We are sorry that you have been inconvenienced by the fact that we have had to change the lock to the site of 20 garages in Beeston where you occupy 1. We did this due to complaints about unauthorised entry as the previous managing agent had not recovered keys from former tenants. We have given you one month’s notice to collect keys and you failed to do this. Further to this, your recent correspondence suggests that you were responsible for breaking the new lock, which is entirely unacceptable”
Reply to Rex: Thanks for your reply Rex, in one fell swoop you’ve reinforced my original review, lack of customer service obviously comes from the top! Maybe you shouldn’t have a drink before replying to customers (assumption based on the fact this reply was received 11PM Friday night)!
You are correct in thinking the that reason for this review is the complete mismanagement of the changing the lock to the communal gate enclosing the site of the garages where I am a tenant.
If you actually took the time to check your records you will find that I have collected my key.
By your own admission you have locked 7 OTHER tenants out of accessing their garage, one of which you have no contact details for, which last time this happened resulted in one lock getting damaged and the other lock had the code maliciously changed preventing access to all.
The reason for my correspondence was to point out that your latest action COULD result in the same happening again, giving people 45 minutes notice to collect a key is pretty unreasonable. That is if they get the email, as I pointed out a while ago gmail flags your company emails as spam so there is every likelihood they are not receiving them!
The reason I felt the need to post a review was that during this whole saga your company has tried to lay blame elsewhere when it is in fact down to yourselves.
YOUR COMPANY has been flagged as sending Spam Emails with google preventing correspondence reaching tenants.
YOUR COMPANY failed to compromise in any way requiring tenants to travel to the other side of town to collect keys.
YOUR COMPANY distributed keys to tenants without reinforcing the instruction they should not be used until all keys have been collected.
YOUR COMPANY gave 45 minutes notice of another lockout to 7 tenants.
To top it off YOUR COMPANY is falsely accusing a customer/tenant of criminal damage in a public forum! You couldn’t make this up!
But of course, none of this is your fault!

Highly recommend renting with Rex Gooding! We were renting our flat for over 2 years and we had an excellent experience from start to finish. Anything raised was dealt with quickly and efficiently with good quality maintenance providers, any Rex Gooding staff that spoke to us over email or came to do inspections at the flat were so lovely, and in particular our main point or contact, Jackie, was amazing. They were particularly helpful to liase with the property owner when we were at end of contract and looking to buy a property, so they helped us get on a rolling monthly contract. Thank you!

The following is most of the email I sent to my landlord about the situation:
Thanks I hope you are well too. It is because the property is unfit for a tenant. These are the issues I am aware of so far that make it unfit for a tenant:
- The toilet doesn’t flush.
- Four taps are not working.
- The water from the tap that works in the kitchen is causing a leak in the cupboard under the kitchen sink and therefore it is not possible to use either of the taps in the kitchen.
- I cannot get the hot water to work even though I put the hot water on for at least 20 minutes and ran the hot water tap in the kitchen for about 5 minutes.
There are other issues that I have told will be dealt with:
- The garden is in a poor state, including being overgrown and full of weeds.
- Sealant in the bathroom.
- Legionella risk assessment.
The rent I am paying is £895 pcm for this property and in its current state it is not worth it.
Yesterday I picked up the keys at close of business and left a voicemail for Rex Gooding after close of business asking them to call me. I let them know that I needed to speak to them urgently, because the property is not fit for a tenant to live there and I described some of these issues. They have not returned my call today. They closed at 2pm today. I was not able to call them today, as I’ve been having significant problems with my sleep that has affected my sleeping pattern. It is extremely disappointing that Rex Gooding have not dealt with these issues before me moving in. It is currently not fit for a tenant to live there. I wanted to make you aware of this as it is important that you know how Rex Gooding are managing the property. I understand I can report repairs on their website. However, I do not think it is fair that I should need to do that for so many essential repairs that would make the property fit to live in. It is a very poor start to my tenancy and to my relationship with Rex Gooding. Think how you would feel if you were in my situation. Also, I have long term depression and anxiety which make it even more difficult to deal with. This is on top of the stress I have experienced due to the no fault eviction notice I received at the beginning of April, due my landlord selling his property and how difficult it has been with the current housing market to find somewhere to live. It is big upheaval for me and a stressful time as it is. All of it has worsened my depression and anxiety. Would it possible for you to talk to Rex Gooding as they may be more likely to respond quicker and more positively if you have spoken to them? This would at least be a good start to my relationship with you as my landlord. Sorry that I have contacted you directly rather than dealing with Rex Gooding. However, due to these being such difficult circumstances, I have felt the need to contact you. I appreciate any help you can provide on this matter.

