Avoid this agency AT ANY COST! Even if they give you a flat for free. They are not responsive at all even in serious situations like pest control problems with their flats. Their response to a bed bug issue reported was to wash the bedsheets and hoover! Completely unacceptable and irresponsible answer for such a serious matter. Their job is to manage flats not just collect their commission from the rent! Worst agents ever dealt with!!!!... Read more

By far the worst estate agents we have EVER used. We never got our deposit back. We refused to pay rent in the end due to the state of the property. They forget to send contracts. They don’t even remember sending you emails. Absolute children when dealing with requests. we finally purchased a house and NEVER have to see or hear from these people ever again! Time wasters, went to view a property and immediately made an offer like below and was told to send an email. I did so and it was ignored. I called again and was told my offer was low but that they would talk to the landlord and get back to me that same day. Haven’t heard anything since and it was well over a week ago. After reading the other reviews I’m not surprised. All it takes is a phone call or an email to let someone know their offer is rejected so that they may either offer more or rescind their offer. I don't typically write poor reviews for services but Messila Residential and Caroline Choi have truly been unprofessional and a scam artist when it comes to lettings. We rented from them for 2 years and upon moving out they tried to charge us 700£ in addition to the 400£ we already spent on a professional cleaner of their choice. Messila wanted to charge us for laundry of bed sheets that we didn't use, additional cleaning, cleaning of carpet that we didn't use because it was already so disgusting when we arrived, among other things. The amount they wanted to charge us was actually low compared to other friends. They let many properties around SJW and often tenants don't have a choice but to rent from them. A few helpful things if Messila try to charge you an exorbitant amount on check out (DO NOT GIVE IN TO THEIR DEDUCTIONS): 1. Take lots of photos of the condition of the flat when you received it and when you left it in so you can dispute deductions. Also keep a paper trail over email as evidence. They will charge you for things like 1 missing spoon that was probably left by a previous tenant. 2. Get an invoice from the professional cleaner, they legally cannot charge you for professional cleaning if you have an invoice, even if it's not the vendor of their choice (Tenant Act 2019). They also legally cannot charge you for normal wear and tear. 3. File a deduction dispute claim through DPS (which holds your deposit). Many friends have had success in this route. 4. File a claim through the Property Ombudsman which is an oversight board that Messila is a member of. Again you need evidence of claims so take photos / emails 5. They legally cannot make deductions from your deposit held under DPS until you agree to the deductions, so don't agree to them until you're comfortable with the amount, which honestly should be 0£ if you've been a reasonable tenant. I've never had an agency charge deductions like Messila has. Honestly, just by knowing our rights, saying we're prepared to file a dispute with DPS and the property ombudsman and standing our ground, Messila back off quite a bit. On the third day of occupancy I have the following problems already relating to this management company: A) The check-in took place on 23 Aug 2022, however I still haven't received the inventory checklist. Internet sources state that there is a deadline on responding to this document of 7 days since the start of occupancy. I am concerned that my landlord/management-company will attempt to let this deadline pass, as to prevent me from doing any amendments. B) The unit was handed over without prior cleaning (e.g. garbage bin was not emptied). When I stated this problem, the management company stated that the apartment was in "a very clean condition". I have a video recording & pictures taken the first day of occupancy. C) I have requested the landlord contact details from the management company as per section 1 of the Landlord and Tenant Act 1985. However, the company declined, claiming that they will need to take permission by the landlord, however by the law they are obliged to.... Read more

By far the WORST agency you can use, AVOID AT ALL COSTS if you can help it. Caroline Choi is the most rude, abrupt, condescending, difficult and unhelpful person/agent you'll probably ever deal with. Constantly back on forth on agreed terms, trying to bully us into paying advance rent before signing the contract (who in their right mind does that?), hanging up on calls, barely ever replying in any helpful way, almost always annoyed and shouting on the phone, refusing to let us speak to the landlord, I could go on. Can't understand why the minimum is one star, NO STAR is the most matched. Helen Davies showed me a property and I immediately said we could make an offer and she asked me to email and get in touch with her. A nice and friendly talk. BUT after I sent it only two hours later that day, she started not answering my emails, my texts, and even hung up on me with no explanation. After the next day the flat was rented out and I did not receive any communication or information. AVOID AVOID AVOID AVOID!... Read more

I would very much like to share my feedback about this agency. Before I started renting an apartment with this agency, I decided to read the reviews. They were bad and they're still not very good. It made me dissonant! My first acquaintance was with Caroline Choi. I immediately liked that she did not try to present me with a better apartment than it really is. She was honest and talked about the pros. This is not the first experience of renting an apartment through an agency and I am very tired of lying smiles! I was described in detail about all the bills and calculated the deposit. When we were examining the apartment, it turned out that the shower holder was broken. When I moved into the apartment, it was fixed. Also, everything that I didn't need was removed from the apartment. Caroline always answered my letters, helped me professionally! A month after the start of the contract, I found that the heating and hot water were gone. It was 10 o'clock in the evening, and I decided that I would call the agency the next morning. At 9:00 am, I dialed the number and was immediately answered by Carmen. She was very responsive, immediately agreed with the master, gave me his number, and wrote an accompanying email confirming his visit. On the same day, the heating was fixed, and the master came to the apartment to make sure that everything was in order! I also recently received a letter from Helen saying that I need to grant access to the apartment at the request of the landlord. I didn't see the email, and Helen called me to make sure everything was really all right. I think this is a great agency and a great service! People, do not think that everyone around you owes everything! You rent apartments, but they are not your property. You can't do whatever you want here.
