Carine Kalonji has been block manager at our building in South Kensington for no more than four to five months
and during that time has made a huge impact on the management and maintenance of the building with many challenges to resolve
Carine is professional engaging and an excellent listener - her personal skills are exemplary and in her dignified and discrete manner commands respect and it is these character traits which have allowed her to meet these challenges gaining the trust and confidence of the residents
Carine is very conscious of data protection and confidentiality and has as a result minimised potential conflicts
We are very fortunate to have such a capable block manager and as a director of two properties over a number of years I feel I can vouch for her from a position of strength

Hollie from the letting team is not only extremely incompetent and unprofessional but argumentative and sarcastic when questioned about anything.
I have been chasing her for 3 months via phone calls, messages, emails over an urgent situation in the flat involving safety but not a single response. Unfortunately this is not an isolated incident but one I’ve come to expect from her and was warned about by other tenant.
She’s meant to be the property manager but she doesn’t respond to emails for several weeks, and needs to be chased multiple times, her phone is always off or she doesn’t pick up nor does she bother returning missed calls.
She’s always ‘away from her desk’ when I call the office and never responds to messages left for her.
When questioned why it takes 3 months and 4 different modes of communication to get her to respond, she replies in extremely argumentative and sarcastic comments. Shocking how unprofessional she is !

Best estate agent I have dealt with - worth their commission fee! After an unsuccessful marketing process with another estate agent, TLC sourced me viewers, handled the viewings and then nursed a complicated sale process to successful completion over several months. Kept me and my solicitor fully updated, always on hand to answer any questions and went above and beyond in proactively tackling issues as they arose - not tightened to just pick up the phone to get things done. Toby was always on hand and willing to help, Eloise did a great job on the initial sales process and Callum was fantastic and showed great resilience in getting through all the issues and getting the sale across the line me. When you are juggling work and other issues, it helps to have an experienced team on your side that both the seller and buyer have complete confidence in.

While TLC has been generally polite and friendly in correspondence, and helpful on occasion, prospective tenants be warned of the following:
a. Expect screw ups in simple things like appt times and a lack of professionalism addressing such incidents. My checkout appt was originally arranged for 18 Aug 2023 2pm. On 15 Aug, TLC shifted the appointment to 12-1pm, after speaking with "the inventory clerk”. On 18 Aug, we arrived at 11.45, and waited in vain till 1pm. We informed TLC, who said they would contact the inventory clerk immediately. My request for update at 1.17 received no reply, and I continued waiting until 1.47 when I asked for the "basic courtesy" of an ETA. TLC then said they had spoken to the clerk, who would be arriving soon. When I informed TLC later that the clerk who came had no idea the appt was brought forward, TLC revealed that they do not communicate directly with the clerk despite giving such an impression, but with her manager. TLC attributed the screw up to a miscomm within the inventory co, and other than an expression of “understand[ing of] your frustration” over the lack of update, did not claim any professional responsibility over the incident.
b. Expect incompetency in basic checks on your unit. My welcome email on 22 Aug 2022 informed that British Gas was my electricity and gas supplier, but my own checks online found that it was instead e.ON. When I informed TLC about this, their reply on 23 Aug was "Not to worry – we will contact e.ON and set up your account with them." There was no apology nor acknowledgement of their mistake or responsibility to verify info properly.
c. Expect false info from them so know the law and your tenant rights. TLC informed us on 12 Jul 2023 that “you are required to book and pay for the end of tenancy professional clean”. Online checks however indicate that it is no longer legal for landlords to require so. Similarly, when we expressed intention to go to the Dispute Resolution Service of the Deposit Protection Service (DPS) to negotiate the repayment of our deposit, TLC informed on 21 Sep 2023 that if we did so, “none of the deposit will be released until a decision has been made by the DPS”. I informed them that the T&Cs of the DPS indicated otherwise, i.e. the amount not disputed would be returned. On both occasions, TLC neither acknowledged nor apologised for their misinformation.
d. Expect to hear excuses, empty promises, be stonewalled, and for things to move only after you threaten to escalate matters. After asking for my ceiling lamp to be fixed on 4 Sep 2022, TLC promised to “send a contractor this week” (on 12 Sep), following which nothing happened and my emails and calls were stonewalled. Only after an ultimatum on 29 Sep where I complained about their lack of professionalism and threatened to escalate my grievances, did I receive a response claiming that they had taken a long time as they were conducting “investigat[ions]”. Within an hour of this response however, TLC suddenly managed to arrange for a contractor to come down. Other delays in responses or lack of updates were often attributed by TLC to the landlord’s lack of response, rather than their responsibility to set reasonable deadlines and keep tenants updated on the status of issues.
e. Lastly, a piece of advice. Upon move in, take lots of photos and comment in your check-in report, not only on visible damages or defects in the unit, but also on the state of cleanliness (e.g. dusty etc.) regardless of whether or not you use a professional cleaner when you move out. Take detailed photographs of the unit right before you hand it over to the inventory clerk as well, as you may not stay for the duration of their checks on the unit which can take some time, and you want to make sure you have your own photographs in case you do not agree with something in the check out report, as had happened in our case.

