Our story
Keating Estates was founded in 2001 as an independent alternative to the large estate agency chains. Our mission was, and still is, to deliver a personal experience, with honest, insightful advice and a standout service tailored to you.
Starting out in Clapham and Brixton, we grew steadily through recommendation and word of mouth, which is where a substantial amount of our business still comes from today. We now have four offices, their locations carefully chosen to enable us to sell and let across our core areas with the greatest efficiency.
We’ve been part of the south London community for almost two decades, often dealing with the same properties, on the same streets, time and again. This means we can offer you a truly informed view of the local market and are focused on getting you the best possible price for your property.
We have no tie-in period within our terms of business, which means that we are under pressure from day one on every new instruction we bring to market. We thrive under pressure and feel it is important you continue to use our agency because you are happy with the service you are receiving, not because you are tied into a contract/exclusivity period you can't get out of.

Recently sold my flat in Brixton with Keating. Very professional estate agents. Fair and honest in their valuations and advice, they were proactive in getting viewers through the doors and they were mostly responsive on issues as we went through sales process (even though first sale fell through, it was quickly re-marketed with better offer secured quickly). Kayleigh was very helpful and kept things moving. Would recommend as honest and professional local estate agents.

We had a fantastic experience from the moment of first contacting Keating Estates through to the sale of our property. After registering our interest online Grace called us within 30 mins to arrange a visit and valuation of our flat in Brixton the next day. She was extremely friendly and professional putting us at ease and we made our decision straight away to appoint Keatings, which proved to be one of our best life decisions!
As we had our hearts set on a new home we were up against the clock to get an offer as soon as possible on our flat, so we could onwards offer. Keatings were incredibly organised having a whole sales team all doing viewings, supported by the incredibly efficient Christiaan who regularly kept us updated proactively on new viewings and feedback from ones held.
In under 2 weeks of going to market we had an offer at our asking price which was incredible. Unfortunately through no fault of Keatings our onwards purchase involved a 5 house chain and dragged on for some months, following which our first buyer had a change in circumstances and could no longer proceed. To resolve this Keatings managed to immediately arrange new viewings for the day after we found out and we had a new offer within 3 days which was nothing short of a miracle, saving our onwards purchase. Huge credit and thanks to Sam who was amazing :)
To round things off Keatings rates are also more competitive than other agents we initially contacted, where we felt the service offered was almost certainly far higher (based on friends who have used other agents in London). We really cannot recommend Keatings highly enough.

Having originally bought my first property 8 years ago I went with Keating Estates once again because I wanted to deal with an agency who have an intimate knowledge of the area and who give us time and dedication with no fluff. This time throughout our transaction we dealt with Christiaan, Grace, Camilla and Tom, who helped us sell, find a new place based on our requirements and ultimately buy our new home. We couldn't ask for a more friendly and knowledgeable team who were always extremely communicative, and there to answer any questions we had. My husband and I had the pleasure of working with Kayleigh and later Lewis to complete our first purchase of a home in London. During the process of finding a home we have had experiences with other agencies where the initial estate agent was great but then we were passed on to someone to complete the sales and they were push and rude - thank goodness they never went through. Even our mortgage broker commented how responsive Kayleigh was.
When our offer was accepted though Keating and Kayleigh introduced us to Lewis I thought here was go again but that wasn't the case, Lewis was also very nice, not push and very helpful. Kayleigh (who could tell I was a bit nervous) still remained in the loop to make sure all went well! Thank you Kayleigh and Lewis!!

