Surprised these guys have such a high rating. Booked in for a viewing of one of their rentals, was told I am all booked and will receive a confirmation. Coming closer to the time of my viewing I still didn’t receive a confirmation. I had to chase these guys to ask them whats going on as some of us work and have to take time out. Every staff member I spoke to had a “I don’t want to be here” attitude. So rude like they don’t want to sell their properties. At the last minute Rhea called me and said “oh this property isn’t selling anymore”. Being a property inventor, I won’t be using these guys ever even if they have a property on their books I’m interested in. Useless and totally unprofessional, will not be recommending them!

With Simon Edser you feel like he's a personal family friend, he's not just coming as an Estate Agent he comes with a wealth of knowledge and invaluable information.
I've sold many properties over the years and worked on many for my own clients that were buying and selling so have met a fair number of Estate Agents and the false negative perception of them is so inaccurate. I've only come across two individuals over the 45 years buying and selling that fell short of professionalism, l meet more than that on a daily basis in retail stores.
Simon Edser is a truly enthusiastic, passionate, genuine and professional Estate Agent. He sold me my current home 20 years ago and I'll be using his trusted services again in the near future.

I would not recommend this estate agent.
From the very beginning, the agent handling the sale gave me unrealistic expectations, confidently stating there would be very high interest in my property. This simply did not happen. After the first couple of weeks, enquiries dropped off significantly, and within just three months I was pushed to reduce the price twice.
It quickly became clear to me that their priority was not achieving the best price for my property, but securing a quick sale. The constant pressure to lower the price, rather than exploring better marketing strategies or generating genuine interest, made me feel that my interests as a seller were not being represented at all.
I also found them to be overly pushy throughout the process, and I did not feel they were fully honest or transparent in their approach. Instead of working with me, it felt like they were working towards the fastest possible transaction.
Overall, I felt misled, unsupported, and pressured into decisions that benefited them more than me. I would strongly advise others to be cautious before using this agent.

Not great to let from took weeks to sort issues like fridge freezer tripping power, pretty sure issue was just blocked drainage leaking out botton as water pooled underneath but the crook contractor they sent without even opening it up said it needed replacing...,then replaced expensive american style fridge freezer with ice maker with a smaller cheap no ice making one...
Took months to get back to us regarding deposit then kept entire deposit when with BS reasons like we broke dishwasher which worked perfectly, said we didn't clean carpets when we had them done. Won't rent from them again.

Alan Woodhouse visited my home. He was very professional, knowledgeable and thorough during our meeting. He was very honest and patient as I had so many questions that needed answering. WOW 5 star ++ I will say without a doubt. I found my dream home on sale with Charters, I then used Charters to sell my home. I felt reassured when they viewed my home that they would go all out to sell my property so that I wouldn't lose the house of my dreams.
They are a little bit more expensive but I will say that they are definitely worth it for smooth sailing and less stress. Worth every penny. I have also agreed to use the solicitors they recommended.
I have every faith in Charters. Their advise was absolutely spot on. They stuck by their commitment to me.
Moving can be so stressful through communication between different estate agents. If you find a house you love that is selling through Charters then go with them to sell your property aswell. Don't think twice.
Go with Charters either way. They are amazingly proactive and they pulled out all the stops to get me a solid reliable sale.
Everything achieved in one week. You can't beat that i don't think.
If you selling and not sure who to go with then spend a bit more on commission to the agent as you will get a lot back for that. Cheapest can sometimes cost you more. They have to be top runners as an agent ??????????????????

I am very disappointed with the way this company handles deposit returns. I have been waiting for my deposit to be refunded for over three weeks now, even though the landlord approved the full return on August 12th and I received an email confirming this.
The refund process should have been much quicker, but due to the clear inefficiency and lack of responsiveness from the staff, I am still waiting. This level of service is completely unacceptable, and it shows a lack of professionalism and respect for tenants.

Vacated my rental property in Southampton in middle of March after 6 years. Landlady confirmed she had initiated the process for release of deposit Friday 21st March. 11th still no receipt which must all be down to Charters inability to return it as contact was finally received from Rimi Tumas, End of Tenancy Manager, on Wednesday 2nd April asking for bank details and promising return within 3 to 5 days, I chased again after 7 days had passed and still nothing after 9 days, you should never promise something that you don’t then deliver on. £1,800 is a lot of money they are taking a long time to return. Next week they will be in breach of the least agreement for which it will be necessary to take action against the landlady who is clearly not at fault. I would not recommend Charters as a letting agent.

