I genuinely cannot put into words how excellent Next Place are! Firstly, I was a little sceptical that the OIEO price would be too low for what I wanted to get for my property, however I trusted the team who explained this would appear in more searches etc. Anyway, within the first 3 days of the property being on the market, I had a bit of a bidding war and got exactly what I wanted! So definitely trust the process. Holly dealt with the sales process and was excellent. She could also suss out which offers seemed to be a bit flakey vs who seemed to be a really reliable buyer, which really helped! The aftersales team, Nicola & Abby, were absolutely exceptional I have to say. This was further highlighted by the agent for my onward property being woeful and it really demonstrated to me what I was getting from Next Place vs what other agents were offering. Nicola & Abby were giving me and my buyer at least weekly updates from the solicitor and were chasing my onward agents, being able to tell me more about the chain than they could (baring in mind the other agent had all of the properties further up the chain!!!!) It really meant that I could sit back and be informed, rather than having to chase continuous updates myself and made the process way less stressful. It also helps that they have excellent relationships with all of the local solicitors too! I am moving out of the Tamworth area, but honestly would use Next Place again no matter what area I am in because the service is top class!... Read more

Very poor communication and lack of willingness to help. I have been left without gas for almost three days. I spoke with an agent who said that a contractor would come to sort it out but nobody has been. Then they shut without any emergency contact number or way of communcating with them to resolve issues out of hours. So now we are spending another day in the freezing cold and unable to cook. I DO NOT recommend this agency.They are the worse and unprofessional. We rented one of there houses on 70 Kettlebrook Road for more then 4 years ,we paid a deposit of 830 pounds and in October we give the notice that we are moving. Before we go we paint all the walls ,door and leave everything how it should I can say that much better then how we received the house.I chase my deposit and after 2 weeks we have been told that a constructor will come and evaluate the damages which was just an excuse to don’t return our deposit. We moved on 20 October and on 24 October they put already the house on sale so this is the proof that we left the house clean and without no damages how they said. They took almost half of my deposit saying that they found proof that we had pets in the house which was NOT true. I just recommended to everyone who is renting make pictures how you receive the house and also how you left it. We also had a problem with the rats which they come in the bathroom under the bathtub because the house is not constructed properly and which now is on sale by the way.... Read more

What an amazing outstanding estate agents , I have sold 5 houses now 4 in the UK and 1 overseas and never have I had such a personal unique stress free house sales experience. James and Luke made a lovely personalised video/ advertisement to launch and advertise my property. Luke managed the viewings on the house which was very professionally handled , he attended every viewing and gave me immediate feedback from all viewings with the potential buyers. The service was outstanding and just when I thought that was it when I excepted an offer on the house , I was then handed over to Nicola who dealt with the after sales. This lady was amazing , I received regular updates via emails and telephone calls throughout the sales process. Unfortunate for Nicola but luckily for me she had a lot of chasing to do between the property chain, the management company and solicitors as my solicitor was not as persistent in chasing outstanding questions and searches , she definitely earned her money . All in all I highly recommend Next Place for property sales (as I’ve only sold with them and not brought or leased through them) and should I sell another property here in the U.K. without a doubt I will be using them . They were fine in terms of organising a viewing and submitting our offer but when our offer was accepted I believe they did not communicate our position with the seller, I informed the agent that myself and my partner were working separate shifts so it would be a few days to get everything together. The agent said the most important thing was to know when the mortgage application would go through so that they could get the property taken off the market. 3 days after the offer was accepted I sent everything through and informed her that we would be putting the mortgage application in that afternoon, which we did. Later that afternoon we got a call to say the seller had accepted a different offer from someone who was in a better position. This obviously happens, but I think the seller had not been told about our circumstances when asking for an update and it does not make sense that the seller decided to pull out because we had not got everything sorted within 3 days, considering the property was not listed as sold stc for over 2 weeks after we were told our offer was now unacceptable. What made this worse, was that the agents then started to send us houses that were not at all what we had asked to be notified about, and ones that were listed as sold stc. Not sure if this was a joke or mistake but after losing out on the house we loved, being sent houses to fit a much lower budget with the wrong requirements was a bit of an insult. I would definitely be hesitant to use them again. Also, on their offer forms, there is an initial offer, and highest offer box, which I don't really understand and very much doubt they go to the seller with the initial offer.... Read more

