At the time of searching for a new place to rent I was signed up with a few agencies in the local area and was receiving the standard treatment you would expect; emails regularly highlighting new properties (always slightly over budget) and a call every couple of days, rarely from the same person you spoke to originally. However, as soon as I engaged with Romans in Tilehurst and was put in contact with Mark it was a very different experience. Within minutes I was scheduled to a viewing and Mark was there to walk me through the property. I did not choose that one but Mark was really open and candid, advising that he had others to show me and worked to the mantra that if he wouldn't live there himself he wouldn't rent it, which I found to be hugely encouraging.
Eventually we found a place which was in the location we were looking for and within budget. I won't go into detail but Mark was really candid about the property, something which I really appreciated, and the open and honest communication both with Mark, and through him, with the landlord (who I have since met both him and his wife and they are amazing!) helped me make a decision which turned out to be 100% the right one and we are now (mostly) settled in and making the new place a home. Throughout the whole process, which was a lot more detailed than I last remember when taking on a new tenancy, but is hugely reassuring not just to those renting but must also be for landlords and prospective landlords, the agency and all associated with them have been great. I must also put a special mention out to Nathan who was also amazing, and still is, with any queries we have and is hugely knowledgeable (even when looking at boilers!).
I cannot thank Mark, Nathan, and the expanded team enough, I will definitely be staying with Romans as my agency of choice.

Quick enough to want your rental deposit, slow to pay it back!. Probably sat in their own account for 10 days earning them interest instead of paying it back straight away. Then, after posting a 2* review, received a phone call from Steve (lettings manager) telling me that I’d mis-entered my name and account number to their system and that it was my fault they couldn’t pay it. Told me they had text or emailed me about this - but they hadn’t. Asked me to edit or remove the review. Told me I was lambasting them for something which was clearly my fault. Interestingly enough, my deposit was returned later the same day however I very much doubt it would have been without a poor review! I’ll give them another star for returning my deposit.

Very poor letting agent. I was a tenant for 2.5 years in a property. They didn't liase with me once, they received some fabricated complaints. Instead of letting me know, they got the landlord to communicate this to me 5 months later. Seems they are the only letting agent I know that's scared to pick up a phone ???? I was an estate agent for years and managed a branch. That negotiator would be getting the sack in any normal branch. Seems they let a property and then believe the job is done, despite being paid to manage the tenancy. Seems they would rather sit in the pub than do any work.

We have seen many flats and the way how they show them, so we can tell Romans Thilehurst are the best :) From start to finish, their team was professional, but also they had such a human approach and were incredibly helpful. I found this branch of Romans excellent in all the dealings I have had with them. I found Nathan to be very polite and he certainly knew his stuff. I found him really helpful and knowledgeable when I asked about things like what Internet I would need in the house etc.

I have only great experience with Romans Agency, especially with Levi. He was always very helpful, always in contact with as, very professional. I met before couple different estate agents, and noone was that good as Levi.

As soon as some issues appeared in the flat agency turns out to be useless. No communication, delays with everything. At some point I end up in apartment full of mould, with no plans of fixing the issue and without a freaking cooker for a month. At the beginning everything seemed to be amazing but as soon as two weeks into a contract problems started and they were never fixed. I rented with few agencies, from private landlords, even during covid and I’ve never had that bad experience!!! No recommendations.

I rented a property from romans (24 Royal court) and they did not even do a proper check in. The property was full of mould and they did nothing about it. They have not even given me my deposit back even though I hired a end of tenancy cleaner. I am very disappointed by the way they have treated me. I have sent multiple emails but no one responds. They are running a scam. Beware people dont deal with Romans.

