Terrible agency. They were in charge of finding new tenants for my fantastic landlord, and all they did was to leave the flat open while I wasn’t there multiple times following visits, breaking windows and leaving them open, and leaving the light on for WEEKS while I was absent. They will refuse to take responsibility and ignore all texts and calls, even after admitting they were at fault. The team is rude and their customer service horrible. Don’t recommend at all. Landlords beware: they took more than 4 months to find a new tenant and they will treat your flats poorly (I’m glad I had cameras and texts to prove everything to my landlord).

The apartment we moved into was in a horrible condition and once we asked for KFH's support we got ghosted until we were eventually told they aren't going to help us.
Also, ignore all the 5 stars. They ask you to leave them the rating before you get the property. I only remembered to edit mine as I was looking through the reviews.

We have had problems at our flat for the past 2 months, they are incompetent to solve any simple problem, putting the blame to the landlord who also can’t be bother to resolve and puts the blame on the agency.
You guys need to do better, specially when people pays over 2K for 60 sq flat.

As soon as we contacted him about needing a place to rent, and explained how we only had a month to move out and he immediately got us a viewing on the same day for a great place exactly how we wanted and at in our budget, which other agents from other real estate firms didn’t do so great. The service at KFH St John's Wood is nearly impeccable. It took approximately 2-3 weeks to finalize all the rental procedures. A pivotal step in the services provided by KFH is the UK guarantee referencing. This is crucial because only by successfully navigating this referencing can the rent be paid on a monthly basis; otherwise, one would be obligated to make lump sum payments either biannually or annually. For my wife and me, especially given our current employment situation, the prospect of a 6 or 12-month upfront payment posed significant financial strain.
In terms of our primary requirements — which were centered around studio location, reasonable rent, and monthly payments — Chris from KFH offered valuable recommendations and guided us seamlessly through the referencing process. As recent master's graduates in part-time positions, we haven’t yet ventured into full-time roles. Chris was instrumental in ensuring transparent and effective communication with the landlord throughout our journey.
Moreover, post-contract, we encountered certain disagreements with the landlord, primarily related to maintenance. Both Chris and Alex from KFH provided insightful advice on resolving these matters. Given their empathy, professionalism, and their adept handling of the referencing, I believe KFH's service is truly deserving of a 5-star rating.

Henry was so polite and helpful and also very supportive in what was quite a stressful situation for me. I haven’t rented with this agency but I wish I had. Not that my current one is bad, no. But Alex and Amanda were so nice, polite and had an incredible amount of patience on getting our details and getting properties to us.
You know the drill… go to the agency, “I’ll put you in the system”, automated listings, that thing. Not with them. They really tried to understand what we wanted and needed. Not being pushy or sending properties above sour budget (really don’t like when agencies do that).
It’ll be the first place I’ll check next time I look for a property.

In September 2022 I put a flat up for rental with KFH St John's Wood. I dealt with Amanda Larsson who understood immediately the type of Tenant I was looking for, and in fact found her within a week. Unfortunately the flat suffered flooding from above, but Amanda hung in there and the Tenant was finally able to move in during December. Amanda was not only extremely professional but showed kindness throughout. I must also mention that Alex Newman at the branch was also helpful and kind. Very impressed and recommend.

Before in foxton got a flat and paid the deposit, but the landlord changed his mind, I think the reason is their referrence was too slow, but in kfh everything is completely different. Overall a good experience. Rubel was very understanding and professional from the beginning. The issue was when he went on annual leave and someone else took over the letting process. Unorganised, demanding and sometimes clueless. Kept pressing us about different documents and procedures and we provided them all, after we signed the contracts they 'disappeared' and didn't even answer our emails or send us the inventory which was supposed to arrive 48h after it was made (got it after 10 days after I had to call and check).

As an international student moving to London for the first time, I must commend and applaud the great service I received from the team at KFH – St. John’s Wood, specifically the work of Rubel Rouf and Rachel Massey.
As someone who is totally new to London and who had spent tireless hours searching for flats online, it was a breath of fresh air to have Rubel help with my search. He not only worked tirelessly to search for the right flat in the area I wanted and at a price I could afford but he took the time to really understand my needs, something that I had not experienced working with other letting agents.
Moving to the UK from Canada and then needing to find a flat within a short timeframe is daunting. Apartments come and go extremely quickly in London and to an outsider trying to get into the market can be stressful. When I contacted Rubel, he took the time to listen carefully to what I was looking for, made some recommendations and only then were we off to look at apartments. During this process I found Rubel to be friendly, honest about the challenges of renting in London, exceedingly hardworking and genuinely interested in helping me find a place that felt like a “home.” Moreover, throughout this process he picked up his phone, quickly responded to emails and if he couldn’t answer a particular question, he connected me with someone who could. In other words, he took the extra step to help me get settled in London.
After finding me a terrific place, he introduced me to the other staff at KFH – St John’s Wood, specifically Rachel Massey, who facilitated the various procedures one must go through in renting in the UK – such as negotiating and fully understanding the terms my lease, signing contracts and organizing rent payments and hookups for utilities. She was utterly professional, friendly and was extremely helpful with getting me through the process. Clearly, they set a very high standard for outstanding service.
I would without hesitation recommend KFH St John’s Wood if you are looking for a please to rent (or own) in the UK. They define professionalism and if I were to remain in London and eventually purchase a property here I would go no further than picking up the phone and calling Rubel and Rachel.

