I object to Garton Jones having free advertising on the CBW app for 2+ years (finally paying now) but incredibly threatening residents with withdrawal of sponsorship if they make 'negative' posts. The misplaced sense of ownership and entitlement is vast, with CBWRA grovelling along as ever.
Residents lost thousands of pounds of potential advertising revenue. Mr Chris Garston's intervention in the Chelsea Bridge Wharf Residents' Association Chair elections (at the request of the 'co-chairs') by emailing his owners' list while voting was live and urging them to vote against a candidate who promised to end his free advertising) is massively inappropriate. Had this occurred in the context of local or national elections it would be illegal in my view but residents' association elections are not regulated. This sort of behaviour suggests that they need to be. CBW and CBWRA must cease to be the fiefdom of Garton-Jones and their proxies in our residents' association.

Staff that work at the Chelsea Bridge Wharf (Queenstown Road) are absolutely horrendous.
Anytime a tenant would need help, you had to call and email them numerous times to get anything moving, as if it wasn’t their job.
Property manager Venice is the rudest and the most useless person I have ever had to deal with.
Absolutely do not recommend this agency and this particular branch, there are so many more better and ACTUALLY helpful agencies, where staff are able and capable to actually HELP the tenants, because remember- renting is not just paying the rent and collecting the keys, as things break, situations happen, neighbours exist - and you need a helpful and educated agency to deal with that if you need help

Horrendous experience. I called and looked to arrange a viewing of a newly listed rental property. I was told a colleague would return my call, this never happened and after 24hrs I called back to be told it’s off market and an offer had been made. I wouldn’t recommend, there’s plenty of other suitable estate agents in London.

THEY ILLEGALLY BROKE the “TENANT FEES ACT” by withholding my holding deposits and never granting me a property! SCAMMING CRIMINALS!
They will try to move this review but we will keep posting to warn everyone!
Jacqueline Grant from the Queenstown road branch handled my references and failed miserably to realise that their 3rd party referencing checks were incorrectly handled and incomplete,
despite dozens of calls and emails of me proving to Jacqueline Grant that they made a mistake with proof from my bank and a solicitor to verify it, she still didn't care! they stole £700 deposit for a flat I never got to even see!
and Garton Jones are doing this on a DAILY basis, pocketing deposits from naive potential tenants. This is embezzlement and ILLEGAL, and they need to be put BANG TO RIGHTS.
They tried to discredit me as a liar/ fraud/ fake/ false references but i used OPEN BANKING TO PROVE MY IDENTITY AND FINANCES WERE CONSIDERABLY ABOVE THE 30x rent requirement but they told me it was too late and open banking wasn't accepted due to a system failure!!!!!! (how is that my fault?!)
I have kept quiet long enough, but I will continue to warn every unsuspecting international overseas or UK based native tenant that Garton Jones are operating predatory scamming bullying tactics to STEAL HOLDING DEPOSITs on the false pretence of 'you didn't pass referencing' without giving any reason as to why! EVEN IF YOU PASS REFERENCING WITH EVERY OTHER AGENCY, they do not care.
I will out you *Jacqueline Grant* and Garton Jones on every national paper, you owe me £700 and £650 for 2 illegal holdings of holding deposits with your scammy referencing procedure!
IF ANYONE NEEDS EVIDENCE OF WHAT THEY'RE DOING, reach out to me and I will show you the hundreds of emails, the bank statements, their negligent responses, and how they kept £1350 of my money without ever allowing me to stay in their apartments.

I have a couple properties that are rented out and managed by G&J. Overall the service has been very professional. But have to give a special mention to Lisa Beverlly, she is an absolute superstar. She has manages our properties extremely well, being fair to both the tenant and to myself as the landlord. Communication is great, getting issues and questions resolved with ease. Compared to other agents I use of other properties around hen U.K. and abroad, Lisa definitely sets the standard.

The worst experience renting with Garton Jones in CBW from beginning to end.
1) false promises when the apartment was let to me
2) rude property managers
3) once I got a threat for being 1 day late to pay rent that I would be evicted ( when I usually pay it early and was abroad with limited internet that time - paid same day)
4) extortionate deductions from deposit on ridiculous pretences, e.g why do I have to pay for a light that wasn’t working when I moved in and never even used/ needed to use. And, after paying £200 for a deep clean for a studio, I am now being charged another £200. So in total £400 for a deep clean of a totally ok studio flat.
The most ridiculous letting agency that I’ll never use again or recommend anyone uses if you don’t want a headache.

