I've been a customer of Belvoir Cambridge since 2016, since the new management the branch has improved 1000 times. I'm really happy with the service, helpfulness, promptness and hard work from their staff, especially Mr S Bradley (Branch Manager) and Ms A Manganaro (Property Manager) who has helped me tremendously with tenants move in and out and all things in between. I live abroad so it is a blessing to have someone like Ms Manganaro on site to help me with everything. I highly recommend Belvoir Cambridge to anyone looking for lettings and managements of their property in Cambridge.

I'd like to openly thank Mr Stuart Bradley and his team. My family dropped by the office in early July, and gained lots of useful advice from Stuart, a genuine and caring professional. Was in touch with this company trying to secure a student flat. Was told that if I paid up front I could apply for a flat that I was interested in. Kept asking if I could speak with someone on the phone through our email communication, was not acknowledged. Just told it was given to someone, after 15 emails and corresponding for over a week. They have other flats available and didn't seem interested in offering, waste of time when you're trying to find a flat in a short period of time - just rude to deal with overall.

Brilliant letting agency to go through. I have been renting off them for the last year in Lintiom Cambridge and have just moved into another one of their properties in Cambridge. Letting negotiator David Symonds has been absolutely amazing with me. He helped me find a new place on very short noticed and was very patience with me and worked around my difficult working hours. David is so kind and really wants to help you in whatever it may be. David is definitely one of the main reason I have decided to continue renting off belvoir as he makes it very clear this is a company that cares about its tenants. I have never had any problems throughout my renting with the team 10/10 rating for sure. Both properties were in very good condition when moving in and any problems that occurred with the house was seen to immediately. If you're looking for a place to rent in Cambridge I would definitely recommend getting in contact with belvoir.

They showed property to prospective tenants despite being told that time was not possible resulting in the agent showing me the bathroom when the current tenant was actually in the shower (I'd have called the police if this would have happened to me). Maintenance wasn't done at all or so poorly the issue needed attention again soon after. Property was noisy. Random men constantly walked through the property and came into the individual rooms (which surely is illegal when unannounced/not discussed). My room was left unlocked after they must've gone into my room in my absence. Slow to pay back deposit too. Was charged for useless video inventory. Record every bit of damage and wear and tear yourself when you move in and send them this documentation, otherwise they'll probably try to keep some of your deposit for damage that was there when you moved in. Long notice period if I remember well (2 months? Might also be illegal.). This was a few years ago but that's irrelevant if you are still running the same business.

Had appointment to view a property, turned up to my appointment which a took a day off for, and Belvoir didn’t show. Called belvoir to find out what was happening, lady said she’ll get someone to call me back as she didn’t know. Called Belvoir again as I didn’t get a call, spoke to David who said the appointment meant was cancelled by text message, which I never received. Appalling service and sheer waste of my time. Very unprofessional service. Belvoir should learn to value and to communicate with clients who are their bread and butter. If you need to cancel an appointment pick up the phone and speak to your prospective client. Do not use this company as service from Belvoir and David was extremely poor.

I don’t personally rent from Belvoir, but my older sister does. She’s been renting a room from them for a year and half now and I have to say their service is amazing. My older sister has learning difficulties and dyslexia and they have always been so helpful and patient with her. They always keep me in the loop too so I can help my sister too. All the staff are lovely and friendly and whenever I decide to rent/buy I’ll definitely be going through them!

Update: Four years later and things have improved a lot. Belvoir have been really good during the pandemic, organizing essential works while ensuring our safety, having remote inspections and just generally being super responsive to maintenance issues. Our current property manager, Chloe, has been such a great help.
One of the better letting agencies in Cambridge. The Cambridge office is staffed by a team of really efficient and energetic people. The check in process is very very efficient and clearly explained. They also very clearly explain all their charges (more reasonable than a lot of Cambridge agents) and there are no hidden surprises (which hasn't always been our experience elsewhere).
They provide a photographic inventory which is v useful. As tenants it's up to you to check this very carefully. Belvoir are transparent so one hopes that if it's time to end the tenancy there won't be any inventory surprises (not every agency out there is this honest).
The missing star is due to upper management who should create an easier way to communicate when it comes to maintenance issues. On the plus side you can report online and submit photos. After that you have to live in hope. Fortunately the office team is good at sorting things out but that's really not how things are meant to be.

