Austin and Shannon were incredibly helpful and detailed in what we need to do with our house in order to get the best sale price. They told us where to spend a little and improve areas of the house and garden that would give us a great return on the small improvements, and also advised us that some of the work we thought would be necessary wouldn't actually improve the price or sale ability and therefore would not be worth doing.
When looking at houses to buy, Austin even arranged for an architect to help us evaluate whether a we could add to a prospective house in order to create an accessible annex for my mother in law - amazing service that I haven't come across elsewhere. Highly recommend whether you're buying or selling.

We recently bought and sold through Just property after they were recommended to us and I can say that if we were to ever move again we would only use JP.
From the very first day we were always kept up to date and in the loop with everything that was happening. Issey would always provide details and information of the viewings as soon as they were booked in and always followed up with an email confirmation.
All of the team in the office were polite, honest and very helpful when I spoke to them and you really get the feeling that they have your best interests at heart.
Despite our vendor making our purchase extremely difficult, Colin and the team went above and beyond to make it all happen and get us into our dream home. This all happened in the weeks leading up to our wedding and JP were so supportive and understanding. We felt Colin moved heaven and earth to get us over the line and we couldn't be more grateful for his help.

I very recently exchanged contracts after a very challenging process. In my view, a business is the people who represent it and my 5 stars are for two people. Firstly Graham, who valued my property, took the time to understand my situation, never put me under pressure and made a string of spot on decisions which were based on that understanding. Selling in my case was much more than just a 'transaction'. Secondly, Ben was exceptional. During the Corvid pandemic, Just Property sent a family of five to view my small 2 bedroom flat; the three kids running around unsupervised and without masks, touching everything. Including the estate agent and myself, there were 7 people in my flat at that moment. Isn't this illegal? l guess the law of six was broken.
And, anyway, how would a family of five possibly fit into a two bedroomed flat, one of the bedrooms being a boxroom? The screening seems non existant.
Just Property lost the front door key to my property, and blamed me for being pedantic for wanting my keys back after the contract ended. I wonder who now has my front door key, and do l need to change the locks? I was given someone else's key.
I found the whole experience with Just Property traumatic, and my advise would be; Just say No.

Not your usual estate agents!!! Me and my husband looked for a property for a while, and our list of things we wanted was never ending. we saw our lovely little property online and 1 email through Rightmove and I had a response. Which was amazing because every other agency I spoke to or email just was so unresponsive and rather then listening to what i wanted just kept pushing me for viewings and get an offer in. Being a first time buyer is scary as well but Just property not only got me the house at the price i wanted to pay, they have stayed with me guiding through the process of what happens next. Ben and Paul have responded to every email and call. They really do go the extra mile. i strongly recommend checking them out if you are looking to buy, and if you do not have your house up for sale with them, DO IT!!!