This estate agent was probably the worst estate agent I dealt with in London (sales).
Trying to view a property was hard work, as usual they want all details (may as well have my blood type) before being willing to book a viewing.
The individual giving the viewing then proceeded to try and tell me how house purchases/sales work and the offer process, when they knew I already owned a property I was looking to sell to move.
Very basic information was not available, I was informed that the ground rent changed yearly but the service charge was static (I've never seen that before).
They did not have the service charge as the property was going through a lease extension, I asked if this extension was the 90 years they were advertising, or if it was more, they stated more.
I was told they were paying for the lease extension, it turned out (after a lot of chasing) that the current owner of Bicycle Mews was only paying for a lease extension quote, not the actual extension.
I was told the property would go for over asking and I must put in a higher offer and write a letter explaining why I liked the property so much to help the seller decide who to sell to..... I'm not sure a seller cares so I clarified and they re-confirmed explaining how much I'd like the property etc would be beneficial.
I stated I had seen it on the market before so therefore it wasn't selling at the value they were asking for, to which I was told that was a previous agency.
I noted this property stayed on the market and had a reduction, then it moved to another estate agent (Aspire) so clearly Keating didn't manage to sell the property in time.
I suspect the person giving the viewing is the main culprit but I won't name drop them publicly as I feel that's a step too far.

Please Don’t sell with Keating, they will undervalue your property by miles. The person (Grace) who came to value our house didn’t even bring any comparables and seems inexperienced. Their valuation was more than £100k lower than actual sale price with another estate agent (Dexters) which we sold with.
They appear to have good stats like achieving close to 99% asking price but it’s because the price is low! So duhh!
I would highly recommend Dexters on Abbeville road. They sold our house within 1 week of listing at the initial valuation they gave, which was of course at a higher value than Keatings would have sold it for.
So do yourself a favour, don’t sell with Keatings.

You expect attention while you are making your choice of Estate Agents and also while the property is on the market but Keatings were exceptional in their attention once the offer was in. They chased the solicitors on both sides and copied us in to all information. This speeded up the process no end and we took just three months to sell from viewing to completion. This was an ex Local Authority flat in Lambeth. For a fast efficient and friendly service I don't believe you can beat them.

Great estate agent! Since the first call, Jade made sure to have a clear understanding of what I was looking for so that she could present the right properties to me. Viewing were very well organised, grouping conveniently together 3-4 properties to make effective use of the time available. During the viewings Jade was very good at highlighting the most important features of each property.

Rented a flat for two years from Keating. As soon as I moved in, constant repairs were needed throughout the duration of our tenancy (leaking sink that flooded the bathroom - which took months to repair, mould issue throughout the whole property that never got addressed, issues with the hot water that never really got fixed and a new boiler that needed fitting left us with a cupboard in the middle of our living room for ages).
On top of this, on move out we had deposit deductions for additional cleaning when I’d already paid for a professional move out clean and have photos showing that the property was flawless (all because I didn’t use their partnered cleaners) and was charged for new curtains (that the mould had damaged due to them not resolving the mould issue) and for the removal of a small bamboo trellis on the balcony, which I can’t disagree with as it wasn’t there upon move in (if they actually removed it). However, upon going back to the property to pick up a load of post that the new tenants asked me to pick up (3 months after I moved out) the curtains that I was charged to replace were still there and the trellis I paid to remove was still there. They will squeeze every penny out of you, just because they can. The trellis takes 2 minutes to remove so there’s no excuse that they haven’t had time etc as they had time to fit new taps for the new tenant.
Its evident in my communications with the deposit team that they are more biased to the loyalty of the landlord than their tenants as there was no offer to check with the landlord as to the change in curtains or removal of trellis, just excuses to back up the landlord.

Christiaan was an absolute gem - by far our favourite estate agent! He would always share a story about the house before we walked in, helping set the scene. Once inside, he was great at showing us the highlights but then leaving us in peace to go and explore on our own. You never felt like he was in a rush - he was always ready to answer any questions we had, and take his time to really understand what it was we wanted from a house. Brilliant follow up after each viewing as well. He would remember who we were and what we were after, and you didn't feel like he was just firing off a blanket email that he'd already sent to 100 other people. He was in touch the perfect amount, not bothering us every day, but not disappearing either. An overall excellent experience with Christiaan and Keating Estates.

