Cerys and the team have been nothing short of accommodating when it comes to having our affairs in order. Our moving application process has been taken care of by Cerys herself and has always had punctual and transparent communication from her along the way. They have left no ground uncovered and have included move in assurance in steps that I have never even expected or thought of when moving home now or previously, and it has given me a very comfortable peace of mind with the move entirely. My partner and I used Martin & Co to move into a rental property only 2 weeks ago today.
From start to finish Cerys was a star! Nothing was ever to much and someone was always on hand to help out with any issue or question we have had. Cerys went over and above to get us into the property we wanted and she is a credit to Martin & Co.
Also I would like to mention Ollie who dealt with a maintenance request we had - it took him less than 24 hours to respond to the query and have someone out to fix the issue so bravo all round!
I would highly recommend using Martin & Co if you want great service and lovely staff.

I have recently let my property through Martin & Co .
I contacted them late one evening and by lunch time the next day I had signed the terms of business; another agency I had contacted had not even contacted me at that point! They did eventually some hours later!
Martin & Co are honest with the achievable rent when some other agencies go in too high and can consequently cause delays in the letting of your property.
Martin & Co have promptly dealt with any issues and kept me informed along the way
Martin & Co aim for the best experience for both you as the landlord and the tenant.
I would highly recommend Martin & Co to any landlord or prospective landlord.

The service I received here was outstanding. I initially spoke with a lovely lady Andrea who was very attentive and informative on what I had to in order to rent a property as I have never done anything like this before. I then went on to view the property with Cerys who was really easy going, Kind and informative, She helped me every step of the way. Cerys was also very fast paced in making sure all documentation was sent across and submitted to enable me to move in as soon as possible. We were impressed at the outset at our first appointment as Phil made us feel like valued clients.
We were really impressed with how quickly Martin & Co were able to come out to value our house and list it, with the listing including a 3D virtual tour and video (really useful tools in our opinion for filtering out viewers a property would not be suitable for).
Phil managed viewings whilst we were away on holiday and personally kept us fully up to date. We accepted an offer whilst we were away (within a week of listing our house!) and the communication between us and Martin & Co was seamless! Feedback from viewings was uploaded instantly online which was great.
Abby and Cerys patiently answered the hundreds of questions we had every time we telephoned and were a pleasure to deal with.

Ive recently moved house and used Martin & Co Rochdale for the first time and I was honestly surprised with how seamless the experience was. Cerys was amazing before I actually acquired the tenancy, really friendly and helpful and was readily available for questions. She processed my application very quickly and made a stressful time a whole lot easier. Since moving in to the property Abby has taken great care of me and any issues I have had. She completed my first tenancy visit and was really warm and friendly and as soon as I reported an issue in the property she responded and constantly checked in with me to make sure the issue was resolved. A really fab service from both of the ladies, they are an absolute credit to your company. I would definitely recommend.

A really poor estate agent, they include astronomical administration fees for copying and pasting tenancy agreements, a lot higher than other estate agents I have dealt with. Sadly the administration fees don't go towards a smooth experience with staff, of course I can only comment on the staff I have dealt with. After multiple requests for a copy of the tenancy agreement, we only managed to get access to it the day before we were due to move. They told us the day before moving that we HAD to buy tenants insurance before we could move in, no mention of this any time before, so with less than a day to find insurance, they conveniently suggest an insurance company they work closely with. Martin & Co are company which seems desperate to take as much money off you possible, for as little work as possible. I'm sure this isn't just the case for Martin & Co, but in my own experience I haven't come across other estate agents who have such poor customer service and shady business practices. I wouldn't use Martin & Co again for a rental property, I can't speak for they way they deal with sales. Staff in the branch cannot change the fees implicated by Martin & Co, but they can change their attitude towards customer's.
I could give more examples of my experience, and if management at Martin & Co would like to discuss, please feel free to contact me.

