Recently purchased my first home through Romans and I want to say a massive thank you to Adam and Josh especially. My house took a bit longer to complete than expected (through no fault of Romans) but throughout the whole experience, Joshua was there to answer any queries that I had. There was multiple times where our solicitors needed something chasing and this was done quickly and helped get the sale through. The staff were really friendly and polite when viewing the house and picking up the keys also.

We just bought our first property with Romans.
We saw two properties with them.
The reason I am giving 4 stars is because the experience with the first property we saw with them was not great ( it was a property that needed a lot of work and we put in an offer lower than the asking price). We kept calling to get an update on the offer and for over a week we were told the office couldn’t get hold of the owner of the house to tell them about our offer. However, when we put in an offer for this second property which was in much better conditions hence, we offered the asking price, subject to the survey result, we were called by Mr A.C. (manager at Romans) who wanted to know if we are serious about our offer as we had pulled out of the previous offer ( we never even had an offer accepted we had just booked a second viewing to better assess the property and see if we can increase our offer. Additionally we found that at times Mr A.C. was a bit abrupt in his email, after the survey results came out and we were trying to renegotiate on the offered price ( which was subject to the survey) he said that he is not advising us to do that, as the sellers may go with a second buyer… I guess he was trying to do his job and mind the interest of the sellers, from our perspective as a buyer it could have been a better experience.
However, I must say that Miss I.W. (one of the sales consultants) was absolutely brilliant and I would most definitely give her 5 starts, always empathetic and kind to us. Furthermore, she was very considerate during the viewing appointments and she was giving us the opportunity to properly explore the properties.

After we went through referencing we spoke to someone else for the final paperwork. Unclear why Romans have you deal with multiple people as unlike Druhv they were much harder to get hold of hence the 4* rating. Overall good service tho. Thanks.

Very quick to take their commission, but not so quick in giving the advice.
My interaction with Romans Estate Agents was disappointing. Despite assurances of effective communication, there was a notable lack of coordination with my solicitor, leading to unnecessary stress.
Additionally, I had hoped for more proactive guidance as a first time buyer and support throughout the process, which was regrettably lacking. While the estate agent may have good intentions, their performance fell short of expectations. Improved communication and a more hands-on approach to client support would greatly enhance their service.
Understandably not our estate agent (Joshua)'s fault entirely, but the keys were not even given to the estate agent on completion day, we had to go a knock on the sellers door to collect the keys.

Really disappointing service, I wouldn't use them. We viewed a couple of properties with Romans Lower Earley and were very disappointed. On both appointments they double booked the appointment including a second viewing. I was so annoyed as the Sales Adviser Jack was more interested in showing somebody else around the property. I went back to the office and asked to speak to the Sales Manager. He was with a customer so was going to 'call me back'. He never did and again I left a message for him the next day and again no call. Avoid this agent, there are much better agents in lower Earley to choose from

I am the executor of my father’s estate and there was also a Trustee.
It took Romans several weeks to get the property on the market, this was due to Romans insisting on a third party company for legal documentation who wanted us to download an app. I chose not to deal with the third party company, nor would I download the app, as my mobile was an old one plus I didn’t feel it fair to force the Trustee to do the same. Instead I asked to deliver documents to Romans electronically. Romans refused to accept this proposal. All went quiet for several weeks, Parkers (Joint agency) were working hard on getting the property sold, so I wasn’t too fussed. In the end Romans accepted electronic documentation!
Second annoyance, I didn’t request or seek Romans opinion on Parkers, my business with Parkers was very good. Yet Romans felt obligated to give me a bad appraisal on Parkers, saying how shocking they were and they had given me bad advice. I can honestly say Parkers treated us well.
Final annoyance, the slow progression of the eventual sale by Romans, next to no updates and no sense of urgency to complete.
In the event however, Romans did successfully sell the house for us

Avoid, avoid and one more avoid. They gonna take keys without your permission and walk in to the house. When you try to be helpful and release property earlier to give new tenants chance to find school for kids they gonna say you need to pay £480 for re-advertisement ???? just for change date! And finally when you left keys because contract is end they will ignore you to sort it out deposit. Nice one never more.