Worst agency in London. Rude agents who just keep lying to customers. I have made a viewing of a property in July and for some mysterious reason which was never explained to me, agents started to come up with reasons to deny renting the property to us. No documents were checked, no price was agreed, agent simply did not like us.
We have tried to ask them to explain the situation but the only explanation they could probide was that tenants are still deciding if they will move or no. Then they said tenants will be staying, but price has dropped on rightmove making it clearly obvious that agents are lying to us.
Michael Cardona Castellanos was an agent I was dealing with - rude and incompetent person, who was ignoring my calls, had no idea about how the parcels are being delivered to the property. All in all no knowlage whatsoever about the property they are renting out.
1 month later - the same house is still not rented and on the market. We are a family that is ready to rent it for 3 years with the asking price, however the agents denied is again. No explanation why.
I feel sorry for the landlord, who is loosing money because he let management of his house to incompetent and rude people who cannot even explain why they are denied even to rent.

Booked to view a number of properties to buy a week in advance for a Saturday.
Confirmed that all was good the day before.
Upon arriving at their office was greeted by a boarded up shop front, with a notice that they had moved.
Assumed this was an honest mistake and called their office to learn that they had cancelled all the viewings. Notice had been given in the form of a random WhatsApp message at 3am which I didn’t see since it was from a an unknown number.
The excuse was that the tenants had pulled out the day before. But two of properties were vacant possession.
A Saturday morning wasted, £10 spent on parking wasted, but at least I’ve learned to avoid them for the future.
Even for estate agents the lack of professionalism was shocking.

Block management service is highly dependent on who your block manager is. The one that manages our block is renowned for her overly aggressive behaviour and very poor service/lack of care, which means that we avoid her at all costs.
In fairness, our contact with other staff has been ok, but it doesn’t really make up for the above.

A Nightmare Experience with TLC Estate Agents - Beware!
I wish I could give zero stars to TLC Estate Agents for the horrendous experience my girlfriend and I had while renting 35A Ifield Road, SW6 9AX Our ordeal began on August 8th, 2022, when we moved in three days late due to their terrible communication and the incompetence of their agent.
Their use of the "Goodlord" system led to delays and misunderstandings regarding our guarantor, who was short by £2,000. The agent failed to inform us that we could resolve the issue by paying an additional £600 to the deposit. Instead, we were forced to stay in an expensive Airbnb for two nights and endure unnecessary stress.
Upon moving in, we discovered a broken bed that caused us severe back pain. Although the landlord agreed to reimburse us for a new bed, we had to sleep on the floor for an entire month. The property's insulation was abysmal - we were constantly freezing and had to rely on electric heaters, which drove our utility bills sky-high. Unfortunately, there isn't a picture to show or to demonstrate our cold it was, but just know it was unbearable at times.
During our tenancy, we also experienced a broken shower door, a burglary attempt, and a pest intrusion - none of which TLC addressed in a timely manner. The icing on the cake was the fridge skirting melting because the oven was placed right next to it.
When it was time to move out in February 2023, getting our deposit back felt like pulling teeth. Lucy Carmichael, the property manager, tried to deduct a ridiculous amount from our deposit for minor issues. After taking the matter to the DPS, they still took over £500 from our £2,500+ deposit. Whenever I tried to call her at the office, she was always 'away' from her desk. Of course she was!
I cannot stress enough how appalled we were with the service we received from TLC Estate Agents. In my experience of renting over seven properties, I have never encountered such chaos, unprofessionalism, and outright negligence. Avoid them at all costs!

