So disappointed and had to pull out of a property purchase due to lack of disclosures. Waste of both mine and vendors time, plus I’m out of pocket having had to pay conveyancing fees.
Agent needs to be more transparent and honest to avoid these situations.

I recently sold my flat with Richard James, and despite a few hiccups along the way, they really pulled through. We faced tough buyers and unexpected property issues, but Richard James stayed on top of everything. Their clear communication and sheer determination made all the difference. Even when things got tricky, they handled it with calm and confidence, keeping me in the loop and pushing forward. If you need someone who won’t quit on you, Richard James is the team to call. Absolutely disgusting experience... Appointment was confirmed 3 hours before viewing the property. Once I got there after waking up a 3 months old baby, the property was locked and no agent in sight... After a 20 minutes wait I called just to be told that the agent did not have the keys and they are calling everyone to reschedule the viewing... Mind you, I was never called and the whole area smelled like weed and was nothing like it was portrayed in the photos... Absolutely unprofessional behaviour and will definitely not ever use again... Disgraceful...

At the start they were fantastic.
Giving us advice on the value to market at was poor and we ended up
Going with my recommendation.
Negotiation with offers was terrible.
Overall I was really disappointed and left wondering why I am paying them a fee. I felt like no one wanted to work for my sale - just take the first offer.
However, we are also buying from Richard James and Alex from the wroughton office has been outstanding
