We have just completed the sale of our house in Balham and the purchase of a new home in West Norwood. Looking back we are very please to have selected JP as our agent with Ed Dennett leading the working team.
Regarding the sale, offers at asking price were received within hours of the listing going live, and within 36 hours we had an agreed sale at close to 5% in excess of our asking. Regarding the purchase, even though it was not within JP's remit, Ed went above and beyond to help chase and co-ordinate with agents as well as solicitors further up the chain. We are certain that without Ed being so proactive, exchange and completion would, as minimum, have taken longer to achieve.
To sum it up, we are extremely pleased with the result and would like to say a huge thanks to JP and Ed in particular for helping us all the way. Would not hesitate to work with JP and Ed again.

We came across loads of obstacles trying to secure a flat in London whilst under intense time pressure, but thanks to her amazing support we managed to get the flat we wanted! The James Pendleton website states “We take pride in listening to your needs and requirements, to deliver a stress-free and enjoyable journey.”
This is a lie.
We have been without central heating, and at times hot water, in our property for over a month now. James Pendleton’s inability to manage and communicate with the numerous maintenance companies they use has meant that we have been left in the dark on numerous occasions, having to chase up information about when contractors will be attending and then having to advise those contractors on arrival of the various issues in the property.
The lack of urgency and organisation required to solve numerous issues in our property has been incredibly disappointing throughout the duration of our tenancy. It has now culminated in a more serious issue with the boiler exploding. This has yet to be resolved, despite numerous promises from the James Pendleton property management team to do so, and their complete lack of care for the safety and well-being of us as tenants has been truly unacceptable.
To any landlords or tenants, I strongly recommend against using the James Pendleton property management team.

Do not use this agency. We have had an awful experience using them to manage our rental property. All they are concerned with is being paid for services they don't actually deliver.
They failed to suitably reference check tenants, perform any regular inspection and act on our neighbours complaints when they were informed.

Edward was simply brilliant! Cannot fault any part of the sales process with James Pendleton. My large 4 bed flat sold within 4 days in late 2019. However, Edward was the star of the show. Paige has been looking after us since we moved in 8 months ago and I say looking after because that's exactly what she has done. Would not recommend this agency as extremely poor service. The agents are not very tenant friendly and appear to be biased towards the landlord. We were told that the tenancy would be managed by the estate agent when we were viewing the property, later on discovered that it was going to be managed by the landlord. Some of the furnishings were broken at the property and we were not told about this. Towards the end of the tenancy, information regarding the deposit and check-out was not properly communicated to us and we had to chase them actively.

I have rented one of the property from March this year and It has been 9 months. Every day if you want to have a shower, you need to wake up 1 hour early to boost it. Otherwise you won't have any hot water. If you boost it, you can enjoy 10 MINUTES hot water. I have been in contact with the Agent James Pendleton for 9 MONTHS. Finally they give me a report saying that the boiler is no problem and the tenant can have hot water but just not very convinient. The landlord would not the change it becasue of the cost. Outside is -5 degree and I can't have a hot shower more than 10 minutes. They still think they did the right thing. The staff is very unhelpful and the contract was very rude. When I explain to him, it would not possible to live in a property only have 10 minutes hot shower. He harassed me by accusing me of telling him about what he should do about his work. I feel mentally and physically abused and I would like to call the policeman because i feel the danger from him. I would say if you want to live in a property with them, you would better think to take the risk of this. When there is a problem, they don't care about you as a tenant. For now, I have cold shower for 9 months. I am arranging the termination of the cooperation with them whenever it is possible. I would NOT recommend it to anyone about them. I don't want you to suffer as I did. That is why I post this here. Thank you

Not only did the terse and seemingly disinterested employee grossly overvalue my property, but upon questioning his manner I was greeted with what can only be described as a derisive and petulant response. I would not sell my house with this company even if they obtained the ridiculous sale price quoted in what is clearly a declining market.

From our first visit to the moment we moved in (and beyond), everything went very smoothly due to the collective facilitation efforts of the James Pendleton staff.
Different people are in charge of the different phases of the process, of course, but as we made our way through those different phases (visit, offer/application, preparing the move-in, and first steps into our new home in Clapham South, SW12) we have been heard and supported without gaps -- something we attribute to everyone's diligence & good internal communication. The proverbial ball was never dropped. In the past, we have had a hard time dealing with other agents due to the lack of continuity/internal communication, so this was much appreciated. I viewed quite a lot of properties with James Pendleton over my 3 months of property search. Jade Fitzpatrick was my main agent, in the Clapham South branch. She quickly understood what I was looking for and was always getting in touch immidiately as soon as something suitable was coming up. Even though I didn't end up buying from James Pendleton, this agency was from far the best amongst the ones I dealt with in the Clapham area. I find that their agents are nicer and more "human" than in the other real estate agencies. They are very reliable, professional, I find their pricing quite accurate most of the time. You don't feel like a number and they really do put a lot of work into finding the right property for you. Jade was amazing but I also dealt with other agents in the other Clapham branches and the service was always of the same standard. I would highly recommend it.

I have used Pendelton's as a letting agent for some years and have always been pleased with the service they provide.
Recently though they have moved from the efficient to the exceptional.
My tenant's decided to finish their tenancy early. No drama since JPs found new tenants, organised the move out and the move in and all the legal stuff with a coolness and certainty that this landlord- a ex patriate- found most reassuring.

We have been using James Pendleton for the last year to fully manage our property rental in Clapham North. We can not thank Chris Crampsie, Stuart Raynes and the rest of the team enough for looking after our property whilst we have been travelling. They have gone above and beyond to help.
It has been a real peace of mind and great to know that they are always available at the end of a phone call or email to help with any issues, (of which there has been several so we have not been the easiest of clients).
Even though we now have a family member living in our property, so technically don't need an agent, we retained Pendleton on the strength of the service we received from the team in Clapham.

Having had our house in Tooting on the market for over a year, we had used 3 agents and had 3 sales fall through.
We then asked James Pendleton to come out and see our house and meet with us. James Pendleton do not have an office in Tooting, but we felt they might be able to bring buyers with higher budgets looking in Balham or Wandsworth, where they do have offices. We originally met with Tom Harvey, who was impressive and seemed much more switched on than the other local agents we had met.
Daniel Gilligan found our buyer within 2 weeks of the property reaching the market. We recently exchanged contracts, and whilst the period between agreeing our sale and exchanging contracts was stressful at times, Daniel held the deal together and communicated with clarity and skill.
We would highly recommend using James Pendleton in the sale of a house or flat in our area.

From the beginning the letting associate named Chris had showed me and my partner around in a very professional way. He delivered my offer to the Landlord promptly and kept me updated all the time. Contact wasn't the best, i was always chasing for feedback from viewings. Over 30 viewings. No second viewings. No doubt its a tough market right now, but I am surprised they didn't even secure a second viewing. A lot of potential buyers were not suitable for the property as they wanted a second double bedroom. Which my flat clearly doesn't have.
