I dealt with both Aimee and Sarah during a property search for my Mother. We had some pretty specific parameters to work with (bungalow/certain side of Aylesbury/open kitchen & living at the beck preferable!) and they helped us brilliantly. Their communication was prompt, professional and clearly actually tailored to us. We were dealing with 4 different estate agents in the area at times during our search and the ladies mentioned form Williams stood out. They took the time to really get to know what we wanted, and they didn’t overload us with every brochure, taking the time to ensure our tine wasn’t wasted. This was very much appreciated. Avoid at all cost. If i could put 0 starts i would. Was a terrible streefull experience with them. The communication is utterly dreadful and was consistently told lies when i ask for updates. Even my solicitors advised me in the end to not speak to them as they are not very good and truthful. Utterly awful experience i would not wish on anyone when buying a property is stressful enough.

Hi all, we can't thank the guys at Williams enough. We had our property on sale with another agent for 17 weeks (lots of viewings but no offers). A friend recommended Williams so we thought ok let's try. Warren came over and he was so easy to talk to, he went through everything and said "I will sell it in 2 weeks". Well true to he words our property was sold. Charlotte was our agent we dealt with all the way till the end, but we also had some viewings with Aimee aswell both of most pleasant, Polite people I have had the pleasure to deal with. My son had a long wish list for his first step on the property ladder and knew he might have to compromise to find something in his budget . Move over Estate Agents of Thame, Williams properties are coming. After over 5 months on the market with viewings dwindling fast and 2 Estate agents later, I instructed Williams properties after Aimee Cox introduced herself at my door. Aimee spent over 3 hours photographing my property adjusting furniture to showcase it in its best light and hit the ground running with endless viewings. They very much delivered what they promised. The whole team went way & beyond, if they were not driving the prospective buyers around the area showing them local walks they were working out of hours to get the deal done. I was always greeted with a friendly voice when calling and this is an agent that calls you back when they say they will. Thank you to both Aimee's, Charlotte & Harry you truly are the A team . I went to see a house, I missed work and I went with the children after me so that I could not see the house (the reason being that my husband is not present) ... Lack of professionalism and especially from the manager (a blonde lady with short hair) ... Dear lady, I recommend a visit to the doctor ...

Fantastic service from start to finish. Firstly a mention about Warren, he was very professional and pro active in getting the property on the market. I found him easy to deal with and communication was smooth and prompt whether that was by phone, email or in person.
Harry the sales negotiator was also a pleasure to deal with. I was kept informed with everything that was happening at all times. I was very happy with the price I got for my property and I can say that both Warren and Harry had a big impact in achieving this. Another great feature is the ‘property file’ the agents give you. This allowed me to see all of the scheduled viewing details and also to see the feedback.

We were so pleased we went with Williams to sell our house. They were extremely professional and polite at all times and gave us regular feedback from viewings, which we haven’t always encountered with past sales.
The conveyancing was a tortuous experience, as a result of the circumstances of our purchase not as a result of Williams. Throughout Williams kept us informed and stayed calm and positive despite some stressful times with our purchase.
Special thanks and gratitude has to go to Ceinwen and Shaun who were so professional throughout.
Ceinwen was amazing with the final conveyancing and pulled out all the stops for us. I would most definitely recommend the Williams team.

I viewed several properties through Williams and was shown around by both Harry and Aimee Cox. Harry was very informative and knowledgeable on the property he is selling but unfortunately Aimee was very unprofessional and as soon as my offer was accepted, she almost wiped her hands with any responsibility with the sale until I had to threaten to pull out of the purchase due to the time scale being double what was spoken about. Since purchasing the property it became clear just how much Aimee had pushed the sale even showing a garage that didn’t belong to the property and reassuring that this was the one included in the sale. The garage included was infact requiring £7,000.00 repairs to make useable and did not include a parking space as advised. Aimee denied all knowledge and apparently didn’t know which garage came with the house. I would not advise using Williams to purchase a property as they do not know what they are even selling, extremely unprofessional and being my first purchase, I was led by Aimee through trust which unfortunately I have learnt a very expensive lesson

Called into William's estate agents on a regular basis, as I have done with all the agents in Aylesbury looking to buy a Coach house. Some estate agents didnt remember me from 3 weeks previously, two had forgotten to register me and one agent registered me as requiring a property in a different area. I found Williams very professional, my needs were specific, (freehold, Coach House, walking distance to the station, no service charges, 2 beds.) I purchased a home through Williams properties.A young very nice guy Billy he showed me the property and my offer was accepted in Dec 2021.It’s 4 and a half months gone, my vendor is buying house from David Wilson holmes and the property they are buying is not going to be ready for next 3 months. I have been asked to pay deposit three months before possession. How this is fair and all of sudden I have been informed if i don’t pay this then vendor will pull out of the sale. Why this was not told 4 and half months ago ? The sales progressor won’t let solicitors to complete their job / Darryl if you read this then please look into this.

