It gives me great pleasure to welcome you to Graham Butt Estate Agents, hopefully you will be taking advantage of some of the many services our company can offer.
In 2021 we celebrated the opening of our Littlehampton office in 1971. The last 50 years has flown by and seen many changes in the housing market, however we are proud to have remained a family run, totally independent business, with four generations, of the name "Butt" working within the offices.

Unfortunately after 15 plus years of Letting properties with Butts we've had no choice but leave a few months ago due to lack of support with an awkward tenant. Then received a 2nd class mailed letter which was sent two weeks ago, which now has resulted in a fine for non payment of under £20 of council tax. This was the second letter sent to Butts that wasn't actioned by them. If you're looking to rent a property my advise would be to avoid.

I have recently sold my property with Graham Butt, and whilst it was a difficult property to sell & therefore a lengthy process, they got it done. I am still surprised at how many viewings they managed to get booked in, whilst fitting them around my busy schedule. The communication from start to finish was impeccable, there was never a period of time in which i didn’t know what was going on, I was kept up to date and given such valuable advice throughout. I trusted their judgement completely. Whilst dealing with other estate agent companies when finding a new home, I found there is an very noticeable difference between the standard of service, Graham Butt being by far the best Estate Agent Company I’ve had dealings with. Unfortunately I have moved out of the area, so when I come to sell I will not be able to use Graham Butt, but I will without a doubt recommend them to any family & friends in the future.

Graham Butts Littlehampton have been outstanding throughout the selling of my property. They have communicated every inch of the way, they are very quick to respond to emails and when calling the office you can always get through and speak them. They have gone out of their way to help and support to make the process as stress free as it can be. From printing documents from the solicitor as I do not have a printer to sitting with me to double check I had filled it all correctly and scanning them back. I can honestly not commend them enough. Every team member is very welcoming and friendly, I will always recommend this branch and the staff, just outstanding! I am extremely grateful for all their help and support.

The staff at Graham Butt Estate Agents are all very professional but friendly too so really felt that I was being looked after. I was well informed about every property I viewed and when I had chosen the property I wanted they answered every query that I had, following up with the Vendors and getting back to me quickly so I was never left 'wondering'. I was moving from Surrey so quite far away and they made recommendations further to the Survey, of contractors who could carry out the works needed and also supplied keys so that estimates could be carried out. And finally they liaised with the solicitors too and advised that completion had taken place and that the keys were waiting for me, in fact so quickly, they just beat the solicitor to it, phoning to let me know! I have no hesitation in recommending Graham Butt Estate Agents! Thank you all - I love my new home!

I rented through Graham butt. However they provided a property with no heating for a year. Be careful if using this company as they will rip you off with your deposit. I asked to be present and was denied. I was then sent bills by tradesmen which were not relevant or factual to any damages.
Iv lodged a dispute with TDS to recover the funds. I asked to speak to a director or the landlord however was denied.
The poor side to Graham butt is that they care all about money and not people. Their letting management teams are very poor and lack any sense of competency or empathy. Their letting manager Kate is very unproductive.

I rented a property that was managed by Graham butt. The flat was flat 10 thornton court. It had horrific mould conditions due to no ventilation and had storage style heaters that work off peak sadly for a year they did not work and I had to use plug in heaters. I was patient all the way through the tenancy asking for help until the end where it was so bad I had to leave the property
I was denied a discussion with the landlord for no heat, I was denied a conversation with the directors of graham butt. Every email with visitation and solutions by Kate at Graham butt never came to be. During the one year no one from Graham butt attended the property.
When I left I went out of my way to clean the property to a higher standard than I received it. I also made sure it was respectful for viewings. They took some of my deposit for professional cleaning and have yet to produce any invoices or receipts to prove this.
Be very careful of this company at all levels of their business from cleaner to director they are very soulless people . Do not let these people manage your tenancy if you're a tenant

Estate agents sometimes have quite a poor reputation and perhaps deservedly so but Graham Butt's at Littlehampton are an exception that proves the rule. They've been fantastic! Communication was great; they were always professional and friendly and kept me informed throughout the entire process. Through issues out of Graham Butt control we had a long drawn out process to Exchange of Contracts. At all times, especially when they were stressful their different staff remained cool and calmed our stresses.

Our experience with Graham Butt has been nothing but positive. We started looking for a property to rent in January 2021 with a number of different letting agencies. We were always drawn to Graham Butt and found them to be the most professional, reliable, friendly and relatable people. We enjoyed every show around we had with them and found ourselves only looking at properties letting through graham butt as we found them genuine and honest on their show arounds. When we finally found a flat we wanted Graham Butt could not be any more accommodating to us. We were able to move into the flat on a day that suited us around our work. We had a slight concern about a window not having a key in our daughters room to lock and within an hour of calling graham butt the lady who moved us in unexpectedly turned up at our door as she said she was concerned and wanted to check it out for us. Any maintenance issues we have had has been sorted out in a matter of days and i honestly could not thank graham butt for making our first family home the best experience possible. Their communication and professionalism has been greatly appreciated and if we ever find ourselves looking for another property it will definitely be through graham butt.

