Please don’t go with this agency. They are a scam. They took holding deposit from me and after 10 days they refused to give me the property. All of my documents were alright. They promised that I will definitely get the property. They put me into huge trouble as I almost got homeless because of them. Specifically a person named Mr. Rony who is working for Prime land Property is a lair and cheater. Please don’t waste your time and money with them. Thank you.

After agreeing to the price the flat was advertised for and paying a holding fee, the landlord raised the price to nearly £30 more per week. Absolutely ridiculous and greedy behaviour, why advertise a place to rent at a certain price if it’s just going to be raised immediately after prices were already negotiated?! Huge bullet dodged.

And when I called they acted as if there was no viewing arranged.
Wish I read the reviews before i contacted them.
Also, very rude staff over the phone.
Please avoid! You have better chance of knocking on doors asking for a viewing.

I have been using Charles and his team at primeland for approaching 10 years for a number of properties. They are a very professional outfit who treat their landlord and tenant customers well and fairly- I would not hesitate to would highly recommend them to other landlords

Had booked a viewing of a property.
Arrived to the location of the property 17:55, 5 minutes before agreed time. Another girl was there too. Waited until 18:05. Sent the agent a message on Spare room (where I had been in contact with him previously), asking if he was running late. No answer. Waited 10 more minutes, 18:15 now and I decided with the other girl that we should try calling the agency. The agency answers and tells us that the agent I've been in contact with will call us up soon. A few more minutes passes. The agency calls up again and says, oh sorry this property has already been let, everyone with a booked viewing should have been contacted.
Yeah should have! But no we were not contacted and I think that's very disrespectful. Making us waste time and money to travel to see this property just to get a "oh sorry". Anyway I mean mistakes happens but based on this experience and other reviews I'm not sure I would want to sign anything with this agency.

When I was living in one of their properties everything was fine, they were friendly and reasonable, and quickly responded to any inquiries me and my roommates had. Not so much since I moved out.
I moved out before my contract ended, but found a replacing tenant and terminated the contract with Primeland, the replacing tenant took over my contract so to speak.
We agreed that they would pay me back the month's rent I paid in advance. That was 8 weeks ago and I have neither received my money, nor have I even heard back from them - I wrote about 5 emails and tried to call, but no one is answering the phone. I find that very unprofessional.
I would be willing to delete this review if I were to receive my money.

Bottom tier agent. Arranged a viewing, tried calling him more than 10 times the day before and more than 10 times on the day of the viewing but got 0 response till I was making my way up to to view the property on a 4 hour journey from bournemouth to london only to get a message saying both properties are now unavailable. I hope everyone stays clear of this company. Absolutely useless and wasted my time.

Tried to arrange a viewing, wow they are slow to understand what you're getting at. How hard is it to understand that I'm calling for someone else and differentiate between two people?
Barely any communication before the viewing and then just didn't show up and didn't pick up my calls. So we completely wasted our time.
Just read the reviews below, how are the employees not ashamed to be working there?

This agency pretty much left me homeless. I paid the deposit for the room and a week before I move they told me I can no longer move and to find somewhere else. They did not care that I only had a week to find alternative accommodation. The deposit I paid was not returned to me immediately. After me begging for it back, Nadir who works for this agency told me to be patient acting as if he is doing me a favour with MY money. This is honestly the absolute worst agency as they literally do not care about anything or anyone.

The worst agency ever!! Everyone , avoid dealing with them!
It took 50 days to get a fridge replaced and 20 days to replace a washing machine. The maintenance team always has keys for the property and will enter it without any permission. We had over 30 visits only to fix broken fitting and fixtures and then over 15 viewings. They accused us with fabricating faults that already existed in the property. They have no respect to their tenants and are always the landlord’s side. All the other one star reviews are true. It was a year of nightmares. I would never ever rent from them again.
AVOID THESE LIARS AND DO NOT MAKE THE SAME MISTAKE I MADE!