I am having very bad experience moving to new flat in sophora house chelsea. The fridge and the stove are not working and I am having the minimum support with the slowest response. I send an email after another. It take more than two days just to reply and when I did a follow call, I was told that they will call me back as my contact is not available now but I don’t receive a call after waiting until the end of the day. Instead of focusing on running my business, I am running a flat now.
I am not sure if they don’t consider issues with fridge and stove that important or it’s a company’s culture to deal with costumer’s issues this way. I am shocked and disappointed for an I invested I made in renting what I thought a good flat but my experience is going very bad so far.
It is taking 7 days (including weekend and one day bank holiday) and they did not even look at the problem yet which can be a tiny issue or something.

I have been renting through Garton Jones CBW for around 4 years. Mostly positive experiences, everyone in the team is professional and helpful. In general I would say confidently one of the best experiences I had with any letting agency I used in the past. Special thanks to Agnes, the best property manager I ever came across for handling and sorting out all the problems/issues very effectively and quickly. During our move out process she made things happen, coordinated everything and everyone involved flawlessly and finalised the process probably in record time. With a team like this and based on my experiences I don’t foresee any reason anyone would have a second thought using GJ CBW. Many thanks to everyone!!!

A really excellent service from Garton Jones generally and particularly from Anisa who worked very hard out of hours and got everything done before the deadline. I was renting with Garton Jones for several years. The documentation process was straightforward and overall the team were very friendly and professional.
Stephanie and Miguel are extremely helpful and prompt in replying to emails and queries. They made the property management side of things very easy. After check out my deposit was returned to me very quickly and any issues were settled within a few days.

If the flat you found is being managed/ leased my garton johnes look else where.
I was a client of Jacqueline and after she sent me the incorrect form to fill she was adgitated that the form was not filled in fast enough. The next day she called telling me the availability date was pushed back and showed after I got upset ( I made it clear before offering that I needed to move in ASAP ) she interrupted me and tried to close the phone
The next day 1 minute before closing time she emailed me to tell me that the offer was cancelled. After calling the lady on the phone acted completely normal until I stated my first name ( which is of arabic decent ) then suddenly she became very rude to me.
I still haven't gotten my holding deposit a week later,and when I called trying to make a Complaint I was lead to no where.
If you have a shred of dignity I'd look for a better agency who atleast would give you a call to tell you that you're homeless now.

The office evaluation is 5- , it’s very bad in general.
We received the apartment on 3/6/2022 and from the required conditions
1) The apartment is completely clean
2) It should be fully air-conditioned
3) The office should inspect the apartment and verify all of the above before handing it over
Upon receiving the apartment and paying the full amount, the following appears:
1) the apartment has been dirty and not cleaned
2) the air-conditions is not working , and after contacting the building administration they make it clear to us that the apartment does not have air conditioning except in the living room and the master bedroom which is contrary to the agreement between us and the office.
3) there is no way to communicate with the office except by e-mail, as the response takes 48 hours and sometimes no response at old.
4) The lighting in the bathroom does not work, and an electrician came from their side, and it was agreed that will be replaced from 10 days up to now nothing has been done.
The office is very bad and does not have credibility and I do not recommend dealing with it

If I could select a 0 star I would. Unprofessional at all level when it comes to sending the deposit back: unable to advise the landlord who claimed the whole deposit for missing items that were in a different place in the flat (so not even double checking the pictures from the check in check out reports), asking money for items like toilet brushes that we threw after moving in for hygienic reasons, claiming a ridiculous amount for scratches on the floor like the landlord will renovate the flooring with our money. It took more than 20 days after we moved out to receive the checkout inventory and now it’s been over a month that we’re still waiting for the deposit back. During our tenancy in Chelsea Bridge Wharf, with a 2 years contract and a 12 months break clause, the agency asked multiple times to do sales viewing in the flat during Covid, and threatening us that the landlord might kick us out after the break clause if we don’t accept to do the viewing! And this only after the start of the tenancy. They’re quick to make you sign and pay, but slow for all the rest. The property managers Valerija and Charlotte have been unprofessional by delaying the whole deposit return process, not even a manager to speak to. Just unqualified people to deal with.