Landlords watch out. Emailed the property manager (Emma Clark) back straight after my viewing to advise I wanted to apply for apartment 10 on 88 Musters Road on June 27th 2024, didn’t hear back despite a chaser email. 8 days later I got an automated email to advise the rent had reduced in price and if I was interested (Friday 5th July)??!!! Called, was sent an application form by Jackie straight away, she advised she would ask the landlord the outstanding question I had. Chased first thing Monday (8th) morning and was advised the property was already let as she sent the applications to the landlord on the Saturday (6th) yet failed to tell me this. Very poor / lack of communication, and the property rent was reduced in price despite a very clear interest from myself in writing.

Absolutely unacceptable service from this letting agency, especially the Nottingham branch. My experience with them was beyond disappointing. They demanded a guarantor, which I promptly provided. After completing the referencing process with the guarantor's employer, they had the audacity to inform me that I didn't pass their affordability test. Mind you, I currently reside in a property with higher rent than the one I was applying for!
To add insult to injury, they went ahead and verified the employment of my guarantor without bothering to verify my income or even contacting me or my employer. And then, after wasting two weeks of my time with their incompetence, they had the nerve to inform me that the landlord backed out after accepting a holding deposit.
Avoid this agency like the plague if you value your time and sanity. Go with any other letting agent, but steer clear of them. Their lack of professionalism and disregard for their clients' time and efforts is appalling !

If I could give a lower rating I would.
To start, for the year+ we lived in a property rented via Rex gooding we lived in damp, that bad I became ill and had to visit my GP costing time out side of work.
When we tried to raise this with them it was brushed of or they would send a ‘handy man’ to simply ‘look’ at the problem NOTHING was resolved and told to just clean it! They sent a team to fit an extractor fan for the bathroom but then we discovered 9 months down the line they had decided to pull out of that.
There ‘inspections’ are someone Turing up and taking pictures of the house and leaving, completing ignore the black walls from damp.
We were told that our emails would be passed to the correct account holder for our property, Stewart, and they would contact us. He never did.
When we decide to leave the property due to health reason, this experience was disgusting. We left the property in better condition than when we arrived and was faced with a battle to get our deposit back which was £900+. I have only just received it back and we have been out of the property 6 weeks!
When I contacted Rex Gooding they were not at all helpful, I was told it was not there problem and they couldn’t do anything about it and that it’s with DPS to sort. Even though they were the ones who could not contact the landlord to request it back, when I asked to speak to Stewart he always seemed to going out and would call me back, he never did, therefore I had to chase them and he would not want to talk to me. In the end I had to go legal to get my deposit back.
I would avoid this agency at all costs!!

Wouldn’t recommend. They arrange several views of the property’s at the same time. Also was sent a email saying congratulations the owner wants to rent to you. Sign these form and make a deposit. Only to be told 4 days later when I rang up about getting the keys to the property and the next step, to be informed they offer the property to some one else at the same time and I was no long getting the property. Not very quick at returning deposit as well.

Rex Gooding is one of the oldest estate agents in West Bridgford which have still managed to remain a family run business and keep their independence. I think this is one of the reasons they always provide a good, friendly, and reliable service.

Awful service, one thing I don’t understand is why would you book in just a handful of viewings for a property for just one day each week.
I’ve tried a number of times now to view a property and there is only ever one day available each week to view the one property.
Which IS now still available….. do the property owners know you’re only allowing 4 viewings a week for a property and limiting their chance of landing a decent tenant..

