I first contacted Jack Dixon about a year ago to ask some general questions regarding letting a property in the future. He was incredibly helpful and gave me lots of useful information and free advice. He checked in periodically to see if there was anything he could do to help and if I would be interested in Dexter's services but never pressured or gave me a sales pitch. When I finally finished the work on the property I came back to him and within a very short period he and his team found me a great group of tenants. I have been renting our flat out since about 2011 and I can attest to the efficiency in Dexters (previously Peter James) with getting tenants back to back between tenancies or within just a few weeks at best when empty. The Estate agents at Dexters are all professional, friendly, fair and balanced between tenants and landlords. Both landlords and tenants can trust to have their needs full filled. I have known Jack since about 2015 and he and his team have always been on top of their game with the fulfillment of tenancies. The speed in which Jack has had tenancies or a choice of tenants to choose has been helpful in ensuring no voids at best. Not surprised to learn he is now the Director at Dexters previously Peter James.
Not only one massive congratulations to Jack Dixon but both tenants and landlords will not be disappointed with Dexters previously Peter James, Jack or his team @ Dexters.

The renting market in this area is tough and although I'm yet to find the right place, the team at Dexters continue to be helpful. In particular Neelam Kaur: she is proactive and has always kept her word, (i.e. contacting as agreed and promptly sending information... Seriously, this isn't the norm these days).
She seems to actually care about finding me a property and for that, I'm really grateful. Although I felt special, I'm convinced that this is how all her clients feel. She's solid.

One drawback is that Dexter's outsources their reference checks to the LettingsHub. I found them very time consuming and difficult to work with, the service is definitely for making life easier (less admin) for letting agents and landlords, not for tenants.
I've had a really good experience with Neelam, Dexter's New Cross, so far which is why I have given it 4 stars. She's incredibly helpful and patient without being pushy.

Unfortunately not such a great experience. It started with Shaun who was very helpful and knowledgeable about the area and the Victorian conversion on Peppys Road Telegraph Hill. Which was sold to us with an amazing connected private garden.
During the process with the solicitors there was a discrepancy in the title deed of part of the garden which was not registered to the owner and did not make it a connected garden anymore to the unit.
For three months long trying to figure this situation out with Shaun and now involved Sandra kept on saying the seller owned it and pushing for when was the change over date. The solicitors of the seller finally came to the conclusion that she did not own it.
No phone call from either Sandra or Shaun to apologise for this situation or see if they could do something. We gave it a few weeks to think about it and decided to pull out. Good to know that the seller was ignorant and was not informed about what she owned.
Maybe this is the system and you don’t have to check anything but you tried to sell us something that you can’t sell and let me invest my time and all the fees that come with buying a house.

Coming into contact with Dexters and specifically with Jack the area manager was easily the worst part of a difficult experience looking for a flat to rent in Londons current market. The treatment and my flatmate received from them was nothing short of inappropriate and disrespectful, on four different occasions i left my house, drove an hour and spent petrol money only to be told that the viewing would be cancelled once there or halfway through the journey. Whilst i can understand the market may move fast this doesn’t account for the lack of respect for our time and money. On one occasion when we questioned the cancellation i was accused of being aggressive and on a later occasion we were told we could rebook a cancelled viewing that was then cancelled again and only then told that we were not actually eligible for said property.
All in all i would never recommend this company even to my worst enemy, and sincerely hope that they rethink their treatment of clients.

Wish i could do less than a star, already seen reviews about one of the jacks behaviour here and i’m not surprised. Dexter’s is the worst letting agent i’ve ever come across, the type of agency to make consistent mistakes on their side and then be rude when you react with genuine emotions. Never had such a soul crushing experience when searching for a house, to the point where i was led to tears from the treatment of their staff. One of the jacks actually accused me of being aggressive over the phone, the other jack was lovely in real life and then incredibly hostile after they made a mistake AGAIN. On FOUR occasions in a row i was called out my house for a viewing and all cancelled on the way, after the fourth one being rescheduled i called with my concerns and was told that the property wasn’t even available for students?? I’m not sure what type of training they go through in this shop to ensure customer satisfaction or even just some mutual respect because none of it showed. If you’re a young woman in London save yourself the trouble, these people don’t respect your time nor your feelings. To this day i am yet to receive an apology for how they treated us and the best thing i ever did was leave them.
I know this review won’t change their behaviour so i will be emailing around to see which higher ups i can speak to however in the meantime i hope this review helps someone else who will likely be searing low to high in these reviews for someone who went through the same ordeal as i did.

