My experience was amazing with Maple Estate! They were very friendly. I have had a very bad experience with the letting team in Maple estate. I would suggest not to rent a house/room which is under this estate agency. I was a tenant who rented a room in a shared house and I had to deal with very unprofessional agents who were coming in the house at any time of the day without any warning, knocking at the door or ringing the bell despite asking them to do so multiple times. I was accused to be in debt of many thousands of pounds and to show proof of all the rent I paid (it was Mr Sumit): it turned out they owed me 40£. Also, they always ignored my emails but they were so good to call me everyday when asking to increase my rent. When I asked to meet the letting manager out of desperation, he booked an appointment with me and when I showed up all the way to Harrow he was off for the day (again without any warning or call to tell me about it). Just a ridicolous service and very unprofessional people. The only people I had to deal with and who were actually polite and professional are Jason and the director Mr Manish.

Worst experience had in 9 years living in UK. They are having communication issues inside of the agency, even though I did send them an email with notice and an exact date when we will vacate the property, we moved abroad a while ago and keep receiving monthly messages that we have to pay our rent. I made many phone calls and discussed the issue, but nothing was solved. No point to say we had so many similar issues in the past 4 years…never paid the rent late or with any delays, but I always received messages and emails that we didn’t pay it on time. Low quality services!

Be Careful of this letting agents, they are only in the letting sector to hold your deposit, they did not return my holding deposit and I
have also spoken to other tenant who dealt with this letting, the other tenant also did not get their full deposit after they left the property. There are few other letting Agents like this one, so be careful. Whoever, will have this issue please contact the Trading Standard and the Scheme under which this letting agents is registered

Haven’t used their services but they have such dangerous drivers. One of their vans didn’t even stop at the zebra crossing and nearly ran me over. If they can’t follow basic road rules I wouldn’t want to imagine how they treat their tenants.

Absolutely the worst estate agent I've ever dealt with. I wish I could give them less than one star. They lure you in with sweet talk at the start, then proceed to fleece you and snatch money from your deposit without remorse.
Avoid this agent like the plague, along with any properties they manage on Manor Waye, Uxbridge. The landlady is nothing short of mentally unstable and greedy, and Summit and his team at the estate agency make your life a living hell with their incessant emails and calls, pestering you for rent increases every three months. The property was initially managed by the landlord, who was decent, but unfortunately, after his passing, the landlady took over. She hired this estate agent, who proved to be extremely unprofessional and deceitful.
They inundate you with emails about rent hikes every 3 months, disregarding any agreements laid out in the tenancy agreement, yet conveniently vanish into thin air when you require urgent answers or repairs. I had no option but to leave the property due to the landlady and estate agent's toxic attitude and insatiable greed.
Upon moving in, the room was in dire need of a fresh coat of paint, a task conveniently neglected both before and after my arrival. Now, they have the audacity to demand that I pay for the paint.
Currently entangled in a bitter dispute over my deposit, as they demand I repaint the room and rebuild the toilet after three years of neglect and zero maintenance from the landlord. Adding insult to injury, they expect me to install a new radiator, which was already rusty upon my arrival, and renovate their illegal toilet, precariously tucked under the stairs in a space barely two meters long, with no council approval.
Furthermore, the property isn't even HMO approved, violating basic safety regulations.
In conclusion, I implore you: avoid this estate agent and landlady like the plague. I will ensure that everyone within my circle knows about their despicable practices. Writing all this in the hope that it might save someone else's money and time

We were able to move into our new rental within a week of the viewing. Once the landlord accepted our offer (Tuesday), Avi facilitated a smooth processing of our documents, and we were able to move in on Saturday. Nothing was missed and we have proper documentation of the state of the property. We hope this is a preview of the future of our relationship with Maple Estate which is already looking better compared to our previous letting agent.