UTTER DISAPPOINTMENT
Having had reasonably satisfactory and courteous dealings with Just Property in the past, namely with Ben Davey and I seem to recall Amy, how overwhelmingly disappointed was I last week.
Understandably from past experience, my first port of call was to them, with a view to valuing/selling a property and arranging a viewing of a property I was considering buying.
What a truly disappointing, very upsetting and bruising experience it turned out to be.
I first requested a viewing of what I understand is an “EMPTY” property. Right off the bat, I was told in a most unpleasant domineering manner that I would HAVE to wear a mask and I’m not allowed to touch ANYTHING. I am neither, two years old nor am I likely to run amok on a property viewing at my considerable age.
I tried without success, to explain that whilst I fully understand the need for caution and for precautions, due to a serious health condition I am unable to comply with wearing a mask over both my nose and my mouth at the same time but that I could try to wear one just over my mouth. She was not interested in listening to me
Her reply was, well why can’t you wear a mask if I may ask, in a very sarcastic tone, very clearly in total disbelief that anyone could possibly be unable to wear a mask.
I repeated that due to a serious health condition, a mask could very easily cause me serious breathing difficulties and the need for professional emergency medical care even hospitalisation, so it was just too big a risk for me to take.
Because of these difficulties, should I wish to travel by bus I am not forced to wear a mask, so I cannot understand why for an empty property viewing she was trying to force me to wear one.
She was clearly not interested in listening to anything I had to say and began lecturing me about Covid 19 and of the consequences of not wearing a mask and so on and so on.
I believe like most of us, after all these months of hearing about NOTHING BUT Covid 19, I have a very clear idea of what this Virus involves and what the dangers associated with it are. I certainly do not need a lecture from her or anyone else on it.
Indeed I have several friends who have contracted it; fortunately they’ve since recovered despite it having been a long road for them.
I pointed out that wearing a mask for viewings is a guideline NOT a law. Ignored again.
I then asked about a valuation of my property, the reply was, I’d be OBLIGED to leave my home to allow them to do the valuation in my absence but apparently would not have to wear a mask.
I tried in vain to explain that apart from an occasional walk along the seafront alone, I’d been in complete isolation for almost four months now. So I find this quite ridiculous, since there is easily enough space for at least 2 meter social distancing in my property and having been in isolation for so long, they are probably more of a risk to me than I am to them or anyone else right now. She was still not listening or even interested, at which point I’d had enough and ended the call.
I fully understand the need for precautions at this time but there are ways of dealing with things in a professional, tactful and helpful, understanding manner. This bore no resemblance to anything remotely related to that.
It’s sad to see what was once a good company, employing somebody with zero tact, empathy, people skills or understanding and completely void of essential listening skills. All vital when dealing with the public, most especially in a sales environment and particularly when some members of their team, possibly more suited to the job are still furloughed…

Ben was professional & very pro-active throughout the whole process which was challenging to say the least, as we agreed the sale just a few weeks before the Covid-19 Pandemic lock down. From our first meeting with Charles Perez we knew that Just were going to be our choice of agent to sell our property in Guestling.
They have lived up to all expectations and the property sold within five days and the transaction was completed within four months. Compared to other estate agents they excel at good communication, not just with me but with all parties within the property chains I've been involved in. They are proactive and enthusiastic, whilst being straight forward and realistic. I never had to chase for assistance, they were always ready and willing to jump in and get a sale done whilst other parties lost enthusiasm or were chasing their tails. Without any local knowledge, we were nervous about which agent to use as all promise the earth and many fail to deliver. Thank goodness we selected Just Property! This was not an easy flat to sell as it was in poor condition. However, Just Property found a buyer and worked extremely hard after the offer was agreed, overcoming every obstacle that arose and pressing the freeholder/managing agent when they failed to provide the information required by the buyer. It is a real pleasure to be able to say, to express our thoughts about our experience with Just Property.
On the 12th March my Wife and I invited Charles Perez, from Just Property, to our home for a discussion regarding the sale of out property in Pine Avenue, Hastings. Charles talked us through the whole procedure and associated costs without any pressure for us to sign on the dotted line. We were impressed with his presentation and had no hesitation in giving him the go ahead to proceed with marketing our property.
Firstly, and very quickly, a photographer arrived and took many photographs which when we saw them, were both very impressed with and together with the brochure, we were delighted. Absolutely fantastic !
I did ask myself why on earth am I selling this amazing property!
In the first 2 weeks we had 6 viewings and the following Monday we had an offer on our home. The following day we had sold our property and were amazed it had been so quick, but obviously very delighted.
All of the staff were working on our behalf and we were kept up to date throughout. Just Property Sold our Home. We move next week.

