We wanted to sell quickly in order to secure our next home. From the point of Valuation, Daniel was invested in helping us to sell the house. He knew the area so well that he already had clients in mind to invite to view and he suggested we go ahead with viewings off market to gauge interest. We held one open morning and we got 4 offers!

I can't praise the team at Ralph James highly enough - a fantastic group of people, down to earth, responsive and masters of their craft. We had several setbacks during our house search, but Ashley and the team were patience and consistent and eventually we secured a beautiful property which we love living in! We are particularly grateful to Robin, who was a fantastic support throughout.
Despite knowing that they are clearly very busy as a team, they have a way of making you feel like a priority and you're guaranteed to receive a warm welcome whenever you call. They take time to understand what you are looking for and find you realistic options to suit your lifestyle and preferences.
Using them for our sale we found that they were integral to moving the conveyancing process along. They were not shy to get involved in discussions to help their clients and always stayed on top of developments - so you weren't wasting time explaining things over and over again.
Many would describe moving house as one of the most stressful experiences they have faced, but Ralph James made it completely seamless. A great company with genuinely lovely people.

Ralph James showed us a property in summer 2017 when we first decided we should downsize –nearly 6 years later they were still patiently showing us properties that fitted our brief (they must have been quite exasperated – but never showed it). After 30 years in our family home we were fussy and looking for a property that was special - Ashley had promised he would find us one – and true to his word he eventually did – and it is perfect. That was half of the conundrum solved, the other half, the sale, was a much quicker affair. Ashley and the team know their patch and clientele extremely well and within a week we had 4 offers. We have seen their agency grow over these 6 years, it is well deserved and we have no hesitation in recommending their services to anyone.

Have just deal with Chris, Robin & the team for a purchase in Redhill and wanted to reach out to thank them personally.
I'm in the unusual position of working in the agency industry personally, my standards are naturally high and really have to commend their whole team on a job well done.
Having been the bottom link of a five property chain, in which Chris was overseeing the sales of three of the properties what could have been a seriously stressful or time consuming process was made simple.
Robin regularly kept us updated and took into account our needs for timescales along with each of their clients and could not have done more to make this work for all involved.
Having now exchanged in 5 weeks, from point of offer acceptance (which I simply thought would never happen) I couldn't have been happier with the service received and would recommend them to anyone looking to buy in the area.

BUYERS STAY AWAY. Dealt with Chris Stamp at Ralph James regarding a property that (allegedly) we got an offer accepted on. Never got anything in writing despite asking repeatedly, said he would do something and then not do it, kept leading us on and never got a straight answer. Eventually we found out that the seller had accepted another offer without informing us. Will be taking this up with the ombudsman as it was clearly in breach of the code of conduct. It's a shame as it's exactly the type of agent that brings disrepute to the profession. Having recently sold my property through Ralph James, I honestly cannot recommend the business enough. I have dealt with almost all other local agents to Reigate and in my view - the difference is chalk and cheese.
Having spent my career in sales, I know there are plenty of businesses that could learn a lot from the team at RJ. Massively personable, but always professional. Hugely knowledgeable, but never patronising. Result's driven, but never too pushy. Such a hard balance to strike, especially in estate agency. Said journey commenced with new marketing material, and then raised the bar to another level by 'staging' my apartment with new furniture which really made the brochure 'pop'
I had more viewings in the first five weeks than I had in two-and-a-half years with other Reigate estate agents, concluding with an accepted offer.
Marie-Elise and Ashley were instrumental in pushing the sale along (albeit with a number of challenges), but their devotion to getting the sale over the line was exceptional.
I cannot recommend Ralph James enough along with a recommended conveyancing partner (AVRillo) which expedited the respective exchange/completion phases.

We had the worst experience when we had our flat on the market with Ralph James. One of the agents that came to value our property gave an impressive sales pitch on how they are going to sell our flat. Every view we had it was the same generic feedback (literally felt it had been copied and pasted each time), one thing that kept cropping up was the area wasn't right for them, well why were Ralph James even wasting our time on potential buyers that were never going to move to the village we lived in?
Then things went from bad to worse. We had a last minute viewing cancel.. but they sent viewing feedback for the viewing that didn't happen?! Funny enough it was the same feedback as all other times..
The flat above us decided to put their flat on the market and had THE SAME AGENT come over to value. Our neighbours were shocked when they asked if their were any negatives on having their flat on with our agents, that his sales approach was actually to slate our flat, and said how theirs is so much better and will sell quicker. My neighbours sent them feedback to say they would not go on the market with them because of what they said.. At this point we were still on the market with Ralph James!
I'm disgusted by their behaviour. We sold within a week of putting oir property on with Woodlands who were amazing and I couldn't fault them.

