We viewed the property on a Thursday, and paid the holding deposit on Friday, thanks to Faruk Idris’s fantastic service, commutation and transparency throughout the negations. He was warm and understanding of our needs, and we felt that we could trust his judgement and his advice. He was on time for the viewing and wonderfully friendly, and as it turned out displayed such integrity. He matched our requirements for high standards, and his communication with the landlord ensured a 24 hour turnaround and an answer from the landlord. I would highly recommend dealing directly with Faruk, and Lloyd, who had a wonderful telephone manner, from the Clapham Common Estate agency.

Very disappointed with the agency. I think it's the worst I had so far. Never respond back to any issues or queries apart from when it is time to take your money. Zero responses and care after contract signature. Very expensive for the zero services they offer. I would definitely avoid them in the future at any costs.

I’ve had a mixed experience with KFH in the past as a renter (with different branches) but my opinion has been completely changed! Lucy and Claire were my key contacts and they were the utmost professionals throughout the whole process. Friendly, responsive, proactive, trustworthy, clear, all around great to work with.
The onboarding of my property was quick and they got it to the market quickly. They managed all the viewings and were very flexible around accommodating various timings. Once we got to the offer stage, they helped me navigate through each step (as a first time seller). They were very patient and communicative and went above and beyond to help me understand the process.
What I really valued most in working with Lucy was being able to seek her advice. As a first time seller in tough markets, I did ask for a lot of advice and support. I fully trusted Lucy to give me an honest and unbiased opinion. I never felt KFH was trying to push me in one direction or another, but rather equip me with the information for me to make my own decision.

It pains me to have to write a review like this (normally my reviews are only ever glowing), however, it's important customers receive honest feedback about those they're entering into a multi-month business arrangement with. My experience at this office included lying, cover-ups, and lack of ownership or understanding of the customer experience.
I worked with two individuals at this office, Estate Agent Terry E. My review is purely on the service I received and is in no way meant to disparage them as individuals.
In short, I found both difficult to engage with throughout most of the process and would not recommend them as a potential buyer. Though they are each not without their strengths, overall, they lacked many of the basic skills I would expect to be present for a smooth transaction to occur.
I base my position on the following with regards to Terry:
- He gave me false information (in writing) about the lease relating to the flat. When he discovered he had made the error, he was reluctant to admit this and struggled to give me a clear answer as to what the actual facts regarding the lease was making it very difficult to determine what was true and where the mix-up had occurred. Terry mis-read the lease, attributing the wrong lease to the property I was interested in. Only when pushed over the phone around the details of the situation, did he finally admit he had errored. This error came about 5 weeks into the process, well after I had a solicitor appointed and so I was unable to negotiate my agreement with the solicitor; he was able to charge me a considerable additional fee for the extra work involved with creating a new lease.
- Failure to fix the mistake: Once confronted by myself on the phone, I asked Terry to find a solution to cover my additional costs and he assured me that the office would cover it and that they, "do it all the time, it'll be no problem." This was something that Terry (I would later assume) did not have the authority to promise as he later went back on this and claimed he never said this to me. It is because Terry refused to speak to me that I got ahold of Lucy B. and she became my new point of contact.
- Disengagement: I emailed Terry to confirm a few more questions and to inquire about the payment and Terry would not return my emails or phone calls. He went completely silent over a number of days despite others at the office saying he'd been in daily.
- Inaccurate information: Terry had a habit of answering on average 1 out of 3 of my questions I'd put into an email and would answer my email once a day so this made communication very slow (I was unable to talk calls during the day most days). Unfortunately, those answers were often incomplete, or inaccurate. In the end I had to get a new point of contact (Lucy B), who took over for Terry and was marginally better.
- I lodged a formal complaint against the branch in regards to the inaccurate lease information and additional costs and the outcome was to offer me up to half of the actual legal costs (as a 'good will gesture') and only in acknowledgement of the lack of response from Terry. They felt that I should instead shift responsibility from them to the solicitor and pressure him to reduce his fees because they thought it was too high. The complaint manager said that the supposed increase in value to my flat by having a new lease more than made up for the costs I incurred by their error. This is a poor argument as unless he can predict the future, we cannot assume the way the property market will go and I may see zero return on the marginal gain of a few extra years the new lease added. The cash out of my pocket is real today, however. When the complaint was investigated, Terry would not admit to faults and lied about his verbal promise that the office would cover the expense.