We rented a property in Nottingham through Rex Gooding until recently. From the beginning the service was terrible. On the moving in day the house was being painted! We had to wait another 5 days before we could actually move in even though we were paying rent. Basically there had been no communication between Rex Gooding and the landlord of the property. Then at the end of the tenancy they tried to charge us for the 5 lost days.
Throughout the tenancy Rex Gooding were very slow to handle maintenance issues and often didn't get back to us for days.
We left the house in immaculate condition and spent 4 hours thoroughly cleaning it. When I asked about getting my deposit back they said the oven needed to be professionally cleaned even though we had cleaned it. It seems they wanted the oven to be as new. Finally they now tell me that I need to pay for tidying up the tiny garden (£180) - it's the middle of the winter and all there is to tidy are fallen leaves; and a full professional clean of the house (£325) plus miscellaneous other items. It's daylight robbery!!
This is our 7th rental and we have never had any deposit deducted previously as we always take care of the properties we rent and always leave the property in a good state.
So beware of Rex Gooding! They are very unprofessional and very dishonest. Rent elsewhere if you can. You will only have issues.

Rex Gooding acted on behalf of the house we were purchasing. Updates from Lauren and the team were regular and always ahead of the estate agents I sold my property with. I believe Lauren did all that she could in order for us to complete before our mortgage offer expired, which in the current climate has saved us a lot of money compared to if we hadn't have met the deadline. It is such a disappointment that I have to write this review, but the experience myself and my housemate have had with Rex Gooding is in all honesty, disgusting. What we have experienced at first was really positive and our property manager could not have been more helpful. On arriving to the property, we notified Rex Gooding that we did not have a carbon monoxide alarm in January 2021. We have now left the property as of May 2022 and we never received it, despite numerous requests. This is against the law. There are other things that were wrong with the property that took over a year to sort out, that included damaged fencing, doors that would not lock, broken house alarm, the list goes on. The poor communication that the letting agency had with myself and housemate could have had serious consequences and it has also meant that we had to pay for a property we were no longer living in. They then proceeded to charge us for things that did not exist such as us leaving the house in a dirty state, when we spent a week and half cleaning it. On communicating this more senior members of staff of Rex Gooding, it was clear they wanted to pay no attention to what we had to say and ignored us. I could go on and on in ways in which they let us down, but please, do not let through Rex Gooding.

We had Rex Gooding as our estate agent/landlord for little over two years. They were always clear and quick to communicate with us when sorting inspections or problems. Jackie Richard was really good with us as well. Much better than our previous estate agents who honestly looked like they didn’t care. Rex Gooding were also brilliant when our landlords were planning on selling our property, helping us trying to find a new flat and communicating with us well about the whole situation. Only complaint would be that they didn’t allow pets but I think that’s down to the owner of the building actually! Would recommend.

I used Rex Gooding to rent and manage my property and have experienced a friendly and professional service from initial meeting with Robyn at the property for initial assessment and valuation to the management of the property and correspondence with Jackie and other members of the team.
Having had a very negative experience with a different company previously I had been self managing for a period, I was pleasantly surprised to find that Rex Gooding were more proficient than my previous property management service.
They also have a fantastic maintenance department, where they have promptly dealt with every maintenance request with speed and professionalism. I received a good range of quotes for each task and the repairs were carried out with a very short turn around.
I would not hesitate to use Rex Gooding in the future for all my property sale and letting needs. They have a fantastic team, that I would highly recommend.

Easy to deal with and responsive with queries. Forthcoming in asking whether I wanted any repairs through my tenancy. Respected my boundaries when I didn't want anyone to access the property during the Covid-19 lockdowns.

This agent is terrible, they are suppose to pass on communication from sellers to buyers, and they don't. If you want to buy a house your better of arranging another appointment to speak to the seller in person. We recently ran into the seller and found out they ended up selling the house slightly lower than the guide price while we were prepared to pay over. The agent was lying about other offers and totally scared us off. Making out that there were really big offers over asking. In the end the seller lost out on about 5k and we ended up buying another house. I can't believe agents can lie like this. Terrible

Thankfully house now sold, through another West Bridgford agent. Initially RG make all the right noises but experince shows they don't deliver. Disconnected, miscommunication. Their probabte valuation was also over by £50k compared to another valuer - HMRC were happy to accept the lower valuation saving us £20k in death duties. So RG would have cost us £20k extra in tax. You can do better.

