This has been the single most unprofessional organisation I have ever dealt with. Landlords please go with any other estate agent and save everyone the hassle. The faster this companies goes out of business the better for everyone. Did not resolve issues, ignored complaints, illegally withheld deposit, unjustifiably tried to contest without evidence, but the worst part is their non-existent customer service and aggressive attitude. Had to threaten with legal action and exposing their terrible behaviour via the media to finally get our undisputed deposit released.

I rarely post reviews publicly. But I think everyone need to know this. Please please please run away and never rent from this company. It is indeed a nightmare getting deposit back. If you are still looking around to rent or buy, go elsewhere to save your precious money. If unfortunately you already under this company, if the agent has not return your deposit by the contract and agreed day on contract, collect all the evidence and no need to argue with them or chase (waste of effort and energy) just straight away contact MyDeposit or deposit tenancy agent and take it that way. Ask at the beginning where your deposit will be kept so you can act right away or you will never get your deposit back.

Where do I start said they would clean the property when we moved in and didn’t. Back door doesn’t even have locks so we just hope we don’t get robbed . We didn’t have a shower from august till end of December. Five months without a shower. Garden fence hasn’t been fixed and won’t ever be with how useless they’re. My house mates went down there and got ignored they start making calls no one even called him he just picked up the phone someone else had to take over from him. House is a tip we sit at the table and the chairs literally fall apart. On top of all of that house has now leaked. Genuinely can’t wait to be out of this house. As useful as chocolate tea pot. IF YOU CAN PICK ANYONE ELSE DO !
We also had to threaten with legal action and have a full on argument in the store. There was a group in waiting in there with the exact same issue. How am I not surprised. I’m just upset we couldn’t leave less then a star.
They also blamed us for mess when we were giving no appliances to clean the house we had two broken hoover’s provided how ironic.
This is Just some of what we experienced with them. Please do not choose them I beg you.

Both myself and the landlord experienced unnecessary stress due to the unprofessional behaviour and communication demonstrated by this Chilton Hills, they offered absolutely no value besides posting some pictures on Rightmove.
I had a very very poor experience at every interaction with this estate agents.
To start with the negotiator didn't show up and I needed to be shown around by the current tenant, who also hadn't been informed I was coming.
I was given a contract (as the tenant) that stated that the rent could be increased every year, without specifying by how much. Chilton Hills refused to negotiate for me stating that it was standard. Which it is not.
I had to negotiate directly with the landlord who agreed to remove that clause.
I paid the deposit and then I was asked to pay 'something' before the agreed payment date.
The manager tried to convince me to pay something before the agreed date.
Again I spoke with the landlord and said we're both bound only by the terms of the contract we signed, which she agreed to.

Genuinely just a bunch of conmen, worst estate agents I’ve dealt with, issues since the beginning not dealt with, attempted to charge for parking at the flat we rented though no other tenant paid for parking. Told us they found someone to take over our tenancy though they didn’t. No transparency at all. Don’t reply to emails at all. If you deal with these guys then get everything in writing. Do not trust their word at all.

DON'T RENT FROM THIS AGENCY!!! I will give 0 star if I have chance. They tried get my £400 out of £900+ deposit. I have to calls so many times but they always say: We will sort it out for you but ABSOLUTELY NOTHING. I emailed times and times but until I call again, they wont reply or there are time not reply at all. After 2 months of moving out, I finally got my deductions money back. ( Feel like I'm begging for it, but its my money at the end of the day) But I moved out nearly 3 weeks earlier than the actual date I supposed to, so the new tentant could move in, they promised they will give the money back but until today, ( THREE MONTHS LATER) I still calling them every single day to chase MY MONEY back. Both agent and landlord are terribly rude.!!!

If i could give zero stars i would!
Our dealings with this agency were simply outrageous, i do not understand how they are still in business, the council is even aware of how bad they are! I have never experienced such terrible customer service in my 38 years of living!!! They offered little to no support when we had to deal with some rotten landlords that they sugar coated to get their place rented, they never call back, they are slow and terrible at replying to questions/concerns on email, they are rude and unprofessional, we had to fight for our deposit back. Bunch of amateurs!
We kicked ourselves for not paying more attention to the reviews and taking them seriously - the signs were all there. Honestly do not get involved with these people, you will live to regret it!

