Prospective tenants avoid. Unprofessional chancers. Of a £923 deposit, they cheekily asked to keep £869: £200 for cleaning (we cleaned it nicely), £300 for redecoration (like what?), £200 for gardening (we mowed and trimmed it regularly...), and £169 for "other" (aka a new fridge and some grouting resealing). Do people actually agree to demands like that? Also, throughout the 3 years we were tenants, faults often went many weeks before any kind of acknowledgement (let alone fixing), and property inspectors sometimes came round to inspect without any notice.

I can only say that the JW team have been brilliant. We were on a tight timeline to complete, and all staff were prompt in their response to whatever was thrown up along the way.
They were also very supportive, and have me good advice. It was very reassuring to have them sorted everything out. I would highly recommend them.

Julian Wadden is the worst letting agency, I would never recommend you to take out a tenancy with them, once your tenancy ends they will find the worst way to pull money from you. They deliberately put the deep cleaning charges at £230. But then also put the clause to dispute this they will use their own adjudicators whose fees will fall on US as the tenant which is £264. You can’t win, just don’t take out a tenancy with them no matter how much you need it. Would give 0 stars if I could. But trust me they are a fraud, the flat was beetle and honeybee infested and the kitchen was out of use for many days at a time because of their incompetence. DONT TAKE OUT A TENANCY WITH THEM.

The staff at Julian Wadden were great during the entire buying process. Everyone I spoke to was friendly, helpful and professional from arranging the viewing, putting in the offer and dealing with the process right up to completion.
I can recommend them highly and wouldn't hesitate to use them again.

Julian Wadden at first seemed like your normal run of the mill lettings agency. Our letting agent was cheerful, polite and relatively helpful. That being said, we did have to chase up multiple times on the progression of our application. Eventually we were moved in to our house a week late due to 'the discovery of damp' within the property.
This is where things took a dramatic downward turn. Multiple leaks, and damp throughout the property discovered within the first couple of days in our new 'home'. Since then, the only words that really describe Julian Wadden's staff and attitude are 'neglectful', 'incompetent' and 'reluctant'.
Absolutely no desire to maintain the property within an acceptable time, or provide adequately skilled contractors to fix the problems. Cowboys hiring cowboys. A complete disregard of legal obligations, and total unacceptance of responsibilty. Have not honored the tenancy agreement from day 1. Need an example of greedy agents taking advantage of the current 'renting crisis' - look no further. Julian Wadden are happily propagating and profiting from the current climate.
Avoid at all costs.

Terrible lettings agency. Moved into a house with a severe leak and damp problems. We have raised multiple complaints. We had to change property management agents. All problems when we moved in 4 months ago are ongoing. Do not rent from this agency. They don’t communicate properly and are slow and reluctant to act appropriately.

I’ve never an estate agent who are so rude, and blame everyone else, we have spoken to the general manager, Ryan Skelton , on a number of occasions blamed everyone else but himself or is members of staff, he even said I was paying my cousin rent to him and my cousin was subletting, this was not the case, and this can be proven to the estate agent, we have loads emails, stating that the person was living at this address, and they fully aware of this, what I don’t like is people telling lies, I’m one who dosent lie, this estate agent has caused nothing but issue after issue, calls have been made to them, to be told we would get a phone call back, This on occasions didn’t happen,same with emails , this wasn’t professional and when people are looking to sell there house,they would be shocked at the manner in the way they treat there clients,they even sent someone out to do viewings,who was rude and very unprofessional, I would avoid at all cost this estate agent,

Bradley at Julian Wadden has been absolutely amazing and turned very stressful circumstances into a seemless experience.
My personal circumstances were listened too and acknowledged and all the help I needed was provided. Bradley has answered all my questions and has been more than happy to do so. Having never rented a property through a lettings agency before its a brand new experience for me and Bradley has made it simple, easy and stress free.
Becoming a single mama is hard enough, let alone becoming a single mama thats been made homeless due to a relationship breakdown and Bradley has been a true asset to the team and made a single mama very happy, relaxed and now excited to be moving into her new home.

Julian Wadden heaton moor office sold my house in March 23 and I was very satisfied with the work they did.
The open day achieved the sales price I hoped for, in a very difficult market.
Bernie in the office nursed my sale through and consistently handled conversations, decisions and re-negotiations in an open and positive way. As seller I was pleased with outcomes some of the time, my buyer pleased at other times so I guess that’s fair handed!

They were also very sympathetic to our situation of living in another city whilst buying in Manchester and were very helpful in facilitating visits from various service providers to the home to carry out surveys etc. Frankie in particular was extremely valuable during a mini-crisis with our original mortgage provider in dealing with the seller and keeping the process on track and we are very grateful for that.

Serious issues for tenants, would not recommend. One tenant collected their keys to find the bins overflowing, and other waste in the back garden. No action was taken over the waste for over six months, other than attempting to lay blame for the fly tipping on the council which led to the council threatening to fine the tenants. Tried to arrange viewings on the final day of a tenancy, with only an hour's notice, falsely claiming the tenants should have been out the day prior.

