Having been with Leaders for some time now and their customer service is exceptional. Having moved now to different location and departing from Leaders to different agent, i just want to give a shout out to them as a general and especially to my property manger Sophie Stevens who has genuinely been amazing with everything I have thrown at her, in the past 2 years. The property I was renting wasn't without it's problems and the Landlord wasn't the greatest but Sophie did all she could and more to get everything sorted. So to anyone that is renting/buying/letting or selling with Leaders and you have Sophie as your allocated person, then know you are in safe hands!!

My previous experiences with Leaders (both as a buyer and as a potential landlord) had been satisfactory at best.
However, I decided to give them another opportunity to let my property, and my experience was completely different. This time Harvey Spoor was assigned to manage the process and he has excelled. From the first meeting it was clear he’d done his research on my property arriving early to double check everything before prospective tenants arrived. Also going above and beyond to find me a suitable tenant in a specific timeframe (within two weeks of advertising). Harvey easily deserves 5+ stars, however my review is reflective of both my current and previous experience with Leaders Ocean Village.

This is definitely the worst rental company I have ever rented from. Full of excessive demands and rules. But if it were just that, it would be acceptable. From the first day of rental I had problems with them. Unfortunately the list of negative points is huge. Firstly, they didn't inform to me that the apartment would be put up for sale and me ad my family were surprised by recurring and uncomfortable visits. Furthermore, the water heater never worked properly. The apartment had two bathrooms and it was impossible to use both at the same time. The boiler needed to be changed and they just patched what was already bad. When we entered the apartment, the cleanliness was disgusting, with the kitchen cabinets and floor completely dirty and greasy. We need two days to do a proper cleaning. They left a lot of useless objects and things in the apartament, where even a spider (insect) was found. The sinks never drained properly. But the worst of all were the conversations with the location manager called Emily Westmore Marla, an arrogant, unfriendly, bad-tempered and sometimes discriminatory person. In a business that largely depends on immigrants, I believe this lady is working in the wrong place. And finally, when we decided to leave the apartment for all the reasons mentioned above, at check out they still charged us for cleaning, which I did and left in better conditions than I received, they charged me to unclog the bathroom sink that we keep it n the same way we received it and even though I have requested that it be unblocked, the plumber sent by Leaders refused to do it, claiming that the flow was just reduced and it was not a blockage. And they even charged me for burned out light bulbs. I don't recommend this company to anyone. If you have no option, be extremely careful, documenting everything and demanding that everything be done and corrected, as they cannot be trusted. For anyone interested, the apartment in question is located at 85 Canute Road, Charter House.

My Review is for Mitchell Wicks the Property Manager of the flat I am currently a tenant.
I had a massive issue on the night of the 27th of March when storm Nelson hit. I tried to secure the sliding door that goes to the balcony and the mechanism system just broke whilst the door was half opened. I had hailstones and water coming inside the flat + the awful winds. I couldn't sleep that night but I contacted Mitch earlier in the morning and explained my urgent situation and how I need it urgent help and he was really amazing. He understood the urgency of the issue and made sure to coordinate a maintenance team to help fixing the sliding door (provisionally) so no more water could come in. Thanks Mitch.

It was the worse experience I had with this agency
When I moved into the property I stayed 1 month without hot water which is not legal by law
Their NDO is a scam, they take extra money from you every month and at the end they don’t refund you the money when the tenancy ends, not only they charge you extra for the no deposit option they also ask you to insure stove, over and fridge etc .. so I don’t understand why you’re taking extra money and don’t refund my deposit, this should not be no deposit option, this should be called scam!!!! Their service is just about marking money which is fair but also help your customers - after I insured the Fridge and the oven plus paying deposit every month - at end of my tenancy agreement they said we will check if you need to pay anything extra and they have asked me to pay 769 pounds to fix the stuff in the property that was already damaged… scam !!!!!!!! Will never deal with them again

I would just like to say how amazing Alacey has been since taking over as our property manager.
We had nothing but issues previously with leaders including a spell where we had no hot water for 3 weeks due to negligence of our previous property manager. We recently encountered the same issue and Alacey was able to get it sorted for us in just a few short days!