I just moved in to a new house, I came to check the room, not only the room was messy but the bed was in really bad conditions. They provide me with a brand new bed and mattress and the room has been deeply cleaned. Highly recommend this agency :)

Have spent the last few months commuting from the IOW to High Wycombe for work, trying to find a place to rent. This estate agents was the only one of the only ones in the area to jump through hoops to get me into viewings. An agent called Luke has been very nice and professional. Would highly recommend

If there were an option for no stars I’d take it, as a care leaver I struggled to find a place, I stumbled upon chiltern hills. Firstly I was charged a lot of deposit when they only required 4 weeks work but must have claimed for at least 8 weeks. Where’s the money gone? Secondly the property I was put in, that’s right I didn’t have a choice of property and was told which property I’m only allowed so had not a choice of my own. The landlord I’m dealing with and his father have done nothing but threaten me and my partner down the phone, claiming I’ve never paid rent or tried to contact. They call me and message me calling me names and laugh at me, I’ve spoke. To the estate agents but haven’t recieved any form of help as if they’re used to this aggressive landlord and his father, they’ve given out my contact details, against GDPR, police have been involved due to phone calls from said landlord saying they will physically harm us in anyway all the while no one from chiltern, is taking the initiative to call everyone in, to sort the reoccurring problems. I’ve requested to pay chiltern hill but have been told on several occasions that they do not have an accounts team. I should pay direct to the landlord BUT when I do that, chilter and they’re accounts team call me non stop complaining that they haven’t got their commission and that my rent arrears are in the 2500£s. I’m being charged rent that isn’t worth the property as the property was a mess it was dirty, the access alone is horrendous. Multiple injuries have occurred between me and my partner. Upon mentions the state of the property to the landlord himself, he told me the previous tenant enjoyed the way he lived in the mess that was left. so not only is the landlord lying, but making it sound like any other tenants were the problem. The kitchen has mold and the sides aren’t crewed down. The tiling is all smashed, shower leaks and didn’t have water pressure for the first two weeks I moved in, I’m still waiting for someone to come take a look at the property as the landlord sent someone.
I’ve been made out to be the worst tenant he’s had and regardless who I speak to. I get brushed off. Why is it because I’m 20?? I’m young and “don’t know how the system works”(-landlord quote) that chiltern have walked all over me. Very unprofessional set of people, coincidence’s thing is that the bloke who put me in this property, left working chiltern hills within the first month I moved in! Because he didn’t me dirty and now I’m stuck in a place I don’t feel safe in and I wish to leave but not getting me Deposit back!
Please avoid these guys, they charge too much for too little, you won’t get anywhere with them or their landlords.

If I could give 0 stars I would. Rented with them in 2 different houses. They try to take as much money off you as possible, wanting to charge you for things that are not your fault (but when you say you want a receipt somehow they forget about the charge), they took my deposit for someone else's unpaid rent, told me I can move out earlier (finished uni) because they found someone in my replacement and when I signed an agreement with new flat they said I cant move out and did nothing to find someone else. They tried again take my deposit away, and I got it back about 2 months too late. I always had to go in personally cause they never call you back or pass the message. Incredibly rude and I definitely do not recommend at all.

This agency is really the best to rent a nice place in High Wycombe and around in the UK.
I had the chance to meet Ali who helped me from the very beginning to the very end to find a great flat in a really nice location.
We organised several virtual viewings to chose the best flat, he was really patient and understanding, giving me the best advise for a safe and sound installation. Ali is always available (day and night!) to discuss the details and more to make sure we have all the needed information. He also has all the adresses and contacts to help you during your installation, he even put me in contact with someone able to provide me with furniture of good quality at low prices, what a great deal!
If you are looking for an agency to move in High Wycombe and around, do not hesiate, Chiltern Hills is the place to go, the team is really great, and if you are looking for a great agent to help you during your journey, ask for Ali, he knows exactly what to do to make your installation fast and simple!

We had an appointment today at 6 to visit a property, called earlier to confirm the appointment, and after travelling 30 minutes and waiting 1 hour, nobody shows up. We call the agency and they can't even tell us whether there is someone coming or not.
Horrible service, I definitely wouldn't recommend using this agency to find a property.

Chiltern Hills have been absolutely brilliant and at such short notice.
Myself and another 4 students were in a difficult situation where some of us were on the verge of being made homeless. We made contact with Ali @ Chiltern Hills very late on the Saturday evening, by Monday morning Ali was showing us around properties he had available and even fast tracked our move in as he knew that at least 3 of the 5 were on the verge of being homeless - We were moved in by the Wednesday evening.
I've had quite a bit of experience with estate agents, both on sales & the lettings side and I genuinely have been surprised by how brilliant Ali & James at Chiltern Hills have been. Ali has been replying to WhatsApp messages at silly times, even close to midnight. He's answered any query we have had and actioned any concerns we have raised. The best part, there were no chase up calls from Chiltern Hills pressuring us to choose a property, they were very patient and not at all pushy.
I genuinely cannot fault Chiltern Hills and would recommend them to anyone. They do genuinely care and aren't only about the money.
If you are being shown a property owned by Sak then I recommend him as a landlord as he has been brilliant too.

