I wonder if the property ombudsman knows that leaders are forcing people to take contents insurance through their provider? It is a requirement if you want to take a rental property through them. If you don't take it then you can't proceed with the property. This sort of practice isn't allowed. You cant force someone to take contents insurance. You have been reported to the property ombudsman Leaders. Poor practice.

Unfortunately I must say these were some of the most unhelpful Estate agents we interacted with whilst trying to find a flat in Southampton. We ended up going with Morris Dibben in the end and would recommend you do the same and don't bother trying these guys. Twice we had viewings booked and both times were cancelled (despite being incredibly difficult to get a viewing in the first place) due to 'lack of staff'. They were cancelled on the day off, both times it was about 1.5hrs before our viewing was supposed to take place, which was no good because we lived 2hrs away and would have driven down in order to do the viewing, so effectively (if we didn't have viewings with other agents booked, thank god we did and they didn't fall through on us) we would have been making a 4 hour trip for absolutly nothing. They also don't offer an alternative time if they cancel your viewing, it's just cancelled. I also find this particularly insulting when two other letting agencies were under staffed for our viewings but didn't cancel and instead had colleagues from other parts of the business fill in for people so we would still get to do our viewings!!! Yeh, wouldn't recommend these guys, they make you feel like they have no time for you which is unfortunate.

Sophie Stevens has been more than helpful.
I had a few issues (nothing super urgent) and due to a lack of communication through the rental side, Sophie stepped up and literally did the best she could as property manager.
As a renter in the UK I worry so much about how we can be treated because we don’t own the home and therefore have ‘no power’, but she has really made me feel at ease. She always answers emails and phone calls. I would definitely be happy if she was my property manager for the next property.
Everything that needed rectifying has been done.

If you like lazy landlords who don't fix things for 2 years and act surprised when things get surprised when things deteriorate and then come for money, Incompetent workers who can't be bothered to do their jobs and misreport things and are an all-round greedy company then Leaders are right for you.
Absolute god awful company, no wonder why last 4 out of 5 reviews on trust pilot are all 1 star and all speak honestly about the company and all met with the same copy and paste responses. Wouldn't ever go with them again and would never recommend them to anyone and will actively deter people from them and suggest more support companies based on personal experience or reviews going forward. Avoid at all costs and make sure you go with someone who's more reputable. Their workers probably don't care about the 1 star review, they don't care when you report issues as they never respond to them within adequate time frames or might not even respond at all and when you call all you get is "they're not in the office at the moment", "they're not in today" and "we will pass that on to them and make sure they contact you within this certain time frame", never heard so many untruths be told.
In conclusion , I'm sure to never go with them and I'd recommend you look elsewhere as they're not worth the hassle even some of our neighbours in the time we were there that have come and gone would concur to that statement.

LANDLORDS : I my opinion under no circumstances use Leaders to manage your property. Their process are opaque and one sided. Nobody in the business seems to be empowered to make a decision. Save many hours of pain and use another property management company in Southampton.

I was alerted by my camera while away that a person has trespassed her way illegally and without prior notice to the inside of my flat. Upon seeing that, I asked her to leave immediately using the camera speakers and threatened to call the police if she does not comply. The agency "Leaders", from which I had rented the flat later confirmed upon my request that the person is an employee of
theirs but failed to provide any proof of prior notice to me. There has been no emergency of any kind that justified the trespassing of their employee and the reason of that incident remains unclear
to me. Due to that unlawful act, I was in constant fear that someone might trespass again and breach my privacy at my own home. This led to me to moving out of the property at an added cost and effort. I fear that this agency has been breaking the law in that manner for for a long time and that they feel that are immune from adhering to the law due to the lack of complaints. I do not recommend dealing with this agency if you value your privacy and safe of mind at home.