I have been renting with Julian Wadden and received poor customer service. I had important repair to be made in my house and have been waiting for more than 6 months, with unanswered emails and promises to be called back that were never kept. I have been calling and writing again and again with a rare answer to my questions. My kitchen door is letting cold air passing through and we have been suffering from a very cold kitchen the all winter with a small baby crawling around. I would not recommend this agency.

The agency uses Goodlord to deal with paperwork (electronic signatures and deposit payment) with is quite user-friendly.

After getting three quotes, I was especially struck by the knowledge and professionalism of Julian Bethell, who guided me expertly through the early stages of the sale and gave me some invaluable advice along the way.
The sale of the house was then handed over to his colleagues, who picked up from where he left off. It was an unusual case, insofar as the house was empty and I was looking after it from 200 miles away on behalf of my mum, who is in a care home. But everybody I dealt with was patient, friendly and understanding, and I was constantly kept up to date with news about viewings and then, once I had accepted an offer, about the sale process itself.

They did a great job on the walk-through video too, our house really stood out from the rest. We achieved the best price and JW really helped progress the sale all the way to completion and resolve some major challenges with our buyer and buyers solicitor along the way which could have cost us the sale, but not in the super capable hands of JW.

Our experience of selling my mother's house has been that each of the staff we have dealt with over the course of the sale has been supportive and professional. From the initial contact to value the property through to photographing the house, producing the brochure, arranging viewings and keeping us up to date on the progress of the sale. Selling this house has meant that I have also become interested in looking online for other properties to gauge prices . I have to say that the online videos from Julian Wadden are of a high quality in comparison with other estate agents.

With the increased demand in rental properties in South Manchester due to the COVID housing boom, trying to find somewhere to rent has been more challenging than expected. After scouring the usual property portals such as Rightmove, a number of enquiries were made to various different local agents. Regrettably, the response from majority of agents was poor, and more often than not said agents were not answering phone calls or responding to answering machine messages.
I cannot compliment Julian Wadden enough, especially Lauren who was proactive in providing the property details and professional in answering any queries we had. Despite strong interest from other parties, she helped us secure a rental property in our preferred location of Heaton Moore. The best and truest recommendation I can give is that I would be more than happy to work with Julien Wadden & Lauren in the future, and hope to do so.

I started the process of starting to sell the property the day after the company returned after the Covid-19 lockdown. A time when like all of us the company was adapting to new guidelines and inundated with enquires however they were swift to come and value the property.

House buying/selling can be an emotional process if you need to move to a new home urgently because of family circumstances. With a tight timescale I was beginning to panic, but Georgia reassured me with the statement "don't worry we will find you something" and she did. She was so much more attentive than any of the other agents in the area. No matter how many questions I asked, she answered them quickly and professionally. Excellent from start to finish. A professional valuation which wasn't designed to appeal to my vanity but to get the best possible price realistically. 6-8 viewings in the first couple of weeks due to realistic valuation, then acceptance of offer (slightly higher than original asking price). Then the 'real' work started and Emily was brilliant, project managing the process, keeping buyer/seller and solicitors in the loop, dealing with issues even when solicitors legalities threatened to slow things down. Selling your property is supposed to be stressful, but Emily and Bernie handled all that for me. Excellent all round. Thank you

This will take a while to tell but a great job was done.
Two conventional estate agents plus an on-line option to achieve a valuation.
Wadden were first and the magnificent garden room was fully appreciated .
The highest valuation and a positive urge to sell.
The second local sent the Reddish valuer who undervalued by £40k compared to the achieved price.
The on-line had valued the property before she had arrived and the garden room was irrelevant. Market averages only apply.
£15k below sale price. Also hidden prices to progress the sale.
The marketing took a little longer than expected but that was due to the rain and rain and rain in July as the outside shots needed to do justice.
Got to be good.
We had a Hiccup down to my solicitors but the support was great and in the end I paid less for a premium service than I would have to sell at a lower price with the others.
Ten views in the first week but there was an obvious candidate from day one and so I can not talk about later service because we were in negotiations within a fortnight.

I rented a property from Julian Wadden for just over two years. Whenever anything needed fixing they were fast and professional to deal with, and returned my deposit fairly at the end of the tenancy. Their fees - which have now been rightly banned - were high but compared to some other estate agent horror stories, they were very pleasant to deal with. Having just bought a property I am in no rush to move again any time soon but when I do, I'd be happy to deal with this company again.

Sad to leave this review, but stay away at all costs. Unprofessional, rude and unprepared agents. To give you an idea, during viewings nobody monitors the house and the agent just sits outside letting strangers freely roam about into your place.
As a foreigner, I have never felt treated with racism in the UK other than by them; thank you Stacey for giving me an experience of how it feels like.
Bring your business somewhere else.

For a first time buyer with everything in place ready to buy a house, to ring up to make their first ever offer on a house to be spoken down to, borderline mocked and then hung up on when she asked the useless/rude agent on the phone to actually put the offer in is truly unbelievable!!!!! I have dealt with many of the agents in Heaton Moor, including Waddens, and I can honestly say that the service from here is the worst I (or anyone else I know) have ever had!
I wonder if the vendors using this company have any idea just how bad they are??? How they get any clients at all is beyond me!!! VERY DISAPPOINTING AND UPSETTING!!
