae from maintanace and Helen particularly stand offish at times. Along with Rhys. No washing machine for over a month, a broken fridge for weeks on end. An overgrown garden with rubbish tipped all over it (which they are now trying to charge me for!!!), the mould and response was the worst. To the point where it spread to all of my bedding which had to be replaced and I had to buy a bed out of my own pocket!
I could go on for pages about the awful treatment. I’m sure there will be some kind of reply trying to state they have ‘never rented to me’ etc like they usually do to dodge culpability. All I can say is avoid them.

DON'T answer e-mails relating to maintenance or rent issues. Constantly told to use an app for queries and messaging that NEVER works half the time. They have ZERO people skills when dealing with renting tenants and send out threatening letters if you fall into arrears. They make NO effort to support their renting tenants. GO ELSEWHERE.

We just finished our refencing and is very excited to transfer to our new home. It's been a long search to finally find a perfect location for us. Beals has always provided us information to new available place that is within our preference. Muhammad Hussain, one of their agents has been very approcheable and patient. His response to queries are timely and has been very polite in communicating with us. Very helpful to first time tenants who has very little idea with the tenancy process.

Terrible Service, terrible communication, can't be bothered to even respond to calls or emails. Was shown a property by Muhammed, I registered my interest by leaving a phone message. Heard nothing back. Rang back the following day and was told that my interest had been registered but never heard from him or anyone again,this was after constantly ringing and emailing. I had to ring again a few days later only to be told the place hadb e let already. No one could even be bothered to get in contact with me. Customer service at this place is an absolute shambles.

An absolute DISGRACE of a company. There is SO much I could write about their bullying tactics, threats, negligence and complete incompetence however I will focus on the main part of my complaint.
After 4 years of 3 monthly inspections, and at each of these inspections, me bringing up the issue of rain literally POURING IN through my disabled son's bedroom window, nothing was ever done. Then low and behold 2.5 months before our tenancy was due to be renewed they wanted to send some builders round on a few days notice. Unfortunately I was due a serious operation on the date they insisted on, so I asked, politely if there was anyway another date could be arranged as 1. I wouldn't be there, 2. I had no where else for my child to sleep while the work was being done and 3. I would need to recover at home. The email I recieved in response was "just a heads up, your landlord doesn't want to renew your tenancy since you're being difficult". As you can imagine, this was extremely distressing to think that I was being punished for daring to ask for a bit of consideration! I was in floods of tears for days, worried and panicked that my family was going to be made homeless. I couldn't believe that after 4 years of being a reliable and honest tenant, that this had happened so I wrote a formal complaint to which I recieved a phone call a day later to say that then agent had infact, LIED about this and that in actual fact our landlord was selling the house!? So this girl, had lied, and threatened us with homelessness and let me believe it was my fault! I was so stressed my blood pressure went through the roof and my surgeon explained that I had to be calm as being so stressed and anxious could seriously affect thr op and my recovery. There is so much more I could say on the matter but the way they run their business is an absolute shambles! We were also threatened with the fact that our landlord is "friends with Mr beale himself" as to control our complaints!

The lack of accountability and disregard for tenant welfare is deeply outrageous and disappointing.
As a current tenant, I experienced a sudden intrusion into my living space by a group of electricians who were there to replace all the wiring in the house. Very thankfully, the agency failed to provide any advance notice of this disruptive event. Consequently, the electricians began their work without warning, removing carpets, drilling into walls, and creating a significant amount of dust throughout the premises. To make matters worse, they carelessly tossed our belongings into a junk room, resulting in damages to our bed frame and other possessions. Despite bringing these issues to the agency's attention, they have yet to take any action. Their only response was that the CEO will reach out to me at some point in the future, and it's already been 4 weeks. This lack of accountability and disregard for tenant welfare is deeply staggering and disappointing.

There were a few outstanding issues with the house before we moved in which we were told were in the process of being sorted. However weeks after moving in no updates and nothing had actually been done. Very poor communicators and lack competency in sorting basic issues. Consistently making excuses and not taking responsibility for sorting things out. Would not recommend using this agency.

We couldn’t fault Josh Rahman’s customer service. He gave us his number and was so easy to contact and liaise with. When I was busy at work he was quick to text reply back, gave me a call when he felt he need to to make the process faster and smoother. I have dealt with Beals for many years for renting my properties and have always had a really good experience with both Shirley and Eastleigh branches. This time around they sold my property and the service was excellent. Katie Healy the sales progressor is extremely knowledgeable and helpful. Mohammed was 10 minutes late arriving at the property and had no idea the state of the property and yea apologised but also said he would phone an hour after because he knew I was interested. He also then said he would phone me back after I had phoned him with who the landlord would choose but again I had to chase him. I left it as he was meant to phone me back but over a week on and still nothing and property is no longer online so I can only assume it has gone and he didn’t want to talk to me with the outcome ??????????? very poor experience/ customer relations

Wish I could provide them 0 stars. Below are the reasons:
1. They handed over a 2 Bedroom rental unit (prior to Christmas - 18 Dec 21) without ensuring the unit's movable status. The unit was so dirty and unlivable that I had to stay 5 days in a hotel until they made it generally cleaned after a few attempts on 24 Dec 21. Imagine my Christmas.
2. They never provided me with any inventory list.
3. The White goods were provided to me after 15 days.
4. They provided the keys to Landlord's Selling agent and they entered the unit with the keys during my presence without even knocking on the door. They even didn't know that the legal tenant is living there. Beals didn't inform them properly regarding this. This is a major privacy breach act.
I'll never use them for renting or buying.
PLEASE DO NOT USE THEIR SERVICE.