Suggesting my review is malicious to undermine me is incredibly unprofessional and rude. I have raised legitimate issues, some of which have been raised in previous reviews, and again have been totally dismissed. I have shared my honest experience, and to be dismissed so quickly and bluntly is very disheartening. My intention wasn't to discredit Martin & Co, but your response comes across hostile and deflective. I am more than happy to upload documents and correspondence I have had with Martin & Co to back up my review, would this help? I did not suggest the fees Martin & Co charged for admin costs, and check in / out costs were unlawful, but I do believe they were high compared to other estate agents in the area, in my experience anyway. Letting agents fees have generally been considered immoral, which is partly why they have been scrapped. I understand other estate agents did the same at the time, but that doesn't make it any better.
Please would you explain which part of my review is malicious?
I will not be removing my review, I believe I have been more than fair. In my review, I decided to leave out other issues I had with Martin & Co, again, I am more than happy to provide details of this including emails and photographs. Just to clarify, it was definitely the Rochdale branch I dealt with. Do I need to provide proof of this for my review to be taken seriously?

If I could give 0 stars, I would! I am absolutely disgusted in the way we were treated. Luckily we rang a day before to confirm our viewing just for the lady on the phone to say that there is no booking at all!! We were told everything was booked, so if I hadn’t rang we would have been standing outside the home oblivious. Can someone explain to me what the woman spent 20 minutes on the phone doing a week before? Asked about 30 irrelevant questions just for a house viewing Would not recommend this company at all.

Terrible service from the start. Wanted to purchase a property through the rochdale branch by without mortgage so I was accused of money laundering by sales agent at viewing.
Every time I would call to get update I was dealt with so unprofessionalally I didn't want to buy the property anymore. They are so abrupt on the phone, never call back when they say they will, dont even greet you properly, never available to talk all in all disgusting service dont recommend anyone to even try selling or buying property from them.

As a landlord living out of town, I wanted Martin and co to manage my let. They never once let me down in the 5 years I used their service, the house was always let out to excellent tenants and all issues were resolved effectively. In October 2018 I decided I wanted to sell my property. I knew M+C had a sales department but had always associated them with rentals not sales but for ease of access for potential buyers I decided to keep it all in house despite my reservations. I’m really pleased I made that decision, over the first weekend of it being on the market they had a number of viewings that resulted in 3 offers and it was sold subject to contract shortly after with comlpletion in February 2019, 4 months - job done. I cannot praise Phil and his team, both rentals and sales, enough.

Arranged to view a property on Selbourne Close Westhoughton twice that we had seen 4 months ago.
It was difficult to arrange the first viewing due to me and my partner working shifts as they stated it was to far for there staff to travel to show someone around.
Second time we arranged they failed to turn up.
I feel sorry for anyone trying to sell or buy with this estate agent.
Total waste of time.
***UPDATE***
Martin & Co rang me to challenge me why I didn’t call them to let them know I had left after waiting for 45 minutes. They then proceeded to argue with me over the phone. Very unprofessional company.
There recollection of what occurred is very different to how it happened.
Word to the wise give this company a wide berth find someone more professional.

We were with Martin and Co for 2 years in a wonderful house! Any issues and they were rectified as soon as possible. Nothing was ever an issue. The main person who made our experience better was Emma. She has been nothing but helpful from the start, always understanding and was fantastic from start to finish! If I ever needed to go back to Martin and Co I would go straight to Emma! She was pleasant and helpful and really went out of her way to help us, even when I was emailing non stop ???? so from the bottom of our hearts thank you Emma, all the staff at Martin and Co and all the maintenance guys when we had the bad winds and flying fence panels! Only rented a place through M&Co for 6 months, unfortunately couldn't stay due to work commitments. Would have loved to stay longer as communication was quick and helpful, issues were resolved promptly, and I felt properly respected as a tenant as I feel I had in turn respected both the property and landlord.
I guess your mileage may vary depending on how well you form your relationship with M&Co and the landlord, however I can say that the staff here are willing to help and answer any questions you have.
My small criticism would be one instance where I didn't receive prior notice to a requested viewing (They asked immediately if I wanted them to leave and apologised), however in my opinion this didn't spoil my experience with M&Co.