THE WORST AGENCY EVER! I rented a 2 bedroom flat from this agency and the service was terrible. It took ages to fix anything and they sent their “maintenance team” like 5 times to fox one thing. The “maintenance team” is one guy who fixes anything i.e plumbing, electricity, cupboards,.... I complained to them like millions of times and they don’t reply. They don’t care about their customers, all they care about is to get you to sign the contract and after that you will see the true service. Stay away from them, I’ve had a terrible year with them so avoid the same thing happening to you

I locked a room and 1 week later the landlord that does business with Primeland cancelled me the room.
I decided to give Primeland a 2nd chance. It was a big mistake.
Moved to a room, payed a large admin fee and 2 weeks later another landlord gave me a notice to quit...
Mr Shek did not assumed it was his fault, as he accepted to do business with such landlords and he didn’t gave me the admin fee back or gave any compensation for all this mess.

Me and my partner have had great dealings with Shek throughout our tenancy. He has always been responsive and helpful if and when a problem arises. Our house was situated very close to multiple transport links and shops which made for an ideal commute to work. The house itself was a great size + a separate living room which is a rarity. We have lived there for 7 weeks. The result opinion is very bad. For the first, the house condition was not so good(we have been sleeping in the biggest room with 2 single beds and crashed furnitures). The windows are made from leaky plastic and it was really cold inside the room, so did it made us unconfortable. The central heating was not working. The kitchen is quite nice. Except the time that the oven had broken doors.. Also there was internet included in the offer but after all the internet did not appear. I aked them how long it is going to take for internet and told they: we are living in London not in Scotland or somewhere on a field! They were coming to our room without any call before and then made pictures of private stuff while the people were inside. Madness!
To assume : problems with documents and they come the flat without any call. Madness.

I will just write down a list for you guys,so one time you choose to sign with them U already know what to expect.
No communication, phone ( If they answer they will never call you back ), e-mail ( you have to call them..pt 1.. for let them answer )
They never check the house, if there is something broken, will stay broken.
If is time to change house and you give the notice just know that at ANYTIME one agent can pop in your room without saying to you
Now is time to have your deposit back.. Right?
Just be ready to call them EVERYDAY of course till finally they will pay you back, in at list 2 weeks times

Had bad impression since the moment I was signing contract - staff was just unfriendly, unhappy about fact that I did t bring a print copy of my payslip and offered sending over email instead (what age we live in again and don't you have printers??), and seemed like they didn't cared at all if I sign with them or not. They had way more rules in the contract than I had seen before (for example no one is allowed in my room after 10pm ????) and I wanted to know why and they didn't like answering my questions at all.
When I was moving in I was lied about shower. It was told that there are 2 showers, one is undergoing repair. From other tenants later I learned that "it was undergoing repair for over a year now". The agent later started telling some ridiculous childish lies as excuse.
After I left the negative review here, I was contacted, and asked to remove my review. I said I'm happy to update my review if they care to improve their services. I was offered to move out if I don't like. And they insisted that this offer was genuine and out of good will - and I somehow should be willing to remove my review after this genuine offer?? - they allow me to leave if I don't like, wow as if normally I shouldn't be allowed to leave?? Was it some sort of blackmail attempt or just plain stupidity? I don't know - maybe both. I just said I gonna think about the leaving part but will only update review if I see genuine improvement. Agent said he gonna call me back and dropped the phone -never heard back from him again.
One time I had a completely random call from them, reminding me that my rent is due in 3 day. Not a single time I was late on my payments before so I was left very confused about the reason of the call.
So finally time came for me to leave. 1 week before my leave date agent unlocks flat doors without any announcement and opens doors into my room - without knocking!! He said he got his dates wrong and went out?!
Overall property was okay apart from broken shower that was never fixed (but there was another working) and I didn't encounter any issues during my half year stay. But the people working at this agency are some of the most clueless bunch I had ever had a chance to deal with - gives no confidence that they would be able to fix any problem if there was any.