Renters be aware - Charters were great right up until the end of the tenancy (as is often the case with letting agents) when they tried to deduct ~£360 from my deposit.
Fortunately I know the legalities around “end of tenancy professional cleaning” (FYI not ever required unless contract states this or if it was conducted at start of tenancy) and took lots of photos when I left. I ended up getting my full deposit back with 0 deductions but only because of the evidence (pictures taken upon leaving the property of every room, floor, worktop etc.) and their incorrect reporting that I was able to question them on. I am still leaving just a 1 star review because of their unreasonable attempt of trying to claw back £360 for 0 justified reasons and if they were just honest from the start, I wouldn’t have had to challenge the deductions which has unfortunately left a sour taste.
If you are due to rent a property with Charters, don’t let them intimidate you, be sure to always argue any deductions and take lots of photos. I would also recommend you read the check in and check out report very carefully and if you notice anything incorrect tell Charters straight away so you don’t fall victim to these money grabbers ??????

If you are thinking of being a tenant under the management of Charters, be prepared for horrendous levels of communication. I've rented for a number of years and this is by far the worst experience I've ever had with a managing agent. The property was in a poor state of cleanliness when I moved in and I've had nothing but trouble ever since. Emails are left unanswered, repairs are left for days leaving the property unsafe and ultimately, there is not a degree of empathy from them when it comes to any issues that arise. I deeply regret ever signing up as a tenant with them.

I want to preface this review by saying I belive in socialism and also have always been incredibly sceptical of land Lords and letting agents so I never thought I'd write a positive review about this group. HOWEVER I was so lucky. On january 2 of This year I ended up being sectioned and subsequently sent home with my parents. I was still renting and had 6 months left of the lease. I contacted charters in march letting them know my situation. They canceled my leases with no extra cost I received my February amd march rent back and also my full deposit (I know alot was up to the landlord buy you guys gave them recommendations)
Money I desperately needed in this time.

We’ve recently finished a three year tenancy with Charters and unfortunately did not have a good experience.
We experienced a number of occasions on which Kelly, our property manager, was rude over the phone. There were also a number of times where important messages were not successfully passed on either to us or from us. On one occasion we were emailed on the afternoon of the last working day before the Christmas break saying that the landlords wanted to view the property on the 27th December. We replied to confirm details, but never received a response. This meant we had to change our Christmas plans last minute to ensure one of us was at the flat for the 27th to let the landlord in. On another occasion we informed Charters we would not be available for an inspection on a specific afternoon due to us working from home and having meetings, to which Charters turned up anyway and let themselves into the flat due to the message not being passed on. On a third occasion we asked Charters to pass a request on to our landlord. Our landlord later informed us she had never been informed of this request.
Finally, to wrap up our experience with Charters they attempted to take a large sum out of our deposit for cleaning and decorating fees. Luckily our deposit was protected with TDS, meaning an independent adjudicator was able to review our case and concluded that Charters would only be awarded £30. I truly believe Charters had no legal leg to stand on with their request for the deposit, but were simply trying their luck out of greed. My advice to any tenants out there would be to please challenge Charters on their deposit deductions!
On a separate note, I must say we always had good experiences with Charters when it came to maintenance requests on the property.

Moved into the flat to find it a state, the works agreed to had not been carried out and the flat was barely habitable. The management team were exceptionally slow at organising the remediation work and I had to regularly call, hassle and show up at the office in order to get anything done. This took over a month to achieve and caused a great deal of stress. Upon leaving, they have attempted to charge me an extra day of rent since I did not return the keys on a Sunday, a day that they are closed and have no facilities to drop keys off.

This sales agent , Simon Esda’s knowledge of the Bassett housing market is second to none and together we came up with a sales approach to best market my property. Grace was an awful agent to deal with.
Put on offer for a property we wanted to purchased as we have our mortgage and everything was ready.
Grace told us she will recommend us to seller as it will be quick purchased.
After that we’ve trying to contact with her, she was ignoring our email, didn’t pick up our calls, telling other agent she will call us back. Didn’t even tell us whether offer has been accepted or not.
After two days we’ve found out property has been sold.
This is so unprofessional.