We contacted Leaders to rent a flat in April. It was there that we first met Holly Rollings, she showed me around the flat and told me the negative and positive aspects of flat very clearly. We agreed to rent the flat and I made my deposit.
However, we had a minor problem with my wife's job change and we were seriously worried that the contract in our current flat was going to expire and risky to not complete referencing process for a new flat.
Here, one of the best Negotiators in this country, with both her professionalism and his skill in crisis management, stepped in, that person is Holly Rollings.
Holly understood us and approached patiently. She said it was a while, she said there was nothing to panic about. She kept us constantly updated and stated that she was monitoring our situation. She responded quickly to our emails. We felt that she was with us and we completed the reference process successfully!. If it was someone else, they wouldn't have shown this patience, wouldn't have approached so quickly, understandingly and respectfully. (this is fixed in my previous experience) But Holly Rollings is, was made for this job.
Leaders’s greatest chance is to have such a staff. From now on, just for Holly, we will recommend everyone to work with Leaders (the Ocean Village branch where Holly works, of course ????).
I don't remember ever receiving such a high standard of service in the UK.

Thank you Leaders for helping us rent a beautiful flat on Ocean Way! The flat was clean and newly painted, and any maintenance issues flagged were quickly taken care of. Amelia, Holly and Emily were always helpful and lovely to speak to. We were given several similar alternatives when the flat we initially wanted was taken, and viewings were arranged efficiently. We were also given video tours where possible.
One minor criticism was that communication via email for the no-deposit option and document checks process were a little unclear. We had to phone to get clarification, but for which we were given really helpful advice. Despite this, we were very happy with the service and would definitely recommend Leaders to anyone looking to rent a property in Ocean Village.
UPDATE: Changed my review to 4* because of poor communication from the building manager during the tenancy. We had to call the admin team for further clarification (who were brilliant, but we should have been able to get this information from the building manager).

Landlord review. You should bear in mind that when you deal with Leaders Ocean Village, you are essentially dealing with 3 separate entities, the local branch, the property management department somewhere else in Southampton, and the Leaders organisation.
This is a review of all 3 as that's what you're stuck with.
Good stuff:
- Online portal.
- Inventories/inspections are detailed and useful.
- Mostly kept the apartment occupied.
- Emails that inform about the latest/coming residency laws are great.
Bad stuff:
- Subscription traps i.e. signing me up to things without my consent despite me repeatedly asking them not to do it.
- Those subscription traps were often claimed to be "free trials" that I got immediately charged for.
- Failing to refund those "free" trials despite saying they would.
- These subscription traps were sneaked into the middle of emails and claimed they are signing me up to products that *I* requested in previous communications (which I obviously didn't) and then when asked about this admitting "they are just automated email templates that get sent to everyone".
- Forgetting to put my property on the market until after tenant had moved out.
- Increasing monthly fees without notice/justification.
- Demanding rent from a tenant that had already moved out.
- Demanding cleaning money from tenants that had moved out and had left the apartment clean.
- Forgetting to notify me that tenants had moved out.
- Sending me unsolicited contracts with 3rd party companies for me to sign and those contracts were automatically signed just by viewing them (which most probably shared my data with them i.e. breached GDPR).
- So many ignored emails.
- Some scammy "zero deposit" scheme where the tenant pays leaders a "fee" to not have to put a deposit upfront. I asked not to be included in this scheme and was ignored. Asked to get some money from the deposit to cover cleaning costs and they said they would but then silence and no money, wonder if the tenant got the deposit back on this scheme either, doubt it.
- Unclear invoicing at times
- Communicating with them is a pain as they are spread over various branches and their internal communication is a joke
- They recommended I substantially raise the rent when a quick search revealed identical apartments in the same building available for much cheaper
- Varied from person to person, but I got the impression they generally didn't care about my business, maybe as I was letting just 1 property
- Losing electrical safety certificates and then charging me to get them done again
- Charging for a plumber to go turn the water on instead of just telling the tenant to do it
- I forget why but I recall the out of hours number was largely useless