My boyfriend and I bought our first home through Ralph James in March 2021 and we’ve had the most amazing experience from start to finish. We have bought the perfect 2 bed ground floor maisonette and we are so so happy with it!
From the offset, Marie-Elise was our point of contact. We were interested in a property which was also in Redhill but it ended up being out of our price range so Marie-Elise spoke to us to find out exactly what we wanted and what our price range was. She then sent us emails with any properties she had that were more suitable and realistic which was really helpful. As first time buyers, she really made the whole searching process feel easy. We literally cannot find any faults with the customer service and communication at Ralph James, Marie-Elise you were on point throughout and we’ve been so impressed! Something that really has stood out to us, was when we encountered issues and hold ups with our solicitor and the selling solicitor. Marie-Elise did absolutely everything possible to push through the sale and resolve any problems between the two parties. She didn’t necessarily need to as she could have left them to resolve it themselves but her involvement sped things up massively. She has been consistently helpful and friendly throughout and she is so easy to pick the phone and speak to! We can’t thank her enough.
All of the team have been great. Robin also as he assisted Marie-Elise if she was ever out of the office or on leave. He was just as easy to talk to over the phone, quick at responding to us and just gave off a genuine friendly vibe. Ralph James overall seems like it has a great work environment and the properties they sell are all of such a high standard. We’d 1000% be using them in future when we eventually move on from our maisonette.

We have just completed a mammoth multi-move having sold our house, my mums house and then bought our forever home. We used a different agent for the first sale and then moved across to Ralph James for the second sale and my word, what a difference! The staff at Ralph James are something else. Nothing is ever too much trouble and they go out of their way to support and help you. Ashley has been a superstar from day one and Caedi has to be the most thoughtful employee, caring for the well-being of my nervous, elderly mother from the outset. The team are exceptional and although we are now in our forever home and don’t intend to move again, we wouldn’t hesitate to recommend this amazing team. Even the final ‘goodbye’ touches were heartfelt. On the completion of sale we were presented with a beautiful flower arrangement and cupcakes for our new home as well as a ‘congratulations’ card signed by the team - a real personal touch that wiped the floor with the ‘business’ box we were handed by our previous agent - filled with promotional leaflets and including a packet of noodles and some stale biscuits! We had the very unfortunate task of dealing with a late relatives estate under probate to whereby we initially required 4 agents valuations, 3 of which 'sucked their teeth' but Ralph James were confident / assuring, despite slightly outside their normal area of business. Following grant of probate and ready to market, only one agent ever returned our calls / emails on further enquiry with immediate attent, again to which was Ralph James (two of which we are still waiting to hear back from after 4 months). The property was boldly marketed in a very difficult COVID period but on their (Ralph James) confidence sold for the full asking price in just 6 days for an accurate value rather than for a quick sale, was on advert accurately described and well presented, actively marketed from the start. Thereafter / during, contacting the agent was with ease, always returning our calls / emails almost immediately on any queries we had, constantly chasing up progress with all legal advisors on our behalf throughout the sale process - pushing through in record time given the back log due to COVID advertised in the media.
In our minds, Ralph James has rewritten the normal approach associated with Estate agents. If we had gone with another agent on initial approach, we could have lost up to £75k!! just for 'a possible quick sale', devastating for our late relatives.
So, if you are reading this review in detail, please consider Thomas, Caedi, Natalie and all the team at Ralph James if you are looking to market, they treat everyone as if you are the only client that they have, can only comment on sale but sure that the same attent / approach will also be towards purchase.

Thomas led the sale and against the backdrop of lockdown, uncertainty from the solicitors and all the other challenges you’d expect in a sale, held the whole thing together. This was actually the smoothest and easiest purchase I’ve been involved with and I attribute that to Thomas and his team, he kept the lines of communication open, worked with both myself, the seller and both solicitors to drive the purchase through and his overall manner, professionalism and support throughout has been exceptional. We completed in around 4 weeks and since moving in Thomas has checked-in to ensure everything is as I expected and even helped me find people to do some maintenance work. Do not use! I used Ralph James for the 1st time 3 years ago when I purchased my property. I thought they were quite good then but to be honest I was a straightforward buyer with no chain. I decided to sell last year so approached Ralph James, however they were not being competitive on price and would not price match claiming they were so good. I used another estate agent but then switched to them. After 4 weeks and not a single viewing I gave them 2 weeks written notice. They contacted me and asked I didn’t go elsewhere but I stood by my decision. Bizarrely a viewing came through the door just days later and this person made an offer which I excepted. And then I began! Nearly 4 months later my solicitor discovered that the buyer did not have a mortgage. This went on for months and I had to change estate agent then because I couldn’t trust them and needed to try and find a new buyer. Several estate agents in the area contacted me having seen my property go back on the market and asking what happened. When I explained everyone said, ‘did Ralph James not check that the buyer was able to get a mortgage!’ Clearly not!
Ralph James explained that “yes they were naive”.
Being naive lost me a house purchase, along with nearly £7k. I had to fight to not lose this. I am also pregnant so trying to set up my family home and thanks to Ralph James this has caused me immense stress.
In December they contact me and just before Christmas a valuation was conducted and apparently the buyer still wanted to purchase my property. Then came Christmas and the New Year. I visited Ralph James in the New Year and was told the same thing, the buyer is proceeding and is nearly there.
We are now in March and I have heard not a single word from Ralph James, no phone call, no email, nothing.
I’m sure you agree that this is very unprofessional and a mess they left me in.
I’m now 7 months pregnant and still not moved but lost a load of money!

