Completely unprofessional, long periods of delay with communications, conveyancers are rude over the phone, flat was not clean or had working appliances when i moved in, nor was it furnished as I contracted for. Anytime there is an issue with my flat they try to get me to fix the problem so they don't have to do any work.

horrible company, we had so many issues and franics louis never took accountability or seemed to care about the many many issues caused by the house and the company and we were met with nothing but uniterest and unprofessionalism by both adam and gemme friend. I stayed in a house of theirs in my final year of university but would not recommend to anyone. At first there was lots of issues with the contracts and I had to email both adam and gemma multiple times in order for them to actually respond and do their job and when they did I was met with nothing but bad attitude and blatant unprofesional disregard of their tennants. When we first moved in 2 out of 5 of the keys weren't working at it took 2 days for them to come and fix the issue in which time 2 of my housemates could not unlock the door to the property. Not to mention the house had deffinatly not been professionally cleaned before we moved in as we found hair and old recipts in the bedrooms and bathrooms. They gave us an 'emergency' contact number to be able to contact them outside of working hours however this number clearly didn't work. On two occasions we had issues on a Friday night that were not resolved until the next week including our heating breaking in November when it was -5° at night, and another issue with the keys meaning one of our housemates was locked out of his room from Friday till Monday! Every time there was a fault in the flat we got told to log it on property file, and they rarley respond quickly or even acknowledged that the issues were with the propery and not with us. There was also a lot of pre-existing mould in the house and when we complained gemma only sent us an email recommending mold spray (that we would have to pay for ourselves) and saying they couldn't do anything about it. On top of this there was multiple occasions where workmen would just show up at the house with no prior warning, no apologies and no one at francis Louis ever accepted blame! Overall the company was horrible and deffinatly doesn't care about their tenants at all, deffinatly avoid francis louis especially if you are a student.

If you're a student looking for accommodation, steer clear of Francis Louis Lettings Agency. This company is the epitome of everything wrong with the rental market, preying on vulnerable students with their unethical practices and blatant disregard for tenants' rights.
From the moment you step into their office, you're greeted by staff who seem to have made it their life's mission to be as unhelpful and rude as possible. Their customer service is non-existent, replaced instead by a toxic mix of apathy and contempt for the very people they're supposed to serve.
But the real horror show begins when you're unfortunate enough to rent through them. Francis Louis works with landlords who apparently believe that legal and moral obligations are mere suggestions. These property owners will stop at nothing to rob you of your hard-earned deposit, using every trick in the book – legal or not – to line their pockets.
When issues inevitably arise, don't expect any support from Francis Louis. Their idea of conflict resolution is to send a curt, dismissive email washing their hands of any responsibility. They'll shamelessly direct you to the Deposit Protection Scheme (DPS), hoping you'll be too intimidated to pursue the matter further.
The sheer audacity of this agency and their landlords is staggering. As if the exorbitant student rents weren't enough, they have the gall to try and squeeze every last penny from you through dubious deposit deductions. It's a disgusting display of greed that shows just how little they care about the financial pressures facing students today.
While we eventually reclaimed our deposit through the DPS, the stress and frustration caused by Francis Louis's unprofessional conduct were entirely unnecessary. Their actions reveal a company that prioritizes profit over people, ethics be damned.
In conclusion, Francis Louis Lettings Agency is a disgrace to the industry. They exploit students, enable unscrupulous landlords, and contribute to the housing crisis facing young people today. Save yourself the headache, stress, and potential financial loss – avoid this agency like the plague. You'll thank yourself later.

!! If renting, avoid this company like the plague !!
Now this is all my opinion as the company actually threatened people if they were to leave a bad review (literally in an email so there is proof of this how silly). The most unprofessional letting agents I have ever had to deal with. They completely dismiss your problems, are condescending and downright scoop so low they try to use scare tactics. The agents here have no interest in getting renting issues resolved and will try to lead you on with any other concerns for months and you will have to send tonnes of repeat emails only to be dismissed. Be ware, fully furnished rooms advertised by them are not fully furnished. Finally, a man burst into my room barely without knocking while I was asleep in bed with the flu. Their excuse is someone from this letting agency called me, but this was minutes before the man entered my room even though I did not pick up, as my phone was on silent and I was not even awake. I have never felt so violated in a space.
For students and parents, I recommend going with Collegiate if you want to rent a studio, I stayed at Bonhay House before staying with this company, it is just down the road and the letting agents are the nicest people ever, easy to communicate with and the loveliest people who will go out of their way to make the renting process better for you, this company is the opposite. Things like works on the house and room inspections are announced weeks in advance in other companies, here you'll be lucky if it's the day before. So if you're looking at renting here, DO NOT.

Originally, I had given this place 1 star because of an administrative mistake which cost me a few hours of travel. I was not happy.
But Adam the Director of the company upon seeing my review went above and beyond to give me a call personally to apologise for inconveniences caused. Hence 5 stars for a swift response and a genuine apology, which I’m sure will only help the company grow further under such leadership.

