Hi all, I want to leave a review for the James Dean agency, especially for Miss Elle, who followed my process to rent the apartment where I live. Elle has helped me immensely, being very clear and precise with every detail. The apartment was cleaned in detail before I moved in, for every question I had they were very correct both in phone conversations and emails. I just want to first of all pass on my eternal thanks to JOHN FREEMAN.
He went above and beyond in his service to me as I was selling my property in Horley he sells property's within days he's well presented kind compassionate and shows empathy.
It was a long drawn process however but NOT JOHNS FAULT as the first buyer seemed genuine unfortunately let john and me and legal side down.HOWEVER No sooner it was back on the market he sold it within 2 days.
Such an incredibly talented man here you have working for you as stated very kind considerate empathy aswell and as I had to sell my property due to my health.

Would give 0 stars if I could, they steal your rent deposit money and get a bogus cleaning company who charge more than the deposit you put down. They never came to inspect the property I was renting and Elle was so unprofessional going behind my back phoning my partner and quite honestly needs training up and needs to brush up on her facts a bit more. Brad was rude and put the phone down which is very unprofessional and improper. The property was completely mouldy and damp and james dean didn’t want to know which is illegal by the way. Over all I would avoid like the plague!

James Dean are single handedly making up for all other estate agents! Rob originally handled a probate valuation for me a few years ago and because of how friendly and genuine he was, I decided to use James Dean when I eventually decided to sell. Working with Rob at first and then John was so easy. As a first time seller, they were helpful with the process, honest with me about expectations for my property and advised how I could help the sale. Where do i start?! A BIG thanks to John, Brad, Elle, Andrew and Jennifer. We have had the pleasure of dealing with both the Reigate and the Horley branch. We had 6 failed sales before deciding to give James Dean in Reigate a chance! It took them 3 months to get us over the line unfortunately the property we were buying fell through. No need to panic Brad in the Horley branch quickly recommended me some propertys they had available for a short term let and 2 weeks later we were in. After having built a close relationship with all of the team on many house viewings they knew what we were after. John called to let us know of a property before it went to market. It was a pleasure to work with John as he endevaoured and worked his hardest with solicitors to get us through door in 8 weeks! John is a true gentleman and i could not recommend him anymore. I just wish we went with them from day one!

My wife and I had done a good few viewings before meeting Brad from JamesDean. And while our other experiences were pleasant enough, JamesDean knocked it out the park. Brad was more than just business-as-usual. He was also quite thorough and transparent about the background and landlady.
We absolutely loved the property and went ahead with tenancy. Brad kept up prompt communications throughout the process. My parents recently purchased a house through James Dean. John Freeman has been really fantastic, he went above and beyond what estate agents do and was always available to help and give advice.
He would fit us in at the 'drop of a hat' and once met us on his day off, he even helped measure the windows !!
As a rule estate agents don't tend to have a great reputation, John is the exception and I felt he was always open and honest with me. He was also very supportive when things didn't go to plan. I would have no hesitation in highly recommending John he was really lovely to work with.

18 months on and we are back house hunting ???? This time I need to give a massive shout out to Elle Honeycutt in the James Dean Lettings Dept. She is that rare thing: a non-jaded agent who goes the extra mile and more. Honestly, I could not be more grateful. She single-handedly restored my faith in estate agents in this nationally brutal rental market where so many agents are prioritising the fees they are going to earn due to increased rents, 12 month lets (because a short "longterm" let means they can earn more through the re-letting process), and unrealistic landlord whims, all of which go to destroy tenants' security and well-being even when they are the most ocd and reliable of perfect tenants. From my children and I, thank you, Elle ???? You're the best.

James dean were perfectly pleasant to deal with moving in to the property. Sadly I had a lot of issue throughout my tenancy. Massive amounts of work were being done to the building which I hadn't been made aware of and I lived underneath heavy drilling for months. I also had to live with leaking coming through the ceiling for a full year as a result of these works which resulted in a lot of dampness and mould. This was still an issue when I moved out and had not been resolved though I reported it many times. Given the trouble I had in the flat and the fact I paid in excess of £250 to have the property cleaned on my exit I asked if my deposit could be returned swiftly. Unfortunately they couldn't do this and are refusing to release my deposit until I have all my final utility bills. All my utilities have been told I've moved but now I have to chase each of them to give me that final bill I can get my deposit back. I'm very disappointed the agency couldn't just make this process easier given all the trouble I had and was very patient with. I would like to add the landlady herself was very helpful, giving me money off my rent as a way of apologising for all the building work. Not a bad agency but given the experience I had and the now difficulty returning my deposit I feel a 3 star review is fair.

