I inquired about a property listed as a one-bedroom flat, but it turned out to be a studio.
The agent also misled me about the distance from the university, claiming it was a 15-minute walk when it was actually 40 minutes.
Their response was dismissive, saying it's
'technically the same thing. This feels dishonest and misleading-I stayed away, would advise the same.

One of the worst experiences I have ever had with a lettings agents. Landlords stay away from this service!
I had let out my property using this service and they failed to ask me the basics which they always ask such as if I would want an inventory doing.
If you call them and the person you are asking for is not available, they tell you they will call you back. I promise you they will never call you back and I have the call records for this. Stay away from this service if you are looking to let out your property. They just cause headache.

Viewed the property, was ready to sign the agreement, sent the documents and all went through, and suddenly they had given only couple of days to pay the rent for entire 12 months of contract in advance which was not mentioned anywhere in the advertisement or in the initial emails, and they gave a reason that landlord would like to be paid everything in advance because we were students, also I had been waiting for the property for a long time too. So disheartening to deal with them. Unorganised, and not sticking to their instructions.

Very poor, I've tried selling a property through them, they found 2 buyers that fell through due to financial issues or whatever, was given dates that kept changing, and 1yr 1/2 wastes and not even managed to find legit buyers. Would not recommend.

So I booked an appointment to view a rental property and was given a date and time approximately a week in the future. It turns out that this estate agent had decided that a number of us would view the property at the same time - a practice I wholly disagree with. The other guys was supposed to see the property the day before but they cancelled and moved him to the same slot as me.
Nobody showed up from the agency (despite speaking to the other guy the day before!) I waited approximately 15 minutes past the appointment time. I have had no emails, calls or texts to apologise and explain what happened. There seems to be a growing trend of estate agents not bothering to show up for appointments - yes, we’re aware that it won’t affect the agents as there’s so many people looking to rent but have a bit of courtesy and get in touch with people if you’re late or you can’t make it.

Ben and the team at Nicholas Humphreys Loughborough have been handling the rental of my property for many years, and have recently sold it for me. I live a 2 hour's drive from Loughborough so have had to rely on them to do everything for me, including upgrading and quite a lot of maintenance. This has all been handled so professionally and in such a friendly manner, I can't recommend them highly enough.

Really terrible company plus their management are highly incompetent. So firstly when we moved into our house it was so dirty that myself and my friend took photos, and we had to clean everything top to bottom.
Secondly, so many problems happened, light bulbs ran out in a month and Naomi *the manager, insisted we had to replace it. But frankly a bulb running out within a month of tenency is not acceptable and shows they are not keeping updated with the properties! Problems with radiators not being bled; shower drains; got a ten year old mattress replaced (disgusting); had to request security chain on the door as common sense safety. My friend got locked out the house because the copy key wasn't cut properly and when she called then up it was near closing time and they stated if she couldn't get in, then she would have to fine somewhere else to stay that night. What type of advice is that?! Plus they stated we would have to replace the lock.
To top it off, Naomi and her team would schedule random house viewings without even telling us and using the excuse that emails didn't "send". This happened at least 3 times before I called in and asked them to actually inform us and Naomi was incredibly rude and hostile towards us. How unprofessional...
In all, would've rather stayed in halls. This team like to act so nice and artificial when you're trying to find a property because that's their job, but after care is shocking and a joke.

My friends and I rented a house with this company for one of our university years. The house was very nice but our agent, Rebecca, would rarely reply to our emails, and when she did it is clear that she did not read/care for whatever problem we were having. The only problem that she managed to fix for us took her over 2 months to do! We are lucky that we managed to get in touch with the landlords of the house and they were very nice and helpful about our situation.

Great overall experience with Nicholas Humphreys for my final year house. They have communicated well and been very responsive to any issues we have had. They even installed an additional freezer and bike racks upon our requests which was fantastic. This year has been far better than any agency I have used previously so I highly recommend.
Only downside was that our house did not come with some basic essentials like toaster/microwave/kettle. So make sure you check this with them before.

House is pretty good value for what we get. There have been a few problems with the house, but Nicholas Humphreys have been very quick to sort the different issues. Our Washing Machine broke last week and we had a brand new one within 48 hours, no questions asked.

10/10 experience with them so far. Requests were dealt with promptly and Rebecca has gone above what is expected.
Quality of care for their tenants is exceptional compared to previous experiences - especially considering the current environment.
The one thing that could be improved is the equipment provided upon arrival. Most likely in their policy, but had to buy our own microwave, kettle, kitchen bins etc. Split between us students, not really a high cost, but still an unexpected cost.
But easily overlooked due to care we have received.

My overwhelming experience from renting a house from Nick Humphreys has been the efficiency with which things were communicated to us. We are able to raise issues in quite an informal way (by email to our property manager) and they always get dealt with, often surprisingly quickly. While the house and garden may not be in as pristine condition as some of the other ones in the street, it is certainly in good condition for a student house and we know that it is better value than most other student houses that our friends and neighbours have rented.