Garton Jones of Chelsea Bridge Wharf (GJCBW) have been my letting and managing agents in Chelsea Bridge Wharf since 2005. I have other agents managing other properties in other parts of London but none of them comes close to GJCBW in terms of quality of service and reasonableness of charges. Everyone at GJCBW is friendly, helpful, knowledgeable, attentive, prompt and efficient - from marketing for new tenants to collection of rentals to management and maintenance of property to keeping owners and landlords up to date with comprehensive reports and statements of accounts. Despite the inevitable changes in personnel from time to time, they have maintained a consistently high standard in every department in the fifteen years I've known them. As real estate agents go (and I know quite a few), GJCBW are definitely the tops. Charlotte Edney is a super property manager - friendly, bubbly, energetic and efficient and she gets things done. And Jerry Storrie, less seen because she is in accounts and not in the front office, deserves a mention too for her prompt easy-to-understand statements of accounts.

However, they provided very poor service but charged very high management fees. Then I changed to Garton Jones to help me to find a tenant and manage the apartment. I have bought 3 beautiful properties in Chelsea Bridge Wharf where Garton Jones is The Sole agency situated in The Development itself.
I have always dreamt about owing just a small property there but with the team at Garton Jones who know the place inside out, I now have 3.
Chris, Harry and Rafael guided me on the dos and don’ts. They were fair and transparent to both myself and the sellers. No churning with this team of people.
Thereafter , all the 3 units were let out with no issues.
Jerry, Annie , Charlotte, Miguel are always efficient with emails and replies. Such a pleasure to deal with them. Always courteous and helpful.
They all take their jobs very seriously.

5 years I live in London and I change two flat, for my personal experience the worst agency I have ever met.
They only do interest of phantom landlord, they don’t protect rights of tenant. I left Vista Cascade after living in a 3 bedroom at the 13th floor for more than 2 years because a psicotic neighbour was always complaining of every single sound from TV at normal hours day time and it happens in 2 years that I play music and he was immediately report to concierge. Don’t rent the flat 52 cascade you will have to live in a prison and the agency doesn’t do anything to protect your interest.
After I left the flat they came out with a bill for cooling systems of more than 1.000 gbp without never been inform about this bill, I’m still waiting after 10 days my deposit because they need confirmation from the landlord which it seems impossible to contact me but when they want the money for the rent they immediately ask you if you are in delay of 2/3 days and as tenant you answer but landlord can do whatever he wants.
Venice property manager she is very unprofessional and aggressive be very careful to rent from this agency and read every single work in the contract because they will use against you to gain much more time as possible to delay and refund you.

It’s been three months now, and they won’t answer calls or anything and when I went to see them, they said we had to pay for the furnishing, why make the deal then. Right after they receive your payment, they think they can ignore us?! I’ve tried to rent a property through Garton Jones and the service wasn’t good at all !!! Try not to deal with Venice as she doesn’t even know how to type the correct passport number when she is doing the credit checks... slow process, you have to chase for an update so you’re just wasting time with them .. Also when I spoke with the landlord she said she is fine with everything but Venice just lied to me saying the landlord doesn’t want to proceed ( and I have proof ) Then you have to chase up for your holding deposit as Venice said on Friday that the holding deposit will hit my account on Monday but ... nope. I had to chase up again on WEDNESDAY then she said ohh our account manager is on annual leave and again .. no update. Simple.. don’t promise something if you can’t do it.

Orinta Garnyte is the most helpful estate agent one can hope for. She deserves not only 5 but 10 stars on Google reviews.
Unfortunately we were only exposed to her intermittently and occasionally. The rest of the office is probably depending whom you will encounter. This is why we give only 1 start. it probably needs closing down. Dominic is certainly disasterous. The rest are unreliable inconsistent on every aspect of communication you can imagine. It may be their workload though. Management team has done serious mistakes. If Orinta was not there we would have taken them to the court.

I have had a pleasant experience with Garton Jones especially when Joe Harvey became my property manager. He is very helpful, kind and friendly. In case of any issue in my flat, he always comes and checks by himself or send someone immediately. I have had a bad experience with previous property managers but Joe is the best!

I had a brilliant experience with the team at Garton Jones. Harry was brilliant from start to finish, he really listened to what my needs were. I have to also mention Dominic. Dominic has helped ease this horrid transition moving from the US to London and has remained supportive and very helpful over these past few months. I've gotten a few emails from him past 8pm giving much needed advice. My only negative would be that I had to wait a week for an extra key as the owner only left them with one.