As you probably know. Buying property in the UK is extremely lengthy and painful, coupled with estate agents varying in professional skills. Williams was probably the best I came across. I was lucky it was them and not someone else. When I needed to nudge someone, they were on it and stayed on it until they got an answer for me. They stayed on it all the way until the end. I did have to be on both side everyday but it was a lot easier with Williams assistance. If you are buying one from them. Be thankful.

It started so well, we thought we had found the best estate agents. Aimee was very helpful and enthusiastic, we put an offer on a property and after negotiations it was accepted. It then started going down hill, unfortunately Aimee did not respond to emails and was never available when we rang. We even emailed and asked if we had offended her!!!!!! On our second visit to the property a charming young lady called Leah showed us around, what a joy. We are now in our property and received some mail for the previous owner. A short email to Aimee asking about a forwarding address, we signed off as Chris and Carole as we always did, her reply started Hi Tosland, very rude and not I think terribly business like. A great shame after a great start.

I would highly recommend this estate agents, for many reasons.
When we first went on the market we were with another estate agents, we didn't have many viewings and could not get a response from them when we called to get updates. So we decided to change to williams earlier in year within a week we had a viewing booked and then another one the week later but unfortunately covid happened and we were all in lockdown.
When we came out of lockdown the viewings started to pick up again and we managed to sell our property.
The staff at williams go above and beyond, they are friendly and professional. They know who you are when you're calling, which was fantastic as I felt like I knew the team although I hadn't met the majority of them in person. If someone isn't available they would always get back to you on the same day.
We had some issues on the day of moving and if it wasn't for Darryl chasing between the two solicitors we could have been homeless for the night but he made sure that our sale went through and also got ollie to meet us at the property with the keys so we were there in time to let the removal companies in. I am so very grateful for this outstanding service.
I also want to say that if it wasn't for Tim we wouldn't have viewed our beautiful new home and not only that on the day of the move when everything was so stressful he still managed to make me laugh.

My experience from start to finish with everyone at Williams Properties has been exceptional. My fiancee and I were due to buy a property at the beginning of 2019 which fell through due to the impact of COVID-19. Aimee and Tim at Williams were the only estate agents in Aylesbury who bothered to keep in touch with us to check in and see when we wanted to pick the house search up. As a result we decided to work exclusively with them as it was clear they valued us.
Very quickly we found the perfect property and Aimee was excellent at ensuring the sale was agreed quickly and efficiently.
During the conveyancing process there were some issues caused by the solicitor we used. This is where Williams really stepped up and showed how great their client care is. Tom picked up the process and resolved all issues in a timely manner whilst providing regular updates and feedback.

Being first time buyers, my Fiancée and I were overwhelmed by the information that we had to get to terms with. What stood out the most of Tim was the fact that he was able to explain and simplify the house buying process not only from the capacity of the selling agent but also Legal, process and execution side. This displayed that he was knowledgeable enough and capable of provide a full service. Tim was also quick to understand our needs upon which he used his initiative to find a similar property to the one we were booked to view, it was in the same area and meant that we wouldn't have to arrange another booking. This resulted in us saving time and making an offer on a property that originally wasn't booked! The post viewing service was also exceptional in comparison to other agents. There were some answers that were more clear and speedy from Tim than other "professional" stakeholders in the process. Apart from his jokes requiring some improvement, I highly recommend his services.

I made a call to arrange viewing for a potential property to rent. The agent wants to meet up with the applicants in person arranging the viewing. Fair enough but they refused because the agency wanted to bring my partner over form Ireland and see both of us in person to arrange a viewing. Why this bureaucracy?
Seems they have lot of time to waste. . Please consider reviewing your policy and treat each cases by its own merit.

The service we now receive from Williams is with complete openness, honesty, reliability, efficiency and integrity.
If you are a landlord, or a tenant, who has less than honest intentions then do not go here, because Pauline Williams will see through you straight away. The house we purchased was unfortunately on the market with William's Property's and up to the point of putting in the offer they were fantastic but straight after offer accepted i had to chase every day, requested water was on but when i went 1 hour trip it was not on , had to come back again , constantly chased listing many points but would come back with an answer to just one. Personally think they knew about many issues with the house but just took a blind eye to it. I even on completion did not have all my keys !! they had to get them shipped from the owner. why not have them before hand (the house was on the market for ages) if/when we sell wont list with these guys .. maybe ok if your selling but buying i felt like i had to chase daily. and never got any answers and yes i know they work for their client but when im parting with close to 500k i expect some kind of professionalism !!!

