I have used conrad fox to rent my 2 bedroom Property in gypsy Hill for the last 20 years. I keep my property in good repair and Dianne & Martin have always found me great tenants who have always stayed with me for 3+ years, hence why I always go to them, I want my tenants to be happy & work with them, I think when renting a lot depends on landlord & tenant expectations & relationships , the agents are often caught in the middle, that's just my opinion, mine has been positive experience dealing with Dianne & Martin at conrad fox and my review is genuine & honest & not meant to be a counter any unfortunate experience others may have had for whatever reason

I cannot recommend strongly enough that people stay away from the agency. This review comes from the perspective of myself renting a property. I also rent out property via other agencies, so I'm aware of property law and conduct.
Please read fully to understand.
Upon initial viewing of the property with Martin, I was very happy to take on the apartment on the verbal agreement that it would be cleaned prior to arrival. Either this did not happen, or the cleaners did an appalling job. Upon arrival the boiler did not function, making for a very unpleasant couple of days until it could be repaired. The fridge freezer very quickly ceased to function (its condition was discussed upon the initial viewing). It should have been obvious to the lettings agent and landlord that this was in need of replacing before my arrival. This was not done.
A few weeks after moving in, the washing machine started having problems. Instead of having it immediately replaced, an insufficient repair job was done. This only delayed the inevitable necessary replacement of the machine, causing further inconvenience and disruption.
The cleaning and arranging of repairs / replacements waisted a vast amount of my time. This was an unacceptable start to a tenancy. Especially considering that, at the end of my tenancy, the apartment was inspected properly, and work was done to meet the expectations of the new tenants. I'm extremely glad to see that this was done. It's a shame I was not provided was the same level of service.
The majority of the time after this poor start to the tenancy was acceptable, and I thank Martin and Dianne for being communicative during this time.
Unfortunately, I have to conclude this review negatively, in regards to the return of my deposit and Conrad Fox's unacceptable conduct and ignorance to the law.
It must be understood that no tenant should, or ever will, be willing to lose any more of their deposit than is required by law. With the lack of an ingoing inventory, signed by the tenants, the landlord / agent is never going to be in a strong position in regards to withholding a portion of the deposit to cover repairs. Even though I had made it perfectly clear I was going to leave any disputes on the matter to the DPS, I was sent and invoice to cover substantial painting and cleaning costs to the apartment post vacating.
The dishonesty from Dianne was completely unacceptable. It was claimed to me that the whole apartment has been redecorated prior to my moving in, which was clearly untrue. It must be mentioned that an undisclosed portion of the £400 in dispute was to cover to cost of cleaning the fridge and oven, which were in a worse state upon entry than when leaving. The dispute did end in my losing of £100 which I think is perfectly acceptable. The thorough report by the DPS adjudicator made it clear that a small contribution was all that could be fair to the costs of renovating an apartment which was quite obviously in need of it anyway. I hope this experience has been a good lesson learned by Conrad Fox on deposit law.

Honestly an appalling level of service from Diane The manager who is quite incompetent. At the moment there’s a property with 30% vacancy, people have moved out. Multiple voicemails and messages left ignored for months. I literally don’t know if the owners of this agency know what the hell she’s doing, but literally driving people out. Imagine one poor woman spent 12 weeks without a Hot water. It’s actually so crazy that people started moving out in droves. Stay away from Conrad Fox.
Edit: I don’t want to publicly state an address and put people at risk. But unless they have multiple properties where they are allowing people to spend 12 weeks without hot water, they know exactly which one this is about. After response below, just checked and find it ironic CF replied so promptly to a negative review, yet haven’t responded to emails sent months ago; let a residents stay without basic services or maintenance for months and sometimes years driving people out.

Very disappointed in Conrad Fox agency, was denied to rent a property as my father doesn't speak English. I was very happy to be his contact number for any problems, but was denied to do so. Felt very discriminated just because his English is basic and very poor. Extremely unhappy and disgusted by the Conrad Fox policy. Just lost a customer, as in all his 40years of renting, never missed a payment.

I dealt with this agency, the staff were experienced, helpful and honest. They know their jobs inside out. Refreshing to come across an agent whose main interest is not getting reviews but actually putting their money where their mouth is and doing a good job. Working for a large organisation myself I know all too well that half of the review written aren’t even from genuine customers, the fixation with reviews escapes me. This agency is excellent. 10/10 as far as im concerned!

This is absolutely the worst agency I have ever come across. Use them at your peril! We rented our flat out with them for a number of years and it was absolutely ruined. They did not keep the tenants deposit back to conduct any repairs, they did not flag up any repairs to us, they said that they had it repainted but we had to get it repainted again. They have DENIED all knowledge of the above even though I have photographic evidence and the last time we visited the UK they did not want my partner to view the inside of the flat.
I am now in the unfortunate position of having to report them and complain to the TPO (The Property Ombudsman). They have wasted my time, money and energy and I would NOT recommend them whatsoever! Stay well away.
