Ben from the lettings team helped find and show me a number of very suitable flats. He was highly professional, patient and helpful throughout and never tried to push or sell me overly on one property or rush me to a decision. This is how looking for a rental property should be.

We have just switched to GL because our previous letting agent had told us to just keep letting our property, despite ever reducing rents due to its ever deteriorating condition. Like so many, they wanted the quick buck.
GL, through Steph Dodson instead advised and then managed an extensive refurb for us. They were on site often, sent us many photos throughout, made suggestions about what was urgent / important to tenants and what was of lesser importance, asked us what we thought and always valued our opinions/thoughts/questions. The renovation has been done amazingly, to a very high level. We have been able to secure a substantially higher rental, whilst more importantly, feel our house has been restored to what it was, a beautiful family home that we love and cherish as the place our children grew up in full of special family memories. Disaster lettings team. Since the beginning of the month trying to arrange a viewing on a rental property, had zero response no feedback whatsoever about when was the viewing happening.
The lettings associate was clueless, was not even aware that the property had a price reduction twice in two weeks in a row!
Terrible experience! I was even receiving more property viewing options when the one I requested not once I had a feedback on, enbarecing to say the least.
Already rented a house with other agency while the property I was interested in is still to rent.

Had an extremely unpleasant experience dealing with Gibson Lane as a buyer. A few highlights:
- We had to be very proactive with asking for weekly updates on documents as the sales agent was otherwise not very forthcoming with information
- Sales agent assigned to our case had a habit of leaving work around 3:30, so any inquiries (email or phone) past then would have to wait until the next day
- Sales agent also would randomly not be in on days without any warning or automated email response (like you would expect), so important emails would go unanswered, forcing us to call to check on inquiries
- Sales agent was very condescending in communications, presenting very unfavorable terms while adding "I trust these will be agreeable" or otherwise completely ignoring our concerns
- During negotations for period between exchange and completion, sales agent threatened us by saying that "the market has moved on since your offer and the vendor will put the property on the market and we will sell it for more money" - this is verbatim
- Despite the threats, the sales agent's manager and vendor backed down in the end, showing how toothless they actually were
Please let our hardships be a lesson to all prospective buyers: do not trust anything that Gibson Lane sales agents tell you, they are only concerned with their sales targets and commissions.

I have used their service to get an apartment. Its really irritating service and i am telling because of the below reasons.
> Once you signed the contract they won't bother about it, you have to call them/chase them for everything.
>They don't respond regarding any issue until you call them multiple times.
> there is no feedback/escalation loop, So you have taken their service you are tracked into loop.
> My property is a new development, and it has been 15days, i can't see this property name on the government sites. So i am unable to get any service such as Broadband/Kids School/NHS/Garbage collection/Electricity/Gas bills. And whenever i call them, they will say, we are working on this.
> All of these are laterally creating hazard to my family(couple+2kids).
So overall i will never recommend to take their services.

I know estate agents often get a bad press but Gibson Lane is not like other estate agents. I would highly, HIGHLY recommend them to anyone looking to sell or rent. I will definitely use them again.

Gibson Lane did a great job all round. Firstly they got us an offer above our target within a week of the first viewing. Then the processing of the sale was handed over to their specific processing team who worked incredibly hard. Our buyers were first timers with terrible solicitors and I'm sure the sale would have fallen through if it weren't for the team. All of the staff were very competent and professional - nothing like some of the stereotypes of estate agents. The price wasn't quite the cheapest, but comparable with other agents. Gibson Lane staff were great throughout the sale of our house. I think what Gibson Lane have is a real understanding of the area and what houses in the area are worth.
Having previously struggled to sell our house a few years back with another estate agent, we were amazed at how great Gibson Lane staff were at getting people through the door and in less time than we thought, we had interest and an offer. Even when (through no one’s fault) the sale fell through, Gibson Lane were immediately chasing leads and getting the right people to view our house and in only a few days of putting the house back up, we got a new offer and for more money.

