We've bought and sold a few properties over the years, and have never had a great experience on either side of the transaction with the estate agents. It seems to be an industry riddled with charlatans and liars, however Graham Butts have completely changed our opinion of the industry. From day 1 we were impressed with Tom at the Angmering office - honest, transparent, informative and knowledgeable. The process was made easy and straightforward. We wouldn't hesitate to use Tom again in the future.

As a long established and knowledgeable firm in the area, I had complete confidence in the valuation and marketing strategy suggested, resulting in a successful transaction. My experience with purchasing a property with Graham Butt Estate Agents , particularly with advisor Carol, was extremely disappointing. Despite the sale of my own property being ready to exchange, Carol showed no interest in getting her property in the chain progressed at all. Her lack of care and unwillingness to support made it clear that Carol could not care less if the sale went through or not. It is evident that this agency lacked sufficient staff for the volume of business they handle, as Carol was constantly too busy to provide any assistance.
Overall, I am relieved that I was not relying Graham Butt to sell my property, as Carol's unhelpful attitude proved extremely detrimental to the process.
Just for clarification, this is NOT a fake review as suggested. This is a review on behalf of my mothers purchase, Mr Butt please contact me for more information.

I rented a property that was managed by Graham butt. The flat was flat 10 thornton court. It had horrific mould conditions due to no ventilation and had storage style heaters that work off peak sadly for a year they did not work and I had to use plug in heaters. I was patient all the way through the tenancy asking for help until the end where it was so bad I had to leave the property
I was denied a discussion with the landlord for no heat, I was denied a conversation with the directors of graham butt. Every email with visitation and solutions by Kate at Graham butt never came to be. During the one year no one from Graham butt attended the property.
When I left I went out of my way to clean the property to a higher standard than I received it. I also made sure it was respectful for viewings. They took some of my deposit for professional cleaning and have yet to produce any invoices or receipts to prove this.
Be very careful of this company at all levels of their business from cleaner to director they are very soulless people . Do not let these people manage your tenancy if you're a tenant

I bought this house 12 years ago from Butts and have now sold through them. I cannot fault Tom for his understanding and compassion regarding the situation and his excitement for the property. 5* service.
Adrian is exceptional and along with Tom, has dealt with all of my anxiety ridden queries. Nothing has been too much for him and he’s answered everything with a smile.
We have just exchanged after 9 weeks, which we couldn’t have done without the hard work they have put in.

We bought a house through Graham Butt estate agents which was looked after by Adrian.
Adrian was amazing from start to finish and kept us informed during every step of the process. We had difficulty with a solicitor within the chain which was very stressful but Adrian was on top of it at every point and took appropriate action to get the issues resolved where he could. He kept me reassured throughout and was very patient with my many calls. Tom also helped out and was the exact same, keeping us well informed and chasing things up while Adrian was out of office.
I couldn’t recommend this estate agents more and would like to thank them for their amazing service.

Tom came and took photos and by the afternoon it was on the market, within ten days we had had three viewings and 2 offers which we accepted. As time moved on, our chain collapsed when the bottom link pulled out. This was the third of March, and completion had been muted as the 10th. The office managed to get a viewing on the third around midday and by two o'clock a new offer was made which we accepted, protecting our purchase. With great communications from Denise, Adrian and reassurance from Tom we managed to exchange contracts through the new chain on the 3rd April with completion on the 13th. Through times of great panic when the original sale collapsed they each were very reassuring and helped keep us calm speaking to our sellers agent and solicitors. It was a wonderful effort and i am most glad we chose Graham Butt to take us through this. Top marks to them all.

We signed up to various estate agents when looking for property's in the area.The team at Angmering where totally professional throughout.
Our first viewing with Astrid wasn't pushy and she was pleasant and informative..We made the offer that day and true to his word Tom called back with the acceptance on the Monday.On various occasions we re-visited the house and always we were made to feel that it wasnt any problem for them. We met Adrian on both occasions who was happy and informative and nothing was too much bother. We had a subsidence video survey carried out at 11am,on the way back home we stopped for a drink and the email quote had been received which I forwarded to Tom and by the time we got home he had negotiated a reduction in price with the vendors.Amazing work..Literally within a few hours. Any email that was sent was actioned pretty much immediately.The whole experience

I cannot praise Tom, Adrian & Denise at Graham Butt in Angmering highly enough. We bought out house through them a while ago and had no hesitation in using them for the sale this year.
Throughout the process they ensured that stress was kept to a minimum with regular communication and updates. When things got a little fraught thanks to lower down the chain, they were always calm, professional and cheerful, and went out of their way to ensure that we were kept in the loop and that our sale proceeded smoothly.

Denise, Tom and Adrian were so helpful throughout. When viewing the property they were very engaged, friendly and professional… Then throughout the process they were very responsive, quick and clearly knew their industry!
Moving house is never an easy process however, Graham Butt were amazing and made it more enjoyable. We also wish we sold our property through them!

From the moment Adrian came to our property to value it to completion we have been kept informed and updated all the way through the sale. Adrian is very professional, always responded to my calls and emails in a timely manner and gave me updates as things progressed without me having to call and find out what was happening.
When Adrian was away on leave, both Tom & Denise kept me informed of the progress and kept Adrian up to date on his return so he knew what had happened to the property sale in his absence. I would have no hesitation in using Graham Butt in the future.

We have had an a very poor experience with Graham Butt Estate agents .
We arrived at a property and were told 10 minutes before the viewing that it had been cancelled.
We left a telephone message at 9.00am to ascertain the house number ,as that wasn’t given to us when we arranged the viewing either.
When we got the call from Graham Butt ,10 minutes before the viewing ( we were obviously parked in the street after traveling an hour to get there ), We were told that the house was under offer and the viewing was cancelled .
We were informed that a phone message and an email was sent to confirm this yesterday.
I can assure you we had no such message or email and the estate agent was very rude .
By the looks of another one of your google reviews this isn’t a one off occurrence.
This estate agent needs to pull their socks up and be somewhat more truthful.
It’s a shame i can’t give zero stars .
I’m not keen on being told untruths .
