Had an appointment to view an apartment at 4:30 on Friday and had received 2 text messages from Abbotts confirming it, waited for half hour and when called them was told they'd given the keys to another estate agent and weren't coming out to the viewing. I'd travelled up from London specifically for the viewing and it was booked several days before. Was told they'd handed the keys over the day before so why didn't you bother to call or email me and let me know you were cancelling my appointment?!?! A three hour wasted return trip from London - this is absolutely disgraceful. Was then told they would arrange for the following day and would call me in the morning but no one could be bothered to call.

Highly recommend the Cambridge branch. I haven't received customer service as good as this for a long time. At a time when every business you deal with wants you to scan the QR code, download a useless app and talk to the robot, the sales team in Cambridge are knowledgeable, enthusiastic, responsive and give sound advice.

I had a poor experience trying to purchase a house via Abbotts. When trying to book a viewing, they were relentless in their pursuit of making me meet their in-house mortgage advisor face-to-face before the viewing could be confirmed. This seems to be a pattern with Abbotts and the Countrywide/Connells group of companies. I had to get my mortgage advisor to speak with the estate agent before finally being granted a viewing. The story doesn’t end here, of course — I was stood up on the day of the viewing. They did give me a reason but I don’t believe it. I’m glad we pulled out of the purchase and if it means anything, the sellers have re-listed with a different estate agents.
Putting conditions on viewing a house is illegal and you can look up “countrywide conditional selling”. If you attempt to arrange a viewing, remember that meeting their in-house advisor is not a requirement no matter how hard they push you to do it.

Shocking service, the manager (who has now left) looked my son and I in the eye and made all sorts of promises which were never kept, this was before Christmas, now the senior management company have in effect called us liars. Shocking, all they do is bleed you dry and take money off your rental income with any excuse under the sun. Do not deal with them.

Worst experience as a buyer. Conveyancing dragged on for 7 months without a chain. Agent (Fenella) was useless chasing up the seller for documents that my solicitors needed to complete the conveyancing. They were only responsive when discussing the price. Always pushy towards me to complete the sale asap, but two times I failed to exchange contracts because they would just delay responding in order to fish for a better offer. They were also not informing me of new offers. Ignored my calls and were arrogant. In the end, I realised they just were not serious about doing their job and selling. Do not engage with them unless you want to lose time and money!

I would like to thank Alexandra Skellett and her team at the Cambridge branch.
She was so helpful dealing with the sale of my 87-year-old mother’s house, which ended up taking almost a year to get over the line. This was due to the first purchaser messing us about for 9 months and the eventual purchaser turning the sale round in 2 and half months. Alex helped with issues that I could not seem to get answers to from my Solicitor. She was always available to take my calls or would respond later if she was busy. I found the whole sale a very stressful experience, but Alex always stayed positive and was always looking for ways to resolve the issues as they arose. This estate agent has to be the worst I've ever experienced in my life - not just the worst, but worse than any agent by a magnitude of 5!
My mother's house was sold by them at the end of June 2022. My father instructed the branch manager, Alexandra, and my mother authorised him to speak on her behalf.
Since then, there was barely any communication between her and my parents - we had to permanently chase them to find out what was going on with the sale. This dragged on for the past 7 months. Every time we rang - the common response was that they were just about to ring the buyer and they'd get back to us. yet, they never did return the call.
My father tried to ring on various occasions, but every time he did, the manager refused to call him back - even though it was he who instructed her in the first place. She would ring my mother instead, even though it was made clear from the start that my mother wanted my father or I to be contacted to deal with the transaction.
My father, eventually gave up on calling as they would never ring him back, so it was left to me to call to try to get any response. When I got no response, I then had to tell my mother to go round to the office in Cambridge each day to try to chase them up. Any time my mother did, she would tell them to call her son - again I never received any call.
With the agent not chasing or doing anything to put pressure on the buyer to proceed, this went on for months. I was going back and forth from London looking for properties for my mother to purchase, not knowing when the sale of her property was going to complete and losing money on solictior's fees, searches etc, as the property we were trying to buy fell through. There was no sign of any exchange or completion date.
Multiple times we had to threaten to withdraw from the sale to get any kind of response from Abbotts or the buyer.
I made a complaint to the regional manager. He called me and said that he was going to be in the Cambridge office the next day and would get back to me with an update - he didn't even ask or want to know want to know what the complaint was about. The next day I never heard back from him, and when I rang a different branch to ask them to get him to call me he didn't bother. I tried to contact him again, and he ignored me once more.
Yesterday we were informed the buyer has now pulled out of the sale. A complete waste of time and something that could have been identified much earlier if Abbotts had been the slightest bit pro active and able to communicate better between each party.
If I were able to give a zero rating I would as a 1 star is way too kind. I'm not sure how they make a living in this profession.