Brought a place through them earlier this year and would really recommend going through them. The professionalism of the website actually matches their attitudes and approach. Had no issues either with the surveyors or solicitors they recommended.
Something for buyers and sellers, bought one of the lower cost properties on their website and unlike some estate agents were extremely respectful, showing up on time and knowledgeable/ enthusiastic about properties they showed me. You may be thinking well thats the least id expect but honestly that was not a universal experience of doing viewings c.400k mark had some estate agents turn up late, appear burdened by showing us around or clearly this was a property they didnt have hopes for. Toby was specific agent who showed us round and honestly if i was to sell property would look to them as its how i would want someone selling the property.
Buying is stressful but this lot are very good.

The absolute worst estate agents I have ever had the misfortune to have to deal with. They tried to take £400 off our deposit for cleaning despite the fact the flat was not professionally cleaned before we moved in. In fact, the last time it had been professionally cleaned was 2013. Six years before we moved into the flat. We did this point this out to the individual who was dealing with this, Sophie Lusher, and she simply did not care. We then had to go through the rigmarole of our deposit protection scheme who, surprise surprise, found in our favour. If Keating Estates had been honest and reasonable from the start we wouldn't have had to wait almost six months to get the rest of our money. I suspect they do this to a lot of their tenants in the hope people will just give up and let them keep the money. Not only that, but their employees are some of the worst I have ever dealt with. Rude and lazy. avoid if you possibly can!

Keating are quite possibly the worst estate agents I have had the pleasure of renting with! From the moment we stepped foot in our new home to discover there was no beds or sofas, how did they not know that our furnished flat had no beds or sofas? I'll never know! To how they were replaced (immediately however!) with terrible quality furniture that we had to ensure through our tenancy. We were charged on checkout for a tiny crack in the freezer door.... The fridge freezer was ancient I might add! When we moved in the fridge door was already cracked, so they clearly charge you for these 'damages' and then pocket the money and don't actually bother to fix them for the next tenants! Their workmen who come in to fix things are shoddy, their fees are high, they charge for basic wear and tear, and they conveniently forget to return your deposit. We had our deposit returned after a bit of chasing. They're just typical shoddy estate agents. Thankfully I now own a home and don't ever have to endure it again!

We dealt with George Byrne on the lettings team. Whilst pleasant and friendly, he presented our offer incorrectly to the landlord and subsequently refused to take responsibility, insisting that the error was 'nobodys fault'. He claimed to have no recollection of our two viewings in which we mentioned the unfurnished nature of our offer, and did not acknowledge the offer paperwork he himself produced which specifically lists the removal of the only furniture listed at the property.
He also suggested that we pay for the removal of rubbish left at the property by the landlord/previous tenant. Eventually he just stopped replying to emails. Hopefully our experience with the property management team is an improvement.

Particular shout out to George Byrne the Lettings Negotiator. He found us the perfect property after we had to move very quickly, and had a REALLY specific brief. He was SUPER efficient, personable, and we signed off our offer and got the keys in under a week thanks to his persistence and excellent advice. He demonstrated thorough understanding of how that landlord preferred to work, and took time to understand our needs.
In a world of super corporate, large network 'machine response' agencies, who normally just want to take money off tennants and run, Keating Estates always offer a friendly face and professional service.

Agreed with the first reviewer, John. Atrocious service once they've got you signed up. Days, weeks and months went by without them sorting out the numerous issues with our flat, not least of all the damp which they just painted over and didn't mention on first viewing. It was never resolved in a year of being there. Oh and let's not forget them turning up and letting themselves in without prior notice, breaching the terms of the contract. As previously mentioned, unfortunately, if you really want the place then you don't have a choice who you're renting from. But I'm glad we're rid of this lot. The worst letting agents I've experienced in London. TLDR: If at all possible, AVOID!

In my humble opinion that other review is rubbish and probably written by a mini driving corporate competitor! I rented with Keating Estates & was so impressed with them that I decided to buy through them too. I now have a lovey flat in Brixton & they were really helpful in guiding me through the whole process.
