Maria was very helpful in pushing things along and updating me throughout. All my questions were answered promptly and felt contained throughout the process. Thank you all very much!
11th Apr 2024 (23 days ago)Story time! We paid a reservation fee of £2,000 for a new build property at a really good price, a bit under the property price. After a few weeks, we had our buyer pull out but managed to find another buyer for our property within a week. Apparently, this was not what the developer had wanted and the estate agent sneakily relisted our property again. This company is full of lies and deception. Please save yourself from it! Finding someone in a week was apparently not enough and we were too slow. Turns out.. Another buyer managed to get the property that we wanted at a higher price - £25k more and we only found out after a week of no replies from this estate agency - we were not quick enough apparently. They offered us another property which was not what we wanted. Bearing in mind, we had reserved this property!!! We decided to fight for our reservation fee back as at no point in time did we ever pull out or wanted to back out. We emailed Acorn and they said they would ask the developer for us. A week of emailing from our solicitor to the developer, it turns out the developer never had our £2k deposit and it was in fact always with the estate agent. GET THIS! Acorn was in fact CC’ed in all those emails. Silence from Acorn but they guiltily gave back our reservation fee back. How embarrassing! There were so many red flags, and we literally went through so much to try and exchange. We kept them in the loop but they were very slow in their replies and it seemed like they were sabotaging us. They wanted a fatter share of the sale! They kept on lying to us and the dates that they gave were all untruthful, they kept stating that we were too slow and that the house was already done but this was a lie. We visited the development many times to see and it did not add up. I hope no one ever goes through the experience I went through! AVOID!!! P.s we’ve driven past the development and in hindsight we are so glad that we did not buy the house. The developer messed up on many things.

She was super helpful when answering all my questions and was really responsive during the application process. She made time for viewings out of hours and made sure she was flexible to work around my work schedule, which isn’t often the case with other agents. Their service during the process of selling my apartment has been outstanding. Not only was my apartment sold quickly but throughout a long and difficult process their representative, Richard, was constantly in touch: chasing up solicitors, talking to the buyer, driving the process along, keeping me informed at all times. His input was invaluable and I was very lucky to have found him.

28th Apr 2024 (6 days ago)Found Inner City Estate's performance disappointing. Ms. Lenka from Inner City Estate lacked expertise in property sales. As a representative, she appeared unprepared and directed clients to the website for property information. Despite attempts to offer guidance, her grasp of the subject matter seemed insufficient. Additionally, she often interrupted others when lacking pertinent information herself. It was evident that she was not suited for the role of selling properties, which demands a higher level of proficiency compared to managing rental properties, where her strengths may lie.

29th Feb 2024 (9 weeks ago)Terrible agency. Stay away. They let out a flat where the boiler wasn't working from day one of the tenancy. When a call out was made at the weekend on Saturday I was told that it was not an emergency and not having ANY heating/ hot water during Winter with a 3 year old living in the house didn't classify as an emergency so the contractor would only be sent on the Monday, which they then did.

Kay took a (refreshing) relationship-based approach to getting to know us, our needs and didn't push us into purchasing his listed properties. 18th Mar 2024 (7 weeks ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!
28th Apr 2024 (6 days ago)Initial valuation was very good. House sold within 5 days of being on market. Got told by office that initial offer was good & there wasn't any other interest. Considering it was only 4 days in, I wasn't happy with that. I managed to get a little more from the buyers. Otherwise happy with service. The cost included the solicitors fees & I was told that Wigwam would do all the chasing with them. Only time will tell.

He has been superb in the sale of our house and went above and beyond to ensure that our sale went ahead. From the beginning to the end he has had a positive outlook. On our viewings he was bright and bubbly and ensured that the viewers were made aware of the benefits of our property,. When we eventually agreed a sale we had a long process due to the fact that the buyers held up matters, however Rhys would always be pressing to try and speed up the process and always kept us up to date and informed. At one stage our buyer went abroad, Rhys was on calls to our buyer at 1030 at night trying to deal with their queries in an attempt to push our sale through. We can’t thank Rhys enough for what he did for us. He is a real credit to his trade and we would throughly recommend using him to friends and family. Again thank you Rhys Henry