My review is regarding the lettings team, and the landlord Clydesdale Group or any of their associated companies (e.g., Templeton Stockbridge). More info on issues I've had with the Clydesdale rentals below (Elmfield block and Clydes Dale Court).
Make sure everything is in writing. Clarify any ambiguity no matter how small over email. Charters will continuously mislead you and intentionally lie with false information in order to secure deposits and have agreements signed. If this happens, you can contact your financial institute through which you paid. My bank confirmed that my deposit was obtained fraudulently and could be claimed as a scam. They will go back on everything written and verbal (e.g., their recorded calls) and claim misunderstandings every time. They probably won't honour what they initially agreed but it's useful to have the evidence for claims or if you need to get out of the agreement early.
If you do rent with them, they will likely send outdated inventories so you have to spend hours fixing and updating it, essentially doing their job for them. And then they'll try to blame you for issues they failed to record on the check in inventory. You need to be really thorough with the inventory to ensure you get your deposit back.
They take 3+ months to carry out repairs and hire contractors that do shoddy jobs (that cause further damage) if they even bother to do the repair. There is no communication, you have to chase up everything, and then they try to deflect the blame. Management is just as bad. Finally got in touch with a director 6 months into my tenancy only to get more excuses, minimising, glossing over things, not bothering to look into the details/complaints properly, and taking no accountability. Minimal morals, and minimal care for tenants. What's worse is that Charters staff gaslight you, and are passive aggressive. Staff are ridiculously incompetent, lazy.
Elmfield block
If you do an Internet search you will see that I am not the only one that was lied to by Charters and vital H&S information withheld. They lied about mould, the type of construction being done, and ongoing water contamination concerns. After being caught out they blamed it on a "new" staff member not being aware, except she wasn't new (she moved from sales to rentals) and the manager also didn't disclose any of these issues on the numerous occasions I spoke with her.
Clydes Dale Court
- Landlord refused to address mould and damp issues caused by various leaks despite being made aware of their legal obligations. There is a dampness and ventilation issue in the whole building resulting in a silverfish issue.
- Charters and the landlord lied to me about which furniture I was going to be provided. I rented a fully furnished house--everything is in writing about which furniture was agreed to and was told that it would be new. On move in day, 90% of the furniture was either missing or not correct, some of it really old and in poor condition. This was never resolved.
- I was assured it would be professionally cleaned. There were urine stains on the bathroom wall. Every radiator covered in layers of dust, spider webs, dog hair. Mould on every window sill and in the kitchen walls. Dirty surfaces. Stains on walls and skirting (including a brown stain near the bathroom switch). Overgrown garden with dog faeces, and covered with trash (amounting to bin bag full once picked up). Carpet smelled of wet dog after supposed professional wash for duration of my tenancy.
- There is a sewage issue for all the flats that they won't resolve.
- Numerous counts of unauthorised entry when I wasn't home despite me stating that I do not want entry without my presence or knowledge and that this is illegal. Also had a contractor try to enter using his own copy knowing that I was home. Contractors have copies of keys to all the flats, which is not safe at all. They eventually changed my locks after 7 months because I had evidence that someone entered while I was on holiday and because I said I was going to report it to the council and the police.

Very bad experience for us because yesterday we had viewing for one property. After we viewed that property we liked that and also informed to agent who came there. He said they will send form to fill the details and those forms will send to landlord. But I didn't received any form until yesterday evening. Then I called to an agency they said landlord has someone who offered more rent. We also offered more rent. One of the agent said they will check with landlord and get back to me today morning. Since I have not received any update I called to the agency today morning. Now they are saying like that property is no longer available. What is this? you guys are wasting our time. If that property already agreed you could not have arranged viewing. We came there from Bristol viewing.

Worst experience with Charters. We rented a house from Charters and they agreed on a lot of initial maintenance activities before moving, but most of it was not done. The stove, washing machine was not working and even there was junks and waste like beer bottles and takeaway box in upper floor. It was not cleaned. The bed was broken. They even told it couldn’t be done and might take weeks to get this fixed. We had to live in this condition and constantly follow up. Our point of contact change every month and we had to tell the whole story to each one of them. They even made all this our fault and said they didn’t agree on anything. When moved out, they had an outdated inventory list with many things mentioned in the list that were not present when we moved in. We had to go back again regarding this to rectify these mistakes. Being a reputed agency we thought they would offer great service, but it was the opposite. Very disappointed by this and would never recommend Charters to anyone.

Originally when I rented my property it was via St Moores and they were lovely and helped me with everything and all my annoying questions. At this point I did not realise how much I wish it stayed with them. Charters took over and most of the people that I have dealt with have been friendly and eager to help out. And only for that reason am I not giving a 1 star.
So no one informed me of the check out process and I had to call in to find out what was going on. At this time I was met on the phone by a very rude consultant.
The lounge room floor was fixed at some point close the beginning of my tenancy but looked like it was done by amateurs as the carpet wasn’t even put back in the same way it was before with a lot of the edges not under the skirting as it should be.
I did complain about damp in the wall that was causing a lot of mould but that was “fixed” and painted over at a later stage. This is obviously going to become a problem again for future tenants because I have never known damp to be fixed by painting over it. The person Charters got to paint the bedroom didn’t lay down any protection on the floors or furniture and left paint splatters over my bedding, luggage and other parts of the room ie the door handles and light switches.
Now that I have moved out Charters are trying to take a massive chunk of my deposit to “repair” things that were there once I moved in or caused by their “professional” handymen.I guess that is why they are such a successful company because they make all their money from extortionate deductions at the end of the tenancy.
But as I could see from my previous review they get people to remove any unfavourable reviews. But this one is staying so people can understand what they getting into.