Rents out rodent infested properties to vulnerable people. Lies about it, intimidates and mocks vulnerable teenagers, young women and white females. Does not give back deposit and throws the contract at you if you dare to stand up for yourself. Have audio and written proof for everything claimed here. Avoid at all costs.

I have had the best experience with my agent Shek at Prime Land Property.
The moving in was quick and simple, the agents were there for me the whole time, and they still are - whenever I text them I get an instant response.
One day there was a problem with the shower - they took care of calling an expert minutes after I had called them and the shower was fixed within hours the same day. Really the best service you could want ! They are also very friendly and helpful.

After reading the reviews I am a bit shocked because my situation is kind of the opposite... I really don't know about the rest, but I have been renting with them for 10 months now and our agent Shek has been nothing but really helpful to us. Everytime there was an issue he got back to us quite promptly, even when something happened way past office hours. Also, he has always kept me updated 24h before someone was to entre the flat - I really cannot complain. If you are interested in one of their properties, I would suggest you ask for him!

I have been with them form approximately 3 years, whenever there has been a problem or when I have had a request it has been resolved in the following day or a few days. The times where the problem couldn't be resolved it was always the landlord's /landlady's fault. People have to understand that if they are not perfect, these people are everyday trying to do their best and learning from previous experiences. In my view they always have treated me and people in the property with respect and understanding.

ONE STAR IS EVEN TOO MUCH TO RATE THEM
They absolutely don't care about propertiers and tenants, we had some issues with the house and they didn't fix them, but they were minor problems compared to the fact that a pipe broke and our kitchen has been flooded for 2 days, and it still is. None picks up the phone when there's an emergency going on, and we are stuck at home with no heating, a broken window and a flooded kitchen that smells, one star is too much.

I don't know where to start from. When you first move to London, you have to experience a rip off at least once and renting with Primeland was my right of passage. I was unfortunate enough to stay with them for two entire years and it was by far the worst renting experience I have EVER had.
Primeland is full of sexist, rude, incompetent and ignorant men..and a woman. Don't even think about renting with them. Here is a very short list of problems we've encountered with them:
- Agents are sexist and will not listen to you if you are a woman. I was the lead tenant but I still had to get my male flatmate to write to them in order to get a response
- Our flat was full of mould. We had to make the investment to clean it ourselves as the agency said they couldn't do anything about it. The window frames were literally black when we first moved in
- The ceiling in the bathroom was leaking because of the neighbour upstairs. The agency fixed it AFTER 6 MONTHS of taking a shower under a leaking ceiling..full of mud..disgusting..they then solved it by covering the problem and building a fake ceiling over it. The fake ceiling COLLAPSED a year later because it was soaking wet. Thank god it fell in the middle of the night and not on someone's head, or it could have caused serious damage.
- The rent kept on increasing and the apartment was and IS seriously overpriced
and many more..I know most agencies in London try to get their way, but never settle for Primeland or they will make your life miserable