We signed a contract on a house that wasn't habitable because there was no hot water because the boiler was broken. Had we known we wouldn't have signed up to rent this house. Throughout the whole boiler replacement process, which took them 4 months to complete, we were not visited once and had to endure rude emails from Adriana. The whole thing has made me ill from the stress of the situation and not once did we get an apology. We have made a complaint and they won't even admit they were in contravention of the housing act! They use tenants as cash cows while offering houses for rent that quite frankly need knocking down. The boiler was so old that none of the plumbers could ever remember seeing a 90kg boiler installed on a wall before. They use their own household maintenance company so everything is in house and they bodge repairs then won't admit to it! Dear prospective tenant, rent through these guys carefully!!!

I’m not one to leave reviews.. however at the chance of saving someone else the hassle of dealing with this company.
We recently moved out and Abigail Fluin, the property manager, is now trying to force our hand to £235 for cleaning services, cleaning services that are unnecessary given that the flat was cleaned thoroughly. They stated that the flat is to be cleaned to the standard of when first renting. However, when we moved into this property, they lied about getting the bath panel repair due to it being rotted with water damage, and mould around the windows, after months of emails, they finally sorted it.
The flat was definitely cleaner on our departure and leaders will do what ever they can to try get money out of people. Avoid at all cost, it really isn’t worth it. They refused to assist with homeless getting into the communal areas and leaving drug paraphernalia putting residents at risk. Leaving it to residents dealing with used needles etc.

My overall level of service from this company has been very disappointing. I am a Landlord and I used Leaders for their tenant finding service which is only a little bit cheaper than the managed service.
My first issue is you never deal with the same person. This in itself is very frustrating. You never know who is actually dealing with your requested. When you call your call can end up in one of three places like the branch down the road, head office and if you’re lucky the branch you want.
Trying to get the paperwork all together and a statement of your account is very difficult and I am still waiting and chasing daily.

Had my personal horrible experience with them, charge a lot of extra at the end of the tenancy for cleaning even though I hired and provided all the evidence of a professional cleaning job done! Eventually went to dispute, and it judges to my favour!
Nah they don’t care at all of your needs, you won’t be treated with respect.
With so many good new lenders emerging, this firm is doom to fail or this branch will have to be replaced with new and better blood, these employees are not doing their job properly!

??This is my advice to any( foreign ) student looking for new housing in Southampton.
??I do not recommend this agency to you.
??For three reasons
??1- You will find treatment and hospitality until you pay the first rent after ignoring the transaction and even responding to e-mails
??2- They do not respond to any complaints about maintenance (although maintenance contracts are their responsibility). The house has been without hot water and heaters for 9 weeks during last winter (-2) temperature. And we did not hear from the director only empty promises.
??3- The deposit . It must be charged from it in an exaggerated manner Of course, the reason is clear, cleaning and removing waste ..
Imagine , lifting a paper sheet and a bath slipper They cost £40 (maybe they were lifting it with a hydro crane ) cleanliness They cost £85 Although it does not cost more than two hours of work And the hour of the cleaner is £10 (Maybe they used scented gold paint to get the desired results.)
??Also, you will not be able to recover the rest after the discount except after correspondence, communication, and waiting (I got it on June 9, although I left the place on April 10).
??I advise you to Think a lot before you make a decision you will regret

Terrible service. Lied about getting the windows replaced when I moved in. Unable to get their days right when doing an inspection. Forgot the keys to the flat on the day of inspection. Argued/lied about me being able to give my 30 days notice without even asking the landlord who makes the decision....why even spend your time arguing just ask the landlord and see what they say.... Happy for me to move in a flat that had poor paintwork throughout but now penalise over a wall thst been painted in their eyes badly. It was still better than what was there before. I believe some of the employees of this branch have no idea what they are doing / are willing to lie to get the sale but don't make good on their promises.
They will also find the most minute reason to take your deposit off you. Disgusting conduct.