In what have been very difficult emotional circumstances the service we have received from all of the girls at Next Place has been outstanding. From our first meeting with Victoria right through to my final meeting and conversation with Laura on completion of the sale of our belated mums house they have all been so friendly, helpful, professional and showed so much compassion. Throughout the whole process each and every one of them have kept us up to date with the progress of the sale. I recently sold my house, although I didn't use Next Place they were my sellers estate agent and through the whole experience I was really impressed. I used another top Tamworth estate agent and although I'd paid for their services the communication from them paled in comparison to the service from Next Place. Agreed a letting with this estate agents, was not told that poor credit would lead to refusal of tenancy until after they had stolen our £160 holding money. Now they’re hiding behind tiny terms and conditions. Wouldn’t even let us talk to the landlord directly to sort issues out and refused to even pass on our offer of three months up front rent or larger security deposit. Also refused perfectly good online guarantor services we were willing to pay for. So apparently we are good enough to take money off for the holding deposit but not to let a property that we earn double the required amount for in our management jobs that we’ve been in for over 10 years My only hope is that someone else who is desperate for a house to live in reads this before they get scammed as well out of money they can’t afford to pay and avoid these criminals *Update* Thank you for your response. The law actually states that if you have ‘knowledge’ of bad credit then the holding deposit can be withheld however I made it quite clear to yourself that I had no knowledge of this. Had we been told right from the start that the credit check was that important and I would need a guarantor, as in it would throw the whole thing off then I for sure would have checked my report, realised what was on it and searched for a guarantor straight away before wasting our hard earned money! As an aside I have a work colleague that paid 6 months up front rent only last year and that was with an agent so ????????... Read more

My estate agent (Burchell Edwards) had essentially abandoned me and I can safely say without the communication and cooperation from Abby and the team through this time, the house move would have fallen through. The agency them Selfs were very professional when my self and my partner wanted to rent a property that's why I've give the 3 stars as you may know you have to go through quite some serious checks before renting a property even may need a guarantor if your credit is not greatest all this cost you the renter a lot of money up front in my case as good as £2000 £1000 of it being a deposit to the landlord what they don't tell you is that the landlord some sound have no vetting at all NO CHECKS so there's no protection for you the renter they just give the agency the properties and asked them to rent them so I would be very careful using this agency as I've had a bad experience with a rogue landlord that evicted me only 6 months after signing a contract with them for so called rent arrears witch I wasn't the landlord to this day still hasn't returned all of my £1000 deposit leaving me and my partner unable to rent a new property I write this with you now only because the same landlord is using this agency services again hi urge you to renters to be very wary when using next place property agents... We were recommended My Place when asking peoples opinions of estate agents on Facebook. So we had 3 out to value. Anton was on time, took his shoes off & spent the most amount of time there, he was also friendly. The others did not do all of this & both were late!! It's always about first impressions for me. I'd been wanting to sell our house for a long time but it just wasn't cost effective with all the different fees etc. With the small fees Anton charges this made our move possible as he saved us at least £1000 in fees. He also helped us with recommending a no sale no fee solicitor too which again helps with costs. When looking for houses myself I only ever looked on Rightmove so I believe you don't need it in the estate agent windows these days. But what I had noticed when looking was that most the floor plans weren't on, there was hardly any photos either. Now I like to see it as much as possible before I waste mine or anyone else's time viewing. This just seemed to be laziness on the estate agents part. Anton offered not just floor plans but 3D floor plans, Videos of the rooms & at least one photo of every room including the front & bank gardens. All this ticked the boxes for me. He also put our house on Rightmove that same evening (he came round to take photos on the early evening) then it was on his website the very next morning. That very next day & every day after that we had viewings & offers. My Place did exactly what they said they would, always kept in contact with us as to what was happening etc & constant feedback from the viewings.