Will be absolutely amazing for your viewings and paperwork but then completely ignore, be rude and outright not care as soon as you’re in your new home. Will make out they have a great rapport with the landlord and all assurances can be met, when in reality they then blame the landlord for no responses of contact. All a sudden there is outstanding issues that were failed to mention and you’re left in a binding tenancy contract with the feeling of no help, relief or escape. Forget they have a duty of care to tenants. You’ll be left without hot water, and they’ll happily move you in to a property that is yet to have appliances fully checked leaving you twiddling your thumbs. Property manager is constantly on holiday or unavailable and no one else will know what’s going on so be prepared to constantly repeat yourself. If you do go through the complaints procedure be prepared for their sarcasm and insult of a petty money payment to shy the problem away and 24 day replies. There are plenty of other estate agents in Southampton that will be worth your time.

Leaders are possibly the worse letting agent I’ve had the misfortune to have to deal with, they are unprofessional, unresponsive and unscrupulous. They don’t adhere to government guidelines relating to returning deposits. If you are a tenant you are treated liked a second rate citizen especially if you happen to be checking out if a property. They don’t bother return phone calls or emails and if they do respond they lie in their emails. On a number of occasions I was assured my deposit rerun had been processed and would be with me within 3 working days....after 5 working days someone actually admitted nothing had been actioned & it was just sitting there in actioned. The head of letting sand head of property management are two of the most unprofessional people I’ve every had to deal with and clearly don’t have any professional pride or integrity. If you have any option DO NOT USE Leaders Ocean Village, unless is you like stress, frustration and being lied and totally inept service.

Avoid at all costs! Honestly, one star is too much. No care given to new / existing tenants. They'll leave you homeless to please their landlords.
In June, I viewed a new property with Leaders and loved it so placed a holding deposit instantly. We had gone through the referencing process and signed the tenancy documents. Everything was agreed on and set for a move on the 14th of September.
On Friday 4th September i received a call from Emily Westmore saying the landlord is going to have to push the move in date back by two weeks as the sale of his new property had not gone through. This was first of all frustrating, due to the tame frame we had and had been working on. But also unrealistic for us as we had to be out of our current apartment on the 14th due to that being sold.
It also left us with no alternatives as my partners family live in London and during this pandemic my family could not accommodate.
We went back and forth with the landlord and on Friday he had 'agreed' to stay in a hotel so we could move in on the agreed date. Over that weekend, we arranged for Sky to be moved, arranged for moving vans and bought furniture.
On the following Monday, I started my day with a call from Emily again saying that the landlord had thought about it over the weekend and no longer wanted to stay in a hotel so we could now not move in on the 14th. To make matters even worse, the landlord was now not ready to even set a move in date. Leaving us both very confused.
The response from the branch was poor and I was left to feel like we weren't cared about. Me and my partner were left with no solution, zero help and nowhere to live.
I have since found a property with a different Estate Agency and found the service far better.

Worst company ever. they are very welcoming at first, so they have your money, and then they show their true colours.
One of your agents (Huseyin Dengizer) keeps on calling, texting and emailing me that I haven’t paid my rent when I have and telling me to prove it. Which I did but every month I keep getting the same thing.
The others Agent for example ( Holly Rolling) was rude and never listens to you. Also the property management apparently is never in the office.
We had a Water leak coming from up stairs flat, mould problem and other problems just keep on coming but were never resolved. And we never get compensation We had proof (photography and video), emails and called them so many time but no one cared, all they do is just keep asking for more money and when you Leave the property they always ask for £147 for cleaning plus other made up expenses, I would genuinely not recommend this company and I hope they don’t make your life as miserable as they made mine.

