I lived here August 2019 - February 2021, I lived on the third floor for 1 year & the first floor for 6 months. There was a cockroach infestation, I thought moving to a different floor might help but it was much worse on the first floor. When I moved to the flat on the first floor it hadn't been cleaned at all. It was also quite loud/could hear the neighbours quite easily. Awful place. The washing room alone brings this place to one star, huge apartment building yet only 6 machines and half of them are broken all the time. Very expensive too for the washers with how small they are.
Ceiling tiles are always coming off and the floor carpets are so filthy. The lifts are disgusting too. Not sure what the service charge for the flats are going on but it’s not for servicing the building.... Read more

My advice to anyone thinking about living here would be:
1) Don't. Go literally anywhere else. Avoid at all costs.
2) If you're in a situation where you have no other option, make sure you know your legal rights as a tenant under UK law in detail, and are willing to fight these crooks for the bare minimum of not leaving you living in uninhabitable conditions and scamming you out of your deposit money.
They will leave you waiting months for essential repairs (if they get done at all), charge illegal unsecured extra deposits that they then refuse to refund, and will make you fight them through the deposit holding scheme claiming ridiculous prices for 'repairs' and redecorating costs that aren't your responsibility as a tenant and that they won't even perform. Document everything, take pictures as evidence, and take it to the council when they leave you without a shower for a month or without a kitchen sink for two, as they did with me. Dispute *all* their ridiculous claims on your deposit through the deposit scheme - I got mine back in full as determined by their mediator because Citispace had no evidence that any of the 'damages' they were claiming even existed.
There are a number of issues with the building itself e.g. absolutely abysmal insulation, an overall poor level of maintenance including dodgy wiring, a lack of adequate laundry facilities, but the number one issue is the fact that this company are getting away with practices that are completely illegal. Don't put yourself through it if you have any other options, there are plenty of blocks of flats in this area that are only slightly more expensive and would definitely be worth it if you want a place that's actually habitable.... Claustrophobic, cockroach infested and noisy. Management do not take reports of anti-social vehaviour seriously as it is so cheap. You get what you pay for. They get petty and childish when you move out, going so far as to give a negative reference for a new landlord - even though technically the contract is between you and the landlord of the flat. Do not waste your time with this place. You won’t even get a cost of living payment as you are made to pay on a submeter for electric from day 1. Corridors never clean and always smelly ????, CCTV apparently not working..just there to collect dust, no parking for over 18 months!????, not sure that security understands/ speaks much English at all????and is able to help when needed, always a problem with washing machines/driers and when painter came to do walls and the ceiling after the water leak upstairs, I thought someone is having a laugh (picture attached).

Lived here for 18 months whilst studying my master before covid and really enjoyed the small studio flat. The tiny kitchen wasn't fun tho and having to top up electric with codes that you have to get from this little office shop on the side of the building was a joke. Also the staff were not the nicest, especially one hostile women! ... she clearly hated her life and took it out on everyone :/ if I didn't have to top up elec Mon to Fri, not even on the weekend ! It would have been more fun to live here, because my neighbours were lovely and the little takeout on the building was lush - good for students and a short stay.... Read more

The flats are tiny and over priced. The traffic is so bad that you have dust everywhere even if you keep the windows shut, the petrol station over the road is open 24/7 and cars just sit there playing music and revving their engines loud so you get woken up a lot. There are much better places in and around the city for a similar price.... Read more

BAD MANAGEMENT AND MULTIPLE HIDDEN COSTS
By far, one of the worst living experience I have had, while the agents and landlord of my flat were good, the building and their management is really bad. You have no choice of electricity provider, limiting you to citispace’s own token system, the rates are exorbitant, I have spent over £60 a month on electricity on summer months where I have not used heating.
The management also do not allow isps such as virgin to install internet in the buildings because citispace have their own over priced internet, forcing you to use their own internet.
The laundry is also very bad, there are only 10 washers and dryers to service over 100 tenants. The machines are also not the best and despite making several complaint to the management have not fixed the machines, thus rendering access to even fewer machines.... Read more