I'm a tenant,who rents with the Peterborough branch. I had problems with the Peterborough branch as they didn't answer my emails and when I called them, they promised they will call me back, but never did. I needed the code for the electricity and water meters room as I didn't give the electricity company an accurate reading and I didn't know the name of the water company. So I didn't pay the water bill for 3 months.
Yesterday I received an email from Martha Szyszkowska,a senior Property Manager the Cambridge branch that stated that I didn't pay part of my rent. The Peterborough branch set up a higher rent than my contract stated. I sent Marta a copy of my contract and to my surprise she promptly responded to my email and did the proper changes. I asked her help with my meter readings and after 15 minutes, she contacted the Peterborough branch and I got the codes to the meter rooms.
Marta was professional,efficient, kind and helpful. After 15 minutes the Peterborough branch sent me the codes after ignoring me for 3 months.She resolved in 15 minutes ,what I couldn't do in the last 3 months. I can't thank Marta enough for her help as I was continuously worried.

Avoid against. Company does not resolve tenants complaint which are raised in regards to property fixtures. In terms of getting your deposit back after you leave, there is a 80% chance they will charge you and keep some of the deposit no matter how good of a condition you leave the property in. Please avoid, it is not worth it keep looking you can find alternatives. The contract they make you sign loses any argument you can make later on since they have you sign a ridiculous document.

I have been letting through Belvoir for 8+ years now, all the staff are friendly and it is a professionally run organization. Cons: Communication by email can be patchy, I just call now as I rarely get replies by email. The photos in the inventory reports are too small to be useful, given that these reports are sent electronically (no paper is being wasted) why not put one photo per page so that the photo quality/resolution is higher?

I lived in a Belvoir flat share for 1 year.
When the en suite shower in the room above mine started leaking into my room everytime it was run and my walls were going mouldy they did nothing.
They have a high turnover of staff, you will always be dealing with someone new who knows nothing of past complaints and their ethos seems to be - 'do the minimum possible and soak up pressure from tenants asking about repairs so the landlords never hear about it'.
Lots of hidden fees and frustrating to deal with. Recommend avoiding if at all possible.
Dealing with landlords directly is the future.

Having dealt with many letting agencies Belvoir are certainly the most committed and responsive agency. Living in a renovated barn is a interesting move however if there were any issues i.e. Broken boiler / slow internet Belvoir (more specifically Zoe Butler) would get on it straight away.

Belvoir manage two residential properties for me. Their property manager Zoe Butler exceeds expectations. She’s been very patient with me, and especially patient with one of my properties which has had a lot of problems and required a disproportionate amount of management, and patient with any demanding or difficult tenants, and she has gone the extra mile negotiating with contractors and suppliers, and working round the Covid restrictions.

Maintenance issues were never resolved or only for a week for things to break again. Have had to do without lights in dark rooms of the property, without a functioning laundry machine etc.
Slow to return deposit.
People coming into the property unannounced/without notice (which is illegal) and leaving the property unlocked.
People coming into the property even late at night!
The inventory they make you pay for was terribly incomplete as none of the damage and wear and tear was visible/noted. Because I know these kinds of organisations, I took it upon myself to inform them in detail of the current state of the property. If I had not gone through that trouble I know they would have tried to keep a big part of my deposit or even the whole deposit. Note that after I moved out after a fairly short tenancy, they increased the rent for the next person with 10% Not sure in what universe they live but my income doesn't get a 10% increase year on year.
They will charge you if you need a reference from them for a future property with another agency.

I ve been arranging property letting with Belvoir for my family in Cambridge. Our letting agent was Georgia. We were handled in very professional and kind way. Georgia and her team was amazingly kind and responsive for any kind of questions. Moreover, despite eventually we had to withdraw our application there was no any problem with getting holding deposit back. Very positive experience and recommendation for anybody.

Farcically expensive. For two people to move into a flat costs £500. Therefore, you would hope for the absolute highest quality of service from Belvoir. Instead, when showing us the flat, the agent arrived unable to get into the property as they didn’t actually have a key; we were therefore left to wait four and a half hours while they sorted this. In the meantime, having been told in the first place that they operated a first come first serve basis and that, being the first to view the property, we would be able to take it off the market simply by paying the holding deposit (we checked this fact clearly on the phone), they then announced that this was not how they operated at all. Instead, all the people who had viewings that day were able to provide their details in order for the landlord to decide on the most suitable applicant. As we were becoming by the stage fairly desperate to secure a property, this muddle made the whole process considerably more stressful than necessary. Anyway, by signing a document that looked to have been proof-read by an 8 year old with a short attention span, we secured the property. Then, upon moving in, we found that we had not been provided with enough sets of keys (1 instead of 2 for a 2 bed flat) despite the fact that they had known for several weeks that two people would be living there. Notifying them of this, we were told to bring a receipt for getting a new set of keys cut to the office and we would be refunded. Having done this, we were told this was not in fact the way it worked. Overall we are happy with the property, and when the agent has the property want you don’t have much choice, but Belvoir are definitely not worth the £500 they charge.