Its been over 4 weeks since exiting a rented property and I've heard nothing from leaders regarding returning my deposit (c. £1400) apart from the process is under way.
There has been no communication about any proposed deductions.
The landlord is telling me that leaders have emailed me with details - so I can only presume they are lying to him?
Its reached the point where I've had to raise the lack of action through the formal dispute service...
My first experience of an issue like this in approaching 20 years of renting Stay well clear!

Started the process of the sale at a difficult time (days before the corona lockdown) but with the aid of Richard and others I was supported and reassured throughout. With weekly updates and concise feedback of views and general interest I was able to sell my apartment very easily, and with complete confidence. Very professionally displayed advert, with attention to detail on the photography and description we were able to source a number of interested viewers leading to a (hopefully) very happy purchaser in the end.
Other experience with two other local estate agents only shine a more positive light on leaders. Couldn’t recommend enough, and wouldn’t dream of selling through anyone else. Just wish my purchase could have also been through themselves, as no doubt it would have saved me a lot of stress and time!

To be honest we don't know how good an agency they are if you actually manage to let a property with them. We didn't manage because we have pets. And it's fine if some properties don't allow to have pets, but when you're told that absolutely no pets are allowed really anywhere in the Ocean Village and there is no effort made to check with more than a singular landlord it kind of comes with an expectation that they will offer alternative accommodation to rent (or at least promise to look into it). Although I suppose not everyone wants clients. Interestingly still, we talked to two other agencies working in Ocean Village and they said it was no problem because our pets are kept in a cage. Overall, Leaders left a very bad impression, and in the future even if we are looking for something when we no longer have pets we will look with an agency that at least pretends that they care about potential clients.
Update:as per comment below I did email the customer relations team, although it doesn't seem like I will get a response considering its been over a week. My initial impression of this agency got worse.

Richard and his team successfully navigated the sale on my Ocean Village apartment. This was not straightforward with lots of queries from our buyers and their solicitor. Leaders did a great job in coordinating and communicating with all stakeholders to ensure the sale stayed on track and was completed as quickly as possible. Richard was always available for a call and responded to emails in a timely fashion, often outside of normal business hours.

I worked with Leaders Ocean Village Southampton for renting a flat. They were very professional and friendly. They made me feel confident about the whole process. All paperwork was handled via DocuSign, which was so quick. They replied all of my emails in a quick way, and they fully answer all of my questions with kindness.
They left a cute note wishing a happy life for us in our new flat. That was so nice, because I felt a bit nervous when I first came home. but seeing this note made my day.

Above average accommodating, very professional in their business, very friendly in their correspondence.
To mention a few of the many times they have proven true the aforementioned characterizations:
They communicated on our behalf with the landlord and successfully reduced the rent, even after we had signed the pre-contract agreement.
Almost all paperwork was handled via DocuSign, and they changed the contract a handful of times to accommodate any concern we had, no questions asked.
Upon entering the property we received a welcoming letter signed by the entire team at Leaders Ocean Village.
They immediately (w/12h) responded to any queries via phone or email and handled any (non-emergency) issues that came up with the house within a working day.
Lastly, they have kept in contact with us to ensure we are enjoying the property and to follow up on any issues we may have had.
We are beyond satisfied by their services, it is real estate management the way it should be.

In my recent experience with this branch, all of the people who work here have gone out of their way to assist me in matters relating to property rentals and sales. Everyone is friendly and even when I have asked a lot of them they have always accommodated me with a smile. Recently Whitney in particular went above and beyond what anyone could have reasonably expected of her as she was determined to progress my flat sale and without her efforts I am not sure the outcome would have been successful. This type of service goes a long way since the process of buying and selling can be stressful enough on its own!

They are kind and helpful except for a couple of them, two ladies. I could be happier if the referencing company (the tenants hub) had managed to speed up things. They wasted a whole week and the references took a bit longer than expected and I couldn't enter the property until the afternoon

In addition, they sold my details on commission to a legal services firm trying to sell me conveyancing and, also to a mortgage advisor company trying to get me to pay for a mortgage through them. I was not made aware of this.