Worked hard for them for three years, made lots of good relationships with landlords and tenants then fell out with colleagues and didn't get even a card till i posted this on Facebook, if you don't get on with gill and Paul (who is very strange) you are out!!! Took on leaders ex staff, that's why I left them, they don't care about landlord's or tenants

We had graham butt for a year.
They have a constant habit of taking usually over 48h to respond to any maintenance issues (it doesn't help they like to let out properties in disgusting conditions fully knowing people who are desperate will take it anyway).
It's also apparent that communication within graham but is a severe issues. If you plan to change your name don't expect them to use that name 7 months and 5 emails reminding them of this.

I understand that during the current circumstances estate agents may be busy however, I called and was hung up on, I left a voicemail a week ago and never heard back and sent an email two weeks ago to get an automated ‘we’ll be with you shortly’ and never were.
So sadly disappointed as I’ve been told they’re supposedly good around this area.
It would’ve been nice to have at least a response via some form of communication from them :(

My aunt had a rental property on Highdown Drive in Littlehampton, it’s been rented for several years and her current tenant moved out towards the end of June. I proposed the idea of selling rather than renting again. The decision was made instantly so on her behalf I contacted 3 agents in the local area to set up some valuations. I was impressed with James’s professionality from the outset, he called back straight away after I left a message with his office and we arranged to meet on Tuesday 26th May. I also decided to register as a purchaser with the 3 agents to see who came back to me in a timely manner, needless to say I received a call from one of James colleagues the very same day, worth nothing one of his competitors also called me the same day but I’m still waiting for the 3rd one to call me.
I arranged to meet with 2 of his competitors the same day as I’m not local and wanted to get a feel for the market and the value. All agents suggested the same asking price of £295,000 but the decision was a simple one, we entered into an agreement with James and Graham Butt Estate Agents. We signed the contract at 2pm and by 4pm James was at the Bungalow doing the photography and floor plans. The property was listed on all the property portals the next day after we had the opportunity to see the details before they went live.
One or two viewings took place in the week and then on the Saturday I received a call from James at 11am with an offer that his colleague Simon had just received. It was a good offer and a cash offer from someone who’d recently sold her house. We negotiated it very easily, and the property was then under offer. The sales memorandum was issued on the Monday morning with an agreed timeline to exchange. We smashed this agreed timeline and managed to exchange 8 working days after accepting the offer and only 11 days since the property was listed for sale. Simon kept in touch with me and managed the process whilst at the same time I was bugging James. We exchanged on June 10th and the property completed June 12th.
A huge thank you to James and the team on a fantastic result for both my aunt and the purchaser. I would highly recommend Graham Butt Estate Agents as my experience couldn’t have been better.

I needed a market valuation of the house I'd been renting in Littlehampton for years and which I'd recently agreed to purchase from my landlord. James kindly gave me a true and honest opinion in writing of the current value and also other sound advice; despite the knowledge that Butts would not procure a fee. Thank you!

The worst letting agent I have used. Disgusting attitude, incompetent. Could not care less about repairs; if you can’t flush the toilet or are cold all the time. If you’re not happy then you can move.
They could not care less about their legal responsibilities under the tenancy agreement or the Landlord and Tenant act. When reporting faults, such as not being able to flush a toilet or broken heating system, they will argue, and ignore, instead of fixing these. This is either done through incompetent or an act of being disingenuous, but in either case it breaches their legal responsibilities and they could not care less about it.
No other agent I have used has acted in this way. This agency is a disgrace to all other letting agents who do their jobs properly. I have never had these issues letting through other local agents.
Edit: With the response below from the Lettings Director of Graham Butt, who failed to address my complaints, it is worth noting that my old neighbour knew the landlord well. Speaking to him the landlord had had no issues with renting. Given the severity of the issues with things like the heating system it is obvious Graham Butt did not give information to the landlord needed to understand this.
The constant lies from the agent are pathetic. The email below is a small snippet from a chain of 18, or more, emails. The email was responded to by myself. Further emails from Graham Butt did not result in anything changing. On some emails they tried to blame me for being in a situation where they were the ones refusing to accept there were major problems present that needed resolving. As they wouldn't accept these problems it is doubtful they told the landlord.
These problems resulted in them and the landlord breaching the tenancy agreement and the Landlord and Tenant Act. Before moving I had been looking to escalate my compliant through the local council and The Property Ombudsman.

After finding a few properties to view through Rightmove for my dad and coming across Graham Butt, The service has been fantastic from the start and still continues.
Myself and my sister had thought this would be a grueling experience to find a suitable place for my dad but the support from the branches at Littlehampton and East Preston are and have been really great.
My dad has put an offer on one of Graham Butts properties today and this is something I never thought would of happened but with the friendly and ever so helpful staff we have got a great result.
I would highly recommend Graham Butts in the future to anyone.
A massive thank you to Caroline and Valerie from the East Preston Branch who have gone out of their way to provide us with relevant information and support and again continue to support us.
Another thank you to Adrian and Sam from the Littlehmapton branch who have been very informative and extremely helpful throughout this process.
