Both as a sales and letting agent, Martin & Co in Crystal Palace is a pleasure to deal with. Not something I've ever said about any other estate agent or lettings agent/manager. Everyone there is just so nice, efficient, helpful, swift to get back to you - almost unheard of in the property business. There's none of that pushy, wheeler-dealer attitude that so many estate agents have, which makes you mistrust them. On the contrary, their honest, straightforward, personal style makes you feel at ease and well supported.
If it weren't for the cheerful, common-sense, pragmatic, can-do approach of James Gough when I was buying my flat, I don't think the sale would have gone through. The vendor and his solicitor seemed intent on hindering the process and pulled out of the sale at one point, which made my solicitor advise me to walk away. But thanks to James, we managed to seal the deal - and get a last-minute lease extension. The fact that he is a solicitor by training is also very reassuring.
Normally, I would try and manage my own rental property, but because James was such an ally over the purchase of my flat, I kept the team on as managing agents - and am 100% pleased that I did so. So many little things go wrong or come up, and they just deal with them with the least fuss and expense. It's so nice to deal with real people!

Exemplary service by James, Annabel, Michael and all the team at Martin & Co. I had been recommended Martin & Co by a local solicitor who specialised in conveyancing, and the recommendation was worth its weight in gold. I asked for the team’s advice on renting my flat and they gave me very sensible, sound advice re: prices and a reasonable rate for managing the flat in my stead. They also organised and did all the arduous paperwork very efficiently, as well as getting electricians and plumbers in when some initial issues were found with my plumbing and electrics. They did a fantastic job advertising the flat and found a lovely couple to be tenants very quickly. I would recommend Martin & Co to everyone local to the Crystal Palace area, and will be using Martin & Co again when I eventually decide to sell the property!

extremely bad experience. I called to view a one bed flat for me and my partner and the agent on the phone was extremely rude and apprehensive about our jobs. I told her that I am a journalist and my partner works in gallery administration, and she tried to dig for even more details (she wanted to know when we graduated etc) after I disclosed our salaries. When I said to her that I wouldn't be calling if we couldn't afford the place, she got very rude. I understand that an agent wants to know the income, but suggesting that one can't afford a place, when that isn't true is just overstepping the mark a bit. I called after to cancel the viewing since we didn't feel comfortable after their rude behaviour. Avoid if you can!

I sold my House in Crystal Palace with Martin & Co. James and his team were relay amazing and worked hard to get all sorted. I liked his calm way and clear view. There is no overselling in either direction and really good support during the whole process. And we needed it as my house was a shared ownership property transitioning to 100% ownership for the buyers. That made everything more complicated. James supported both me and the buyers brilliantly.I would use him again for either side buying and selling as I think he is a very fair person.

Throughout the years James and the team have been fantastic. We needed advice along the way and it was always given in the most professional and thoughtful way.
We had a long drawn out sale as buyers, and then a long drawn out sale when we sold the same property some years later. James was in constant contact with us, the buyer, our solicitors and everyone in between to chase things along. Viewings weren’t always easy with the tenants but we got there in the end. Michael was very prompt at writing up any feedback on the online portal and answering questions when needed.
When we used the management services as landlords we also had a very good experience and felt reassured the flat was in safe hands while we were living abroad.
I would recommend James and the team at Martin & Co Crystal Palace whether you’re buying, selling or renting.

Throughout the process of buying my property, James was nothing but helpful, friendly and knowledgeable, doing whatever possible to assist both the vendor and me. Post completion he continued to keep in touch which was much appreciated, making me feel very welcome to the neighbourhood!
A few years later when I decided to rent out my property, it was a no brainer to contact James and team to appoint them as managing agents. I was delighted at how quickly they found my tenants, and very impressed with their support and guidance throughout the process. During the tenancy I couldn't ask for more in terms of their efficient management and communication.
After moving back in, when it came to putting my house back on the market to sell, there was no doubt in my mind which agents I would appoint. Despite the turbulent times within the housing market they found a number of suitable buyers, and were once more thoroughly supportive and proactive during the process which completed smoothly.