Strange indeed while considering my offer for a run down 1 bedroom for myself received a call from the director (one of the Jacks) asking if my independent women application was genuine.
Told women my age have at least 5 kids and 3 pets and we get a lot of these women doing it on her own applications that on investigation they have 5 kids and 3 pets and the fact that I don't have a partner.
Sent an interesting email to the board of directors who happen to be women doing a lot on their own and sent an email to a BBC journalist.

This agency is the worst in London.
We’ve been renting for a year with them and has been a nightmare since the beginning.
For all renting period we had many problems and issues in the house. We tried to contact them by emails and calls and they takes days to reply.
At the end of the tenancy they tried to deduct A LOT from our deposit with no reason
Be aware that by the law from 2019 isn’t mandatory to book a professional cleaning at the end of the tenancy and any landlord/landlady/agency are NOT allowed to put on contract, but the tenant are responsible to give back the property in the same condition as the beginning.
Well, they tried to deduct 250£ for a studio flat and the flat has given back in perfect condition.
As soon as I mentioned to proceed with TDS the magically were able to negotiate the deduction.
We offer to pay only for what we forgot to buy again ( small bath plug and holding rack that was already proven but this is another story)
They need to stop trying to make money from tenants

Unfortunately we had a very difficult and slow solicitor. I'm now a tenant with Peter James, having moved in a few days ago. My first point of contact, Billy, was fantastic and went above and beyond to secure the tenancy for me. I was then transferred over to Jodi who was amazing from start to finish while she sorted the tenancy agreement out for me, can't fault her at all. I also spoke to Michelle and Jack during this process who were great and really responsive as well whenever I needed them. Also, upon receiving my tenancy, Debby had done a very thorough and detailed inventory.
The flat itself has been very looked after and painted and decorated nicely. There are no safety issues and defects. The property is well managed.
I've read past reviews and was surprised as I haven't had major problems with Peter James, my process wasn't easy due to my own circumstances, but they've never given me any major issues.
Unfortunately, I only gave it one less star as sometimes communication has been ignored and had to chase up things a few times.
Overall, I would recommend these guys to everyone.

Truly utterly awful. Constant delays and all emails are ignored. Never any updates you have to keep calling them and then the answer is always we had/are having a meeting about that and will let you know. There was a two day delay moving in which we found out about at 5pm the day before because we called them. Overcharged us for rent 5 days ago and only gave us 1 set of keys was told both would be sorted today called this morning and was told a form would be sent at 1pm and they didnt know what was happening with the keys apprently they wouldnt check the post to see if they had arrived. Called them after 1pm and was told keys were ready for collection but form was not done yet as the guy was not there. walked round to the office 2 minutes away and collected the keys and saw the guy that was not there. Emailed pictures of issues at the property last week and as always got no response. No form sent today so no refund starting till at least tomorrow. What a absolute joke.

I know that lettings agents can get a bit of a bad rep and, whilst hunting for a home to rent with my partner, I was on the receiving end of frustratingly poor customer service. Pushy sales tactics and agents late to viewings were not an uncommon occurrence. We also faced agents with appallingly outdated knowledge of visas and European right to rent legislation, leading to one instance of flat out refusal to entertain putting my European partner on the lease.
The experience with Peter James was the absolute opposite. Every interaction was quick, easy and to the point. From the viewing itself (which Michelle stayed well after hours to let us view after WE were late!) to the referencing and signing of documents, everything was slick and professional. During a time of life where it's all too easy to become stressed and overwhelmed Jack, Michelle and the rest of the staff at Peter James were never one of the hurdles we had to navigate. One of the only certainties during our entire move was that Peter James would be a friendly voice on the end of a phone call ready to help when we needed it.
If you want a lettings experience with warm, attentive and accommodating staff I cannot recommend Peter James more. Well done chaps. Thank you so much and keep it up!