Randomly turning up at my bedroom door in the house.
Landlord had illegal wiring and they blamed us.
Gave away my security deposit to someone else and refused to give it back.
Beware of any landlord they recommend, it is blatantly clear these people are crooks and are both hilariously idiotic and unequivocally rude!
I was forced to break from the contract due to rats, mould, and live wiring in the house. Only when threatened with lawful action did they concede. Literally the worst group of people and the most hilarious to boot!

Tried at least 5 times to call them, text them, to fix my "hot water issue" no reply... Called them to get me the landline number cause I don't have it, promised me to gave me a call and here I am almost 2 months later, without hot water and without internet connection. Last time they told me to check with my landlord, my landlord said he pays them money to look after us. Well done. So disappointed, 2 stars only for making the moving quick.

We agree on a property to rent, paid a fee as well, sign some documents.
In the meantime, in good faith, I notified my previous landlord about my intentions.
One week later I was told,via email, that the landlord, for the new property, changed is mind so I'm out of the discussion. I think they had found a better deal for the landlord to be honest.
So here I was technically ''homeless'' without my fault. CHEA had put me in a real weak position. Therefore, I would not recommend them for business.
However, I have to say that at first the staff was very good with us and like them in comparison with bigger estates from HW. Maybe is was just my bad luck.

They're rude even to prospective customers, could not talk to them on the phone wthout a rude woman constantly interrupting, being blunt, no pleases, thank yous, or any manners whatsoever, honestly you'd of thought I'd dragged her out the bath with the phone call with how rude she was to me, clearly no interest in customer service whatsoever. She even hung up on me when I hesitated for a moment, meaning I had to call back to finish asking questions, an operator answered when i called back and even THEY were rude and blunt. Unbelievable.

They don’t deal with tenancy issues when I complain to them about there anti social tennants. They make out that I’m lying and nothing is done. Ali comes across very charming and understanding but you later realise it’s all just a facade. In this scenario they sublet or rent out to another “company” so they don't deal with the tenants. The other company, which I met is called Muz and I just get the feeling that Ali and Muz are friends (playing the good cop, bad cop role). The main thing they get their rent money ????. Doesn’t matter how the neighbours are affected.

If there was an option to give no stars I would. This agency has the most AWFUL customer service I have ever come across. Our concerns were often ignored and any response we received was rude and totally unprofessional. Definitely the worst experience I have ever had with any estate agent. I should have listened when I was told not to use them as they are TERRIBLE.

AVOID AVOID They are Fraud. I rented a property with chilten hills for 2 and a half year on hugenden rd. And nothing but trouble it took 6months for them and the landlord to fix the Leakey roof and redecorate the bedroom dew to damp and mould from the leakey roof and was left with out a bedroom for 6months and was paying full rent at the time they only decided to fix the leak and decorated as I was going to take them to court. Then april last year I was told by chilten hills that we had to get out of the property and my tenancy had not finish I still had 3mounths left. I told them by law they have issue us with a section 21 notice and had to give us 2 months notice as well. They are very rude people to deal with and they tried to take all our deposit from us but I took it to TDS and got a 3/4 of my money back which im happy with. ???? My advice would be dont touch them at all AVOID THEM unless you are desperate make sure you take pictures when you move in to any of there property's and after you move out of there property's as they will try and steal you off from deposit.

I would love to give them negative stars but there isn't an option. These guys are frauds! AVOID AVOID AVOID. They uses threatening behavior and have tried to charge me for a bill 5 years later when I wasn't evening living in the property. Its fraud and I will be going to the police and reporting them to rogue traders. Please don't get scammed by the Chiltern Cowboys and stay away!

One star is too many for these people.
AWFUL estate agent.
If you do rent with them just know they are not very smart. If you take photos of everything before and after you leave you will be fine.
They took over a month to sort out the check-out report and when we got it it was ridiculous. They had removed the fridge, the freezer, the washing machine, took photos with them missing and charged us for replacement. The whole garden shed was missing and again we were blamed for this. Me and the other tenants are four young students with no need for a shed. It was absolutely outrageous. The whole check out report was fabricated and they let other people destroy the house before making the check out report.
When this all hit the fan, Chiltern Hills told the landlord we were bad tenants but told us that the landlord was a bad landlord. Playing us off of each other. Thankfully we finally got into contact with our landlord and due to his understanding, we got some of our deposits back.
Chiltern Hills also attempted to scare me by e-mailing me saying they would take me to court for “defamation” in an e-mail that made no sense and had spelling mistakes everywhere. Honestly, if you’re going to scam people you need to be smart about it.
Everyone who works there is totally useless. No skills in the property management industry and they lack basic knowledge of the most commonly known letting laws. Safe to say they broke most of these laws during my tenancy.
Honestly, Wycombe is a dive in itself. If you have to live there, the least you can do for yourself is not use this estate agent.