A nightmare of rip-offs. No service. No care. Dozens of different people will deal with you, so there’s no consistency or joined up understanding.
They charge and charge and never supply the owners with the detailed costing.
I do not know how those crooks survive. My honest advice is to AVOID tlc at all cost.
I was informed that most of the positive feedback are done in-house (at tlc) just to polish their image.

The best block manager I have ever had. I have been a landlord for many years and have dealt with many estate agents. Last year, after having had a few awful companies manage the block, the director changed to tlc. The service has been excellent. Candy Williams who manages our block is very professional, efficient and importantly effective. She has managed difficult tenants and lessees, overseen the day to day running of the block and recently managed a huge external decorations project. She is very friendly, creative with good ideas and very good at communicating with us, providing regular updates. All the staff at tlc with whom I have had dealings with have been very professional, helpful and friendly. I have since let my flat through tlc and have it managed by them. I believe it is the company ethos that sets tlc apart from every other agent I have dealt with.

So grateful to Emine for all her efforts to get the water supply back to our building. It’s never a good time to lose your water supply, but for it to happen during Twixmas when everyone is on holiday, it takes a special kind of dedication to get us back up and running. Emine organised plumbers, spoke to Thames Water several times, and even the builders who were working on the property next door. She kept residents informed throughout and maintained a positive can-do attitude which really helped. I really felt she really did everything possible to resolve the issue as quickly as possible during the tricky holiday season.

ILLEGAL behaviour. We are renting with TLC and they have not provided a valid EICR, despite us requesting over multiple weeks before moving to the new flat. The document they have provided is unsatisfactory and from 2021 which means the property cannot be rented legally. They lied to us repeatedly saying they set us the wrong document, that works were ongoing etc. etc. The lights in the property are not working…we are in the dark in a house not in habitable conditions.
In addition, beware of this company if you need any maintenance to get done. They did not comply with our offer conditions (which required very little maintenance works to be completed before our move-in) and rented a house where on top of the faulty electric systems with half of the light bulbs broken, the master bathroom also is not usable.

Not only have they been amazing letting and managing our flat, we had a catastrophic flood earlier this year that required the entire flat to be renovated. Once they lure you to manage your block, they will completely forget about their day-to-day duty, until the next round of collecting the annual service charge. To be honest, I am very much surprised to see how they managed to get 4 or 5 stars for their poor services.

Our block of 5 flats in Coleherne Road SW10 appointed TLC as managing agents in the summer, and it was the best decision we ever made. Previously, the owners did not have a managing agent and used to act as a committee to set and collect service charges, arrange major works, deal with leaks and urgent repairs. This was time-consuming, often frustrating and often a nightmare trying to get agreement to get urgent things done, and finding someone good to do them. We decided to appoint managing agents in summer 2021, and obtained quotes/details from three agents – including TLC, who came recommended by two owners who’d heard good things about them. TLC were chosen because they were streets ahead of the other contenders – we liked that they were local, could handle everything we needed doing, and came with a great reputation. Looking back over the last 6 months, this was the best decision the house ever made. From ensuring the house is now compliant with safety and other regulations, to arranging regular cleaning and maintenance, collecting services charges and more – it’s taken a big burden from those owners (like me…) who had to bear the brunt of getting things done. I especially like the mix of instant response when something urgent crops up, to proactive, preventative maintenance such as gutter cleaning etc.
Our contact Adam has been superb – always available to handle questions, to pop around to look at something (can’t stress how great it is to have two TLC offices within a ten minute walk) – and also proactive suggestions on making things easier/better for the house – from a new outside light, to cleaning of common parts etc. Last week some tiles came off the front steps (but of a trip risk), and they were fixed in less than 24 hours after a quick email. He’s a big credit to TLC, as – to be honest – are several others we’ve come across from there. I remember when presenting their proposal TLC said no one had ever switched from them to another agent -and I’d like to endorse that claim, as it’s pretty clear as a new customer to see why that is.