If you are selling your home you will not do better than Ralph James. Some house sales go easily, like my nextdoor neighbour’s house which went on the market three weeks before mine and the new neighbours have been in for over a year. Mine took a bit longer.
Ashley was charming and the voice of reason and hope at every turn.
There was a problem with the designation of nearby land causing my buyers to lose their mortgage. Ashley chased the council and the solicitors and the mortgage.
I considered renting out my house and Joanne from Ralph James was there explaining all the ins & outs. I met many of the team and each and every one was helpful, polite and above all hopeful especially when I was not.
My buyer was found and nurtured by the team at Ralph James. They sympathised with me when my seller, with a less than helpful estate agent, was continually threatening to pull out of the sale.
Ashley even continued with advice over a misunderstanding on the day of completion.

I was a big estate agent sceptic. We started our house sale with a local agent and the experience was as predicted. It was frustrating but I was smug that I was right . Then we moved to Ralph James. Everything about their service was more personable, they have grasped that Estate agents need to do better, need to provide more for their fee. This isn’t a good review because it was a quick sale, it wasn’t but I can honestly say I am happy to pay the Ralph James fee. Ashley in particular provided an excellent service, communicated well and acted as our representative on all aspects of the sale process. Another note on viewings, we viewed lots of properties with every local agent, the Ralph James Saturday team were by far the most superior so knowing this was who was showing my home every week was a relief!

Bought and Sold through Ralph James. A great group of people, very approachable and always at the end of the phone when we needed them.
We sold on our very first viewing, and they made a huge effort to find us a house too. We used their financial advisor Leah, who was absolutely brilliant. They recommended good local solicitors who were also brilliant, and made life when signing contracts so much easier.

The team at Ralph James are second to none. I work at a Law Firm and having had a lot of mutual clients over the years, we have first hand experience of the professionalism that the RJ team demonstrate in all their dealings with clients and other professionals working on the transaction. Personally, we have always found them to be very knowledgeable both about the property market and the geographical areas in which they operate as well as showing a remarkable knowledge and understanding of conveyancing! When you explain something to them, they understand what you are explaining to them and they work hard to help you find a solution whenever a problem comes up. This really is great for buyers and sellers because it means that their transaction goes through smoothly with the estate agent and the conveyancer working together to achieve the best results every time. We can not recommend Ralph James highly enough. Before they even put our house on the market Ashley had the entire team from the office come and familiarise themselves with the property, which as it turns out was not necessary, as the first people that Robin brought over put in an offer! No matter how good your estate agent, moving is stressful, but the Ashley and Robin kept us up to date every step of the way. We have dealt with other estate agents and we can promise you that the Ralph James approach to selling a house is a breath of fresh air - they seem to really care about you and the process as a whole. We are so grateful that someone recommended them to us and we have already recommended them to friends. Thank you to Ashley, Robin and all the team! Not the best experience buying our first property with these guys. Constantly pushing us to complete quicker clearly just so they could get their commission and move on, which was quite stressful for us, especially as first time buyers with no experience. We felt treated like just a number and not individuals. We never really got allocated a main contact and we always had a different person emailing or calling us so I was cc’ing in about 3 people when I wanted to send a query. Sometimes my emails were just ignored and they clearly didn’t pass on everything I asked them to to the sellers because on exchange we had to amend some documents, for example to say we wanted them to remove all furniture on departure. What is the point of an agent if they don’t liaise with the sellers for you? Only dealt with them because we had to and in the end we started contacting the sellers directly as it was easier. Won’t be using these guys when we come to sell our property.

We recently sold our beloved home of 17 years at Royal Earlswood Park, with the amazing help of the 'whole' Ralph James team.
Every member of staff was briefed about our house, the dynamics within ( we have two rescue crazy boxer dogs) and each member of the team were 'switched on' and uber attentive professional but friendly way.
Particular mention must go to Anna a resident 'house dr' who was enormously helpful at helping us show our home in the best way .
Ashley and Thomas were incredibly honest and 'holistic ' in their approach to the whole sales process.
The ethos of the ralph james service is of uber integrity and a very thoughtful about 'the journey a buyer and seller' is on. The buying and selling of property has changed much in the past few years and Thomas and his team very much put my wife and I at ease and did very well to manage a stressful process with humility and a smile.
I wish them every success as they grow and know that, as that will happen,Thomas will not let old fashioned standards and service drop.