Francis Louis have been our agents for a good amount of time, as we were going through the process of trying to find a house, as well as selling ours through them. From the very beginning, we found James (Edwards) to be very polite and understanding. When we made suggestions, these were taken on board.
Both James and Adam have done their best in supporting our house search, and always made sure we were first through the door if something of any note came onto their books.
When approaching our exchange date, James did a wonderful job in keeping everything on track and ensuring that all parties were kept up-to-date. We really appreciated this professional approach, but also the understanding that house buying and selling is an emotional process.
We are very grateful to have chosen an agency that isn't trying to outsmart other agents, and only has their clients' best interests at heart.

So, I had tried to sell through another agent before moving to Francis Louis, but they did not hold that against me!! I had initially fallen in to the trap of being told what I wanted to hear by the other agent (the price we could achieve and that we would sell quickly!) but of course that was just to get our business on the books!
From the outset Francis Louis were different! They were kind and responsive, not pushy and they listened, asked questions and discussed options and rationale. I really liked that, and felt that I was a person to them! I felt they were completely honest and realistic about the market we were in and their valuation was spot on because it generated viewings and they negotiated a good proceedable offer that we accepted.
They took time and trouble to listen and guide us through the selling process and totally managed our expectations. They were very steady and true to their word. They did not magic our buyer out of thin air - or overnight, but they generated interest and provided an excellent service to potential buyers, they were flexible around viewings over the Christmas holidays and paid attention to detail, making sure that they knew the workings of the property.
Later, they were great at keeping on top of the solicitors to make sure that everyone along the chain were on the same page, right up to completion.
I'm really happy with the outcome and would not hesitate in recommending Francis Louis.

An offensively rude and uncaring team, especially Adam and Ruby. No duty of care for tenants. DO NOT RENT. I left my tenancy early and took on the financial risk because the house was simply unliveable and disgusting.
When we turned up to move into the house the previous tenants were still inside and they abandoned their cat in the property! There was a flea infestation and the kitchen flooded on the first night. The next month the bath simply eroded away and we were left without means of washing for a few weeks. The roof leaked. There was damp. It was horrific. The list is endless. Francis Louis did not care at all, and charged us an exit fee to leave the hideous conditions!!!
When someone finally took over the tenancy we moved out, then this fell through and they FAILED to tell us, and were liable for double rent! They the waited until Xmas Eve to tell us we had been released from the tenancy, which was seemingly to just be cruel.
Absolutely disgraceful - Adam not did not respect me (a women) and would only speak to my partner (male)... That tells you all you need to know

There are some very favourable reviews here. Ignore them. This is arguably the most unprofessional company that I have ever had the misfortune to encounter. Francis Louis dragged their heels and were extremely unprofessional throughout our dealings. Instead of doing what I asked, the company
director, Adam "I'm Absolutely Nobody's" Friend, came at me with the attitude of a drunken Essex boy looking for a bar brawl...and he expected to get away with it. He needs to do better. MUCH BETTER. This firm doesn't even know how to spell PROFESSIONAL. This kind of company perpetuates the estate agent stereotype. SHAME ON THEM. Avoid like the plague. You have been warned!!!

The biggest mistake I made was to not listen to advice from friends to never ever use Francis Louis or I would regret it .
They are one of the most unprofessional companies I have ever come across . I had an offer accepted on a property and managed to secure an excellent mortgage rate . I missed this rate because the property did not have a current EPC and I had to wait 2 weeks before they provided the mortgage company with one . They let out and advertise properties without an EPC which is illegal .
This was the first of many things that went wrong In my purchase and I ultimately had to pull out because of their incompetence consequently losing a lot of money .
Adam is the person who drives this incompetence and unprofessionalism. He is rude and morally inept . Unfortunately I found out the hard way and should have listened to the word around town that this company should be avoided at all costs .

This is not a review of all staff, those showing properties and answering calls are generally very polite, professional and pleasant. However I was disappointed with the way in which the manager, Adam dealt with an offer I made on a property. I left the transaction feeling like Francis & Louis had a complete lack of respect. They rudely preempted the outcome of a very fair offer. An agent for sellers, not buyers!

I bought a house through this firm as the vendor's agents. This was the seventh time I've bought a property. Francis Louis caused me more unnecessary stress than all those other transactions put together. While still well within the average time in which UK sales were completing at that point, the agent suddenly decided that the sale had to be completed at very short notice and began accusing the agent handling my own sale of being incompetent and accusing my purchasers of lying. The agent was so difficult to deal with that the head of conveyancing at my solicitors had to take charge of the case personally. No doubt Francis Louis would say that they acted for the vendor not the buyer however I don't think it's in the vendor's interests to nearly pull the plug on a perfectly good sale which would have meant starting the whole process again when the house had already been empty for eight months. I would never want any further dealings with this company.

