If you're looking for a property on the North Norfolk coast then Henleys really is the estate agent to go to. They have the best list, but also the team is super knowledgable, friendly and helpful.
Our list of requirements is pretty extensive and the team – specifically Eleanor and Charlotte – are brilliant at finding properties that might work.
They're great at viewings too – you never feel rushed and they're great at answering questions.
We've had a number of great viewings with both Charlotte and Eleanor and while being super professional, they've also made it fun and interesting too.

We're really impressed with the service at Henley's. As renters, moving to a new town was a little daunting but Denise, Pamela and the team have been brilliant every step of the way. References, credit checks and inventory were all carried out online fairly painlessly, and since moving in we've had attentive, responsive service for maintenance issues and and communicating with the landlord. Definitely a cut above other letting agents!

We recently purchased a property through Henley's Estate Agents and were very impressed with their professionalism, helpfulness & level of contact in particular with their after sales team. We had a very difficult period through to exchange of contracts with a complicated chain, completion was considerably delayed for a number of reasons and the actual day did not go very well with the last link in the chain not completing until 18.00hrs. Throughout all of this Henley's were our main source of information. If we ever move again, which we are not planning to, Henley's would be our first choice of agent!

We have recently sold my mum’s house through Henley’s in Cromer. They were recommended by mum’s neighbour. Mum died in March and we met Charlotte at the house in May. She was empathetic and efficient. The photos were excellent. I contacted Charlotte about something in the wording that I felt was incorrect (can’t remember what, quite minor) and she duly changed it.
There were a few viewings at the original price. Henley’s showed those people round (we don’t live near the house) and always kept us informed.
The market was on a downturn and Charlotte rang and suggested a lower asking price which we agreed to. The house then sold quite quickly.
We felt informed at all times and felt that Henley’s earned their fee!

Escape To Victory!!!
I had become unhappy with our previous property management company and asked my business partner to ring round 3 other agents. She spoke to Tom at Henleys and called me immediately singing his praises. I then spoke to Tom and asked him some very challenging questions to test his knowledge. We didn’t speak with anyone else.
Tom is Da Man!!!!
Tom at Henleys is efficient, friendly, and extremely knowledgeable with a fantastic moral compass. He does a fantastic job for both us and very very importantly our rental tenant.
I am not sure if Tom is a secret Mafia Don...Whenever there is a problem with the property workers appear on site on time. Things happen without fuss. Perhaps Cromer’s Guild of Tradespeople are terrified of finding a crabs head in their beds....Who knows? On the other hand it could be because they like and trust Tom as much as we do.
I get beautifully written reports about the property and I trust Tom and his judgement. When he rang me to say the boiler at the property had stopped working he had already instructed a no obligation quote...and later he rang me to say we needed a new boiler. I just said do it – didn’t even need to see the paperwork. Despite probably having to spend a couple of grand we managed to have a right old laugh!!!
In business there has to be trust but it should also be fun too.
I trust Tom and so should you. My life is so much easier with Tom on the case.
If Tom were a movie star he would do an "Escape To Victory" PELE style bicycle kick and bang it in the back of the net every single time.

Having had my house on the market for 1 year with another agent - 7 months of which waiting for a sale to go through, but finally failed, we switched to Henley's. They were much more enthusiastic about our property, valued it fairly and communication prior to marketing was good. We had 2 viewings booked on the first day it was marketed and have received an offer already. Again, communication regarding the offer etc has been excellent.
We haven't completed on our sale yet and my answers are based on my experience so far.

I went into the office in Cromer today as we are actively looking to buy a property. If you are selling a property then I would avoid this company at all costs. I asked whether I could leave my details and was told to check Rightmove on a regular basis for my search! Hardly a proactive approach to selling customer’s property and a complete contrast to the other agents that I spoke to in Cromer today who were hugely helpful and in tune with what we are looking for. The agent was rude and dismissive and was obviously not interested in even talking to me.
I’m not one for writing reviews normally but I am completely amazed by the attitude that I experienced today.
Completely appalling - buyers and sellers beware.
In reply to the owner's response. First impressions are very important so I will definitely not be returning to your office. I visited about 8 estate agents in the last 3 days and all of the others were very keen to spend some time discussing what I was looking for and have also started to give me heads up on properties about to come onto the market. I would also like to point out that looking at your team page it was actually the owner that I spoke to, not a member of staff.