We are in the process of moving to another property now, only because the Landlord is now selling the property. I can only say Phil and Rachael, have been very supportive and sympathetic during this process, as we were very happy there.

I rented a house of these clowns in bacup on onchan drive. They were ignorant arrogant and totally unprofessional. When I left they tried to keep my deposit saying I had done damage which was already there. This was after they had just done an inspection which we were rated excellent by them.the deposit protection scheme agreed with us and we received our bond back.phil the smiler in the picture was the one who inspected and then tried to keep our bond. Total cowboys stay well clear.

I wouldn't even score 1 star tbh. Any issues I had with the property they took ages to sort out then tgreater me saying if I wasn't around when work me were there I'd be charged a fee. When I moved out I lost one of the keys so I told them and asked if they had a master key to pay for a key to be cut. They told me no so I had to pay £42 to be replaced. In the meantime I questioned this but my deposit was with the dps awaiting them to release my deposit. They didn't tell me but they had disputed this which meant they charged me an extra £50 as they had disputed it. Lots of hidden charges I had to pay £60 to renew my contract then when I was asked do I want to renew 6 months or 12 so I said 6 the they said no I can't and asked me why I wanted only 6 months. Staff have attitudes. I would not recommend them unless you want to get ripped off!

Communication was terrible and slow, causing us many problems over the years - we we're even left without heating for weeks in winter. They charged us fees for everything they could think of but their service was the worst I've seen yet.

Martin & Co have been the managing agent for my house for more than 5 years and have always been very helpful and professional in their dealings with me.
Always found good tenants who looked after the house and when it came time to sell the property they were excellent.
David Walker and Georgia Atkinson were great in getting things sorted out for me especially as I live some 200 miles from the property and I finally got completion on the sale last week.
I would highly recommend them to anyone looking for a managing agent or wanting to sell a house.

Martin and co to sum up in 1 word would be dreadful. I did 7 years in the army and ive never been spoken to and treated in such an appalling manner. The staff are unhelpful and arrogant, The house in particular I was renting was full of damp, it actually caused my son to develop asthma and they have since relisted the property after just painting over it. RMBC came and had a look at the property and found it wholly unacceptable and emergency rehoused us, a complete waste of time and utter disgrace, avoid at all costs.

Great service from Start to finish. They went out of their way with the viewing, letting us view properties when they would not normally be working due to our working constraints.
Once we agreed to take the property we dealt with Charlotte Kelsey who was and continues to be amazing. She explained the process from start to finish, accommodated the dates we wanted. Answered every question we had. We were always made to feel like we were her only customers , which is amazing service.
This company really do lead the way in service and make finding somewhere to live hassle free.
I would recommend this company to landlords and Tenants , and I don’t often make recommendations regarding Property Firms being a cynical Property Lawyer! But this company have been amazing

I have used Martin & Co. for letting some of my rental properties for a good few years now. As they specialise in lettings, they are much more on the ball than your average 'Estate Agent' as letting is their only focus.
In particular, I must mention Charlotte, who is professional, friendly and does what she says she will do! We had a slight mistake recently but once Charlotte was on the case it was sorted out extremely quickly and to everyone's satisfaction - excellent service from Charlotte.
I always say everyone makes mistakes, its how quickly & well they're resolved that makes a business stand out from the rest!

I've been entrusting Phil and his team with renting my property for over 5 years and can honestly say I've had no issues whatsoever. Communication is excellent from the staff and any issues we've had with the property have been dealt with to completion without me having to get involved. Most importantly of all, the rent arrives on the same day every month and is never late !!!