I have experienced Terry Ellingham and here is my review;
Terrance 'Terry' Obsidian Darkplace Ellingham is more of a concept than a man, much like the notion of ownership, the seasons of the year or the feeling of regret. Many say that 'Terry' is legal term like 'mortgage', 'foreclosure' or 'Guzumping'.
What I know is this; I had merely looked up the word 'house' in a dictionary whilst standing within a mile of the Clapham branch of KFH and the next thing I knew I was putting a weighty deposit down on three bed bungalow near Battersea.
'So what does this beast of upward mobility look like?' I hear you quiver from behind your sofa.
Well.... some say that Terry is measured at almost 15 hands high and makes a loud whooping noise when turned on his back. Others measure Terry in storeys and cite his listing in the Domesday book and the Magna Carta as proof that his seemingly unquenchable thirst for property has existing since the big bang and can only be satisfied when the last property has been sold.
Rumour has it that if you say 'Terry Ellingham' three times into a mirror your house will automatically be listed on Right Move. A pensioner in Highgate claims to have found what she thought were burglars downstairs after trying this. They were merely prospective buyers already on a viewing! The pensioner in question lives some 8.2miles out of KFH Clapham's catchment area.... but Terry knows no barriers, he snaps them like a KitKat and gobbles them up before washing them down with a steaming hot cup of Lucozade.
Legend has it that every time a property sells Terry changes to his next form. Some say that his final form will be a Scout Hut in Croydon.
So, in conclusion; I'd recommend Terry Ellingham.

Wow - what a long, testing & stressful road that was selling our flat.... after a year... 3 buyers.... and a PANDEMIC. We finally got there. We wouldn't have got there with our sanity if it hadn't been for KFH Clapham who have been fantastic all along the way!
From the moment we met Paul Harris at our flat, we knew they were the best agents for the job. They knew their stuff, understood the market and most importantly supported our thoughts and wishes to getting our flat sold for the asking price we were most happy with.
From then on, both Paul and Louise Hinkson worked incredibly hard to secure us TWO buyers for asking price... the first pulling out due to an unforeseen issue with our lease.... the second due to the dreaded covid...! To say it was a stressful time would be an understatement.
The branch pretty much closed down over lockdown, apart from the AMAZING Lucy Barnes - who kept the whole thing going - no idea how!! After loosing our second buyer, and going into full lockdown, we had lost all hope.... until Lucy found us a third buyer for asking price - leaving us ecstatic and impressed.
For those that have been through the horrendous experience of selling a property (because lets be honest, it isn't ever fun), you'll know that communication and transparency is key. Lucy was so incredibly on the ball, constantly updating us, helping push things along on both sides as best she could. It was a long ride..... but so happy that it was with these agents. It honestly was a pleasure working with them over the past 12 months.

Have been working with Paul Harris @ KFH in Clapham Common for a long period of time now to sell my property. It wasn't the easiest of properties to sell, but Paul was professional and provided sound advice throughout the period where he was instructed with the property.
There were lots of twists and turns on property sale but Paul stuck with me throughout.
He was also very helpful in finding me a last minute rental when things got a bit difficult with the chain that i was in.
Very professional and good at keeping in communication throughout the process which I feel is an important attribute.
I would also say that i had previously gone with a different estate agent for my sale, one of the Nationals, but they weren't successful in the sale and I switched to KFH. I went for them originally baed on the value that they thought i would get for my property. Needless to say the value i ended up getting was very close to what KFH said at the start!