Primeland Property are the WORST estate agents you will ever have the displeasure of renting from.
We made the mistake of ignoring the online reviews, assuming it wouldn’t be bad if we kept on top of it and took precautions, but we couldn’t have been more wrong.
The property was hugely overpriced for what it was, and we only discovered this after signing the contract. We’d freeze in the winters bc of poor insulation, were infested with mice and minimal action was taken despite these being present prior to us moving in, mould has been poorly painted over upon our move, and they often tried to blame us despite it being very clear that all these issues were pre-existing. The place wasn’t even clean when we first moved in, despite us being told it would be professionally cleaned. When we faced problems with the landlord building on the side of our house TWICE, breaking our contract, action wasn’t taken until we demanded to speak to someone higher up in the office, who then claimed "no knowledge" of it despite numerous emails (lame excuse of “our email system was down…”) and us physically visiting the office at least twice with our complaints. We were offered an insulting amount of money, that wouldn’t even pay for a goddamn moving van for each of us, to vacate the property early and allow the building to continue. We turned it down as we had no other house we could move to at that point in the year.
They were rude and unhelpful 90% of our time there, their staff would let themselves into our house to use our bathroom without asking until we demanded they stop. For at least the first half of our tenancy, staff would turn up without the 24 hour warning they are legally required to give, or turn up at times you hadn’t agreed upon. They blocked off our fire exit, had live electrical wires exposed, and our meters were all illegal and unregistered (Primeland told us to shut the door in the face of the electric company when we found out we had an illegal meter and wanted to register it). We never met the landlord, and Primeland didn’t go to great lengths to assure his presence at meetings when we became concerned about the broken contracts. Most repairs were done late by people who clearly had no clue what they were doing, as these visits often didn’t solve the problem. When we claimed a number of legal issues such as health and safety, they talked down to us and bent the truth to make it seem like we didn’t know what we were talking about to avoid us taking further action. Our bathroom light switch was connected directly to the fuse and would give us electric shocks. By the end we spoke to a housing office who ended up telling us that Primeland had been the route of loads of problems for a huge number of renters, and they hoped they’d go out of business to put an end to it all.
All blame was shifted to the landlord, but these estate agents had happily represented him for longer than we’d been living there, so that tells you enough! Their only saving grace was some compensation and a reduction in rent for breaking the contract, but it really wasn’t enough after all the hell they had put us through.
If you are considering renting any property with Primeland — don’t. Don’t do what we did and ignore the online reviews. If you do ignore this review though, then at least do yourselves a favour and know your rights as tenants, take all the pictures you can when you first move in, make sure every promise from them is in writing, and constantly assume that they will screw you over… because they will.

Absolutely awful. The advert was a lie. We waited 45mins at the viewing and nobody turned up. We rang them and they told us someone would be there in 10 minutes but, when we talked to the current renters, they had never been told of a viewing. Avoid them.

I talked to these guys 1 month ago and the guy seemed not to be listening to anything I was saying. Then he put me through another guy who had a very rough English.
I had a genuine interest in a property they had but was put off by the way they dealt with me.
I saw someone saying they don't respect women, so I think that might be the reason.

Prime Land Property are not estate agents I would ever recommend to women. Although our property was reasonably priced given the location and climate, the employees were exceptionally difficult to deal which lead to a messy early termination of contract. Myself and my flatmate were subject to verbal abuse and intimidation by one member of staff who felt it was easier to win battles with me than my male flatmate.
The landlord was exceptionally unappealing and unprofessional, not even introducing himself before letting himself in and changing the lock on our door.
The property itself had previously been a family home which had pros, such as a garden, and cons, such as truly awful décor throughout, a locked shed which seem to fluctuate between periods of permitted and forbidden tenant use (we were originally allowed to keep our bikes in it but this changed randomly). Getting things fixed was extremely difficult as the landlord often arrived without a toolbox, expecting us to provide whatever was necessary. My partner fitted a new washing machine, for example - whilst the landlord and his equally unprofessional daughter looked on.
Renting in the East End can be really pricey and stressful, but a good lettings agency can make all the difference. When it comes to dealing with students (which can be a pain for both parties) these guys were not-so-great...

I would not recommend them to anyone. Beware, especially if you're a female.
1. Estate agents cared only about signing the contract. Once signed, landlord's requirements that we didn't know about were above us and estate agents didn't help much with solving them either.
2. If your contract is vague, don't assume your rights will be respected. If for some reason you end up going with this incompetent place, get everything in writing.
3. Whenever I had an issue or query, I wasn't taken seriously because I'm a woman so I ended up asking my male flatmate to deal with them. This should not be happening in this day and age.
4. If they say you'll get the best landlord in the area, it's all lies. They'll care more about their friendship with the landlord than how to be great agents and what rights you have as a tenant.