Very unprofessional estate agency. I went to see a property I wanted to rent yesterday and placed an offer straight after, I was not asked when I would like to move in, haven’t been asked anything about how much I earn or how much my guarantor earns neither have I been asked if I have any conditions to the offer. I was simply told because it’s £50 under the asking price they will have to email the landlord because he is abroad. I received an email today stating that someone else has secure the property at asking price. I was not told that there was another offer on the table neither have I been asked for my final offer or if I wanted to increase which proves that they didn’t even bother to ask the landlord what he/she would prefer. Furthermore I haven’t even been given a curtesy call to say “hey just to make you aware you have been unsuccessful”. This is an example of poor negotiation. I will not de dealing with them in the future.

Absolute scum. For 9 years we've been at a property managed by James Dean and they have been unresponsive the entire time. Last month surveyors turned up unannounced (in the middle of lockdown!) and we found out from them, a third party, that we were going to be evicted. When I asked Paige, the property manager, about this she said it wasn't true - skip to a month later and we are told we have 6 months to vacate. Endless issues with the property ignored, and the ones that were seen too were carried out by cowboy contractors who left the property in a state, with faulty electrics and peeling window paint. DO NOT TRUST.

We rented a property from James Dean in October 2018. We have just moved out and despite renting numerous properties across the UK James Dean have been the worst agent we could have chosen.
There are many examples of how we feel robbed for every last penny, but in particular it was the deductions from our deposit for the cleanliness of the property.
To explain, when we moved in the bedroom especially was revolting, the mattress was stained and there was even dirty underwear left on the floor, the whole place was filthy (even though it was meant to be clean to a professional standard before we moved in).
It took James Dean and the Landlord 5 months to replace the mattress and redecorate the bedroom, we were living in disgusting conditions the rest of the time, to the point where we purchased our own bed and moved into the dining room.
Throughout the whole tenancy period we had issues with poor service and response from James Dean and they even accused us very aggressively of subletting and not paying or rent (neither of which were true).
When we moved out of the property, it was spotless as I had cleaned it for 5 days and we had a professional window cleaner and carpet cleaner. I was present when the inventory check took place and the representative from Blinc informed me that it was “cleaner than when you moved in”.
You can imagine our shock when the report came through and James Dean informed us they would get a professional cleaner in and deduct it from our deposit. This completely contradicted what Blinc had told me and took no consideration for the state of the house when we moved in.
Kayley at James Dean who was dealing with it showed zero understanding for the circumstances which was so disappointing after we had only ever been reasonable tenants and looked after the property very well.
The way we were treated saddens me very much as we were absolutely cornered and felt utterly robbed. In the end we returned to the property to deal with a couple of minor issues (such as dust on the skirting board).
We were charged £60 for another inventory check to be done. We were also charged £85 for the first inventory check, make sure this is not in your contract as the law has now changed and it is the LANDORDS RESPONSIBILITY to carry out the inventory check. We were utterly cornered and we feel we were taken for every penny by James Dean and they only ever behaved in an unprofessional and disgusting manner.

Completed today on the sale of my house with James Dean. Rob and his team provided an absolutely first class service from beginning to end. They managed to sell my property at a time when the market was fairly stagnant and the financial outlook compromised by an uncertain political climate. All contact with James Dean was easy and professional. The sales commission was very competitive and was in fact the lowest I could find in Horley. I went to James Dean following a very negative experience with another Horley estate agent (King and Chasemore - now since closed - see my review under their Crawley branch). Rob and his team have restored my faith in estate agents - his entire team were a pleasure to deal with. If I could give a 6 out of 5 I would!

Awful experience with Rob. Death in the family and trying to work out what to do on behalf of my 95 year old gran, so asking a few pertinent questions in layman terms as relying on his experience, which seemed too much for him today. He was rude, impatient and then threatened to withhold his valuation letter for probate, which was the final straw for me. What a horrible experience.