I would highly recommend KFH Clapham common, particularly if Lloyd is still working there. We had to find a property and move in within a very short space of time and he really made that happen. The flat we now have is great and we would have been in a really difficult situation if it was not all sorted very quickly. He was always contactable, even staying very late in the evening when we were all rushing to get forms filled out. We found Paul Harris responsive, friendly, locally knowledgeable, quick to understand what we needed, and reassuring to deal with as the estate agent representing our vendors. The chain was far from straightforward, involving some tricky and well-handled negotiation by Paul to ensure that neither our transaction nor other dependent transactions fell through for lack of movement. We'd be very happy to deal with him again; we had limited engagement with other KFH agents, but such communication as we did have was professionally handled.

They were flexible with viewing times and stayed late on occasion allowing us to measure spaces etc. We were pleased with how they progressed things towards the end of the sale. Spoke to Jamie Baker from the Clapham Common branch. Even though he didn't have any properties that met our very specific criteria, he went out of his way to try and help. It was refreshing to come across an estate agent who 1. was organised, 2. replied to me promptly (you have to chase most estate agents in order to give them your money), 3. treated me like a human, not just a commission slip. Would certainly recommend Jamie if you're looking in the SW post code!

I was really happy with the service that Paul provided at KFH. It was really easy to book viewings in and I was able to see 5 properties in 1 evening. Paul worked to secure an exchange in the timescales I needed. My experience of KFH was much better than any other estate agents I have had to work with.

To be absolutely honest both my wife and I do not have a single good word to say about our experience of the manager or the team at this KFH branch.
Following the completion of our sale we thought long and hard about complaining but felt that it would be a waste of our time and ultimately we had much more important things to do after moving house.
In summary:
- Entry to our property was made without gaining our permission.
- Not once did anyone from this KFH office offer their congratulations upon the completion of the sale of the flat, all we received was an invoice.
However the biggest issue is that the manager and the other sales staff exerted a pressure that did not exist from the buyer of our flat because it was in their own interests to do so. We were told that our buyer was on the brink of pulling out numerous times, this was pure fabrication. We know this as once we got in contact with our buyer directly, she could not have been more relaxed and laid back about it all. To be frank it was disgraceful unforgivable behaviour and caused real upset to my wife and I. It was completely unprofessional and completely unnecessary.
We would not recommend this branch of KFH to anyone, ever. If we could give a rating of zero stars we would.

KFH Clapham Common worked very hard to sell our two bed flat at what was a quieter time of year. The team were supportive and diligent and they achieved a price quite conisderably above our asking price. Unlike other agents they did not over value the property and took both our expectations (which we initially slightly unrealistic) and the market conditions into account when guiding and advising us through the process. Their team is highly credible and I would certainly recommend them to a friend.

Nicole and Sarah have been really great to work with. They are very quick to respond to emails and are always looking for solutions to our issues as opposed to avoiding them as many other estate agents have done. Even when we dealt with an incredibly difficult situation with a Landlord agency, they were very sympathetic towards us and did everything they could to help. I would highly recommend using there services in the future.

Very impressed with Edward Park in Sales. We gave him free range to line up 5 properties for viewing and every one was within our spec. Edward also stayed 90 mins after his office had closed on the hottest Saturday of the year to ensure we had time to see everything. Eventually progressed on a property through another agent but would highly recommend him.

I sold my property back in March with Leigh, Paul and the team and I could not have been happier with the service received. I was kept fully updated at all times in what was a tricky sale to negotiate, with many bumps in the road, many of which came from the chain. Most notably Paul, who went above and beyond dealing with not only our buyer and their solicitor, but some seemingly very unprofessional estate agents in the chain, who seemed intent on making unrealistic demands and threats. I cannot commend Paul enough for keeping his head and seeing through all the baloney, resulting in a successful completion and my sanity still intact. Thank you for both for your professional attitude; it is a refreshing change!
