This company lied to us and told us the property we were renting was a long term let. Then, after only 4 months, the property was being sold after the landlord was asked if he would replace the very worn cheap carpets with cigarette burns in from the previous tenants. To carpet the upstairs of this house with basic carpet would cost all of £400 fitted. The rent on this property is £1250. The porch which is also hanging off the front of the building still isn't repaired despite this being reported as dangerous over 4 weeks ago (It's a massive slab of concrete)
To add insult to injury this company also charge £36 to write you a reference for your next property. That's also per person so if there's 2 of you that's £72. Literally to only say you paid the rent on time, which I always have.
There is a bill going through parliament to ban these types of charges but is not yet in force. Once it is these types of malicious business practices will be banned and these greedy awful businesses will be fined initially £5000 as a civil offence and then £30000 a pop and charged as a criminal offence. Once this gets through I would urge anyone who is charged like this report it to the trading standards department of their local council.
So despite using business practices that are soon to be outlawed. This company on the outside seems professional but it is very clear they have incredibly poor business ethics and have no concern whatsoever for their tenants, including their safety.
In this day and age its hard to avoid using whatever letting agency the property you are looking at is using but this is a typical example of a company taking advantage of people who are in a situation where they have little other choice.
If you end up using this company be aware that they are not honest and watch out for them writing into you tenancy agreement that it will move to a 1 month rolling tenancy. This is so they can sell the property while your in it paying the landlords mortgage and kick you out with 1 month, or probably less, notice. Obviously the landlord who has enough money to own 2 or more property's shouldn't be expected to pay his own mortgage if you can do that for him.
This is a less then helpful unfriendly company using soon-to-be-criminalised business practices who are happy to hand the keys to your home to contractors to enter without your consent whenever they feel like it. You will be made to feel like they are doing you a massive favour for asking for repairs to be made to a property. You may well not have a choice but to end up using them and if you do. Good luck!

You've totally missed the point. It's the fact your charging these fees at all to tenants. It's immoral and wrong and that's why its being made a criminal offence. I've never been charged for a ref before.

Your agents said on move-in they were trying to get the landlord to replace the carpet. It was also after one of YOUR agents suggested the landlord change the carpets, he decided to sell up!
Your contractor refused the times I offered to allow access after I said he couldn't access my home the next morning when he phoned late afternoon. Why do I have e-mails saying he couldn't get in because the chain was on when I hadn't permitted access?
The porch is rotting? 1st feedback I've actually had on it from your company and its on here? Don't worry environmental health are on this as well.
You did know about him selling as this is why the 1 month rolling tenancy is conveniently placed at the end of the tenancy without a fee. This isn't the 1st house I've rented Wayne, come on.
When I asked to be released from my tenancy early because I need to move into another property and cant afford rent on both, I was told the landlord wouldn't because it wasn't in his interest to incur YOUR FEES!
Just because what your doing isn't yet illegal doesn't mean what your doing is ok. ARLA regulates a deeply flawed system and so means nothing to me or any other tenant.

Horrendous company. We rented a property via them. It was the worst time of our life. Problems kept arising but they were useless at getting them fixed. When we moved in we were without a cooker for 8 weeks. They blamed the landlord but as they are the property managers they needed to take part responsibility. In our time there we had a collapsing fence in the garden that never got fixed, no heating or hot water for 2 weeks forcing us to move out due to having a 3 week old baby! When we complained we were told we were impatient. We also had them slag us off by putting a note on the system calling us difficult.
I urge you to use other companies. As I was told multiple times they don't work for the person renting but for the landlord so they don't answer to us or have to help us they are on the landlords side!
Absolutely useless. No one had a back bone or seemed to have any clue what was going on.
We used Astons to sell our property and they were professional throughout the whole process. We had no problems from getting a valuation to dropping off our keys on completion. The agents were always helpful and kept us up to date and were always flexible when we had a difficult schedule.
Scum... And I find it humorous that all the positive reviews are relatives or spouses of their staff members. Something to hide?

Poor agents, poor communication have no care or regard for landlords or tenants. Happy to not issue you contracts, let you move in and then not contact other than to say maybe we can get it to you in a few weeks . AVOID AT ALL COSTS

Very rude staff, phoned to ask information, this Ben wasn't letting me speak, he thought I was offering services. They got all this wrong. How can you be that stupid. Unprofessional. Wouldn't trust them with a penny, let alone my house. Plus, looks like every other business trying to expand: all 5 stars. I smell fake