Throughout the tenancy, Charters provided an excellent service and were always professional. They provided quick and prompt responses and always worked with us to resolve any issues or disputes. I would like to commend both Lily and Clare, in particular, as our main points of contact with the lettings agency.
Unfortunately, towards the end of the tenancy, the landlord made some unfair deductions from our deposit, which tainted our experience of the property itself. However, Clare from Charters Lettings Southampton took our counter-offer to the landlord and resolved this promptly. We were grateful for the photographs that were taken at the beginning of the tenancy to provide supporting evidence at the end to help resolve this dispute. After hearing about our frustration about the deposit deductions, Clare spoke with us and explained the situation offering her sincerest apologies for the inconvenience, despite this being through no fault of Charters Lettings themselves.
We would use Charters Lettings in the future and recommend them to prospective tenants.

They deeply regret renting through Charters Southampton estate agent for their student house. The experience was nothing short of a nightmare. From the moment they moved in they encountered a series of issues with the property.
First, there was mold in several areas, broken appliances, poor heating and even a rat infestation. Slime was running down the bedroom walls, and the conservatory had loose panels which would allow the rain to enter the property. They tried to resolve these issues amicably, but the estate agents were incredibly slow to respond, rude, and extremely unhelpful.
They had to constantly chase them to get anything repaired, and Charters always dragged their feet, opting for cheap and temporary fixes. It felt like they didn't care about their well-being and were more interested in appeasing the landlord.
To protect themselves, our legal team advised them early in to the tenancy to correspond with the estate agent via email and to have a hard copy of the many issues with the dilapidated property.
It became clear that the landlord may have been complicit in the delays of getting problems sorted quickly.
To make matters worse, after they moved out, they received an unfair and exaggerated bill for damages and cleaning expenses. It was evident that the estate agent favored the landlord at their expense. When they disputed the charges, they were extremely unhelpful, and the mature students had to involve the deposit scheme to get their money back.
They would strongly advise against renting through Charters Southampton estate agent. They do not prioritize the well-being of their tenants and engage in unfair billing practices. They failed to provide them with proper guidance during the negotiation, and it is clear that they do not have their tenants' backs covered.
Fortunately, after taking advise from our legal team ( Charters letting department should have advised them ) the deposit company took up their case and was able to recover 98% of their deposit.
But the overall experience with Charters Southampton was an absolute nightmare. Save yourself the stress and find a more reputable and tenant-friendly agency.

Awful. Don't be fooled by their flashy website and fancy offices. These guys turned up with prospective viewers at my rented flat with no notice and then phoned ostensibly to 'apologise' - in fact, to tell me further booking were scheduled with less than 24 hours notice in violation of the lease.
Be warned also that in 2022 they took over the portfolio and staff of St Moores Lettings, which were one of the worst estate agents in Southampton. This company lied about major problems with properties in order to tenants to get them to sign tenancies, didn't fix things in the flat properly and were generally rude, unhelpful and money-grubbing. As such, be extremely wary if renting a property from Charters that was formerly managed by St Moores as there will almost certainly be serious issues with it.

Once an offer is accepted, Charters assign a sales progressor to the case. This is very useful because they take an overall view of the chain and try and help keep things coordinated. This dedicated job role is a benefit and doubtless contributed to our transaction completing successfully!

Additional post-sale review:
I wrote the text above after my house was sold, as in it was 'under offer'. Despite the upheavals in the financial sector, which put the whole house selling malarkey into jeopardy, my sale went through smoothly and I got the asking price. The Sales Progression team at Charters made the whole thing a lot less stressful than it would have been. Gwen was always responsive and she provided a bridge between myself and my buyer and his solicitor. My own solicitors were very poor at communicating, and that was annoying and rather stressful, but I quickly learned that Gwen was there to find out where things had got to by talking to my buyer or his solicitor and then getting back to me promptly, which she always did. It went a long way to ameliorating the problems I was having with my conveyancer. The Sales progression team at Charters is another very good reason to choose them. They are set up to cope with difficult times. They are slightly more expensive, but you get a huge amount of value for the small amount extra that you pay.

I recently had a serious problem with my kitchen sink not draining (and also actually getting filled with communal drain water), and Louise Balshaw was brilliant at helping me get the problem solved quite quickly. From the moment I contacted Charters, Louise was on top of things, liaising with my building's block management (as this was a problem with the communal pipework), getting things sorted and keeping me updated with the progress of things. All in all, it only took 2 to 3 days to have the problem sorted.
In addition, I also felt that during the whole time, Louise had a caring attitude, which made me feel better and fell a bit less stressed about the whole situation.
Overall, I'm really happy with the experience (apart from the sink blockage, naturally!), and this also makes me feel confident that should I have any issues in the future, I will be in good hands.

It was a long gruelling journey from start to finish but charters smashed it throughout the whole process. They always kept us up to date with movement within the chain and with anything we could do and with what they were doing in the background to help the process move fluently.