The people who work here are obviously selfish bumheads. I see their cars on the way into work speeding, cutting up traffic and being inconsiderate. A great impression of your company, especially when all of your cars have your companies name plastered all over them. Nice one.

SUPER BAD communication and service!!! Booked twice for property; the first time, they cancelled the appointment without tell me, luckily I called in the morning to confirm, then they told me 2 out of 3 of the properties were already gone. For the second time, no one turned up for the viewing! I waited for 30 mins and no one showed- even I confirmed with the office 15 mins before the appointment!
Would not recommend this company to anyone.

I have now been dealing with Belvoir for nearly 3 years and my experience has been extremely positive. They have an excellent team of people like Daniella, Mandie, Jessica, Eva who are highly professional, pro-active, talented and approachable. They know their work very well and are always available when needed. Very responsive and have always kept me updated! I was able to get my property within no time since they noted down my requirements and informed me on a regular basis. Extremely poor communication and organisation. Had to book to see the same flat 3 times! Each rearrangement was made because the agency had failed to turn up at the flat, and they even failed to have the courtesy to call me and leave a message letting me know the booking was cancelled! No emails and no voicemails meant I was left outside the flat waiting for an agent to visit - and I only found out that things weren't going ahead when I called Belvoir myself to ask what was going on! Third time's a charm? Not in my experience with Belvoir - would not recommend.

I wanted to give them 0 star, but more than 1 here, requires, that's why 1 star from my experience. The deposit back process took over 6 weeks. Over-paid rent fee, No refund even over 10 weeks now. They always said, will pay back but unexpected stop responses and hide behind the communication. Washing machine issue : took over 1 week. Kitchen plumbing issue : no response, eventually I paid the cost by myself. Garden fence issue, over 3 weeks. When I moved in, they communicate was quick and kind, but the end of contact, was terrible & awful. I think, they are focusing just one-time off customers and students. Believe in better agent, you can find it, NOT Belvoir Cambridge.

Awful - Worst Experience Ever! - When viewing the property we were lied to so they could get our money they told us it was fully managed by them but after paying all of our money they tell us its nothing to do with then. We got the keys to move in and the flat was disgusting, there was a worm in the toilet and the flat stank of waste. The landlord was impossible to get hold of and the agents were near to useless. DO NOT GO WITH THIS COMPANY! We have managed to get our months rent back but they say we cant have our £450 fees back. Well I'm going to fight to get them back my solicitor has given me advice I know my rights and they should not of kept the fees!!! Please don't deal with this company trust me on this!!!

OK; we got a good deal when signing up but could be more responsive to communications. Also you don't get someone dedicated so don't expect anyone to know your history every time you contact them. I would shop around if it wasn't for the price.

I have to say I go back with Belvoir Lettings agents for near on 10 years,And I am the 2nd longest standing tenant in this particular property I have wached it grow and the changes and the building works and improvements into what they now call Grafton living.With a great team and personally for me any problems I have had were dealt with promptly.I also rented another Belvoir property over a year in Bishops Stortford again the service was very good.

We started out with Bidwells who were frankly hopeless. Belvoir were patient with us and kept in contact so when Bidwells finally accepted that they were incapable of managing our property (not enough staff) we switched to Belvoir and have had zero problems since. The team is friendly and always on hand to help. They manage all of the routine stuff with no hassles and have consistently found us excellent tenants who pay on time and look after our flat. Add to that they they are significantly less expensive than the competition and hey - what else can we say. Very satisfied client

Unprofessional and unethical agent! If you are experiencing difficulties with Cambridge Belvoir, please call 01476 584 900 to make a formal complain against them. Cambridge Belvoir is bad for both landlords and tenants. Even though they break their own Management Contract with the landlord as well as the Code of Practice for Residential Letting Agents (England, Wales and Northern Ireland), if you want to leave, they will still try to stop you leaving by using their terms of business: Termination management during a tenancy a fee equal to one full months rent (inclusive of vat) will be payable. Shocking! They shouldn't have this termination clause in their management contract, as this is breaking the Code of Practice 22a Aggressive Behaviour, impose onerous or disproportionate requirements which prevent a landlord client from exercising rights to terminate an agreement or switch to another agency. I'm also planning to take legal action against Cambridge Belvoir as I have been using lots of my time and energy managing my properties (as they are not doing their job!) and have to spend time and energy fighting with them to leave. So unfair and so unethical!

