I know Julien for many years as we rented from him. In that time he was always communicative and prompt in dealing with issues. I got my deposit back… Strange people saying something about stolen deposits as all deposits are protected by law and Tenants can dispute deductions if any. In the time we have been renting our current property julien has been an excellent agent ensuring that all our concerns have been addressed quickly and efficiently. Julien has ensured that replacements items and repairs were carried out as quickly as possible and in very good time. Any work that was needed was carried out by professionals who acted in a vey prompt manner. I have no qualms or issues in recommending and giving praise to julien. 4/5 keep up the good work.... I have rented my previous property for three years through this agency, with Julien managing it throughout, and i can only recommend his/their work. Julien is very responsive, looks after the properties to a very high standard, and always ensures any issue is addressed promptly. I can only recall few minor maintenance works to be done while I was there because the properties he oversees are so very well looked after and he doesn't like to leave works outstanding. He gets things done. As I approached termination of my tenancy, given my positive experience, i tried to find something new with Julien but unfortunately he didn't have anything to offer at the time that match our requirements otherwise i would've kept renting with him and Utile Dulci. I was impressed by his willingness to assist me in the process and he was also very transparent and fair in addressing my wrong interpretation of the termination terms saving me some money. I have lived 17 years in England and have dealt with many agencies, but I cannot recommend enough Utile Dulci to you tenants and landlord out there, and I would definitely consider them in the future should there be the opportunity. 5 stars +!... One star is quite generous for this agency! Julien is a trickster, so rude, disrespectful and trying to take advantage people. Possibly one of worse kind of people that I ever met. I think being a estate agent is the wrong job for him as he possibly hasn’t ever been taught any manners or morals. Soon enough he will realise that this behaviour doesn’t work in this country.... I rented a flat for 7 years for which Julien at Utile Dulci was the managing agent. I have heard many bad stories about agents in London, but I only had positive experiences with Julien. He always responded right away (on any day of the week at any time of the day) even though he always seemed very busy. When there was a problem he sent a very competent man around to fix things and this man did a fantastic job. Julien was always a fair intermediary between the owner and me. I have now moved into another property, and Julien just sent me a message to let me know that some mail had come to the old flat, which I might want to pick up. I think that is more than anyone can expect these days. I would not hesitate to rent a property managed by Julien.... Read more