Nothing like an estate agent trying to retain £150 of your deposit for a bit of dust on the light switches. As a tenant, try and avoid renting through them. Their maintenance department were very slow to respond to me ( it took 3 months for them to fix a broken ventilator in the bathroom and it was only when I told them I will get it fixed and bill the landlord that they responded). 3 and a half years renting through them, rent always on time, only had to have contact with them twice and after all of that they said that the flat will need (another) professional clean because of a bit of dust on the light switches. Horrible!

Beware of Leaders.
My experience as both a tenant and landlord with Leaders Southampton has been extremely poor. Expect both plenty of fees as a tenant, when moving in and especially when vacating a property. Poor management all round and eager agents to lay down any conceivable charge.
Unfortunately, they had a local hold on the lettings market in the area. Now that better agents are popping up, I would urge tenants and landlords to look elsewhere.

I must say it was my first time renting and I was let down very badly, the initial viewing was done and I was told the majority of the faults will be sorted out, a deep cleaning will be done so many other things... nothing had been done I have to pay £100 to a cleaning company to clean the flat out for me.
Broken kitchen draws and leaks, bathroom was nasty. To them it's all about the money. I had been paying sky subscription for a whole year and the sad part is I never got to use it.
Going back to the agency they are very slow on response, any request you make and to get a reply back from them you might aswell go to sleep.
Terrible experience I will never ever go back to them, if you want clean and tidy response and straight forward these are not the people you want to go to. The only person I would say was a little help was Ben.

Students stay away. The most unprofessional, incompetent and rude agents I’ve ever worked with. In my experience of renting, never have I encountered anything close to this. There is no appreciation, respect or understanding for students. They will grill your guarantors for bank statements, dividends, history of gross & net profits like they’re HMRC. If your guarantors rightly refuse, they will ask for a 6 month upfront payment. The email responses, blunt and rude. Expect no updates, you will be the one calling.
I’ve had to apologise to my guarantor of over 2-years on their behalf for the sheer stupidity and intrusiveness of their process.
After deciding to terminate, we were treated with no follow up, no courtesy, no form of contact to just say “We’re sorry, we appreciate your time” or anything resembling professional conduct.
Not only is our money down the drain, but 4-weeks of our time.

My experience with agency was dreadful and I give one star because I can't give less than one star.Like tenant I can say I wasn't never be helped and supported; different story if you are a landlord.
We had different issue regarding the properties and the landlady didn't want to fix
nothing and also when it was evident. The agency didn't care because they are only interested to take money.
I work with my wife for NHS and luckily we worked and we managed to pay all bills and rent and when we wanted to leave the property 2 months before the end of the contract the landlady asked us to pay double rent ( we used to live there for 2 years). Of course agency didn't know nothing about the flat, any help and support wasn't given to us when we asked any kind of informations. But regarding take money they are very professional.

I donot recommend this Estate agent based on our 7 months of experience renting through them. We had multiple issues throughout these months which ultimately resulted in us requesting our contract to be ended before its full term.
Our main problem was lack of response to our queries and issues. It was a great struggle to get a response via email and the staff were not that helpful through the phone either. They always said we will chase things and phone you back but we never received a phone call again and had to phone them repeatedly to get things sorted.
We also received our flat in very poor conditions with a broken boiler, fridge and dish washer. To the very last day of our tenancy the washing machine was never fixed. The kitchen sink cabinet had been ridden with mold also.
Overall, this is by far the worst estate agency I have dealt with in my 13 years of being a tenant in different parts of the country.

It was after my first year of living in UK. I wanted to vacate the property I lived in. I have cleaned it throughout. I asked for some help with it. After the checkout. they came up with a list of things which were not truth. That I broke some of the stuff even though it was clearly already broken on the check in report on the picture. That tried to charge me for that and very minimal stuff I didn't notice m - little parts to a shoe rack. The thing is, I am really responsible tenant, after that I didn have any issues with renting and check out. They used my naivety to get money off of me. Keep away from them.