We applied late in the year for a house and Humphreys were fast to respond and extremely helpful in finding a property for us. Our house is newly renovated and we were asked about any requests we wanted to make to the house before moving in. The Loughborough Ashby road office is full of friendly faces; any queries or problems we have had are quickly sorted. I honestly couldn't recommend this estate agents enough, great value and lovely people perfect for students.

Nicholas Humphreys has been fantastic, especially throughout all the uncertainty during the Covid-19 lockdown! They were great at updating us on the house refurb and communicating all the documents we as tenants needed to provide to them. The house was finished to a really high standard and ready for us to get straight in there on moving day - really impressive given the limitations and stresses Covid-19 has thrown at everyone! It feels like they really care about your well being and making sure everything is okay for you to live in. Could not recommend more. The best letting agent in Loughborough!

I rented a two bedroom semi-detached property on a part furnished basis in March 2017 from Nicholas Humphreys (NH) and finished my tenancy last month, July 2017. The property was on a full management basis so all maintenance/issues should have been dealt with directly through the agent.
To say that this was the single worst example of customer service I have ever had the displeasure of experiencing, would be an understatement.
We initially moved into the property with countless problems, we were not provided with an inventory, the property was filthy, the properties oven and fridge were both also in terrible condition. We complained about this to no-avail and ended up cleaning the entire property ourselves.
The next issue that arose, was that we had agreed with NH that the majority of the furniture would be removed from the property on move in as we already had our own furniture. When we moved in we discovered this was not the case, left in the property was a double bed and various other storage furniture, on move in we had almost double the amount of furniture the property needed, it took NH over two weeks to get a contractor out to remove the pieces we had agreed on at the initial application stage.
Further to this, as we were cleaning the property, when we got around to cleaning the smaller of the two bedrooms, we were horrified to find human blood staining the entire wall and floor behind the bed NH had left there; clearly the property had not had the proper check out on the previous tenants move out.
It took the agent 3 days to (not) sort this out after the police had surveyed the issue. Eventually we managed to contact the landlord directly and they had to come out to the property to clean up the blood themselves.
Again I would add that NH did not sort out the issue of human blood from the previous tenant being stained across the wall of our home and we had to find a direct contact route to the landlord to get it sorted.
The problems we had did not stop there, over the course of the terrible winter we have just experienced, our heating broke on two occasions, on the first, it took 3 days to get an engineer out to fix, on the second it was broken for over a week. Both times we complained to the Branch Manager - Ben, requesting multiple call backs, none of which ever materialized. Bare in mind heating issues legally have to be dealt with within 24 hours.
To make the situation even worse, the 'emergency' contact number provided on NH's voicemail and contract went through to a contractor who does not even work for NH - having a working emergency contact is a legal requirement, that NH are still failing to meet.
Across the board, in every aspect of their business, there were failings, from communication, to failing to meet agreements, to even breaking legal requirement.
I could not recommend highly enough that you do not use this agency to represent you and your home for letting, or indeed sale, as they will do a terrible job of it, use literally any other agent and I guarantee you will have a better level of service.

Ive been a landlord in Loughborough for 6 years now, and have used NH for all that time (with them fully managing my 3 properties). They always go the extra mile, like personally going to check the properties themselves if theres a major problem, or taking a new hoover around to the house, that Ive sent to the office, because the tenants are out. They give a welcome pack to the students when they arrive at the beginning of the year. They are in a great geographical position in Lough, being very close to the majority of student let properties ..all the staff are very kind and are in the office 6 days a week, often working till late (8pm+) it seems . I highly recommend them.

Nicholas Humphreys at Loughborough is being extremely helpful and very considerate. As international students, we are always struggling looking for proper accommodation within limited budget. I am currently living in one of Nicholas Humphreys' student houses in Loughborough. There are fourteen of us in what we have named 'The Embassy' and none of us could have asked for better service from Nick and his team so far.
Nick himself has been round and met everyone, he even brought us a welcoming present! We are constantly in contact with the estate agents and they are fully committed to helping the student community here in Loughborough. They look for ways to help all the time, including offering some of us some paid work.
Any problems with the house are immediately fixed wether it be a week day or weekend, and the Loughborough office are just a phone call away whenever we need them.
We as a fourteen will definitely be intending to spend our 3rd year with the same NJH estate agency team. Thank you Nicholas Humphreys

My daughter signed a contract with them as a student in June. It is now the end of August they promised the property would be professionally cleaned before they moved in. They arrived to move stuff in after traveling some distance and the house is not fit to move into. Dirty and shower head dripping black mold a health risk. We are calling in Environmental Health. Avoid obvious cowboys only interested in milking students to get max money for landlords.Avoid.

We were (model) tenants in a furnished property with Humphreys until last month. They got the full deposit, we looked after the fully furnished property during the tenancy, And paid full rent on time. In return, over three months they ignored repeated requests for maintenance, and reneged on contractual facilities they had promised us. The property was handed back in faultless condition and we signed documents for the guaranteed return of our deposit. We are still waiting for the deposit back. They failed to fix appliances within a month of reports, and withheld the deposit after we left, on seemingly spurious grounds.They don't seem honest and straightforward, from our experience anyway.