I have one of the larger rooms in the mezinine floor. No neighbours downstairs and sound proof walks means I can do as I please and not have to worry about making too much noise. I really enjoy it here, seems to be habited by professionals and city workers and students . Electricity is cheap and bills are low. Great location and local amenities. Cafe and a store downstairs for anything you need,they even hold deliveries for you which is a bonus. It could do with a higher level of care though I had to get my windows cleaned as they were filthy overall though in really happy here... Read more

My friend has been living here for over 3 years now sort of close to the Leeds bus station and city centre in terms of accessibility, slightly dated lifts and interiors however does the job for bachelors in terms of access to the city centre, also the area is secure is close to amenities as well. There is a convenience store in the same building and a hair dressers as well who seem to be charging lot lower than what I pay in Mancheater and still do a very good job... Read more

I'm getting very frustrated living here, I've only been here for 2 weeks and I'm already considering moving. I think I'm sick of people telling me that they can't help me...the electric top up isn't even run by them, it's done by someone else whose office is only open from 9-6pm. I feel sorry for the people who work between those times and can't get electric. This review is based on my experience during my tenancy at Citispace and with the letting agency Stoneacre Properties. I have been quite thorough to inform possible tenants. There were a number of things not briefed during my initial viewing with the letting agent.
Citispace is 6-7 mins from the bus station, 10 mins from the city-centre. Access is gained via a tag reader on each entrance. One WILL need to be purchased for £20 (Refunded on leave).
First Viewing
As with all things make sure you have a GOOD look at the place for the first screening. CHECK ALL FURNITURE and FACILITIES, I cannot stress this enough. Do not sign anything until you’re happy with what is available.
‘Rooms’
This flat was one of smallest ones available. Initially, I thought the space provided was enough, however after a week, I could see that it was extremely small even for 1 person, especially for the cost of the rent+ expenses. You will be struggling for space with 2+ people.
The bedroom is of adequate size with a king size bed with decent amount of room for clothes, hangers and other belongings.
The bathroom cubicle is very small, with just enough toilet space. Shower space is adequate. Check the shower thoroughly, the nozzle provided wasn’t clean (I replaced it). It also wasn’t very powerful. They replaced the shower unit after I informed them. This should have been inspected prior to me moving.
The ‘lounge’ (term used extremely loosely) is small and shared with the kitchen-cupboard and fridge. An awful glass table was taking up a lot of room. It was also broken and unusable (Which they only removed for this reason), I bought a replacement table.
The sofa provided had lost all cushion in the seating. I bought extra cushions to accommodate. I initially asked if the inadequate furniture could be removed, the agency said I had signed and agreed with what was available and they would not remove them. This was very unfair.
Facilities
Standard kitchen appliances were provided (fridge, microwave, electric hob, toaster, wall heater). No washing machine. The sink and the hob are kept in a cupboard with space for plates and cups. There is no additional space for food, I bought an additional cupboard. Any issues with the flat were dealt with by the Facilities team usually within a timely fashion.
Refuse and Recycling Bins are provided in the car park. However on occasion, bins were overflowing with a lingering odour. Be aware if you are buying parking space, some slots are located near these bins.
Electricity
Electricity usage at Citispace was not discussed during the viewing. It is not paid via normal methods. It is run by a ‘top-up’ console located near the entrance of the room. Please see attached pic for further details.
Seasonal Conditioning
Winter and colder days the heater will be needed. The provided wall heater will provide warmth after 2-3 hours (Dependent on your electricity usage, it isn’t very cost efficient).
During the summer I had to leave the room. The glass windows and blinds are your only protection. The warmth became a major concern. Please see attached pic for further details.
Overall
I cannot recommend a flat this small to anyone. I paid £450 monthly and in hindsight was far too much. You can find something much bigger paying a little more and closer to the city centre. Rent on such a room should be £250 - £300 Maximum.
I’d like to add many of my frustrations came from the letting agency’s unwillingness to be understanding or sympathetic. I did not feel like they had my interests at heart. I understand this statement does not reflect on the whole company but I can only speak from my experience. I must note however my Deposit was returned the following week.