I have had some bad experiences with other agencies and landlords in the past but Leaders has the best customer service resulting in me completing all the necessary documents and moving in within a couple of weeks. Everything can be signed for online without the need for printing and scanning. The one (necessary) star goes to Gareth, who is unfortunately the only person in this company showing any professional attitude. It is a pity he is only responsible for finding a property, as the maintenance is whole other story: I had to move into a dirty apartment, with a disgusting mattress, no hot water and no induction, not even to the trash bins. The mattress was replaced after a week, leaving me without a bed for the evening, as it took a while for the new mattress to unfold (it was left in a roll). A cleaning was arranged first after endless discussions and inspections, as well as accusations of "bizarre" statements from my side, which I had to prove with endless photos (over 250 pictures taken for 6 months). The cleaning was performed very unsatisfactory and I was offered a reimbursement of the check-out fees, which never took place, more so they are trying to bring through a deposit-deduction now, exactly for the cleaning! I rented the second most expensive property I was offered, but was left without hot water (it took 2:20 min. for it to arrive) for the whole 6 months, as well as no heating when it was really cold, for over 3 weeks. Not that you get the impression, that the heating was solved after 3 weeks - I was simply asked via email, if it is resolved now...My e-mails were ignored or words put in my mouth by the 6th consecutive agent (from the 3rd branch), who was dealing with my case. I had to inform them of the whole previous correspondence with their colleagues and yet, magically I was never understood correctly... I am saving here most of the details, but the ongoing troubles, ignorance, and absolutely impudent behaviour from Leader's side, has costed me a lot of nerves and monies for just 6 months.It is a shame that such highly unprofessional individuals can call themselves Property Managers! I should have taken direct contact not only with lawyers but also with the landlord, as I am sure the latter has no idea which condition their property is actually in.

Stay away!! These people are only after your money. I have made the worst mistake of my life renting through them. I have been living in an apartment without proper heating or hot water. They never reply to emails. Today makes it 16 days I moved into an apartment with a faulty boiler.

Leaders have two offices, the above at Ocean Village Marina is managed by Gareth Carpenter and his team who are wonderful. Gareth is one of the most professional people who gives the highest level of customer service in the industry, I cannot thank him enough for all his help and follow up. The office on Canute Rd is one of the worst Letting agents I have ever dealt with, be prepared to document everything and spend endless hours chasing people to get back to you.

After an initial rocky start and a few issues over the condition of the property and some electrical items not working, I have found the subsequent experience to be of a high standard. I enjoy and appreciate the feedback after your inspections, they have both been great so far. Moved into a dirty flat and had to clean, agreed with Leaders that we wouldn't have to clean on exit and was charged for cleaning, reported maintenance issues that were not fixed and had to pay for them to be fixed on exit. After complaining Leaders failed to follow their own procedure and investigate. No TV for 4 months! Terrible service would never use again.

As a tenant; This branch of Leaders is awful. Here are a few things they have done wrong:
Sent guarantor forms to the wrong parent's (how can you get the last names all muddled up??)
Promised things would be fixed upon moving in, they were not (this happened on two properties). On the second property I even asked if they had been fixed before I signed the contract - they said "yes", 10 minutes later when I get into the property it was obvious they had not.
They have not yet told us what they intend to charge against the deposit and it's been three weeks (it's supposed to happen within 10 days).
It's difficult to get hold of the right person, they are so often "off sick".
They do not answer emails.
Just terrible, terrible service all round. Stay away.
An update to this review: Having ended the tenancy with them, they tried to charge us £64 for replacing a light bulb. Ridiculous. Luckily our deposit was held with The Dispute Service, who reduced the cost to £2 (just the cost of the bulb itself). They said that they never charge for replacing a lightbulb unless it is in a hard to access area.
I will never use Leaders as a tenant again. I will never use Leaders to let my own property. And I will always discourage friends and family from ever using them.