Thanks a lot for your cooperation during my stay. The property is awesome, very clean and maintained to high standards, Ali is very helpful all the time, and check-in and check-out very comfortable, simple straight forward and quick which I never experienced with other agents.
Overall, I would definitely recommend Chiltern Hills.

Very clever people typical Asian mentality. they would take your deposit but will never return your deposit. people make sure you go to other estate agent and use them as last resort.
they would make verbal agreement and would not agree anything in writing or via email. The contract has many terms which only protects them and would cost Tennant at the end.

I've been talking to Chiltern Hills about letting out a student house with a few friends for a month or two now. They've all be really wonderful, especially David who has dealt with his fair few problems from our group, let alone other issues from other groups. He was lovely and easy to talk to about any issues we had along the way with letting the house.
Overall a wonderful and stress free experience thanks to the assistance of David and the rest of the Chiltern Hills team.

Terrible. If I could give a minus score I would. The worst service EVER! Took nearly over a year to vacate my property and sent out of date Notice forms which were no longer valid. Whenever you call the person of contact is never there - you are promised a call back...I called for FOUR DAYS and still no contact back. Save yourself the hassle, time and money - use someone else. Absolute nightmare!

Half of the 5 star reviews for this company are by people with "Shah" as the surname... With a number of 1 star reviews that mention having to take legal action against a Mr Shah.... Very suspicious!
Take your property and your money elsewhere.
I don't expect much from estate agents with the reputation the profession has, but Chiltern Hills have set my expectations even lower.

If you want to be disappointed for the rest of your contract...choose Chiltens they're very good at that! They are absolutely very unprofessional and very ignorant especially to students!

Being a student, moving into student housing can be scary and very stressful but the wonderful team at chiltern hills made it a breeze. Whenever there was an issue with the house/flat we simply rang and there was someone round to fix it within 24 hours.
Being a lead tennant, I was the main correspondent between the other tenants and the company and I can honestly say they went above and beyond their job titles to make my life & job easier.
At the end of my second year we had an issue with a single tenant from the house leaving and we were terrified that we would be forced to split the rent of the last room between the remaining tenants which would have been completely unrealistic. But the team at chiltern hills put us at complete ease and swiftly found us a 3 bedroom flat opposite our old house within minutes.
At the end of our tenancy it was amazingly quick and easy to get our deposits back. I received a phone call from one team member and in less than an hour the money was in my account. I've had friends that have had complete nightmares with recieving their deposits back but this was effortless.
I couldn't have wished to be with another estate agents whilst at uni.
I'll miss the team lots and would 100% recommend them to other students and house hunters!

DO NOT USE THEM!!! Absolute nightmare of a company. They take advantage of students who are renting for the first time and do not sort any issues with the property you need them to. My girlfriend hired a solicitor and received as settlement after they tried to take basically all of the deposit for hundreds of issues which already existed. Illegal contract (stating they didn't have to hold a HMO licence for the property, despite the fact they absolutely did!), hire friends as contractors to do check in/out which make them money as they lie. They held the deposit illegally and put it into a scheme 6 months after receiving it. Shah then lost it over email with my girlfriend when she emailed him politely stating she did not agree with any of the deductions they listed and would be getting a solicitor to look into all the issues we had. They then offered a settlement as they knew how screwed they were if they got taken to court. I could go on forever with the issues faced with this company. If you are a student renting in High Wycombe, I know they have a lot of student properties but you will lose all of your money! Just go elsewhere to find a rental, it's not worth it.

Absolutely terrible, would give minus stars if possible. They like to think that they can con vulnrable people, such as students that don't know what they're doing with real estate. You call them over and over to chase them up on things they said they were going to do months ago and they shout at you for not knowing who you last spoke to. Terrible people, terrible service, terrible estate agents, don't go there unless you want to get mugged off.

DO NOT USE. Just won a court case against these people. Known to the council as being a huge issue. Need shutting down!!! I have supported a client through nearly 3 years of nightmare caused by Shah. He persuaded a vulnerable person who simply wanted to sell her house into signing legal papers that could have cost her over £200,000. The incomplete and illegal Power of Attorney she was asked to sign gave him the right to sell her house but not repay her. Her interest only mortgage was in arrears. She needed to sell quickly. Shah told her that the POA would help him sell!!! In the meantime he housed his family there, wrecked the house and only paid very sporadically. We have recently won against him in a Land Registry Tribunal as he also lodged an Option agreement with them without her knowing. This stopped her from selling. I suggest you go elsewhere.