Having complained about my damp bathroom and toilet and wallpaper coming off ceiling they never got round to sorting it , my mum helped me clean the house up and we also hired rug doctor to clean carpets which looked great when we had done . I rented a property from Rex Gooding for three years, during which time I was plagued by two persistent leaks in the ceiling. Despite continually phoning and emailing the agency to inform them that the leaks were worsening and there was a hole in my ceiling, Rex Gooding did nothing about it - to the point that the leaks began to drip down into the flat beneath mine too. Upon ending my tenancy, the leak was still not fixed - and Rex Gooding took it upon themselves to argue with me about my deposit, even hanging the phone up on me. Awful, negligent company!

My family and I were tenants at 8 Brockhole Close, West Bridgford. The rent was paid on time every month and the property was well looked after. However, our experience with Rex Gooding and the landlord they represented was terrible.
We received a notice of eviction (Section 21) giving us 2 months to leave. When we enquired about the reason for the eviction no justification was given. The week after being evicted Rex Gooding had the property back up for let. So it seems this was the kind of "unethical" no fault eviction that the government is finally looking to crack down on.
The landlord had been slow to address a safety issue we had raised months earlier regarding the stairs carpets being worn through and we wondered whether the eviction was his response to this or perhaps to concerns we had raised to the previous letting agent (landlord changed agents within tenancy) regarding him accessing the property without giving proper notice (he texted 10 minutes before entering the property whilst we were out).
When looking for another property no flexibility was given to allow us to leave early in order to secure another property. It also took 18 days to get the deposit back and this was only after we raised a complaint with the TDS. Throughout, communication with the agent proved to be arduous. I have dealt with numerous letting agents in the past, both as a tenant and a landlord, but for me Rex Gooding has been one of the worst.

For those looking to rent a property off of Rex Gooding I wouldn't. I was a very good tenant, bills always paid on time, when moving out after 1 year and 8 months I had all the carpets cleaned as stated in contract. They then tried to take half of my deposit money to which they did I then raised a dispute with TDS due to me not agreeing with what had been said, yes it took a long time to go through but I won the case, its a shame I had to make a dispute as this would of all been resolved if Rex Gooding had just gave me back the money that was owed to me in the first place and took off only the amount that needed to be paid out and not for extra profit. The only money which was taken off in the end was the money that I had held my hands up to regarding what I had done whilst living in the property. I was very disappointed that Rex Gooding tried to take my hard earning money that was owed to me, they didn't even send me any photos of the work I had paid to get done even though I had asked for them more than once. Its a shame estate agents get so greedy when it comes to returning deposit money.

Moved into a rented property which had been "cleaned"it was filthy (have the pictures on arrival taken to prove) we then had a electrician out the next day to check electrics as this was apparently done before we moved in. Clearly it wasn't!!. The staff talk down to you and everything is i will call you back and you are forever chasing them. On leaving the property we cleaned thorughly but was then given photos of minor cleaning misses which we then had to pay additional as well as the carpet cleaning fee. Never again would i use this agents to let from!! I hope i can help others avoid letting from here too. As i wish i had read reviews beforehand.

Their business model seems to be lie and treat people like dirt. You will also note that they post the renter's prior address when they comment which is really naughty to discoutdid bad reviews; this is a clue to their customer service and the reason for me using my partners account.

It took 4 months over winter to fix the heating and we couldn't get any help over a whole weekend when we had water leaking through the kitchen ceiling. We met Daniel Gooding, whose local knowledge was invaluable in assessing the real rental value. They found a quality tenant, quickly and efficiently, which encouraged us to purchase to date, 6 other properties (4 of them via Rex Gooding) which all have been rented for us by Daniel Gooding and his polite and efficient team.