Charles was charming and had a wonderful approach at valuation. Fantastic Estate Agent. Everyone in the office is polite and knowledgable. Austin came to Pevensey Bay to take photos and measure up, 3 days later my house was live on the website and 5 days after that I had the perfect offer which I accepted. I know I was lucky and not all sales are so smooth but I had a fab solicitor
in Battle and the communication between the agent, solicitor and myself was brilliant, 8 weeks later the house was sold. I was kept informed throughout. Whoever I spoke to was very helpful especially Ben. When I had to drop off papers and keys and there was nowhere to park I pulled up outside and rang them and they came out to me now that's service :)
I am now buying another property and unfortunately it was not on with Just, already experienced rudeness and incompetence after just 2 days.
Another review said quality over quantity which is what you get with Just. They tell the truth, which I have already found not to be the case with other agents.
I would highly recommend Just, just wish I could be dealing with them this time round.

I actually used on online estate agent to sell my house, which was the biggest mistake I could have done.
Fortunately, the lady buying my property was selling through Just Property and they have been extremely supportive. Since agreeing the price with the buyer of my property, I then heard nothing from my online estate agent. Just Property however was extremely helpful and helped push things along, they even chased the solicitor of the property I was buying to help me out even though I wasn't a direct customer.
Ben at Just Property is particular has been on the ball, and has a very proactive attitude towards his job. If I am ever in the position where I need to sell a property again, I will definitely be using Just Property.

From the point of valuation right through to completion, all of the staff at JP were professional, courteous and enthusiastic. During the process of buying and selling houses, we had numerous dealings with other agents and it is quite shocking how bad some are! Calls not returned, appointments not confirmed and emails not answered etc. JP returned all of our calls and emails in a very timely manner and were always there when we needed them. Their fees were in line with other agents and in some cases, cheaper! All agents will come across positively at the time of valuation but it’s what happens afterwards that’s really important.

After a disaster with another local agent, I went to Just and one other local agent. I struggled to split the difference between 2 very high quality companies and had to resort to a coin toss! Unfortunately, Just got the wrong side of the coin. However, I was so,so impressed by Colin and his whole team. To a man, they are by far the best customer service guys around, that includes every customer interface i have ever dealt with.
I had what turned into a bit of a nightmare move......NOTHING to do with Just Property I hasten to add. Throughout the whole process Ben was excellent and thorough, and a bit of a pitbull when he needed to be!
He pulled the whole process around, got the solicitors moving and the vendors estate agent, listened to me whine and then calmly explained each and every hold up to me....bringing my stress levels down.
It is true when they say moving is one of the most stressful things you can do, but Just Property reduce that level enormously. right down to phoning you when they say they are-very important.
A lot of big organisations could learn from Just Property.
I would without hesitation use them again!

Quiet simply put, they are the best estate agents in town.
They took all away all of the stress of moving. With the motto of quality not quantity when selling your home, it gives you a real personal touch.
From the moment I contacted the office with intentions to sell, it was an absolute pleasure. Meeting with Austin and Kyle to arrange valuations and photos (which made my house look so good, I wanted to buy it again) was a delight, and dealing with Paul and his team you realise how passionate they are for their profession.
They were the agents for both our purchase and sale and throughout the whole process, queries were dealt with quickly and efficiently, as well as making sure we, and the rest of the chain, were kept up to date throughout the whole process.
The hamper on completion was a lovely touch and I wouldn't hesitate to recommend them to friends and family.