I am currently letting a house from James Dean and Chantelle has been an absolute pleasure to deal with. It is such a relief when you work with someone who is just efficient, confident and upbeat. All I can see is why can't other letting agents be the same!
We got a bottle of bubbly when we signed the contract and they have an amazing online system to report any faults which divides problems into sections so the relevant workman can easily be contacted. It's these little things that make the difference.
You sometimes forget when everything just goes right and smoothly actually how many things could have gone wrong an then forgot to recognise. That's why in this case - as I'm so impressed I'd really like to recognise Chantelle for just being great at her job and James Dean for devising such a seamless helpful process.

This will be the first positive review of an estate agent I've ever written. We first viewed a house with Marcus and then didn't contact him for a few days while we considered it. The first difference was that he didn't call and hassle us every day. He gave us a few days to mull it over and then sent us an email to see what we thought. We eventually rented the house and throughout the process Marcus was always easily contactable even out of hours. Everything went smoothly and everything was handled so professionally and very organised. We even got some chocolates and prosecco on the day we moved in. We were previously renting a property from Choices and the difference between the two agents is night and day. Unless things drastically change for our move out then this very positive review will remain.

Terrible service do rent rent buy or sell with these people. There let signs are everywhere because they do not take them down. Make sure you photograph every part of property you are renting or they will try to keep your deposit. The customer service is good until they have your money it is then none existent.

Even when the chips were down and it looked like we were never going to complete, Rob was on hand to offer help, answer any queries, worries or concerns we had. He kept us updated throughout, even to the point of being the go between the solicitors and other estate agents in the chain to ensure the sale continued.

We choose James Dean Horley as we preferred to use a small independent local Estate Agents. We were given a personal service from the onset from Rob Bailey the Branch Manager and all of his team. We were selling our family home that we had brought our children up in for the past 28 years to make a life changing move to Cornwall, which was emotional and no easy task as our property had to be on the market before even finding the property we wanted, otherwise we were not to be taken seriously by the agents at the other end, so many trips were made until the right property was found. Rob and his team were always very professional, polite, patient, courteous and above all understanding. Once we had found the right property, Reece fortunately also found us our buyer and from there it was all systems go, with quite few hair raising, trying and risky moments, right to the the very end, with actually exchanging and completing on the same day, utter madness one would definitely say but we achieved our goal and Rob kept us calm and informed every step of the way. On a personal note Rob was a terrific support to me as within the last week of the transaction sadly my mother died. Rob showed such sincere compassion which enabled me to have the strength to carry on with the move. We have no hesitation in highly recommending Rob Bailey and his team at James Dean, Horley Branch.

The sales team at James Deans were professional but friendly, very pro active and very patient if you wanted more clarity. Before the first viewing they had obviously done as much as they could to know everything about the property and the area. Working to a very short timeframe, Rob was very professional in his approach and was always very calm and in control of every conversation we had and we had total trust in his handling of every situation. As at times it was getting very nervy to the exchange date !!

I've spent most of my life moving home, probably over 20 times now and never had the level of professionalism and friendliness as I received when using James Dean in Horley. Moving home has always been a stressful, frustrating experience until now. I'd suggest asking for Rob Bailey, who was especially honest, friendly and always willing to go that extra mile to make what is a very stressful process, easy.
I would highly recommend using James Dean, even the service after moving in, which included a bottle of wine and a phone-call a month later to check we had settled in ok, was different to any other estate agents I have ever dealt with.
I don't ever post positive reviews, because I rarely come across a service that exceeds my expectations, until now!

We chose James Dean to sell our property because they had successfully sold several properties in our road including our neighbours. It was sold within a week and when that buyer withdrew after 3 months they sold it again within a week at a higher price. The whole team were very friendly but professional at all times and we were particularly grateful for the help afforded us by Marcus Pollett during the protracted legal process without which the completion would have taken far longer than it did.

Whilst the sale of our flat went smoothly our purchase was extremely protracted due to multiple indemnities needed and two sets of slow unhelpful solicitors who would not return emails or calls etc. Rob Bailey from James Dean who was acting for our sellers was fantastic - he was very proactive and did everything he could to keep the chain moving. He also kept us informed of everything that was happening. Rob and his team at James Dean were professional, polite and courteous. I could see that Rob had an extremely good relationship with our sellers and went the extra mile for them at all times. We saw a few houses with the James Dean Redhill and Horley branches and were well taken care of by the whole team in terms of viewings. All the estate agents were all friendly and knowledgeable about their local area and we had no problems arranging viewing times. We have no intention of moving as we have found our forever home but in the future if we did decide to move again we would use James Dean. I definitely recommend James Dean if you are selling or buying.