I had to call several times to have a hope of getting anything sorted. Can’t see the point of them as estate agents. Avoid, renting from them will make you miserable.

Really disappointed with the service. We have dump in property for a long time i mean the wall is wet - in the size of the wardrobe, we can not use part of the house. The man who came to quote and said that he can not repair anything because they not paying, and when they pay he will fix it. So... instead of solving problem they send a new contract to say if we don't sign it - we have to move out. Is really bad agency to deal with. I just been told by my step daughter what they made us sign. As I have problem writing and reading-they are aware of that. Is disgusting. she helped me writing that review. Ash showed me around the property I was interested in (and ultimately moved into) and was absolutely great. He was very professional, informative, and - most pleasantly surprising of all given my general experience with letting agents - extremely patient. This was also demonstrated when I needed to move fairly quickly and so needed to sign the contract ASAP before COB (due to reasons outside either of our controls), yet Ash wanted to make sure I had time to read through it thoroughly and answer any questions I had. So my experience with Ash was great and I'd give him 5/5.
The only 'issue' I've had so far hasn't been with Ash or anybody in particular, but general correspondence with Leaders (both by phone and email), in that it hasn't always been prompt/timely, hence the 4/5 rating. This was particularly stressful whilst I was trying to arrange viewings for flats, but also very recently due to some apparent clerical issues which are still pending resolution. Of course, I do understand that things can get very busy (I had intended to write this review many months ago, so I really can relate!), as well as it being the holiday period now regarding not hearing any update on the recent issue, but as it's happened independently a couple of times at least for relatively significant things, I though it was worth noting.
Other than that, everything else has been great, including all the information and help with settling in and setting up bills upon moving in!

Terrible service been forced out my home due to incompetence.
Transferred over from another letting agency and had to transfer over my standing order also received letters and emails to say I hadn’t paid my rent which I had to prove through my bank statements every month.
Contacted them they gave me a new reference code which I used to set up a new standing order everything was fine for two months.
The letters then started again saying I hadn’t paid my rent etc they weren’t interested in resolving the issue.
This caused problems with my room mates as they were giving me the rent I had to prove to them every month the letters came in I had paid the rent which wasn’t missed or late once.
Now I have given them my 30 day notice that can’t be anymore helpful but unfortunately that can’t sort the issue with my flat mates so I have had to leave the property and incur all the hassle and costs that come with it would use them for anything they haven’t got a clue how to treat people

We found their estate agents so friendly and helpful that we decided to use Leaders for our sale. I cannot recommend them enough! Property description slightly misleading as described as immaculate throughout , however property was far from good quality. Didn’t move in for 5 weeks as there was so much work to be done.
As far as correspondence goes, we were happy, although some aspects were not followed through.
We found the owners to be difficult, denying us subsequent views to see the property, however Leaders handled it well.
Overall no real complaints with the whole process.

I never thought of leaders as a selling agent, but my property was sold with in 4 weeks and I received nothing but excellent service from start to finish. Great communication and response time, nothing was too much trouble. Viewings were fitted in with our family life and work commitments, which made things very easy. I dealt specifically with Mark Kimber and Rachael Clark and could not be happier with the two of them. Our buyers were a little difficult at times (as I am sure we were too) which caused us some frustration, but Rachael and Mark dealt with it perfectly. No complaints at all, would use again and highly recommend.

Stay away from Leaders and from Ben at the London road branch especially, after letting a pregnant woman move into a unfit property with no hot water (ongoing issue for 4 months) and gas that could not be used as the flame would go out at any point filling the property, Amongst many other problems.
After coming to a deal with Ben to end the contract without paying any extra fees apart from the leaders early leaving fee of £400 we discovered that we were ignored and Ben has avoided answering the phone. We then got a Email from the owner of the property with a £2400 bill for past problems with the property. An easy way for someone to get a tenant to pay for repairs. £1200 deposit also refused refund.
Leaders also apparently had their gas engineer do a check and he gave the all clear. From day one the problem was obvious. Again 4 months down the line... no issues fixed.
Ignored warnings of leaders and regretted it so I would recommend you stay away and avoid yourself the hassle.