I can't thank Romans Tilehurst enough, especially Lloyd Floyd. We're first time buyers and had quite a disappointing experience attempting to buy a property last year, mainly because of the agents we were dealing with at the time. So when we decided to give it another go this year and found a property advertised by Romans, we were naturally cautious from the start, but Lloyd and everyone else working at Romans proved that not all agents are the same. From booking the viewing to viewing the property and placing a bid, to helping me find financial adviser, solicitors, surveyors, viewing the property a second time, Lloyd made sure everything ran smoothly, calling with regular updates and being the perfect middle man between all the parties involved. We're picking up the keys to our first home today and I can't be happier and more grateful to Lloyd and his team for making one of the supposedly most stressful times in any adult's life, look like a walk in the park. I'll definitely use Romans again when I decide to sell/rent our property and/or buy another one. Thank you Romans Tilehurst:) Highly recommend

I have had numerous issues with trying to rent a property. I would honestly discourage landlords from listing properties with this team. We were able to secure another house (thankfully) within a fraction of the time it took Romans to process our application weeks after we initially applied to Romans. I am currently looking into whether or not some of the issues are legal as I do not believe they have acted in our or the landlord's best interests.

Despite the unsual circumstances we have all found ourselves in Romans has insured that the process to rent a property is as smooth as possible.
We were able to quickly book in to view the property multiple times so that all perspective tenants were able to see it, as well as measure specific areas of the properties.
later once our application was in the referencing stage Levi made sure that everything was dealt with as swifly as possible without hiccups. During this stage there was an slight issue that Levi went above and beyond to deal with, ensuring that we were'nt worried about anthing. He was also easy to contact and quick to reply, whilst making sure to update us regularly through both email and phone calls.

Romans have been absolutely fantastic! - We moved abroad and chose to go with the fully managed property option with Romans as we didn't want the hassle of having to deal with any issues whilst being so far away. It wasn't an easy decision as we didn't know what to expect and whether a fully managed property option would be worth the money in all honesty. However I can honestly and safely say that I am delighted we went with Romans as they have been absolutely brilliant! I've used a number of agents over a number of years and I believe Romans to be the best agent in the area by far. I would not use anyone else. They really do understand what it takes to get your deal done, and pull out all the stops to keep it on track. It might be tempting to do it all on line these days in the hope of saving a bit on the fee, but I believe that would be a huge mistake. The skills of the staff in the Tilehurst office really are worth their weight in gold. The personnel in the office there are just what is needed to get your sale through at the right price in the current market. Alex went above and beyond to help us move our elderly grandmother. He showed great professionalism but nothing was too much trouble for him when guiding us and particularly her every step of the way. He arranged meetings to chat to her in a relaxed way about each stage of the process.
We had plenty of viewings from the start and lots of feed back on each viewing. One day he even picked up her medication from the pharmacy for us and dropped it off to her as she had run out of tablets!!! We thank you Romans and particularly Alex for your understanding and patience for older people that do not find it an easy process to move house. Thank you for all your hard work. A 5 ?? experience!

So..... I rarely do this (write a review) but I felt I had to.
About a month ago I found the perfect place in the perfect area (Calcot). I couldn't view it but my fiance was the one that needed to love it.
She wasn't sure on moving to a new area but LOVED the house and said we have to have it. Me forever being the Salesman thought I know lets put in an 'Offer'. Turns out the other couple got the house because of me and the other half was not pleased.
We were gutted and I felt horrendous, however Steve contacted me quickly helped me. He had a pretty spectacular house up his sleeve to show me that wasn't on the market because of a water leak. Levi was the perfect person to show me around he wasn't the slightest bit pushy, he didn't say anything that made me feel like he was trying to sell AT ALL. There were some issues with the finer details like moving date but this was sorted by the team.
I couldn't be happier and the particulars were all sorted by Alistair. Coming from a similar background I was extremely impressed and I couldn't recommend these guys anymore.
Plus Calcot is amazing!!! Love all the parks and rivers etc.