Let's face it, moving house isn't easy! But we can honestly say that the whole team at Just Property made our buying and selling experience far less stressful than it could have been. Every one of them was helpful, understanding, patient, sympathetic and very supportive during a very difficult personal period in our lives. Above all, they are knowledgeable on the whole area as some of the staff members live in Fairlight and really are the best people to give advice on property in this beautiful part of the country. Whichever way we contacted them, by phone, email or just by popping into either the Hastings office or the Fairlight office, we were always treated with respect, no matter how many times we asked the same question!!!! The property details are superb with excellent photographs and written descriptions, which they give to each viewer at viewings, and I understand they now offer a video tour of properties. They offered to show viewers around our house whilst I walked our dogs, which was so helpful. We have used Just Property twice now and can recommend them highly - a team of lovely people. I used Just Property for both my sale and my purchase recently and found the whole experience to be a lot less stressful thanks to Just Property. They go above and beyond to give you exceptional service, telephone calls and emails are answered promptly and efficiently and you are kept constantly in the loop. I have found other estate agents stop communicating once a sale has been agreed but Ben at Just Property continued to keep us updated on our sale and even went out of his way to negotiate in the place of my partner's sale in London when her estate agents failed to fulfil their professional role. Ben was truly amazing and worked extremely hard to make sure that the whole chain continued to move along, contacting all solicitors when information was needed and never losing sight of the end goal. Neither of us have ever experienced estate agents to be quite such a pleasure to communicate with, everyone in the office was aware of our 'case' and were all incredibly friendly and helpful if Ben wasn't around. After buying our house through Just property nearly 4 years ago, we had no hesitation in buying and selling through them again.
This time started a bit rockier than last time, with our house not selling in time to offer on a house we really wanted.
When another property came onto the market, we couldn't have been supported through the process better. Thanks must go to everyone involved in the sale of our house, in particular, Paul and Colin who had to do a lot of ground work with conveyancers in order to get the exchange date we all needed.

I have just bought a flat through Just Property and was impressed with the service provided. They were so helpful and professional throughout. I was abroad at the time of exchange and they put a lot of time and effort into arranging for a couple of inspections in my absence to ensure exchange was not delayed. Taking calls and returning emails first thing in the morning or right at the end of the day, sometimes I'm sure even outside of working hours. Nothing is too much trouble for these guys.

As often happens in house negotiations, things did not go to plan and although Just Property were not my agents, they were totally dedicated to ensure both their clients and my interests were foremost. I should like to praise and thank Ben and Just Property very highly. In the 9 months that I was looking to buy a property Ben was the most helpful estate agent I came across. Unfortunately the place I eventually bought was not on his books! However, he was selling the property at the top of a chain of 6, which became extremely problematic. The fact that it did not collapse was to a large extent due to his proactive involvement throughout the chain, which contained two useless estate agents and an incompetent online conveyancing company. He demonstrated a high level of competence, professionalism and helpfulness throughout.
One of the things that was particularly impressive about Ben was his willingness to be so helpful and responsive to me when i wasn’t even his client! This went beyond just ensuring that the chains went through. Further, It was in stark contrast to the estate agent I was buying through.
When/if I come to sell Ben and Just property will be my first port of call.

Even though we ended up buying through another agent, I feel compelled to write a review because dealing with the team at Just Property was just such a complete pleasure from start to finish. From the very first day when I walked into their office and the wonderfully enthusiastic Amy gave me an impromptu 'tour' of Hastings Old Town on her computer, I was charmed. The whole team is unfailingly efficient and helpful, their passion for the properties they sell really comes over and - perhaps most inspiringly of all - you can see they really love this town. In fact the only downside of finally finding a property and having our search come to an end, was the fact that I sort of missed our emails!

Some Estate Agents sell houses, some go much further and understand the complexities and sheer upheaval in moving home, and genuinely assist in that process. Ben and his folk at Just Property are in the latter category, they unfailingly turned up for appointments on time, with good grace on weekends too. We were kept informed through the process, having rejected one property on survey results we found another through Just Property who maintained a great attitude. To summarise, both sides kept their side of the bargain and Ben thankfully is a good communicator. When we compare attitude and efficiency with other agents in the area, there really is very little serious competition, this company deserves to succeed. Our thanks to them for making a difficult time as straightforward as realistically possible.

Brilliant customer service. Just property have been fantastic at supporting me through my sale. They had a buyer in mind when they came to me and sure enough that was the buyer for us. I cant praise Colin Siggs enough, he has always returned my calls, acted immediately in chasing through different issues and looked after me when we hit bumps in the road with building control and slow solicitors. I did clash with Charles in the beginning over valuation but it was remedied quickly. Thank you guys.