They've let us down so many times that we are actually worried about finding a student house! We've booked viewings with them and once they emailed us the day before cancelling and the second time they didn't even turn up! Be careful because now we are!

I fully recommend the team at Chiltern Hills. They spent a lot of time helping us and the other prospective tenants through the initial process, contract and guarantor checking. They were patient and helpful when we had a few queries and hurdles, the landlord was flexible with the summer residence take over. When we hit a significant problem the team, especially Ben, were brilliant and eased all of our issues and concerns. I've seen the comments about being profit driven and that may be someone else's experience but it certainly wasn't ours. Chiltern Hills actively chased a problem we had that could have been expensive for us. They had a watertight contract and would have been paid anyway but they worked to solve the problem for us. I thought the whole experience was good from start to finish and I would be happy with CH being lettings agents to one of my children. My advice is if you have a concern or problem talk directly to them, Ben is very helpful, understanding and supportive. Five stars from me.

Disgraceful estate agents. Should not be allowed to exist. Everyone is strongly advised to avoid these at all costs, as they will only rip you off and lie!. Stay away. The staff within this establishment are very arrogant and rude. All good reviews are from staff members so do not listen if you have any sense.

Awful estate agents. They have repeatedly forced access into our home with less than 24 hours notice and being girls living alone, we actually feel very unsafe in our home thanks to our incompetent estate agents. Cannot wait to move out, beware everyone! Avoid at all costs!

Really good service from Chiltern Hills. I had read some of the reviews but this hasn't been my experience. I have very good email back up with documents and discussions. The team were friendly, helpful and dealt with each issue and question we had. I hope the forthcoming tenancy period is as easy and straightforward. My advice is if you have any worries go and see them, call or email.

I am delighted with the service Chiltern Hills Estate Agents have provided me with. I have been a landlady now for over 10 years and they have always been very reliable and efficient, managing all my properties.
I have had the displeasure of dealing with many students who have ruined my properties over the years hence why the comments on this platform have been one sided by tenants who are somewhat aggrieved when relevant deductions are made for the damage only they have caused and are responsible for.
There have been many occasions whereby my tenants simply do not know the difference between damp and condensation. Condensation is a real problem amongst tenants who do not sufficiently ventilate the property or leave clothes on the radiators create moist air which then turns into mould. The agent is not to blame is a life style issue.
I have had some issues with my properties whereby Chiltern Hills have notified me of a problem and I have not been able to sort the problem out due to relying on a contractor who has taken longer than anticipated. Therefore I feel most of these reviews are uncalled for and not honest.
The rents I receive are always in line with the local market and never over priced so I am surprised that tenants complain when they have full access to the internet to write these reviews why do they not know if they are paying the right price for a property when all agents advertise on rightmove. The complaints are not substantiated they are a joke.
Bad tenants will always have an axe to grind and some of them have the audacity to write a negative comment when they have failed to upkeep or honour the agreements to which they signed.
On a positive note it is a small minority of bad tenants who write such comments and the large majority of tenants provided to me by Chiltern Hills Estate Agents have been excellent and pleasure to house.
Overall I would definitely recommend them both for tenants and landlords !

Terrible estate agents.
This establishment is beyond laughable, it's shocking they are allowed to operate after the amount of laws they've broken. Tenants are ignored and not viewed as customers. I've had several legal disputes with them and they had to be forced by the environmental health branch of the local council to take any action on the mould growing in several rooms in the house, because they had done nothing, despite months worth of pictures, phone calls and emails from me informing them of the issue. During the time where the work was being done they had me put up in pitiful accommodation which can only be described as a small room. They have allowed themselves entry into my property without my prior knowledge or consent on more than one occasion and both the police and council were informed of this. About 2 weeks after the work was carried out the mould started to grow back.
Although the mould was indeed the main issue, it was far from the only one. I've had to replace a broken toilet seat because they refused. I've put up with a broken oven since I moved in, because they simply refuse to acknowledge it's damaged. Leaky taps, broken radiators, a damaged front door, all of which I've paid for because they simply refuse to deal with anything that isn't making them a profit.
The one 5 star review on here was written by a member of their sales team, a horrible man with the interpersonal skills of a 2 year old who's had his favourite teddy taken away.
I would do yourself a favour and run in the opposite direction of these disgusting con men.