After months of searching to no avail, we had just two weeks left on our previous tenancy. Romans Lower Early stepped in and blew us away (finding a home for a family of five with two dogs is not an easy task). The professionalism shown by the team was brilliant. As we have dogs, we expected a bit of a negotiation period. This wasn’t the case, within a couple of days the landlord had agreed to the terms. I cannot recommend Romans Lower Earley highly enough. Having dealt with a range of other local agents throughout the moving process in various ways, the team at Romans were head and shoulders above in terms of professionalism, communication, and, ultimately, effectiveness.
We dealt primarily with Tristan, who from the start was really open and honest. He explained clearly how the house would be priced and how sale strategy would be informed by market research. This research-driven approach really impressed us and was undoubtedly responsible for us selling our house as swiftly as we did.
We were also blown away by the team's attention to detail in all aspects of the process, from the quality of photos and floor plans, through to making sure everyone on the team was familiar with the property and able to speak confidently to buyers about it.

Romans letting agents - Chalfont Close Reading (Richard Chambers/ Antony Parker) have been very friendly, helpful and efficient during our renting process when we moved from Scotland to Reading. Few hours before we moved in landlord denied access to us due to electrical safety issue, Romans arranged all our furniture in storage, arranged our accommodation in hotel for 3 nights, provided us alternate nice house within the same school catchment to rent within a short notice and provided labour to assemble our furniture too. We lived in the house over 7 years and have had absolutely no issues. Tessa Green - Property Manager - a wonderful lady supported us in all these years. She arranged required maintenance personnel quickly as and when required and also following half yearly inspections. I really thank Romans whole team and their professionalism, politeness and support towards their tenants. Initial experience was good while Romans were giving support to assist in finding the property I needed.
During signing of the Tenancy Contract - the support was VERY POOR - since the person in charge had no clue about what were the mutual agreements to prepare before the house move. His job was to only have the contract signed - Romans did not make any checks of readiness even when requested, and the third party survey was the only means to find out. The Landlord communication seems to not work at all - since we have raised several requests through fixflow system - have not been addressed even after several months - and tenant priorities were not given much importance - non-complaining Tenants are customers who can be left at their condition! A mid term survey of the property was conducted and the report actually suggested some immediate fixes.- not taken up (propably waiting a green light from landlord - however this is again not chased or followed up)

I recently sold my house through Romans Lower Earley and from start to finish they were fantastic. We were listed with a different agent and Neil knocked on my door to discuss changing to Romans. And i am so glad he did!
I built a great rapport with Neil and Ollie, who treated me as a friend as well as a customer. They brought people through the door every day and sold the property within a week of listing with them. Once we had accepted an offer we worked with our move manager Danielle in the Brackell office who was exemplary and a tremendous asset to the company. Using Romans lower earley branch was a bit of fresh air, after the ego of the Wokingham branch. It's who you get as they say, not the company itself that's good. Sangharsha Gurung, was professional and helpful and spoke to us like normal people, which somehow people lack this skill. Romans managed the flat I rented for 4 years. Tessa was always very helpful, and friendly yet professional. Most issues were sorted out effectively and efficiently with the availability and permission of the Landlord also a factor. Sangharsha was very considerate, professional and accommodating when booking viewings. Services are a bit pricey and they tend to charge you whenever possible, but customer relations are good.

The Lettings team at the Lower Earley branch have always been very helping & friendly. Unfortunately I have had to give 3 stars due to to the Property Management Team in there HO-Molly in particular, who was unable to act professionally when it came to a dispute over Tenant deposit release. Inventory was done and they acted in favour of Tenant even though issues had been found from this.

Romans has the best properties in Reading, has good relationship with the house owners and engages third party contractors who are reliable, friendly, and affordable, for various services you need since the beginning of your tenancy till the end. The agents are knowledgeable about the properties they are marketing, the property management team share a database of information about the properties so in the absent of your property manager, somebody can still assist you. The inventory checking process for check in and check out was done fairly by an independent party and reported to the tenant. The refund process is done without delay. Highly recommend property agency in Reading, I was assisted by Mr. Antony Parker.

great sales pitch at the start, from then on customer service was very poor, they over priced my house significantly and generated 2 viewings in 4 months!!!! Where other similar properties for sale locally were generating 20+ viewings in the same period. After one of the viewings I returned home to find mud had been walked into my house. They didn’t advise any buyers on what I had asked, One of the sales team even said to me over the phone he told the buyer not to make an offer because I wouldn’t of accepted it! How the hell would he know?! Overall Romans are not worth using, I would highly recommned using a company that actually cares for there customers, not just there to collect a wage and go home!

These people act disgracefully. Borderline illegal behaviours, failing to vet tenants correctly, renting houses that are in a dangerous condition, failing to maintain properties or inform landlords of issues, threatening to evict within days of a missed rent payment, threatening illegally to withhold deposit monies. Don't be fooled by the nice young guys in the shopfront roles. Behind the scenes they embody the worst of professional property managers and rental agents.