I had a rental property with Williams for eight years and mainly dealt with Pauline. Unfortunately the last rental went sour with the tenant not paying and we had to go through the Courts to get her evicted. Pauline was very helpful, dealing with the paperwork all the way and keeping me informed. We managed to get the tenant out of the property and, with Pauline's perseverance, managed to get the outstanding rental sorted, partly from the benefits as the tenant had been claiming but not passing it on, and partly through the guarantor.

Williams did a great job of marketing our property. The glossy details were second to none. They are also the only agent in town to produce their own high quality newspaper. Our property was beautifully marketed and achieved the highest price of any other property on the Oakwood Park Estate. I believe it was the high quality marketing materials and non-pressurised sales techniques that ensured our sale broke the ceiling price for the local area.
I was contemplating using an online agency. However, I am so pleased that I didn't. There were delays in our chain caused by ineffectual staff at 'PurpleBricks' (an online agency) who one of the other customers was using alongside a very dubious online solicitors. It was only the tenacity and professionalism of the staff at Williams that made our sale happen (and the sales of the rest of the chain x9 properties!).
I have no hesitation in recommending the team at Williams. Thank you to Daryl and Tom for all your help, for consistently being at the end of the phone with reassuring advice and support throughout the process and for your support in dealing with all the issues which we encountered.

My experience with Willams was on the sales side and I found them to be very helpful and approachable but ultimately efficient and effective. We sold and purchased a property through them and certainly encountered a fair few of the house moving challenges that anyone moving house can be exposed to. I found that the two main contacts I dealt with were always available (even on their day off) and unwavering in offering advice and support. In my opinion they also went over and above the call of duty when the process was waivering on the paperwork side and stepped in to provide a strong guiding hand to keep everything on track.
Based on my experiences I would unreservedly recommend Williams for buying or selling a property.

Possibly one of the worst services I have ever received!! On multiple occasions I have phoned up to view a property, they tell me they will get back to me by the end of the day. I chase two days later... same story "sill get back to you by the end of the day" chase again two days later... SOLD. Thanks for letting me know!
Following that they put up a property on right move Monday morning... phone for a viewing and get told it was sold on Saturday (then why put it up on rightmove?). 10 minutes after the phone call they send me an email with a property alert of the same property. Phone back for clarification. Andy (guy who promises but never gets back to you) has no idea whats going on, promises to get back to me about it... as expected dead silence from him.
Phone up following day to inquire, and informed that the property received an offer but vendor wanted to continue viewings. Book in to view on Saturday. Called Friday 4pm to confirm viewing. Turn up, noones there. Call office and I'm told the viewing was cancelled and the house was sold... Absolutely lack of communication from them! Worst possible service for an estate agent. Every other agent I have dealt with at least tells us if a viewing is cancelled.

He wasn't wrong and that evening our offer was excepted. At this time we was about to be homeless in one week and although the process wasn't as quick as we hoped mainly due to the vendor using the help to buy scheme, Tom kept me updated throughout and i can't thank him enough for his efforts in pushing the solicitors along etc, it has been a stressful time as i'm sure all house purchasers are and at times the process has really tested my patients but Tom made every effort to reassure me things were processing and not to worry to much. Steve has been in touch regarding my experience (outlined below) and has since apologised for the misunderstanding. I've been advised that the issues I have raised will not recur in future. As far as I am concerned, my complaint has been dealt with satisfactorily.

Made a special journey from south London to do a viewing on my day off and Williams Estate Agency didn't have the courtesy to call me to tell me the house had been sold. Apparently, this sort of behaviour is perfectly acceptable because they warned me the house would sell quickly. They didn't apologise. In fact, they were belligerent.
I did put my complaint in writing to them about their appalling customer service. And they did not respond.
I recommend avoiding this estate agency. It'll save you a lot of frustration and bother.

Selling a house is stressful and I am definitely a novice at it, which doesn't help! I signed up with Williams and a couple of other agents. From the outset, I was impressed with Williams staff's professionalism and the manner in which they handled my house sale.
The sales staff were not pushy; they listened carefully to me but gently offered guidance when needed. Any messages left by me were promptly returned. They were active in bringing people to view my house and indeed they sold my house for me!
Although I primarily dealt with Steve and Tom from Williams, there was definitely a sense of teamwork within the office. Both were generous with their time, efficient and effective in their input. As for the enthusiastic Tom, he told me as he was leaving my house, from a feedback session: "I love my job" and that was said at 7.00pm or maybe later and yes, even on a Saturday! I regard that as real dedication!