Found them really bad from taking bad pictures promising to come take better ones, to getting clients they really on the first 2 weeks of advertising and then want you to lower the price. They didn't even bother to show the 2 they found around. They kept our next door neighbours house on right move etc. that had sold the year before at the lowered price making ours look overpriced.

This is definitely the best experience I have ever had with an estate agent. -they break the mould and do things differently.
From the very first contact, through the entire process and to completion, EVERYONE that I dealt with was friendly, professional, honest, helpful and NOTHING seemed too much trouble.
Eleanor was my main point of contact and I felt like she was always available to advise me, offer support, help in any way needed and offer guidance with frank impartial advice - even when she probably shouldn't have been (day and night).
Her knowledge of all things seemed to have no limits (and if she didn’t know she would say, but she would then go and find the answer), her passion and care were endless and it was a genuine pleasure to work with her in achieving the house sale.
Bearing in mind that I never got to meet any of the team as I had to do everything remotely, I felt as valued and enjoyed our relationship as if we had met on several occasions.
Viewings were as promised, led by one of the top team with extensive feedback after each viewing
I genuinely cannot recommend Henley's enough!

We highly recommend Henleys Estate Agents after recently buying a property with them. It isn't any exaggeration to say that Jeff was a complete superstar. It was a complicated situation and needed lots of practical help, Jeff also made multiple visits to the property as we are over 100 miles away and couldn't get there ourselves. Although we bought from them, we wouldn't hesitate to use Henleys to sell because there was almost nothing Jeff wouldn't do for his vendor to facilitate the sale.
Eleanor was also a calming godsend in the office when things got extremely stressful. Their proactiveness cannot be overstated, making contact with solicitors on both sides and many other referrals to people we needed locally both during and after the purchase has been just invaluable. They seem to know everyone! A brilliant combination of friendly and professional, available at all hours and I am positive we would not have got this through without them. We are so grateful for their help in us starting our new life in Norfolk.

I rang up to arrange a viewing for a property on Rightmove, they said I would receive a call back - I didnt.
I went on their website, filled in a viewing request form for the same property, heard nothing again.
I then sent an email about the same property and heard nothing.
Overall, very poor, I wouldn't recommend them from my experience.

I decided to use Henleys property letting services in January 2019 and sign up to the full management package. Within one week a suitable tenant was located, a contract signed and the property occupied on the 25th of January, a most satisfactory outcome, far exceeding anything agents have achieved for me before.
I am writing to inform you of how satisfied i am with this arrangement. On the 15th of March Pamela, the Lettings Manager informed me that the tenants had problems with the shower and oven and requested my permission to proceed which was granted. That very same day she arranged for an electrician to call who ordered a new element for the oven, and a part for the shower at a most reasonable cost, to be fitted as soon as they arrived within the next few days. This problem is now been resolved to every ones complete satisfaction. Happy landlord, satisfied tenant!

Eleanor found me a dream property in Cromer, pointing me in the right direction when I was disheartened with the first property I had chosen to view. I am not normally given to writing reviews, but I am making an exception in this case because in the first place, we were not clients of Henleys; they were simply the agents for the property we wished to purchase and secondly, the service we received from them (Ryan Ratcliffe in particular) was way beyond what anyone could reasonably expect. We were part of a particularly difficult chain, and it is mainly due to their commitment, diligence and hard work that, after nearly nine months, we finally received the keys to our new home last week. A big "Thank You" to Ryan and all at Henleys - Estate Agents par excellence!!