I can say without exaggeration that tlc block management - and Will Pennant in particular - is a complete godsend. For years we were forced to put up with a sub-standard and frankly obstructive block manager, until we had the good fortune to find tlc. Will has often gone well beyond the call of duty in dealing with some extremely sensitive and challenging issues, that would certainly have fazed most others. tlc’s corporate culture of genuinely looking after their staff and genuinely displaying a duty of care to clients, certainly does them great credit.

We switched from another managing agency several years ago and found TLC to be streets ahead in terms of being proactive and getting things done and just generally on-the-ball. Paperwork and admin is good, as is communication, and they're willing to stay late for meetings and respond to emails out-of-hours. Definitely recommend.

Excellent service - Second to None. Kate and Toby are not only highly skilled and efficient as property professionals, but also good listeners. They really do take on board the varying requirements and needs of each buyer and seller.
TLC are proof that property transactions do not have to be all about pressure, hustle and being strong-armed in a way that taints the whole transaction. So many people had such a happy time and you added the sparkle, literally, which together with the tea and cakes and sandwiches provided by so many neighbours, brought people together with the sole purpose of enjoying themselves and the Garden and the wonderful Pastiche Band musicians too.

We've just had a massive issue with our building's electric system and TLC once again rose to the occasion and managed the situation in the most efficient, professional manner.
Special shout out to Sean Stock who worked weekends, long hours, always making himself available to all landlords/tenants. He not only managed the works and ensured the builders were delivering the quality of work expected, but he also had the best people skills making sure everyone in the building felt looked and aware of developments every step of the way. Met the whole team years back and have been working with most of them without any problems and literally stress free for over 5 years now. Delightful to work with, very helpfull during maintenance and building works we do for TLC, always on top of things, very well organised .
Jamie is the only agent I know for my 20 years in business with an individual approach to all the people around, always guessing the needs and sorting things out very efficiently and in most polite maneer.

Having bought a property from TLC in October, all involved were excellent at helping me push through the process at every stage. Very friendly staff including Jack and Toby who made my life a lot easier when managing a full time job and completing on a property.

If you are searching a property to rent in Earls Court then TLC is the Agency you should be heading to.

As the official local agents of Earls Court, these guys really do understand the market they serve more than any of the larger names. I've been using them for years renting my flat and they have never failed me in the service and advice they've offered. Compared to many of the big name agents inn the area who I've found always come across as second hand car dealers trying to make a quick deal for their commison, TLC's guys are a genuine pleasure to speak do and work with. They are real people who clearly love what they do in offering a person service, and the fact I've been dealing with the same guys and girls here for years speaks volumes. I couldn't recommend them any more highly.

TLC manage my two Earls Court properties brilliantly. Having attempted to manage the properties myself for a few years, I know just how much stress and headache is involved. TLC have stepped in and saved me on many occasions, quickly, kindly and effectively.
I have tried most of the estate agents in the area and TLC give - by far - the best service. It's not only amazing service, but they actually care. What a concept, but I think it's difficult to find companies who truly care.

It wasn't just the very first rental of my life, but I was also alone in a foreign country. Their professionalism and experience helped me facing every issue I could possibly have during my stay. I felt like somebody was taking very good care of me all the time.

We first met the TLC team at a Jazz party they were hosting in one of the garden squares of Earl’s Court. I remember even then feeling impressed by their personal touch and passion for community spirit. The sales team were exceptional; in particular Toby, who we got on with straight away. When I moved to London it was the usual hassle finding a place to live. Through a local connection I came in touch with TLC London, and that was a blessing.
TLC London helped me find a perfect flat for a very reasonable price. The staff performed service well above what I had experienced elsewhere. It is also worth noting that they acted quick. It took less than 3 days for me to have everything sorted out.
All in all I would not hesitate to recommend them to anyone looking for a place to stay in SW5. They know what they are doing and they are very helpful and capable.

My Estate agent Leila has been everything you could ask for and more. I contacted her regarding a property that I was certain I wanted. She showed me the property and I was very pleased with it. I went home to decide if we were going to take it or not but saw another property on their website in the meantime that caught my eye. I asked to view it and got a viewing the next day. I went to view it and fell in love with it. I put in an offer and it got accepted straight away. Leila has been really easy and fast to deal with and no matter how busy or stressed she has been, she has never shown it and does it all with a smile. She is quick to respond and never disregards any questions I have. It’s been an absolute pleasure to work with her and TLC and hope to deal with them in the future.