Since the beginning of the purchase of our flat, they were kind, helpful and very very patient (specially with me).
Everyone I needed them I just needed to give a call and if by any chance they were not available, they were giving a call back afterwards.
I would like to mention the professionalism of Sam, Anthony and Rob (from Countrywide).
They are all amazing.
If one day I plan to search for another house or selling mine, I wouldn't doubt on contacting them again.

As a tenant I had very bad experience with Abbotts countrywide. Until we placed the money they were interested about everything especially to pay fees for every single step.After few months we had a problem with the washing machine. We made 10-15 emails and few calls and a month waiting, then we decided to get our Landlord number. Two days after the Landlord showed up with a new washing machine and he said that nobody informed him from Abbotts. But that is just a small problem. When our contract finished and wanted to renew they asked us to pay again for reference checking . We had not really known the law so we paid it again and for contract too. Then just came up the next year and the agent started to lying that the landlord wants to make a reference again or we can pay 6 month upfront without reference checking, but to our landlord they said that we want to pay 6 month upfront. (They didn't know that we are in contact with the landlord) ???? Then when we told to them that is the third time we pay for reference, then agent said that the reference check had never done it. ???? Ok mate if never done it, then how had you rented out for us? Other thing that they never showed up for checking. So for Landlords is also the worst choice to use them. After few argument the landlord just kicked them out finally, but they had charged us again for renew the not exist contract. This agency is a real money scammer and doing nothing to help tenants or landlords. We wanted to bring the case to court but then decided to leave it and not waste our time for this
cowboy branch. We were very happy to leave them and never ever use again. Abbotts! please don't send me an automatic answer for this review because is not for you, but to inform people to avoid you. ??????

The new branch manager Peter is always willing to help and regularly checks in with information before I have thought to ask.

I bought a park home after just two viewings from Abbott’s. Although I didn’t buy the first one which I planned on buying, it was nothing to do with Abbott’s. They made me aware of the second one and took me to see it immediately. I fell instantly in love with it, made an offer and close on Friday! It was such an easy and smooth purchase. Terrible rental service. Unprofessional and rude. No customer service, problems viewing properties when it was arranged and then nobody showed up as they had cancelled but just sent an email. When we did finally get a viewing, Jessica seemed uninterested, careless and trying to charge us the earth. To say we were unimpressed was an understatement. It was like she didnt want us to view and was wasting her time. Put us off renting via an agent as this is the second time we've had issues. Beware of this agent!

He has been without doubt the best person I’ve dealt with during my recent sale/purchase of houses. Surpassing my solicitors without question.

Unprofessional and unfriendly service, tenants and landlords beware!
High fees for doing absolutely nothing. They only call when they want the tenant to agree to something, are very rude and bully you into agreement, but ignore any requests going the other way. No information when moving out. Could NOT GET DEPOSIT back and no response to my email asking about the deposit for 3 weeks. Repeatedly had to call their deposits branch in Norwich, who always told me they would call me back but never did. Finally had to go through MyDeposits and adjudication to get my deposit back (3.5 months after moving out!!!). And yes, I understand it's the landlord who has to release the deposit, but you guys clearly don't bother to chase the landlord about it or email to explain the situation AT ANY POINT IN TIME. Watch out as they put the deposit into a scheme that's only insured (landlord actually keeps the money), which creates an incentive for the landlord to hold on to the deposit and have the tenant have to claim it back through adjudication!!!! In my adjudication, the landlord didn't even bother to present any response, they were clearly just trying to hold on to the money as long as they could!
That's Countrywide for you - they charge you the maximum (also if you want a reference for having paid rent on time!) but do the minimum.

My experience with Abbotts has been consistently miserable:
1. I wanted to arrange a viewing (to buy) at a property in Girton and was told that I would have to wait 3 weeks as the tenants were away. When I arrived at the appointment I found that the property had been sold during that time!
2. Before looking for properties to buy, we let a property through Abbotts. They initially quoted fees of over £600 to photocopy a tenancy agreement, more than double of any of their competitors. When challenged they reduced the fees to £300, still more than their competitors. I hate to think that people actually fall for this.
3. As a part of the fees we paid for a moving in inventory. We were pressed to sign a document saying that we had seen this and agreed to it. When I asked to see it I was given an OLD inventory and finally the agent confessed to having forgeten to arrange it! By this point we were already moved in so the subsequent inventory was redundant, leaving both the landlord and us exposed.
Abbotts, in my opinion, are an unpleasant combination of greedy and incompetent. I will not view any properties that they advertise and I make my feeling known to everyone I know. This industry needs an overhaul.

They took over the management of the property I initially rented from another agency. I was an ideal tenant, professional, quiet, not damaging anything, always paying bills and rents on time and cancelling all my utility bills when checked out. The landlord refused to release the deposit and unwilling to communicate his reasons. This agency did not help me whatsoever to try to solve this problem. With a landlord unwilling to communicate and release deposit and with an agency unwilling to help, after 2 months I ended up opening a dispute in MyDeposit where the deposit was hold. Extremely disappointed.