Many people are reviewing before leaving the property ("recently purchased" etc.) - don't trust these reviews. These people are friendly and professional up until the second your money appears in their bank account. From there they are absolute scum. They will practically ignore you for any issue you raise with them, and they will just take money from your deposit at the end of the tenancy even if your property is in perfect condition, because they know it's not worth your time to go through the appeal process. Not to mention that they did not provide us with the *included* parking permit for 6 months (no reimbursement was given for paid parking or bus fairs).
Avoid these people at all costs.

We first saw the property at the start of 2018, we fell in love from the moment we saw it and I have to say Mark was brilliant, answered all of questions which I can assure you there was hundreds. I phoned Leaders on a Saturday afternoon (OK, it's a busy time) to get the ball rolling to put my property onto the market. After the phone went to answerphone on all three attempts spread over a period of two hours, I phoned a fourth time and selected 'Lettings' rather than 'Sales', in order to get someone to talk to me. A very helpful and friendly lady answered and took my details for her Sales colleagues. I emphasized that I needed to speak to someone the same day, or failing that early on Monday, in order to get someone to do an initial visit on Monday afternoon and hopefully have the process well underway by the end of the week. No-one phoned back on Saturday, nor Monday morning (is that a busy time too?) and as of Wednesday afternoon, no-one from Leaders has contacted me. I have placed the property on the market with a different estate agent.

Today makes it 16 days I moved into an apartment with a faulty boiler. Worst experience with a letting agent, I wish there is a possibility to give them zero star just after dealing with them in a week. They only call when it involves money and hardly reply to your emails. I am having similar experience spitsosblogspot had with them. I moved into an apartment with a faulty boiler. No proper heating or hot water and lies from the agent(dirty common area). Stay away!!! I am exploring all possible legal options and have reported them to the council.

In my experience, when it comes to choosing a letting agent, it's important to deal with people who are knowledgeable in the lettings industry and are experienced at finding the right tenant for the right property. There are plenty of agents that will find you a tenant and are willing to do so for a fraction of the cost. But we all know that we get what we pay for and when it comes to finding a suitable tenant, it's essential that the job is done well, because the laws are all for the tenants. We are tenants using the letting agency Leaders already three+ years, since July 2013. We are US expats, and Leader's Eastleigh office helped us find our first residence in their area, although we didn't yet have a credit history in the UK. Throughout the whole period of our first letting contract that ended in December 2015, we received an impeccable service. Their final inventory was thorough and fair, and they returned our deposit on time.
Because of this excellent experience, when we returned to the UK six months later, we didn't think of using another letting agency, and called Leader's. So far, everything goes to perfection. I want to specifically point out how well their inventory was executed, and that they are responding on the spot to every email or phone call with questions or demands we may have.

Dangerously incompetent. Having used them for almost 3 years, they managed to fail at every hurdle in frankly dangerous ways. When I initially walked into their office to sign the contract for a new property, the first warning sign was when one of the "agents" was involved in a screaming match on the phone, insisting that they were not a rag-tag outfit of cowboys. The following few hours convinced me that the mystery caller was right. I was due to move into the property on Friday, but was told that afternoon that the references hadn't been chased up, meaning that I would have to wait until the following Monday before moving into the property. This would have resulted in me being made homeless for a weekend, with the removal firm I had hired having to put the furniture into storage at my own expense. The management of the office treated the situation as if it was an interesting puzzle and not once acknowledged their staggering failure to have the paperwork completed on time, and never apologised for the situation. Only due to me doing their job for them and chasing up the references, something I had repeatedly reminded leaders to do in the days leading up to the move, was I able to get the keys to the property at 4:50pm, 10 minutes away from the deadline.
To my dismay, this was not the only pathetic show of incompetence I had to suffer through with Leaders. On a change of housemate, I and the new housemate had been told several times over a course of 3 months, in writing and on the phone, that the deposit transfer between the existing and new tenant would be dealt with privately. The evening before the date of the new contract being signed and tenant moving in, Leaders decided to change their mind, which again very nearly made the entire contract fall through, and another person homeless, due to the immediate asking of hundreds of pounds.
With regard to any fault in the property, none of the problems were dealt with in a speedy manner, with a washing machine taking just over two weeks to be replaced. To highlight their attention to detail, the inventory had the names of the previous tenants on, with the gas and electricity suppliers being the well-known company "?".
Avoid at all costs - their incompetence is dangerous.

