Recently sold my property through smiths and friends and initially very impressed. The lady that valued it was very professional and helpful and the man who took the photos and video did an excellent job.
The after sales however was a different story. Hardly any contact after it was sold ..no updates, I was getting more info from my buyers and my solicitors.
On the day of the sale my buyers solicitors had forgotten to send their money resulting in a huge delay. I was 20 Mins late dropping
My keys off and I had a very shirty joy (aptly named) ring me to ask where I was as my buyers were waiting !! Er not my fault !! Walked into the office to drop the keys / hostile environment .. no asking how it’s gone etc.
then went to pick my keys up from Northgate for my house - totally different experience - greeted with a smile, invited to sit down, asked how it went, given a welcome to your new home goodies box … it’s the little things that count. Considering I spent just short of £2.5k with smith and friends I felt that they took my money and ran and for that reason I won’t be recommending.

Had dealt with the Darlington branch of Robinsons in 2021 and had excellent service. Contacted them again as Smith & Friends as we needed to find new tenants and again, their service was excellent.

Put my property up for sale and arranged for numerous estate agents to visit me and give a valuation.
When the manager from Smith and friends Louis visited I immediately felt he was very genuine.
After speaking to him I cancelled all other valuations and following his advice I had a buyer within a week.
So far so good, outstanding work from Louis and all the staff at Smith and friends who have been extremely helpful and supportive and taken a lot of the stress and anxiety off my shoulders.

Having used Smith and Friends in Darlington a number of times I would highly recommend them. We particularly liked their style of marketing and their adverts on Rightmove definitely stand out from the crowd. The photographs are of a very high standard and information is presented in a clear and concise fashion. The sales team were very proactive in order to achieve a sale and kept us informed at all times. The excellent service continued with Joy in sales progression. She communicated with us regularly and was very attentive to ensure our sale went through. The whole team went above and beyond therefore I would definitely recommend them.

We had so many bad experiences with estate agents in London, in Northampton and then in the Northeast of England. The service is usually so poor and sometimes you have to beg for people to get back to you. Olivia B from the Robinsons' Darlington office is a breath of fresh air. She does what she says she is going to do and she manages your expectations. Isn't that amazing? We spoke over the phone a few times and because I work 9 to 5 we had to exchange more than a few emails. She replied to all emails and the process was surprisingly smooth. We now have a new home. I purchased a property through Robinsons, but I’m pleased I sold my property through a different Estate Agent who demonstrated a high level of professionalism that was lacking with Robinsons. There were frustrating issues with the seller and the survey but the sales progresser Joy Cruddas annoyingly deflected these onto me in order to suit her narrative . To tell me that she had been “discussing me with a colleague and because my mortgage was only small, why don’t I get a loan instead” was unprofessional and none of her business. Her frustration with the lack of progress of the sale led to her becoming over involved and at times patronising. Completion was on a Friday afternoon so I arranged to collect the keys on the Saturday. Their phone line was permanently engaged so I could not let them know I was on my way. I got to the office and waited outside as the door was locked and the only person there was still on the phone. As closing time came I knocked on the door. The woman on the phone was annoyed and snapped “I’m on the phone”. Clearly only one person works there on a Saturday!!
There are far better Estate Agents than Robinsons in Darlington who offer both professionalism and respect to their clients.

Similar experience to the previous review. Called to request a viewing on a property that had just gone live on Rightmove so thinking we would be the first to view. Told that they had a busy diary and viewing booked for 16th August almost 2 weeks later. Only to have an email cancelling viewing as property sold. Requested a viewing on another property to be told they have no time to book us in that would work around our working times and in addition the lady tried to put me off viewing by saying there was planning permission for a multi occupied property next door. Trying to find a property in today’s market is very difficult as it is without estate agents being underhanded, dishonest and frankly very unprofessional. Even if I found my dream home and it was listed by them I won’t be asking for a viewing I’d rather go to another local agent that play fair and act in a more professional manner.

How can you go from being the first person to book an appointment to view a newly listed property to it being sold and not getting a viewing at all ??
Well you can with Robinsons apparently !!
Between the two incompetent staff I spoke to dealing with my booking, they managed to completely balls it up and I ended up pushed to the next day which was then too late as the vendor took the very first offer they got from the first days viewings . The story doesn't end there ..........it was actually just by chance I happened to look on right move two hours before I was due to view this property and notice it sold or I would have been turning up for my appointment to view it as i hadn't been informed and still haven't ,absolutely appalling service.
Obviously i called and expressed my anger, I mean who wouldn't .
So yeah it's a dam good chance that their incompetence has lost me this property, angry is an understatement after renting and trying to save and go without for years on end, the last thing you need is this type of incompetence from an estate agent when the demand for property is like it is now.
18 months I've been looking for a home, this being my 4 attempt at purchasing one .
I hope the next one I see for sale is with a more competent agent than Robinsons that's for sure, your lucky your getting one star .