Dreadful company which I would discourage anyone from dealing with. Most properties are misrepresented on their websites - I went to view what I was told was a large room with an ensuite yet when I arrived the agent (who showed up late) told me there was no ensuite after all - and made a poor excuse about having tried to contact me to tell me - which of course wasn't correct - on top of which she had a bad attitude and was rude.
The fee's they charge are extortionate and a complete rip off. Many other agencies in the area do not charge such ridiculous fees. Agents are incompetent and rude as well as completely disorganised.
Any other company would be better - Belvoir, sort yourselves out, I'm amazed and how they get away with it really.

Useless, went to a viewing where they showed up almost half an hour late. Then was told I can park anywhere around this area as its free for visitor parking only to come out and be given a parking ticket, which apparently is my fault, guess who had to pay in the end. Extremely rude, impolite and unprofessional. Wouldn't go near these letting agents with a bargepole

When it comes to something convenient for Belvoir, they are very keen that you reply instantly. When you ask them to do something - like update the inventory, or organise a repair - they take months to reply, if they can ever be bothered.
Their communication skills are just terrible. They wrote to us accusing us of not having paid a month's rent - then when I checked my bank statement and found that we'd paid it on time as usual, and wrote back to them asking them why they wrongly thought we'd failed to pay our rent, they never responded. The rule is that unless it's a response to something they want you to do - like pay them some extortionate fee - then it takes usually about 4 emails and 3 months to get a response.
They also, as with all letting agents, charge ludicrous fees for no good reason. If they could charge an admin fee for allowing you to breathe oxygen on the property, I'm sure they would do. They like to arrange final inspections at times that no-one with a full-time job can make, so they can write what they like in their report. They are a shambles.
But if you live in Cambridge, unless you're lucky, if you're renting privately you'll have to deal with one letting agent or another, and I doubt that Belvoir are much worse than any other. They are all middlemen for the international rentier class, trying to leach as much money as possible from both landlord and tenant. But mainly the tenant.
I would give them 0 stars if this website allowed me to.

I use Belvoir to manage my buy-to-let property. Friendly team. However I often need to send emails to chase actions, and fix accounting issues. More needs to be done to get consistent and accurate billing and prevent many follow-on communications to fix issues.

Generally very pleased. However, service could be improved if each property was 'owned' by a team member especially when issues arise. It would make communications much easier to track and follow through and save having to bring everyone up to speed on each chat. Call backs could be better as these sometimes slip leaving the landlord chasing for updates.

Dishonest company that boarders on fraud, they will charge the landlord and tenants for whatever they can. They tried to charge about £100 to remove a chair a tenant left after them when it's a unfurnished flat and most likely did the same to the tenants. Now trying to charge £600 to replace a bit of pipe.

Belvoir are very professional and quick to get things done. Ive not had any bad experiences at all with Belvoir and they were keen to help with my initial move. The only reason they're not getting 5 stars is because they're quite expensive (but then again this is Cambridge!) and i had to buy contents insurance at the last minuet which i wasn't aware i had to buy. This wasn't a problem as it was a quick process-but it did add to the already quite high total cost. However overall Belvoir have been excellent and I've been very happy. Thanks Belvoir!

Estate agents as a whole are appalling in Cambridge, but these guys just might be the worst. Out for themselves, don't care at all about the renters OR the landlord and will happily play them against each other. Took them over a MONTH to fix faulty windows and plumbing for toilet. OVER A MONTH

The worst experience ever. Very slow to get back to you in regards to concerns. Got locked out one evening during winter. It took them over 2 hours to get somebody out. I warn you, they will take money from your deposit even if you leave the property cleaner than its original state. I would not recommend them at all. You have been warned.

Belvoir lettings is one of the worst agencies in town! They can present the place as good, but in the end it just falls apart- everything is leaking and there are severe maintenance issues have not been fixed for over a year although reported promptly. When the tenant asked the landlord to pay to fix a sink that was leaking to a first floor ceiling they just evicted the tenant and put the advert of the house up as if the property was fully functional when it is far from that!!!