My experience dealing with Peter James Estates has been amazing.
I met with Mark and Billy during the viewing, they were very professional and friendly, most importantly - they’re not pushy.
I made an offer as soon as I finished the viewing, and within an hour I was told that my offer has been accepted. The quickest turnaround ever!
The following process of referencing, contract, and checking in both handled by Charelle and Mark are also very smooth. I’ve even asked for some wording to be altered as I don’t need a TV license, and they’re happy to make small amendment to the contract.
I’ve been really amazed by how Smooth everything went, I’m really glad I dealt with good agent!

Like some previous reviewers, I wasn't ever expecting to write about an Estate Agent. But in the case of Peter James at New Cross Gate, I am prepared to make an exception. We choose this company after looking at the offerings of 3 local agents and were glad to have done so from the very first day. Linda and Phillippa are an absolutely brilliant team - enthusiastic without being over the top, realistic about the property and the price and a model of efficiency throughout the process. They know the area and their marketplace and made the whole project as painless as possible. They were always cheerful and kept our spirits up as well, during those inevitable times in the sale process when things seem to be dragging on forever. Thanks to them and to all the others who were involved.

Sandra and Linda at Peter James were wonderful to deal with. Sandra gave us excellent advice on a number of potential properties, and took time to understand what we were after. She didn't (as so many agents seem to) waste our time with properties we wouldn't be interested in. In the end she found us the perfect home, well within our budget. There was never any hard sell, just a constant refining of her recommendations. Linda, when Sandra was on holiday, took up the reigns seamlessly - and both were extremely professional and friendly to deal with, pre-sale, during the sale (which was tortuous) and afterwards. One slight niggle is that the conveyancer PJ recommended for our vendors caused a huge number of headaches for all, but that's a criticism of the conveyancer, not PJ's estate agenting services. The New Cross Office has excellent local knowledge and a good supply of properties. If you're buying in SE14 then I'd recommend only two agents, Warren Kerr and Peter James. When you're doing something as stressful as buying or selling a house it makes a huge difference to deal with people who are likeable and professional - and Sandra and Linda were both.

Despite having more regular contact with Mortage advisors and solicitors; Phillipa was the who I felt most comfortable asking any questions I had. It’s really helpful to have someone who can break all the lawyers speak down for you, so you can just have an honest conversation.

I got a lovely one-bedroom apartment through the Peter James Estates (New Cross Office) and am very happy with the agency - and the house! It took only a few hours to find a flat and just one week to do all the paperwork. I’ve observed the staff of Peter James as very professional and responsible, and find their work to be efficient and conscientious.
My agent Jack guided me through the entire process and was extremely helpful - he provided excellent service and would reply to my emails even long past the working hours. I do appreciate all the hard work and it was an absolute pleasure to deal with him.
Overall, I cannot praise the agency too highly - I’ve got exactly what I wanted and now I am confident that I’ll get all the assistance needed with the apartment in the future. Many thanks for the great attitude, attention to my requests and a personal touch - I’d definitely recommend you to a friend and would definitely come back.

Me and my patner went to visit a property and while we were there the current renter was very rude and also pushed the agent, Adrian towards the door as he was trying to cook dinner and they were very forceful in getting us out when they were fully aware of us coming to visit at the time 7.30. We were very surprised he acted this way but we apologised on our behalf and left. We do not want the property but it was very nice of what we saw. We just wanted to let everyone know that it was not the agent who was rude as the current rentee has said in a previous review it was actually Adrian.

We were very impressed with how well Linda at Peter James looked after us while we were buying our flat. Unlike some other estate agents that we have dealt with Linda was always ready to pick up the phone to all involved parties so that we were all kept in the loop at all times. Even when the solicitors involved in the sale were communicating poorly Linda was the one making sure that we were all fully informed, which was invaluable during a stressful time.

New Cross team were really good. I dealt with Gary and Phillipa so can't speak for everyone but was very pleased. Sensible quote, easily getting me good money without stretching the deal to breaking point. Always on time for viewings. I had an horrific time selling due to awful agents at another rather large SE London firm who a) refused to budge on a 1.5% fee, b) lied the whole way through the sales process and c) didn't give a toss about their clients. So glad I chose to go with Peter James in the end. It was good to finally find some honest people to get stuff done.