I've never known a company like this one. I'm not someone who writes reviews for anything, usually putting mishaps or wrong doings down to someone having a bad day but after the year long experience we've had to deal with I think it's beyond that.
We started renting last December, and had the unfortunate pleasure of having to deal with Natalie, who's rudeness and ignorance is unbelievable, every time we would call we would have a standoff response. We then tried to buy the property and the seller would put a stop to signing every month and hold the process up but still wanted rent. We ended up being forced to rent for 3 months longer than we should've with no explanation or reason behind it. We had to deal with phone calls continuously being made to feel like horrible people for making a complaint. I understand that Robinsons at times were just doing their job but it's how you say something, not what you're saying. Rude, unprofessional and ignorant are the only things I have to say about the experience, from staff that haven't been taught anything in customer service.
The cherry on top as first time buyers is not even having a sold sign up to document finally getting our apartment. No one has emailed to congratulate us, apologise for the delays or even acknowledged we've completed the sale other than to demand a couple of weeks of rent that wasn't paid as our 'date' was set for the rent date to avoid having to pay anymore unnecessary charges.
I grasp that the staff are doing their job as far as chasing up rent, etc is concerned but there's a desperate need for training staff to act appropriately, treat clients and others with respect and to acknowledge even a sale.
I do not plan on going through this company again.

Booked an appointment to view a property made one which was good and all get to the place only to find can not get in to said property as the lock is broken which is unlucky as the type of lock can brake but to add insult to injury the lock has been acting up for 3 weeks yet they did nothing to fix it get told they will call me to re arrange an other viewing once the door lock is fixed go away happy call a few days latter to ask if the lock has been fixed and if i can book a viewing first call they say still waiting for a lock smith and they will arrange for every one who went but couldn't see once done few more days still not heard any thing so i gave them a call only to be told by some one with the charismatic skills of a dead fish to tell me its all ready been let out i ask why was i not told only for her to say oh sorry . will never trust or use them ever would it kill them to send me an email or a text to call them

I would not recommend to use these estate agents and if I could give a zero star I would. I wanted to rent a property took a number of calls and emails to get a viewing but let this go due to the current situation of covid 19. However this continued and took me over a week before I got anywhere to be able to apply for the house I wanted to rent. The application went through fine and I asked if I had got the property and they said would contact the landlord to see if they were happy to proceed and they would get back to me. The only way I found out I had not got the house was finding the house being advertised online by a different estate agent and they have not once had the respect and courtesy to call or email me to explain why this has happened. Damn right disrespectful and disgusting behaviour I think their customer service skills need a hell a lot of improvement.

I wanted to rent a house in Darlington. They delayed it 5 weeks until, finally, they seny the video. In the video the house was fine. I applied for it and no answer. I called them and they said it's gone.During the 5 weeks of waiting they said tomorrow or next week or Friday the video for the house will be ready and sent out to all the people interested. At what point I wanted to rent the house only based on pictures and they said no because they would like to sent the video to everyone to be fair for all of us.
No fairness as they rented it straight away with no chance for me.
2 weeks later they sent messages if we are still interested because it's available again. Strange isn't it?! I wasn't interested anymore because started to be suspicious. One friend, which applied with me for the same house, book a viewing for it. The house is horrible. Needs to be redcorated as doesn't match with the pictures.
Definetely is the worst agency I ever dealt with. Not to tell we had to apply at least 2 times because they were losing our data.. Was a totally nightmare.
Don't trust them!

Tried to get a viewing with Robinsons in November but was told I would have to wait for a week because it was a busy period and all their staff were fully booked.
Just tried again to get a viewing on a different property on Morning, and was told exactly the same and that the earliest I could get a viewing was Friday.
Either they are chronically short of staff, or they are not willing to put themselves out. Either way, they are a waste of time, both from a buying and selling point of view.

I called Robinson's with a request to view a property in which I was genuinely interested to purchase. However, I was told that all their staff were busy and that it would not be possible to arrange a viewing of the property until the following week.
As I am currently based overseas and visiting the UK for only 1 month, with the sole objective of investing in property to let, I could not afford to wait for 1 week to view a proprty. Consequently, I proceeded to view other properties and fortunately found one within a few days which I decided to purchase.
Clearly Robinson's have lost a potential sale for a client, through their unwillingness to be a little more flexible and enthusiastic. Of all the estate agents with whom I made requests for viewings, they were the only ones who could not accommodate my request by the following day at the latest.
I know that should I ever need to sell a property, Robinson's will be the last estate agents in whom I would place my trust.

Had nothing but positive things to say about this place . Louise is absolutely amazing and so helpful. Any issue I have had has been resolved promptly and everyone is so friendly. Can t give them enough stars!

The staff is incompetent and so is management . Lies and lies again. State one date but things get actually done more than 3 weeks later and than not fully. They never get back to you and have no interest other than taking your money of you. They charge a management fee but they dont manage. A total let down!

I love the property which I let through Robinsons. Though the initial letting process did not go as smoothly as I had hoped, a good result has been reached. The original issues were resolved to allow me to move in when expected with little friction in doing so. The investigatory process to any complaint was thorough and produced a realistic result which was professional and genuine. I am happy with the response which I have received.