My partner and I moved from Crystal Palace to Helensburgh in Scotland in 2014. Having had a lot of negative experiences with other estate agents on "the triangle" we were extremely nervous about how this new relationship would work out and I vowed to give it some time before writing a review which would bare all about our experience.
James and the gang provide the best service you can imagine from an estate agent. I know that "best service from an estate agent" is not exactly a great compliment when it comes to the quality of service from the industry as a whole (I'm sorry to say this, but in my experience it is entirely appropriate) and that is exactly why I have used the words "you can imagine" in my statement above. I genuinely cannot imagine, even in a made-up world, getting better service than that which the team at Martin & Co Crystal Palace provides. They go above-and-beyond in every way.
No longer am I nervous when there's an issue with the flat - the team will personally see to it that an mitigating options are tried before they book in a professional. No more unnecessary fees/bills for a boiler which just needed to be turned off and back on again!
As mentioned, the service is incredible. The team is always quick to respond to queries and will bend over backwards if they can help.
I have to mention a particular scenario which also highlights how the team cares for its tenants just as much as for the landlords who employ them (this was an important factor for us).
We had some new tenants move in and, after a year or so, having already renewed their original lease, sadly their relationship had run its course. The team here contacted me and explained the situation asking if we would agree to them ending their tenancy early. I feel most agents wouldn't even entertain contacting the landlord about something like this due to signed contracts.
Even though this was during the first COVID lockdown, we immediately agreed due to the circumstances discussed. The team were able to find us a new tenant immediately (again, during lockdown) and the transition was absolutely seamless. Even though we were located so far away, everything was handled completely stress-free for us.
If you are in Crystal Palace or surrounding areas you absolutely must employ Martin & Co. They literally are top-tier in every sense. If you are not based near by, you should do what you can to persuade them to take your property on to their books. They really are that good.

I went to view a property on 10/6/22 and estate agent, Michael, would not let me view the property due to being 10minutes late for the appointment. He had not told me that I had 10mins to view the property and having told him that I'd travelled far he still asked me to rearrange to another date. I found this rude and not accommodating, especially because he had not said that I'd only have 10minutes to view the property. My reviews therefore are not views of the property but of Michael, whom I found to be quite rude and unhelpful.

I have had mostly negative past experiences of estate agents in the past unfortunately (including our own selling agent), but this branch of Martin & Co (Director James Gough in particular) were a pleasure to deal with - never thought I'd say this about any estate agent! From initial viewing, through to completion they were incredibly helpful, genuine, and communication was great. We had several delays from our side, issues with some paperwork, leases etc, and a VERY nervous seller so not an easy sale, but James really went the extra mile to ensure that the sale completed amicably, and that ALL parties were happy and kept updated on developments / issues. So far cannot fault their customer service. Yesterday night enquired about a sale of a flat. Michael called first thing in the morning and arranged a viewing the same day in the afternoon. By the evening the Flat was ours. We called other estate agents (not mentioning names) but based also in Crystal Palace and did not have the decency to get back to us with places we were interested in.

First time buyers who do not know the process of buying a house should beware!

James... U tried to persuade me not to buy surveys because you already knew it would reveal the existing problems that were not visible.
You tried to pressure my solicitor for a quick sale before the end of summer as you knew that winter weather would reveal the significant damp in the house.
On top of this you told me that the damp professional was not supposed to reveal the issues that they found. The the list goes on.

I instructed Martin & Co to act as managing agents for my property in Crystal Palace, and then to act as estate agents on the sale in March.
I have been really impressed with the standard of service James and his team consistently delivered. They have utterly shown up the other (supposedly more upmarket) management agents that my girlfriend uses by, among many other things, demonstrating fantastic initiative, using their experience to preempt issues, being incredibly responsive, always providing insightful advice on what to do during some challenging issues and otherwise generally building tremendous trust with me and with the tenant that they have already foreseen and addressed any issues that may arise.

