I had a positive experience with this KFH branch. My property was located out of their catchment area (Thornton Heath) but they were still keen to take it on. Selling and buying is generally stressful but the team here earned their fee in being on top of the chain and able to answer all of my questions very quickly at every stage. Even when the chain looked impossible the team (Amy supported by Tyrone) gave me confidence that it was progressing at the right pace. We also were able to beat the stamp duty holiday so that was a result. All in all a great team effort. Thanks all.

During my search for a property, I worked with circa 7/8 estate agents and I have so say Jack was by far the best.
Firstly he listened carefully to what I wanted and sent through a shortlist of properties that matched my criteria very well. He was flexible when arranging the viewing and during the process was knowledgeable on the property and the areas I will looking at. He was very helpful and answered all of my questions!
When it came to an offer, he kept in constant communication which is especially reassuring when you’re waiting on a decision from the vendor.
The main reason I rate him so highly is because it was very clear he is committed to the job and helping his clients find the right property for them (whereas a lot of others didn’t give that impression at all).
I highly recommend Jack to anyone looking for a property!!

One word: TIFFANY!!
Every time I called this office, everyone was great! Customer services was always top tier as everyone is so welcoming. I was in the market for a new property to let and was in touch with Tiffany Akoto. She is an absolute legend and amazing at what she does. From the onset, we let her know what we wanted and she kept it in the back of her mind and only showed us properties that were exactly to our standards. Within the space of 24hrs, she found us the most amazing and perfect place and we were able to put an offer in for a new place to let. Amy Hastings was a true breath of fresh air to my house hunt, suddenly it became enjoyable. We had a lot of fun and she was always very responsive and helpful. I also appreciated that she clearly had a great relationship with my sellers, so it made all negotiations that much easier. And genuine.
As the process went along, she was persistent without being pushy to encourage things to happen, and I never felt like I was getting the ‘estate agent lip service and sales patter’.

Kaan has been super helpful from start to finish. When he showed us the property, he did not rush us and answered all of our questions confidently. Showed us the property for a second time and out of hours on Sunday, which we really appreciated. Once we said 'yes to the house!', he has always been accessible via email and phone for any small (and sometimes silly) questions we may have. In contact with the landlord and negotiated our requests. We would definitely recommend him and KFH to our friends and family and hopefully use them for our first buy!

Tried really hard to view two properties for sale with them. Was told a number of times that the agent dealing with them was busy and would call back. He never did. The last time I called the person who answered the phone told me he had already passed on the message and put the phone down on me! Bought a property with Pedder down the road in the end who were prompt, efficient and a pleasure to deal with. If you're selling with KFH and not getting many viewings, it may be because they're hugely incompetent rather than lack of interest in your property!

Michael is the first Estate Agent I would recommend, and we have moved 3 times and worked with 8 agents. We bought a house using a bridging loan in April 2018 and needed to sell our property rapidly to keep costs down. 6 months in and the previous 2 agents had been unsuccessful in selling the property, inconsistent in getting viewings through and erratic in communicating with us. It was a breath of fresh air to connect with Michael. The number of viewings, the quality and timeliness of the feedback worked really well for us. Somehow he was able to juggle his other commitments and yet make us feel like we were valued.
The last stages of the process were challenging for us in a difficult market. When the going got tough Michael represented us fully in the sale process with a buyer who was not the easiest for us to deal with. We got it over the line and are now happy in our new property. Great Job.

The entire sale/purchase was something we don't want to relive for a LONG time - but none of that can be attributed to Michael and KFH, who worked tirelessly to get everything across the line. He was generally very communicative and particularly pro-active in getting us a number of new offers after previous buyers' dropped out days before exchange, and he also went above and beyond to chase pretty useless solicitors and sellers up and down the entire chain. My only minor feedback point would be not to overpromise. Sometimes we'd be expecting updates or be promised that we were days away from something happening, only for nothing to materialise. This only adds to an already frustrating experience, and so it's probably better to be realistic about what can/can't be achieved. Anyway, thanks again for your help Michael.

Being a first-time buyer was an emotional time for my wife and I. We saw countless properties and had dealings with a number of estate agents and my experience with Mo was second to none. He truly took the time to understand our requirements and only showed us properties that sat within our budget, had good transport links and a number of good nurseries in the area. Not once did Mo try and push one of the other properties on their books to us that didn’t match out requirements.

Our experience with KFH@Crystal Palace was really good. We got in touch with them after our purchase of another property (through a different estate agent) fell through, and we were really keen to find a no-chain property to turn things around fairly quickly.
We met Andrew S who showed us 4 properties in 2 evenings. Andrew understood very quickly exactly the kind of property we were after and did not waste our time at all. He was very efficient in terms of giving us advice when needed, chasing up our solicitors and keeping us up to date. Having decided to look for a 1 bedroom flat to rent near Crystal Palace I found a decent sized property about 20 minutes walk away through Kinleigh Folkard and Hayward for £850 per month. Not overly expensive I thought. I arranged a viewing with Alex on the Saturday. She seemed helpful (don't they all) and we agreed on a viewing at 11:30am on the Saturday.
The Saturday arrived and I didn't want to be late as my journey was an hour and half to get to the viewing. Just as I was arriving at just after 11am at the front door I got a call saying sorry but the viewing has been postponed. No prior notice was given and I was pretty annoyed at the time wasted. I was called back again with a further apology saying that if I would go for a second viewing I would get some discount off of the agency fees.
I saw the property for the second viewing and liked it and got the ball moving. NO DISCOUNT WAS OFFERED and I had to part with £656.15 with was for £210 tenant fees and £120 for referencing and the rest towards the initial deposit which still left me with a balance of £2194 before the move in date which wasn't a problem.
The contract was for 15 months which I thought was odd and did query this but was told its either 15, 18 or 24 month contract.
Upon my final visit just to hand in some more papers and fill out yet more forms I was told that mid contract the landlord now wanted to implement a rent rise but also there was no figure as to how much of an increase. I told them no way and if the landlord wanted to increase the rent he would have to do it after the contract has finished. Ridiculous!!!!
Due to my mum's ill health and social services not being able to go ahead with a care package for my mum which had already been agreed with them I was forced to unfortunately pull out of the flat so I can carry on caring for her. KFH still had over a months notice from the date the flat was available to find tenants for this and have so far refused to pay back any of this money. I have been very reasonable with them and said yes they can keep the agency fees and the referencing (£330) and just return the rest (£326.15) which would have gone to the landlord. Instead, they are keeping the lot for their own profit and are showing no signs of wanting to play fair. They are going to find other tenants within the month and charge them another set of tenant fees and referencing so no doubt be quids in.
I am in the process of seeking legal representation on this as I was hoping for at least a bit of compassion and understanding. I haven't cost them any money and in fact know that they will make more now.
In the meantime. I would recommend to anybody to avoid these people as they seem to be up there with the worst of them.