I have to honestly say Henleys go above and beyond thier call of duty as estate agents. There really isn't anything that is too much trouble. Buying a house is a massive under taking and sometimes you need a little hand holding and advice.....but Henleys really do go out of their way to make this whole process much less stressful and an enjoyable one. Since moving a long distance away from my rental property for family reasons 5 years ago it was essential that I used a good lettings & management agent. Assuming all local agents acted in a similar manner I chose to use another local & well known agent, only to find that I was overcharged for a poor service with a number of hidden extras quoted at an extraordinary level. Dissatisfied I switched to another local agent, only to find that the service I was paying 10% of the monthly rental income for was actually no service at all
After the completion of some work at my property I needed an agent to find me new tenants with all the required referencing, setting up of tenancy agreements & inventories, overseeing the changeovers, contacting services etc. For this I approached Henleys, dealing initially with Ryan Ratcliffe & now with their lettings manager Pamela Jonas
The service I have received has been professional, enthusiastic, advisory & ‘going the extra mile’
I have no hesitation in recommending Henleys as letting agents & would be happy to use them to manage my property if my own local contacts were unable to continue

Met Jeff and Ryan at Henleys re bungalow they were advertising for sale.Jeff arranged for my wife and I to view the property,without once pressurising us to purchase.Once we had agreed a price with the seller Henleys put us in touch with their mortgage adviser,who found us a really excellent re-mortgage rate.Then we were kept up to date by both Jeff and Ryan throughout the sale process.They both went the extra mile and I would most certainly have had Henleys sell my existing property,had it been nearer to Cromer.

People who say estate agents are terrible haven't met the team at Henley's! Friendly, professional and passionate about the local area, they stood out for us as really caring about helping us fulfill our dream of owning a home in North Norfolk. Right from the start, they knew all the details about the property straight off and were happy for us to take all the time we needed to view, explore and chat about our options. As solicitor's prevarications threatened to derail the sale, Ryan was happy to wade in and get things back on track - without his efforts we might well have decided to give up and look for something else! I would highly recommend Henleys
We brought a small holiday chalet through them. Sadly we may not have chosen the best solicitor in the world. But Jeff from Henleys was first class.
He was very supportive (even to me as a purchaser) and managed to encourage things forward. If we had a question he someone would get back to us fairly quickly.
We can not find a poor thing to say about them, 10/10.

Well where to start! I've known Ryan and Jeff for a number of years and I can't recommend these guys enough! With a job relocation to Dorset looming after Cromer being home for 15 years we were faced with the prospect of selling or renting our house and from start to finish Ryan and Jeff were there, always on hand with help and advice and ensuring that our sale went through smoothly and with minimum stress. They have an excellent knowledge of the local area, are extremely professional in every way, and they are honestly two of the nicest guys you could ever wish to meet - I've lost count of all the times I rang Ryan for reassurance and advice and was always met with positivity and cheerfulness and I would like to say a special thank you to him for putting up with me for the last few months! I would also like to say a huge thank you to Jeff's wife Annie and Ryan's partner Yasmin for all they have done for us during our sale too - again very professional, always at the end of the phone and above all lovely ladies to deal with. I would have no hesitation whatsoever in recommending Henleys to anyone anywhere - what you see is what you get - excellent advice, constant updates, liaising with solicitors and dealing with any problems that might arise on your behalf and keeping you informed at all times. Although we were unable to get to completion with Harrisons for our sale this time I feel that I must state how impressed we were with the way that we were treated. Property buying/selling is such a nightmare experience but is made that much more bearable by the professionalism of the staff at Cromer. Eleanor, our main contact has been superb. Worst estate agents I have ever used. They never phone you back, they are rude, inconsistent and whenever I do speak to them, it seems like no one actually knows what they are doing. I have been lied to, I have been rudely spoken to in a sarcastic manner and just generally not helped.
I had issues later on during my tenancy, they decided (with the landlord) to cancel my tenancy and force me to leave the premises. Just after Christmas/New Year, with a 1 year old daughter. As you can imagine, this was a very stressful and expensive experience. I contacted them for assistance, I firstly emailed, then I telephoned, then I went in person to their office, phoned again and again... Did I every get a phone call back? NO! Not until I literally called them over and over to the point where they started to get annoyed with me. Now I am still having issues with a corrupt landlord who wishes to take virtually all of my £725.00 deposit due to "damage" caused by me in the space of 12 months, I don't think so! I require proof of the work carried out and the invoices to show this. I have requested these from Harrisons who have not sent them and surprise, surprise, will not return my phone calls. I phoned them yesterday lunch time, I am still awaiting a response. It was nearly a month and a half ago since I moved out.
I would not recommend them to anyone and I will not be letting/buying/selling with them ever again. It seems I am going to have to seek legal advice regarding this matter, good luck to anyone who rents a property via Harrisons, you'll need it!