Was a bit annoyed when I found a property I wanted to view and the agent was Romans but nevertheless my partner and I still went to view the property.
When we got there the estate agent let us in, gave us a small leaflet then just waited by the front door! We were like 'So we will just make a way around ourselves then?' And he just nodded.
We then asked questions about the property and he just had no idea of the answers! Including what the house was on for! We couldn't even go out in the garden or the garage as he didn't have keys!
Afterwards we had another property lined up for viewing and as we walked out the door we had to say to remind him about it. But he just said to us 'oh it's not available anymore sorry'. It's been over a week now and both properties are still on the market!
Such a shame as I wanted to give Romans the benefit of the doubt but they really are rubbish! Now when I look at properties and see that they are with Romans I skip on past it.

Overall, Romans have been one of the more difficult estate agents to deal with through one of their fully managed rental properties. On the face of it, it sounds great, not having to deal directly with the landlord, a key person to raise issues to and full accountability, but we never got any of that.
When we viewed the property, we asked all the right questions and were told:
- Yes there is an alarm
- Yes, there is mains power in the garage
Whilst not sticking points, we were told yes to the above and were happy to accept the property. On moving in day we were disappointed to find that there was in fact no mains power in the garage (it had been disconnected) and that the alarm was unusable, as nobody from the agency had a record of what the code was.
The check-in inventory missed some items off the report, like the fact that there was no upstairs smoke alarm etc., stains on carpets, and marks on walls. In order to be fully accountable, we made comments on the inventory and sent it back to our Romans Property Manager. We received a snooty response saying that it was not standard practice to make comments on an inventory.
There were also a few other issues on check-in, most of which were rectified but one which wasn’t was an abandoned and broken plastic shed left in the garden. We advised to our manager that it was not usable and was completely broken – they said they would get it collected if it was left outside the property, well a week came and went and it was never collected. So we had to do that ourselves.
There was the time when we were left without hot water for 5 days, or the time when it took over 6 months for the agency and the manager to sort out a serious mold issue in the master bedroom. The interim solution was to ‘open a window’, which didn’t help when an inspection reported that the issue was in the attic. Again, there was no sense of urgency or priority here… we ended up having to sleep in our spare bedroom because of the constant build-up and growth of mold (which we cleared everyday), despite this we were still charged full rent and it still took over 6 months to rectify.
We then received a new manager who came to inspect the property, and picked up on the items that weren’t in the inventory (like the stains, missing smoke alarms etc). Well, because it’s not ‘standard practice’ to comment on any inventory issues, these were never actioned nor realised.
And then comes to the process of leaving the property. It also took them over 60 days to return the original deposit back to us, which is beyond a reasonable time (other agencies have been able to do this within 30 days).
If you want an agency which is slow, incompetent, will leave you without hot water, will take over 6 months to sort out a bad mould issue and leave you in the lurch. Look no further than Romans, you’ll be pleased of the work that they do for your tenancy fees!

I have rented my 1 bedroom house through Romans quite recently. The service I got from Romans employees was excellent. They were extremely polite and very helpful. The only downside of the whole process was the referencing. I found very difficult to deal with the company which is used for referencing. It was unbelievably painful process and I had to prove my address covering last 3 years. It was not negotiable. I do understand why Romans are so proud of having a tough referencing process but I do believe some people might get put off by this. I was very happy with the detailed inventory as there was not even one little thing forgotten. Very good overall experience.

Buying a house is a challenging time. My partner and I had been buying a property through another agents but after 6 months of putting up with them bending the truth, we'd finally had enough and pulled out.
We were in a bit of a rush to find our next property due to having our first baby on the way. All I can say is thank god we found a vacant house that we love through Romans.
We liaised with Lee Glome from the Lower Early branch to negotiate the deal for us, and once that was agreed upon, Romans hand you over to their "Move Management" team. Lisa Roe was the lady on point to assist us from beginning to end of the deal and was constantly chasing the vendors solicitor on our behalf. It is honestly the most professional service I've been lucky enough to of experienced. I can't thank Lisa enough for all of the help and support she gave us, it made our first time purchase a lovely experience, and it was all completed within 4 weeks!
If only more estate agents were like Romans!

The service we received from Tom Skinner was excellent. He sold our house in two weeks and also arranged an open house one Saturday lunch time in December.. From the open house we had an offer which we accepted the following week, This was over the asking price due to the interest with the open house viewing.
Tom was excellent,he updated us with every viewer we received at our property.
Once we had sold the house Lisa Rowe then took over by updating us and our buyers with the progress of the sale.
This has all gone smoothly and we complete in two weeks time.
