Here was our experience. Tried to sell our house with them.
Bright, sunny day. Lovely, natural light flooding the gaff. Place is looking pristine.
Kuavo turn up with their professional photographer who whacks the old flash on and takes all the pictures. It looks dark, dingy. The photos were giving abandoned crackden, as the kids would say.
When I flagged this with Kuavo they initially tried to defend the photos as reflective of the property, before backtracking on this.
The description on RightMove read like a ChatGPT special and they said the house was in the wrong estate.
They then said they'd do new photos and lower the price to get it to the top of Right Move search. Tried this, didn't work.
I think RightMove has a threshold (imagine the race to the bottom if lowering the property price by £1 bumped you to the top of the list). It has to be something like 5% (can't remember exact percentage).
Flagged this with Kuavo. They said this was a recent change. We looked it up, it had been implemented a number of years earlier. We confronted them, got some vague answer.
They suggested doing the viewings then turned up late to the23w21` so we bumped into the potential buyer at the front door. Belter.
Priced the house all wrong; offering price parity with a house with an additional bedroom and more living space a few hundred yards away. Exact same archetype and similar conditions.
Got told this was due to the "microenvironment". Alright, ace. No worries.
Here's the corker; we only went with this outfit because they were selling a house we were interested in. We offered on that house without being proceedable and our offer was accepted. We were trying frantically to sell ours in the interim.
Eventually, we got told by Kuavo our buyers had lost patience and were not selling for a while, they'd potentially revisit the market in a year or something. The house pops up again shortly thereafter with a different agent.
Spoke to Kuavo who stood by their story.
Spoke to the new agent. They eventually spoke to their client (our original seller); according to the new agent the client was disgusted with Kuavo as they had told our seller that we were proceedable! I don't see why the client would have reason to lie.
Challenged Kuavo on this. They denied it. Who knows … whole thing felt like amateur hour. An estate agent cosplay, if you will.

We had some bad luck with a couple of buyers but there was no delay in identifying others.
Corey was a great sales rep always very professional in leading viewings.
Rose went above and beyond responding to emails out of hours and on hand to offer excellent advice. She did everything she could at the end to push the sale through and act as advocate ensuring the best possible outcome for all involved. Lovely people.
Any queries were answered promptly and professionally. We were very grateful and in comparison to previous estate agents we have dealt with there is simply no resemblance.

I was very impressed with the team at Kuavo and had an offer agreed on my property within a few days of it being listed. Unfortunately the first offer fell through as the buyer's lender turned them down, but Kuavo managed to secure a second offer within a matter of days, this time a cash buyer. Rose at Kuavo continued to check that the conveyancing process was running smoothly and we successfully completed the sale within a couple of months. I would highly recommend Kuavo and would use them again hands down!

There were a few bumps in the roads due to higher up the chain but we were reassured each time and was given realistic time frames and responses. Our main point of call was Rose who was amazing but had spoke to different members of the team who were all lovely and helpful. Liam showed us around the home and was so personable and honest.

We instructed Kuavo to sell our property in September 2024, primarily choosing them due to their low fees. One of the main reasons we went with them instead of, say, Purple Bricks was because they conducted viewings. However, we found they often asked for us to do viewings ourselves. We had to explain time and time again that this wasn’t possible as we needed to clear the house of kids and dogs beforehand.
The agents did not arrive in good time for us to leave before viewings, meaning potential buyers sometimes arrived while we were still there. They also failed to provide initial feedback or notify us when they had left the property, meaning we had to guess when it was okay to return. Communication following viewings was poor—we were often left chasing for updates.
After four months and only four viewings, we decided to withdraw our property. We gave the required four weeks’ notice, and a removal date was confirmed, but the listing was not taken down as agreed. Following this, their attitude completely changed. Emails went unanswered for days or were ignored entirely, making the process even more frustrating.
Overall, our experience was disappointing, and we wouldn’t use them again.

Kuavo we're honestly absolutely amazing from start to finish!
I found the process to be quite daunting, I should never have worried!
All the staff I dealt with at Kuavo were nothing but supportive, informative and so helpful... including with issues I had with the person I was buying from which wasn't their problem!
They're a relatively new business, do not let that put you off!! They are fresh faced, know the market and know how to market your property as it should be.
My property sold to the first viewer, within a week!
I've recommended everyone to Kuavo and they've all now sold their properties.
Thank you so, so much to Coary, Rose and Liam. I'm forever grateful for looking after this bag of nerves haha.
