I wanted to take a moment to share my recent experience with Kalm Estate Agent, specifically with Andy. Unfortunately, my experience has been extremely disappointing. Over the past six months, I have lost more than £10,000 due to his repeated lies and unresponsiveness. He consistently failed to answer my calls and left me with no explanations regarding crucial matters.
As a result, I had to stay in an Airbnb, which only added to my frustrations. I truly don't understand how an agent like him can continue to operate in this industry without accountability.
I strongly advise against using Kalm Estate Agent and recommend considering high street agents instead. I genuinely believe you'll be grateful for the decision. and I hope this helps you in your future property dealings. After reviewing several testimonials, it seems a recurring issue is present—customers feeling misled and unsatisfied with the support provided.
I believe it’s essential for the company to take responsibility for these issues rather than blame the customers. It would greatly help in restoring faith in your business if you could address these concerns more transparently. Please use a high street agent With professional office and you will thank me STOP USING THIS COWBOYS

We had an excellent experience with Kalm Estate Agents from start to finish. They sold our house for the full asking price, and when we unfortunately lost our buyer through no fault of their own, the team acted incredibly quickly and professionally, finding us a new buyer within just 24 hours. Because of this swift action, we were able to keep our original chain intact, meaning we didn’t lose out and were able to go on and buy the house we really wanted.
Andy, Linzi and Amy were fantastic throughout the entire process — always checking in, keeping us fully informed, and making sure we knew exactly what was happening at every stage. Communication was outstanding.
The photos and presentation of our home on the advertising websites were finished to a very high standard, which really helped showcase the property. Most importantly, Kalm gave us a genuine personal touch — we never felt like just another number, but like valued clients who truly mattered.
We wouldn’t hesitate to recommend Kalm Estate Agents to anyone looking to sell their home.

I was contacted by a few other Estate Agents who said that they wouldn't be able to book a valuation in for a few days. I found Kalm on a google review site and decided to try them. Linzi said she could see me that same evening. I knew after meeting her that I was definitely going to instruct her to sell my house. A lovely, bubbly young lady with huge amounts of enthusiam for her company. Following problems with my ex husband, Andy then took the reins. Andy is exemplary in his dealings with customers. He is a lovely man with a reassurring manner. He will not pester or harrass, instead, he will keep you updated and will treat you with respect and kindness. He is excellent at his job and always available with answers to your questions. I could sit back and relax knowing the viewings that they attended were in safe hands. Thank you from my heart, Linzi, Andy and Amy for such a valued, professional and friendly service that you provided. I would recommend that everyone uses your company to receive a friendly, family experience with one of the top three most stressful times in their lives.

I had a great experience with everyone at Kalm Estate Agents in Stevenage, and I honestly can’t recommend them enough! After a long stretch with no bids from our previous estate agents, Linzi really turned things around for us. Thanks to her hard work and expertise, we finally received offers and got sold.
What stood out to me was how smart their approach was. The way they handle and organised the viewings and the way the house was marketed really helped maximise our chances of getting bids, and it definitely paid off. Linzi was always on top of things, answering our questions promptly and keeping us in the loop. She made what was a really stressful experience much easier to handle.
Their fees were much more affordable compared to other agents, but the service was still top-notch. We got excellent value without compromising on quality, which was a huge relief.
My family and i are so grateful for her support throughout the process. If you’re selling in Stevenage, I highly recommend the whole team at Kalm Estate Agents.

I initially met Linzi for an EPC. At that time I was undecided on letting out or selling my property and we ended up on an impromptu conversation about my options. Linzi was friendly, informative and patient - she put me at ease and I knew I would be reaching out to her once I made a decision.

Linzi was great, incredibly knowledgeable and clear with her own pricing as well as the house pricing. One estate agent gave us 4 different house sale prices!
We loved that Linzi is involved start to finish, from the initial pricing and detailed area sales to understanding the house and what had been updated, it meant that when she was showing people round, she knew all about the house rather than a big estate agent where someone just has the key and they say "don't know" a million times.
Would definitely recommend and if we were still in the area, would use next time we sold a house.

Everyone please be careful dealing with this company only 1 person works for them and shes very unprofessional, she has completely lied to me multiple times about bids on the house so i put a higher bid and i found this out because she sent an email with the conversation of other customers, when i confronted her about this she started crying and apologising over the phone and still denying everything even though i saw everything with my own eyes and is still trying to make me pay the highest price possible.
Don't deal with this estate agent, complete mess and they don’t even have an office to go to, just one woman that works from home.

I really wish I could give Kalm more than 5 stars!
As first time buyers who went through 2 failed house purchases prior, we were naturally nervous and on edge with new viewings and the buying process.
When it came to viewing a property with Kalm, i was pleasantly surprised with how informed the agent (Linzi) was about the house! She even went up into the loft to show us the insulation! We immediately fell in love with the house, we put in an offer and it was accepted within an hour!
Linzi, went above and beyond for us, she was always available via phone or email and we managed to view the property 3 times before exchange! Being nervous buyers, I can only imagine how pestering we were however, Linzi was only ever kind, patient and helpful.
We get the keys to our first home on Monday, and we’re so glad that Kalm were the agents, it’s been such a happy and pleasant process. We couldn’t recommend Kalm enough. Unbeatable service in our eyes!

Absolutely brilliant, not 1 word of complaint. Linzi at Kalm estate agent was very thorough and quick, getting photos, floorplan, EPC ready and my house on the sales market.
She also did the viewings for me, making sure I was kept informed. This professional but friendly service got me a buyer very quickly.
Her after service is also great, Linzi kept me updated, right up to a call to confirm the completion.
I have no hesitation to recommend.

Linzi and Kalm Estates have been nothing short of perfection while helping in my quest to find a suitable tenant. Linzi at Kalm Estate Agents is amazing. Extremely helpful, down to earth and friendly. She was the starting point on making me go for the house by the way she described the property and gave lots of advice, as well she helped throughout the whole process of me buying the house and gave me a hand with the Electrical Test recommendation and kept the communication so smoothly and efficient. Wow - If Carlsberg did Estate Agents.... Linzi is so knowledgeable and easy to deal with. She dealt swiftly and effectively with the 4 offers we had on the table and achieved the best outcome in a short timescale. Linzi at Kalm estate agents has been friendly and exceptionally helpful way above and beyond any service I have ever received from other Estate agents. She has helped and guided me through the full process from start to finish. I achieved a quick sale, she is qualified to carry out EPC surveys so this was very quick. Fees were more than competitive and the service given is well worth it. Linzi is an experienced agent and clearly knows the business very well.
