Highly recommend NOT using Beals.

I would give less than 1 star if I could! I rented a property with Beals, the property had some damage prior to moving in but it wasn't anything drastic that would've affected living there so we overlooked it and chose to move in.

Upon moving in I paid what I was told was a deposit... However, upon moving out and speaking to a legal team who told me to contact Beals to ask why I never received it back, I was told the payment was actually a 'good gesture payment' so I had lost out on £1600.

I left the property early and handed the tenancy over to my flatmate who was going to re-reference the property in his name. We emailed Beals to let them know when we were leaving the property. I still received many snidey emails from Beals after leaving the property and was told that even my flatmate left the property that I wouldn't get my deposit back even if it wasn't a 'goodwill gesture' because there was damage to the property... even though we contacted Beals NUMEROUS time to get these repairs sorted and some of the repairs were there before we moved in.

Being as young as we were, I truly believe Beals used this as a good way to exploit us and take thousands off of us that wasn't necessary and I will NEVER again rent through these guys. I am truly appalled by the service I received and highly recommend if you are considering Beals that you read these reviews first, especially if you are young and first time renting/buying, as I know lots of other young people who have had similar issues with being treated horrendously. The £1600 I spent on 'goodwill gestures' could've gone towards uni supplies and benefiting my education, instead it was lost because of these guys and their 'good gesture' payment meaning they don't have to protect your deposit under TDS and so, there is nothing you can do. My legal advisor, has told me that this is essentially illegal so avoid at all costs.

Do not trust this scam company! They knew the age of house when they made the deal and after inspection they are giving excuses for more money to get out of the deal. Please don't trust them.