Ms Clarke has posted very biased feedback omitting the crucial background story. As the vendor of the property concerned, I did try to contact her by telephone - twice - not four times as she claims. This was only in desperation because on the nominated day of exchange (one of them!), having agreed terms and given the go ahead verbally to both her solicitor and her buyers, she reneged on the deal - via text message to her agent - and refused any subsequent contact or reply. We had already moved out of our property to accommodate her request for urgent occupancy at huge cost to ourselves and she had not even the courtesy to make contact. The suggestion to drop £50K in price was only due to the fact she had originally agreed that lower price with her buyers (some 8 months previously) and then subsequently upped it by £50K during the process. So our agent was doing all he could for us and for Ms Clarke to ensure the sale stayed on course - as according to an email she sent to me, she still very much wanted to buy our property. In our opinion his actions were not only completely justified, but very restrained given the verbal abuse he was subjected to by this lady. Just Property have shown professionalism, courtesy and compassion and I would highly recommend them.

Manager gave my mobile number to other party,who proceeded to call 4 times in one day ,sent an email to my agent in London telling them I should just drop 50k off my mother's property .Now have received offer for full asking price . Hounded me with phone calls and emails .Would not recommend ,aggressive ,hard sale.Bad experience.

I can't recommend Just highly enough. All the team were charming and helpful and always at the end of the phone answering questions when other links in the chain were't able to do so. Ben and his team kept us in the loop every step of the way, demonstrating consistency in their excellent customer service. Not only do Just have some of the best quality properties on their website, they have a calibre of service to match.

Not all estate agents are alike. I cannot recommend Just Property to you enough. I was recently involved in a very tricky sale and Foxtons were my agents. It was my vendor who was selling through Just. Foxtons were so utterly incompetent (save your money, they're not worth it) that in the end, Colin at Just took over the whole process, liaising with not only all the solicitors but even my buyers.
If you want your sale to go through, you will not find anyone as tireless, dedicated and knowledgeable as Colin. He intervened at every stage to check the particulars of the sale and keep it moving.
Selling or buying is so stressful, you need someone who will fight your corner, support you, keep you informed, advise you and make it happen. From beginning to end, Just Property did this and I wholeheartedly recommend them to anyone. I didn't know Colin before this, so this is not a friend review: this is a genuinely happy customer who won't ever sell with anyone else.

I could not have used a better estate agent.
We put our house on the market at a relatively quiet time, so little initial interest. Other estate agents were phoning weekly to say that they had queues of people ready to view. Just Property had no concerns about going joint with one of them, so we did. What a waste of time. That queue turned out to be one person who said on viewing that our house was too big for them - A totally inappropriate choice for a viewing.
But it was after we found the buyer that Just Property really showed how different they are. They actually looked after the sale. Other links in the chain seemed to be very lethargic and there were constant excuses and delays. Colin and crew repeatedly contacted and chased the other estate agents in the chain (who seemed happy to just sit and wait) right through to completion.
They did an excellent job.

Very sad to say how VERY bad Just Property were.....on the first phone call to market our home I was told "it's just me and my partner and our 'admin lady' who comes in a few days a week. It genuinely felt like an old fashioned family business that you could trust. It just wasn't anything like that. Buying and selling a home really IS one of the most stressful things in your life and I just can't say how much stress Just Property added to it. The very worst thing was that our calls were pretty much never returned, whoever we needed to talk to (Ben) was always 'on the other phone' or something. When Ben eventually returned our calls he waffled for England...like the worst estate agent you could ever imagine. Oh and....when your estate agent (who is making a small fortune out of your house sale) answers the phone, wouldn't it be very nice if they said who they were so's you knew who you were talking to? We took this up with Just Property because we got so tired with asking "who are we talking to?" when they asked if they could help when they made a point of making sure we'd no clue who we were talking to. The answer was "we're too busy to say our names on the phone". Basic good business these days...........the worst stress in our home move has been Ben at Just Property. Don't go there!