I have used Martin and Co twice now, to find a tenant for my flat and to organise the tenancy. They were recommended by the owner of a nearby flat.
They have been extremely responsive and helpful every step of the way. They have twice found me good tenants, held the keys, organised viewings, organised the deposit at each end of the tenancy, as well as organising a plumber and electrician to go in - who then invoiced me directly [so no hidden charges].
The first tenancy ended after 6 months, so have been offered a large discount on the finders fee for my second tenant.
I will definitely use them again, particularly due to the ease of contact and swift response to all my emails, phone calls and texts, as well as the resonableness and fairness of their fees

I had a very negative experience renting with Martin & Co Crystal Palace. Not only were maintenance issues ignored at the property I was renting for 18 months but I found one staff member in particular to be duplicitous and bullying. Martin & Co may pull out all the stops if you are buying a property with them but if you are renting then you may receive the same shoddy treatment. I eventually quit the property in question after a 10% rent hike was implemented when the same thing had happened 12 months previously. I would not recommend Martin & Co for tenants in the private rented sector.

Michael was wonderful and readily available to show me the flat first while I had first returned to the UK from the states before my husband; and then showing it a second time to my husband when he arrived. I recently bought a property that was sold by Martin & Co. It was a tricky sale as the freehold needed to be purchased and the seller was very anxious to complete (and he was constantly threatening to pull out if it didn't complete in time). I honestly don't think it would have gone through without James, who was amazing. He kept in constant contact with everyone the whole time and chased all the lawyers involved (mine and the sellers) to make sure all the necessary steps were done in time. That was my experience as a buyer so I know that if I ever sold my property though Martin and Co, James would do everything in his power to make sure the sale completed and nothing held it up.

As a non-UK resident landlord, having an efficient property manager for my investment is crucial.
After all, I am on the other side of the world and am trusting them with my property - which is my pension !!
I came to Martin & Co as a landlord after several years with a big name lettings agency - and what a relief. I should have switched earlier.
The previous agents were a complete nightmare - losing track of paperwork, ignoring communication from tenants, keys going missing - the works.
James and the team are the complete opposite - completely professional and with a personal touch.
As a client, you feel like a member of the family. When I ring up, all I have to do is say my name - and automatically James, Lucy or Annabel know who I am and what's the latest situation.
At the previous agency I would have to leave 3 voicemails, 2 e-mails and only get a response days later. There was constant staff turnover, and none of the new agents knew anything about my flat or my tenants.
When I let my flat, James had 7 potential tenants by for viewings the next day - and a lease was signed soon after. Full service management of the flat has been smooth from day one.
If you are a landlord with property in the Crystal Palace area - I can't recommend highly enough that you use Martin & Co to manage your investment.

After a chance meeting with James i decided to give Martin & Co. the task of letting 2 properties that i needed to find good professional tenants for very quickly. How refreshing!! A real estate agent that's not like the others. Honest and reliable! James and Lucy really took the time to understand what I needed when renting out my property. They have obtained really great tenants for my property at the agreed rent and have dealt with any issues that have come up without any hassle required from me. I have used James at Martin & Co for my last 2 lettings at my flat. I gave him detailed instructions for the type of tenant I was looking for and he understood that completely. There was no time wasting and everything dealt with professionally and "By the Book". The Co have a very good knowledge of the area and are realistic about price. The service was amazing, my flat went through very quickly which was definately because of the prompt communication from James who kept the ball rolling throughout. We bought a house recently through Martin & Co Crystal Palace and thought that James and Michael were very helpful. We are first time buyers and found the whole process very smooth and easy. The team at Martin & Co, Crystal Palace were professional and easy to deal with. We have just found a lovely 2-bedroom flat at the edge of the Upper Norwood Triangle. During my househunting-process the biggest frustration was the arrogance of 80% of the approx. 15 letting agencies in this area. Most of them treat you as if you are not a potentional client and you must be happy that they listen to you more than ten seconds.
An attitude that I did not found with the people who work at Martin&Co at Church road. The whole process of: viewing, informing, adminstration, interaction in person and by e-mail etc. went fluently. I can imagine that the position of letting agents is not so easy. According to me it should be in the middle between the (potential) tenant and landlord; they should represent the interests of both parties. Shortly; we are very happy to have found our perfect flat in great collaboration with James Gough and Michael Darby.