When we first approached Gibson Lane about selling our house we were not yet ready to go to market but wanted to have everything in place to move quickly. Tom understood our position and duly organised a brochure and EPC efficiently and then stood back until we gave the ‘go ahead’ some months later. We were never put under any pressure to proceed. When we decided that we were ready to sell the process took just over two weeks with almost all viewing organised by the team at Gibson Lane taking place in one day and one of several offers accepted three days later. Progression to exchange and completion took longer than hoped due to issues further down the chain but Wendy was tireless in hounding everyone involved and ensuring forward movement and never less than diligent in her updates to us. Of the four agents who valued our house GL seemed the most knowledgeable. We went live beginning of March 2021 It took the whole three month contract to find the right buyer (our house, though desirable, needed a cosmetic upgrade throughout and was marketed on its potential to be extended). So lots of interest but few offers and those were too low in our opinion. GL were generally patient with our desire to "stick it out" for the best price we could get. In the end it was a developer well known to them who offered cash, £10K lower than our ideal and we accepted. The sales progression was expertly handled by GL to a successful completion in November 2021. Job done!

Three months have passed after a water leak in the ceiling, they came, did the hole and left like this.
Last week they came again and SCREWED A WOODEN PIECE to cover the hole.
I called them, sent email and told them that I don’t want to pay the rent until they will fix it, they threatened me that will put me as payment arrears and bad reference.
So what can I do?
When they want money, they send hundreds email, but when there’s to do something they disappear.
Ridiculous agency, If you can’t do your job, better change work.

I have noticed that most of the good reviews are from landlords or from sales, so here is my fair 2 star review from a tenant who was looking for a property.
I have noticed that most of the properties in Kingston/Richmond with Gibson Lane are way more expensive than other agencies. On few occasions I was promised to get a call back, an email, etc. and it never has happened. The ads they put are not accurate, example " side garden" and no picture of a garden and when you go for a viewing the "side garden" is actually just a patio walkway to the properties' door ( facepalm).
I would not recommend this agency. Maybe if you are going to sell your property or if you are a landlord, but if you are a tenant with reasonably limited budget- avoid.

I have just sold my Victorian Maisonette through Gibson Lane Estate Agents.
All the office were extremely friendly, and professional from the start. They kept me fully informed through all stages of the sale, which in this case was a particularly awkward !
However, everyone in the office knows what is going on and cover for each other when one is not available, which all makes good teamwork and excellent service to the client.

I would give them -5 stars if I could! They are nice and helpful when you have to pay them a large amount of money but once a problem occurs they do not try to solve it at all. During the tenancy I had to deal with the Landlord myself. The worst agency I have ever dealt with! Would strongly recommend that you stay away from them!

We are in the process of completing on a house purchase in Kingston. We've had a very positive experience with Gibson Lane. We've dealt with a number of agencies in the area and Gibson Lane is by far the most reliable, helpful and efficient. We were shown the property by Neil Gibson who agreed to show us the property quite late in the evening which was very helpful as we both work late.

Having experienced what a first class service Gibson Lane provided on a previous sale, I recently instructed them on my current sale, and once again they did not disappoint.
My biggest irritation with other agents is that after being visited by a competent manager who may make all the right noises, I am then left to deal with inexperienced junior members of staff who let the side down - badly. The sales team at Gibson Lane have worked together for a number of years, and it shows.
They are thoroughly professional, knowledgeable, very friendly and, best of all, keen. Phone calls are returned immediately and any information required is to hand. The sale is closely followed through to completion by the super efficient Wendy and issues quickly dealt with. Following a very honest and straightforward valuation with boss Neil, I liased with Daisy, Charlotte and Matt, all of whom are a pleasure. Probably worth mentioning is the fact I have also bought though Gibson Lane in the past, and found myself, as a buyer, being treated as respectfully as their vendor. I believe it’s hugely important to bring both parties together in a way that leaves them both feeling satisfied with the deal that has been made, something that has to be managed artfully and diplomatically by the middle man (or in this case woman!).
I won't hesitate to instruct them again, and for anyone reading this, no I am not related to anyone there in anyway, just a very satisfied customer.

We have just rented a house in north Kingston from Gibson Lane, a process which has taken less than a week from my first phone call to them, to taking possession of the house, and couldn't be happier with the whole experience.
I made an offer last Thursday evening, immediately after seeing the house, which is lovely and in perfect condition, and this was accepted by the landlord within an hour; by the next day the reference checking was complete. We take possession of the house tomorrow, Wednesday, only 6 days from first seeing it.
Rosie Jakob, the Senior Lettings Negotiator, is friendly, very helpful and knowledgeable about the area, and highly efficient. The formalities were completed very rapidly,and with no problems.
I would recommend Gibson Lane very highly.