These people are the absolute worst. I'm sure there are nice people working for the company but the letting staff at Leaders London road are unprofessional, rude, ignorant and lazy. Th only thing they are good at is lying. If you're looking at a property rented out by these clowns look elsewhere.

In my experience (as a landlord and a tenant and of more than one Leaders branch), Leaders is a poorly run, inefficient company with staff who seem to either know little or care little about their tenants and landlords. Correspondence has to be sent multiple times to get any response at all, and responses are often lacking the required details. As a landlord, I moved my property away from the Leaders branch managing it (Southampton), twice and I would have moved it a third time had I not sold it (they kept buying the companies that were managing it! I think it's the only way they can be successful). I would caution any landlords or tenants against using this company.

These people will try to rip you off. Dispute any deposit money they are trying to take off you as they tried to take 370 off me but got it back after a dispute. I hope people have the sence not to use you in the future!! Fraudsters!!

My property manager was excellent, very organised and approachable. Adam is extremely helpful, courteous, and always keeps his word, staying in regular contact and delivering on promises to follow up on any issues raised. I experienced a very high level of service and was very pleased as a result.

Absolutely terrible. The cold water in our shower stoped working and it took them 4 weeks to do anything about it and they never kept us informed about what was going on.

Truly dreadful company full of deceitful and useless employees. The flat was disgusting when we moved in despite them apparently having it professionally cleaned, it even had skidders in the toilet. They avoided updating the inventory for as long as possible and wouldn't send out the updated version. Both myself and my landlord were repeatedly lied to down the phone to the point where I made an impromptu visit as I'd had enough, also my landlord didn't receive any damages taken from the previous tenants by leaders. When moving out we did have the flat professionally cleaned and the carpets, they tried to take all of our security deposit as they claimed that they themselves had to get professional cleaning company in and even accused us of keeping pet's. I cannot stress enough how truly terrible this agent is for both tenant and landlord... AVOID AVOID AVOID!!! I hope to read about them going bust in the local paper sometime.

We rented a flat for 18 months with Leaders. At the end of the tenancy, we handed in our notice and were told we had to pay £90 'check out fee'. Apparently this was to pay for someone to come round and check the house was in order before we could get our security deposit back. Our contract had no mention of a check out fee and after about 5 phone calls they agree to waive it. I just wonder how many unsuspecting tenants didn't check their contract and ended up paying the fee. Leaders just seem to be trying to squeeze every penny out of you without providing any service.
We are now living in a flat through another agency, which has just been sold to Leaders - I'm not very happy about this! If they try to charge me £90 check out fee again, I'll tell them were to stick it.

My son and his partner rented a flat through Leaders at Sarisbury Green. From the outset they were found be unreliable, turning up unannounced, letting themselves in, resulting us to write to them with a legal letter. The flat had so many faults that was not mentioned in the original paperwork that we had to take photos as evidence. They stayed just the 12 months and got out! The flat was cleaned from top to bottom! We repaired faults that had been hidden by the owner and they still managed to keep £115 of their deposit for 2 x marks the size of a small nail head on a door frame?? I urge anyone reading this and thinking of renting any property from this bunch of bandits to look else where! You will get nothing but grief from them!