After living in one of Francis Louis’s properties for a year I felt it was time to write an honest and unfiltered review of their terrible service and professionalism.
When I moved into my apartment, I was left without a drawer cupboard and subsequently nowhere to store my clothes for a month. Over the course of my stay, I have had my place broken into (because of not being provided keys by the company), I have had no hot water for about 2 to 3 weeks, I have had no heating IN THE MIDDLE OF WINTER for about 3 weeks to a month and lastly, the WiFi broke down in the middle of my final year exams. With regards to the WiFi situation, it broke down on May 15th and the agency have informed it will only be replaced and fixed on June 8th. I stressed to them that this is unacceptable as I and my flat mate are in the middle of exams and they proceeded to tell me ‘there’s nothing more they can do’….This all happened to me and my flat mate in the space of 9 months.
This lettings agency have poor communication skills and even worse customer service. They expect rental payments to be paid right on time and hassle you if it’s even a day late. However, when it is you, the resident, who is going through a complication, they seem to believe they have all the time in the world to resolve the issue.
This agency is the worst I have ever dealt with and should be here accountable for the terrible handling of tenant problems.

I’ve been a tenant in one property In the city of Exeter which been managed by this realtor agency. Everything was fine until the previous owner (who also maintained the property) decided to sold it out to someone else. Since then tenants faced few major issues with internet connection (it’s a student accommodation and we were in the lockdown (caused by the pandemic) so obviously stable internet connection was crucial). We’ve been cut out for more than 2 weeks (I personally had to invest in umlimited data). Felling sorry for all of those who had to do online lessons or even working from home.
Next issue was the garbage collection. During hot season bins were overflowing. Very often walking into the binyard area was impossible due to stockpiling rubbish in the entrance. And it smelled bad too. Plus rats been spotted on site as well. Imagine how dumb they are that they let that thing happened (Especially if the property was within a walking distance to the riverfront). Obviously they put the blame on some random cars parked next to bin area (without permission). So the way for rubbish colector was blocked. it just proved that they are even not capable to manage a parking XD.
Another problem which I encountered as a tenant was they way how they handle technical issues. My shower cabin was leaking. The technician popped in and he spotted a crack in the shower tray, so that’s caused the water overflowing all over the bathroom. He said he’s gonna send those pictures and report the issue to the agency and they will send someone to fix it. Fair enough you will say? Not this time. Ms Ruby (Which was sorta a property manager or at least she was responsible for staying in touch with tenants) literally ask me to NOT USE THE SHOWER until someone will fix the problem for me… maybe she thought I can have a bath in the river nearby xD ? Instead of fixing it, they sent another so called plumber and he said there is no crack in the tray (when you could literally stick your finger inside the crack xD). Ruby said in the email “ The second plumber we had to the property has said there is no leak. But that the door was hung slightly wrong meaning when someone showers it would leak out. He put this back into place when he was at the property last
week.”.
I was so confused and mad at the same time and just convinced me In a opinion that Francis Louis are a bunch of pisstakers and unresposible retards. And I was paying for the whole party above 7k£ annual. Which is kinda joke if you compare the price to the level of unprofessional decisions and ignoring tenants problem. I’m not going to mention couple of other issues because it's already been said enough above. The only plus is the flat on it’s own was cozy and people whose lived Inside the property were nice. And living there made me fell like I took a part in another monty pythons film ????

I have used Francis Louis to sale my house. To start with the viewings were minimal, but I believe this was down to the market conditions just after Christmas and general uncertainty amongst people with things like the stamp duty holiday and so on. It was not really Francis Louis’s fault. However, within a few weeks the viewings picked up and the whole team worked very hard to find us a buyer. I have to give special recognition to James Edwards the Assistant Manager. James was very helpful throughout the entire process. James was very open and transparent with regular communication. This was very refreshing to see in estate agents. He never tried to pull the wool over our eyes and was happy to assist us in handling some of the more challenging aspects of the sale. I would rather deal with honest estate agents like these guys. I would highly recommend them to anyone. Nothing is ever too much to ask for. They always return calls promptly and are always available to talk to you. A 5 star service.

Adam was the most unprofessional person I’ve ever had to deal without. Rude and can’t handle any sort of criticism. Don’t use these agents especially if you’re a student- the house was unacceptably dirty when we moved in and they didn’t even have proper fire safety or know where the meters were

Adam and his team have been incredible from start to finish. My property was on the market with another agent, for 6 months, with only 4 viewings. The property had the added complication of a short lease, but Adam wasn’t phased by this and marketed it in the correct way, to appeal to inverstors.
Within 2 weeks, he had sold my property to a cash buyer. The process was as smooth as could be.
Adam played an integral part of the whole process, by liasing with the buyers solicitors and keeping me informed. Often before my own solicitors did.
Incredible service from start to finish.