Disgraceful experience with this agency . saying “Unprofessional” is treating them well enough.
- agent visiting the house without advice 24h as per contract required
- not a clear inventory checked since the very beginning
- having maintenance was nearly impossible
- is not clear what they are actually doing of their job rather than charging you at the end of your tenancy .
Again AVOID those scammers.
Ps : my deposit would have been lost if wasn’t for my former landlord that despite paying an agency had to rescue me in the end.
I would have ask them to give me a STAR back instead leaving even one for the review.

Moved out of a property slightly early but still paid the rent for the remainder of the tenancy- they sent a cleaner round whilst I still lived there, essentially breaking into my room and then tried to charge me for it. It took 5 months to get my deposit back through the deposit scheme as they refused to refund it. They are just lazy and entirely unprofessional.

The man i had was such a liar he made me come to the property to see who i was then said i must come to see him on saturday then he said oh the landlords friend has suggested a friend and they have paid a deposit i asked why did you not call and tell me i was told the property has gone but it is still listed for rent i had a friend call to ask for a viewing which was set up how racist can people be in this day and age how are they allowed to get away with this type of behaviour so sad karma is so sad

They are very rude, unprofessional, doesn't follow any courtesy to the clients. I met the staff Ewellina, she is very much rude and most incompetent lady.
I had really bad experience with them. I've choose a pretty old property (at 47 wellington road, harrow) and was completely dirty, not clean having insects etc etc. After complaining nothing has been taken care. There was a small garden and after leaving the property they charged £600.00 for garden cleaning and no breakdown cost provided (even after 1 month). Can anyone imagine for this amount !! Even they don't allow to speak with landlord for any break up cost, negotiation etc. They say cleaning cost not charged and there were bed bugs, which is worthless. As during check out there were not bugs at all and not mentioned in the check-out list.
Moreover, they took pictures when move in and move out, but complete worthless. If you ask for an evidence for the pictures w.r.t to the deduction charges they will not provide you. The one word they'll say this is final if you accept or not accept.
I've no clue how Maple getting good reviews. My honest recommend is, not to go with this agency and even you see the landlord is Mr. Noronha be aware. Agency and Landlord both are tied up and going to charge you unreasonable amount after leaving and you've to follow up for months for that.

I am amazed they still trade, they are not human, they only take money and do nothing in return. none of them know what they are doing but will happily bully you for what they want while not doing what they are supposed to do by law. Eight months after reporting repairs, they did some but only because the council told them to do it and with a twenty pound budget! Do not trust them if you have children, they will have strangers pushing their way in your rented home if you are not available, they will also disregard your rights.

I am a property investor and this is the worst estate agent i have come across had to ring 3 times to get an appointment to view a property for sale. Once i viewed it i put in an offer had to ring twice to follow up......still waiting for a response!!! Strongly advise to avoid this company as they have no concept of customer service, they don't return phone calls and its pointless leaving messages!!

All I can say is that all my properties have been let by Maple and I am thoroughly satisfied with service and promptness.All staff have been very obliging and when advice was needed I certainly got the best! I am not being biased but after dealing with other agents I hope to utilise Maple for future projects.I have and will recommend Maple as I have had a good journey with them so far.

This company has got to be the most INCOMPETENT estate agent I have come across. Called them to view a property, an employee promised to text the address of the property. Called them more than 7 times in the span of 3 days. Got told the same thing OVER and OVER again "will send you a text"!!!! OMG how hard is it to send a bloody text you IDIOTS!!!!! Either say yes or no I will not give it. Their incompetent behaviour and attitude cost me time and money ie: could have viewed several other properties in the space of 3days!!
Will never go to this agency again and neither will recommend it to anyone.

Dreadful!
Took our deposit and then carried on trying to get other tenants anyway, caused us no end of hassle as we had already given notice on our existing property, suddenly finding out you have no home in 2 weeks without an alternative with a small child is not a fun thing to do.
Didn't explain why, then lied about it.
Avoid like the plague.

I've had a surprisingly good experience dealing with Maple Estate Agents. Mr Anil and his staff are friendly and professional - would definitely recommend them as a great Estate Agent in Harrow.