Good experience on the overall. Patient and friendly agents. It went well, but could improve on communication between the deposit and signing the tenancy agreement as sometimes we didn't quite know what the next steps were (i.e. consult about preffered moving dates, updates on the situation of the flat before the moving date). Also, though probably not their responsibility, helping you sort out who the energy providers are would be a big plus, as there was no hint whatsoever 2 weeks after moving in.

Had the pleasure of dealing with Ali at KFH St. Johns Wood. I'm returning back to the UK after 8 years in Switzerland and so a little out of date with the processes involved in renting, frankly also expecting the worst. Ali not only took the time to understand my needs - like many of the others admittedly - but also to understand me - the kind of person I am, my concerns (family wise and safety). Most importantly what set him apart was the understated politeness and kindness. As is the issue with people returning from abroad, many tor the "usual" documentation (previous landlords references for instance) can't be obtained as landlords abroad simply won't provide them. Also special circumstances - such as being a consultant with rolling contracts typical in the United Nations - are no longer unusual. All these concerns were discussed at the outset and the potential solutions suggested by Ali showed him to be seasoned, intelligent and very aware of his client base, something I cannot say of some of the other agents I dealt with. On the apartment hunt itself, he knew the area very well and one could see from the landlords that I met, that they respected his opinion and behaviour quite a bit. He was generally well informed, flexible and very patient and not pushy. I managed to see several flats with him which were rather good, though eventually decided to rent something in a different area altogether due to a changed circumstance. I look forward, however, to using KFH as am planning on buying a property in the next year, and if his colleagues on the sell side are anything like Ali, Im sure that it should be a pleasure.

The worst experience I have ever had. Fortunately they never get back in touch with me as was promised because the agent was rude, judgmental and unprofessional.
As me and my girlfriend step in, one of the agents (in his mid 40) looked at as like what are you doing here. After a short talk he asked us if we have ever rented through agency. When I replied that I’m with Foxtons at this moment he has changed his attitude.

This week I moved from the US and locating and setting up a flat weighed heavily on my mind. After long hours of searching, I narrowed an ideal property and sent an inquiry. Within an hour Valentino contacted me in the U.S. and we started a great conversation. Given that a "sight unseen" deal is risky, Valentino offered to go to the property, send me some pictures, and then we did a real time video walkthrough - what an ideal way to showcase the flat! Upon my arrival to London Valentino set up another tour and helped me through the tenant agreement process with precision and patience, guiding me each step given my unfamiliarity with UK tenancy laws. Within a day the deal was done!
I highly recommend Valentino should you find yourself in a similar situation, or just needing a new flat for a change of venue. Terrific experience - highly professional agent!

I had a ‘difficult’ time with the previous independent local agents who allowed their purchaser to play games for 4months and appeared not to be working in my interest at all. No advice etc., no putting the property back on the market just lots of excuses.
In contrast Harry & Neil both both advised me well no unrealistic expectations and really looked after my interests. Really did their best for us in a difficult market. We used them after trying another well known agent in the area and were far happier. The whole team kept us well informed and when things weren't going well tried to come up with ideas/solutions. In fact when any problems arose, during the legal side of things, they did their best to assist and even make sure papers were delivered asap. They arranged meetings to discuss the sale to suit our work schedule (even at 7am in the morning). Even when the exchange of contracts was done, when i know many agents think their work is done, they were more than helpful in assisting us in any way possible. Dreadful experience,very unprofessional. As soon as I paid the booking fee the agent was too busy to answer my emails or take my calls, I had to go by their office in person to get the details of their account and sign the contract. The agreed works to be done before the move in date were never carried out and then they told me to take it up with their client, the landlord. As useful as the appendix, would only recommend to my enemies.

All of the staff and KFH St John's Wood were professional, but also very cheerful and positive, especially useful since ours was a protracted, complicated and stressful negotiation. Having tried to use other estate agents in the local area, I found KFH to be by far the best. Daniel Leigh kept in touch in a very positive way while we were deciding on when to sell, giving advice but not pushing. Daniel Grossmith handled the stressful situation very professionally and made sure we were informed at every point. Harry was always cheerful when he answered the phone. They all responded to phone calls and emails quickly, and treated me as an individual. Above all, they gave an honest assessment of the situation, something I didn't feel was true of other estate agents. I'd recommend KFH without reservation if you are hoping to sell a property in SJW.

A friend and I worked with KFH to sign a lease on a London apartment in Maida Vale..
KFH's Rebecca was easy to work with - we met in person to see the apartment and continued the rest of the conversation online around getting the rental contract signed.. There was a slight communication issue regarding the keys to be handed over - but it was resolved swiftly..

When choosing an agent to sell our property, we contacted KFH first - assuming they would do a good job following 10 years of persistent advertising through our letterbox. Not only were we happy with the services they provided, but it went beyond all our expectations. They had our flat under offer within a week, which in the current market was down to their incredibly hard work. The guys in the office worked brilliantly as a team and were all very helpful. Our sale ended up being a long-drawn out process due to reasons beyond their control - however, they chased landlords and solicitors on an almost daily basis for us and worked tiredlessly throughout the whole process. I felt that their role as an agent went far beyond a motivation just to make money - they have a true passion for their work, and do everything they can to make you feel valued as a client. We would consult them again, without a doubt.

Their agent has gone beyong my expectation and without their excellant attitude and effort, the deal would have easily been aborted.

Appalling service. Booked an appointment to see a flat, which they confirmed in writing. They didn't show up on the day/time agreed and when called said the flat was under offer. They could have told me and stopped me wasting my time, but they decided against it. Second time it's happened as well.