I found a property to rent through rightmove and called Romans in Tilehurst. They were very friendly and got me into see the property the next day. From the moment I put in my application to rent Alistair has been fabulous. The customer service I have received has been second to none. Alistair was attentive and made sure that my requirements were met. The admin was dealt with by Katie who was very responsive. I then visited the office to complete my right to rent checks and was greeted by Steve. Steve was also friendly and welcoming. Having dealt with Jacob as both a potential buyer and seller he has been absolutely fantastic. Unlike the many other agents that were trying to get our business he was never overly pushy, spent time to get to know myself and my family and it often felt like a friend popping over or emailing rather than an estate agent. Fees charged are one of the highest in the area and this would be the only thing Romans could improve on in order to make them the best agency for renters. My partner and I have rented a property via Romans for the past year. After our previous tenancy which was with a private landlord we were concerned we may not have much of a personal experience having a property fully managed by an estate agent.
As the year went on we had a few minor issues at the property (boiler not working etc.) but these were resolved very quickly and it was easy to raise an issue via the online portal.
Romans have been very prompt to respond to any of these issues.
The main reason for my 5 star review is directed towards Levi Matthews (lettings advisor) who works in the Tilehurst branch, he has made our experience with Romans much more personal and he is a very professional individual.

Generally a poor experience; for instance after we accepted an offer on the flat we were selling we received no written confirmation and no progress updates without prompting. However towards the conclusion of the sale, when we needed good coordination, JAMES who was not strictly involved in our sale was responsive, reliable and made things happen. Special commendation to him, he really was helpful and determined to push the deal along.

Came very close to reporting them to a governing body! Josh valued my property at £60,000 more than 3 other local agents, he promised he was very confident he'd get close to asking price. Within 2 weeks, he advised me I need to drop my price by 4% because the market had fallen in that time!! He said that legally I need to drop by 4% or I can no do so. I have taken advise and you can drop by any price! Don't be fooled like I was

Stay clear, don't believe they can get you more money than another agent! My elderly mother recently used Romans to try sell her property, Romans valued the property £25,000 higher than three other agents. When my elderly mother asked if it was realistic to get the higher price Josh (manager) said he could guarantee he would get the price he quoted. Their fees were DOUBLE the other three agents because "they know they'll get a better price". Within 10 days they were telling my 78 year old mother who is unwell to drop the price!!!! So they signed her into a 20 week contract which she could not get out of. She is incredibly stressed from the situation and has withdrawn her house from the market but can not sell until the 20 weeks pass -

I have recently checked out of my property which i rented through Romans tilehurst for the past 8 months. Charlotte Scott was my contact and assisted me through each process with ease and minimal confusion. I have rented in Reading for 12 years, never previously through Romans and wish I had done so each time. All processes were managed effectively and professionally with kindness and positive regard from Charlotte and also the wider team; This is rare around Reading Estate agents. Despite my flat not being property managed by Romans they remained entirely approachable for any queries or questions which would always be addressed logically and clearly when they arise. as a result it was easy to invest trust in Romans and that trust was demonstrated back as well. Ben @ Romans - Turning Negatives to Positives (no innuendo intended).
After a pretty bad experience with a previous agent (which resulted in entirely dropping out of a house purchase) I was left with a negative assumption on other Sales Negotiators assuming they are all pushy sales men/women with too much to say and a stinky attitude... All until Ben waltzed up the drive of my (almost) new house!
Ben from the very beginning delivered an exceptionally professional service, communication = 10/10, and I most appreciate his patience with myself and my grandmothers (a lady hard to impress yet somehow he ultimately charmed the socks off her) many requests.
He really ensured this process from beginning to (near) completion has been at ease and as stress free possible. New nickname suggestion - smooth operator?
It has been an absolute pleasure dealing with Romans so thank you to all who were involved but an extra big & well deserved shout out to Ben.

Worked with Romans Tilehurst branch recently (Specifically Lyndon and Charlotte) to find a new property for Rental, they took a friend and I through the whole process, we gave them a budget and area for search, they came back with a fair few properties that fitted our needs, helping us with local area knowledge and finding us a phenomenal property finally to take on.
Lyndon and Charlotte have been back and forth with ourselves and our Landlady to make sure the property was ready for us to move into (being a new build, there were a few touches to be made) and have answered every question that we have asked, as soon as we have asked.

I've been with some awful estate agents. Adams by far the worst. So it's refreshing to see professionalism throughout Romans. I've dealt largely with Ben. Who has been fantastic. They haven't been pushy at all and showed me around some really nice properties. Some cheaper agents are cheaper for a reason the service and quality of properties on show are much better than their competitors. I haven't had any problems as yet.