Dan sent numerous emails every day towards the end of the transaction. Constantly pushing the process forward, due to the buyers solicitors being extremely slow and inefficient.

I'm a first time buyer and originally felt very daunted about the who the whole ordeal of buying a property. Not knowing what sort of factors I need to be thinking about to know if I was making the right decisions. However I spoke to Tristian (he had a very nice accent which I couldn't quite place) who was very informative and reassuring. He was patient and proffessional and listened to my needs. But more importantly he came across as extreamly honest. He treated me like an individual and seemed to get a good grasp of what I was looking for. I hope I get to speak to him again in future when I have any dealings with this company as our conversation was very enjoyable and I trust his advice. We were previously with Beals for around a year and I can honestly say they've been the most professional and helpful agency we've been with to this date. Our building was sold to another landlord who chose to use his own estate agents, and we've had a few problems with them already, so we decided to rent a property with Beals again. We haven't moved into that property yet, but they have been amazing. Muhammad has gone out of his way to help us with ongoing problems with our current landlord. I have been doing business with BEALS since 2016. Last week, I put my property on the market for letting with them and within a day, they have managed to book several appointments but the first viewer put a holding deposit to secure the house. It's only because the way BEALS conducts with their clients, their communication, personality, organisation, understanding, integrity, listening skills, patience and honesty. Muhammad and Adrian are very professional and cooperative. They both understood my needs and acted on that basis. They never ignored a call or email and promptly responded to each and every one no matter how many times in a day. They both follow up and update with their clients promptly. And in the end was cancelled on both of them saying that landlord didn’t accept it, even in the beginning everything was going fine. Beals and the staff I worked with (Akshay, Ollie and Angel) were all extremely helpful with my purchase.
The initial viewings and recommendations from Akshay were very helpful and after viewing 5 properties we finally landed on the right one.
The purchasing process lasted 6 months due to my solicitor being rather poor. However Beals were always ready to fight my corner and apply pressure to the solicitor - including speaking with the Managing Director of the company to put in a complaint.
Ollie and Angel were constantly in contact at all major steps and informed me early of any changes. Especially when it came close to the Exchange and Completion.
If I sell my property in the future I will definitely have my eye on Beals!

I currently rent from beals, similarly too several of the reviews on here seems they are eager to get you into the house and provide excellent service prior to moving in. However since moving in that has disappeared I'm constantly having to call and email to chase up to deal with minor issues as I never receive a call back when they say they will and unless I complain or have a go nothing gets done. It's been 2 months since I moved in and I'm still waiting to have urine stained mattresses removed from the property, a tumble dryer that doesn't heat only spins, and a newly fitted kitchen/downstairs bathroom of which the radiator has fallen off the wall about 5 weeks ago. I would suggest not going with beals unless you move into a complete property with no issues.

Utterly incompetent outfit. Throughout the course of the lease I was obligated to make repeated phonecalls as they rarely if ever called me back when they said they would. At the end of the lease they failed to return the deposit in the contractual period agreed which has resulted in a long and frustrating process with the TDS to make a claim.
They now claim our signed contract is merely 'advisory'. My advice would be to go elsewhere if at all possible.

I rented with Beals for nearly 3 years, I found them to be a bit useless. I was without a shower for months (had to shower at work). I had a drainage problem over Xmas and they left me with raw sewage floating past the front door, southern water came to my aid. On moving out they saw fit to use my deposit to redecorate a place that needed a paint job when I moved in! I was shown zero respect down the phone by head office- highly condescending. Glad to see the back of them.

The property was sold via Oliver Fowler and he was very easy to deal with, reliable and and professional ensuring the sale was a smooth and painless experience. Love it when places delete their reviews after a while. Apparently a estate agent that deals with drug dealer and criminal landlords is worth trying to keep around. Dealt with beals over 2 years ago now, Was put in some dodgy shared house without a HMO license, The landlords moved a drug dealer into the house, Went to back to beal's to get help, they tried to get me kicked out after sending multiple emails over contractual obligations being broken. Don't ever go here, not professional, Not worth anyone's time or money, bunch of scam artists here.

We had to move down to Southampton as part of wife's new job and couldn't have gotten a better estate agents than Beals. The advisor, Muhammad, was very responsive and knowledgeable. Since we couldn't come down for a viewing of the property - he made sure that the entire process was smooth for us, firstly by taking a video of the property explaining everything and secondly being always available for any queries we have. The professionalism that he has shown through out has been second to none and couldn't recommend him enough to anyone. Even after moving in, there were follow up calls from him to make sure we are settling in fine. So far the move has been a very pleasant experience for us. Hoping this level of professionalism and support from Beals throughout our tenancy with them and will update this review in the coming months.
