Very efficient and friendly, I can't recommend them more highly. They were always there ready to answer any questions and kept my husband and I in the loop at all times in regards to our sale. Never pushy in their manner and kept conversations honest and quick moving. Having dealt with a number of different estate agents in Balham, Aspire have without a doubt been the best!

tl;dr Terrible agency for both landlords and tenants. In my tenancy, they completely screwed over both the tenants and the landlord, costing us all lots of money. Also, they don't do inventories correctly - so landlords effectively have no protection for the deposit.

I had the misfortune of being a tenant at one of Aspire's properties in 2017. I started my tenancy just 3 months before the tenancy agreement came to an end, but was assured that the landlord would renew the tenancy. Some of the other tenants decided they wanted to leave at the end of the tenancy, for whom we found replacements. However, Aspire pressured the landlord into completely re-letting the house, presumably so they could collect more fees, and he eventually caved in and kicked us all out. We were given less than a months' notice, despite the contract specifying a 2 month notice period.

To make this even worse, Aspire hadn't even found new tenants to move in. As a result, the landlord had to lower the rent, get other agencies to desperately look for tenants, and in the end I believe the house was empty for a few weeks. After the tenancy, the landlords disputed our deposit, perhaps to try and claw back some of the money Aspire cost them. However it came to light that the only inventory for the house was done in 2014, almost 4 years before my tenancy, and the dispute adjudicator refused to consider it as evidence. This should worry any landlords reading this - your deposits effectively aren't protected at all, because Aspire are trying to save money by not doing inventories.

I have worked with Adam and Chris for many years now. My experience of working with them is that they really want what is best for their clients and do not hesitate to go the extra mile to get a deal over the line.

Working in the conveyancing industry it is really refreshing to be able to call these two and know you are going to hear a friendly voice on the other end of the phone that isn’t going to provide false expectations to their buyer or seller and instead assist in getting the best result for all involved. I work with estate agents all day every day and rather than take quite an aggressive stance, as I know that some do, which often has the reverse effect, Adam and Chris are experienced and know the process well so they utilise this to make a very stressful process far less stressful for all involved.

If I had a property to sell in the area Aspire Balham would be my first and only choice without a doubt.

Was looking to sell my flat. Clifford, the owner, came in and promised a price well above anything else I was quoted.
Was then passed on to other agents, one of whom was confused as to which flat he was selling!
So best to avoid Aspire - they seem to think the classic tactic of over promising to win business and then trying to convince you to sell at below the market price is a good business model.

Extremely unprofessional agency. Multiple issues in a property managed by them which took over 2 years to resolve.

Further, don’t expect the return of your thousands of pounds of deposit to be returned in good time. It is not of importance to them and you will be chasing very regularly. 2 months and counting.

AVOID - if you like a property, see if other agencies are listing the same one and go with them.
