Really poor managing agent. ''managed'' in the loosest possible terms a flat block I lived at in Chatham in Kent. They received in excess of £10,000per annum in fees from the flats combined, and in over 20 years of owning the property they replaced the carpet once, decorated the communal areas once and painted the outside windows once. Over £200,000 in fees during that time. I questioned many, many times where this money sits and what they do with it and never got an answer. There was mould on interior wall left untreated for months on end and is still not fully repaired. They also charged me £600 for a property information pack when selling the property. This was no more than filling in a form that must have taken about 20minutes to complete. They also required me to pay an amount from 7 years ago relating to an unpaid amount for the exterior. This company would be great if you are a landlord and looking to take a cut from your tenants management fees, but as a tenant looking for value for money you will be sorely disappointed. However, the people that work there are quite nice and it’s not their fault the business is mainly focused on maximising profit from tenants, I am personally very very glad I no longer need to deal with this business.... Happy to take money, no interest in helping solve problems. Expect people to live with water in there flat, but no help offered. Utterly hopeless. Re your comments below. Probably the very worst letting agency in the world. I stand by this as nothing short of the sad truth. Paul Higglesdon the manager is an arrogant, obtuse, unprofessional con man. We had evidence of him stealing money by backhanding his own friends in repairs, not informing us of his jobs, allowing subletting to go on within the property. He invited DSS tenants to the property under the guise of new tenants who lost their job. He cannot be reasoned with and we had to threaten legal action to gain back money for breaking our boiler with his cowboy associates. There is nothing redeemable about the man or his agency. If you want to lose money then go with GAP.... Read more

They were ok not much help with forwarding my mail onto me at all useless there thanks for that left me alone most of the time with only the occasional threatening letter over the 10 years charged me when I left for a plumbing issue because I’d then had it fixed house was full of mice but I got rid of them I had central heating fitted and a gas boiler because the storage heaters were rubbish and never any hot water without the old electric boiler on no where to hang washing out to dry stinky old carpet I had the entire flat painted and decorated it as the wallpaper was peeling off and yellow so they did well out of me but I was fed up of maintaining and doing up their property I improved the fireplace also and the back garden it was affordable though and I am grateful for being housed with all due respect I do agree with them being arrogant but Medway/ south east/ wealthy people in general can be on the whole removed a star for being left to deal with infestations of mice noticed they’ve hiked their prices right up now probably wouldn’t afford to live there now I’ve moved out... "I rented from this letting agent and found them to be very poor. It takes weeks if not months to get repairs done and that’s if they even do them at all. We were left with water coming through the roof and dripping onto live electrics every time it rained and they just didn’t care and told us there were no repairs needed even though the ceilings had collapsed twice, once onto my daughter while she was sleeping. The house was damp and they said it was condensation. The manager is an arrogant man and his staff aren’t much better. They only care what profit they can make from the tenant and have no concern for what sort of conditions the tenant is living in. If you are a landlord I wouldn’t use this agent as they never check the house and the tenants could wreck it without them even knowing or caring, they are only interested in what money they can make off the tenant and landlord...
