This review is in relation to Dan, the valuation manager at the Scarborough branch who was very personable, yet professional when he came to value my house.<br>He discussed everything I wished to know with interest and integrity. His expertise in property was clearly evident yet he totally accepted my thoughts too and we came together with a realistic, fair valuation.<br>Dan took much time and consideration to obtain great photos and Giraffe 360 imagery and worked over his allotted timings. He completed the task to allow for the best possible outcome, a quick, efficient sale of my property.<br>I would highly recommend Reeds Rains, Dan and all the staff and I look forward to working with them again in the future should the situation arise.

The team were courteous, responsive, and took the time to explain things clearly when needed. I appreciated their organised approach and the effort they made to keep communication simple throughout. The overall experience was positive, and I would be happy to recommend their services to anyone looking for an estate and letting agent.

4th Sep 2025 (1 year ago)From Valuation onwards through marketing and liaison with the Sales team, the performance of the agent was exceptional. The customer service was efficient warm and friendly with attention to detail and the personal touch made it a delight using them, I got a great service and they travelled to Hunmanby from Scarborough to do the valuations, they were always there early so as not to keep the viewers waiting, whereas in my experience with some other local agents this is not a consideration. During the stressful conveyancing process with Solicitors between Exchange and Completion Tracey and her colleagues gave a massive amount of support and as I have moved numerous times over the years, I can tell you Colin Ellis are the best in North Yorkshire, also their fees too are highly competitive which helps tremendously especially when moving home. You won't be disappointed go with the best believe me my review can be verified and trusted. Many thanks Colin Ellis from Jane Hall, recently sold bungalow in Hunmanby near Filey Last week

26th Aug 2026 (22 days ago)Shame that after cancelling a review that explores unlawfully excluding a Londoner freeholder from the building communal areas, based on a suspected building residents harassment campaign of suspected vexatious dis-information - most evidently is an example of suspected provincial ignorance and tribalistic aggression ...<br>So its now August 2026 we still have not been billed by GLS for 2026 and some of the other owners are wondering if this building is actually insured? As no one from GLS responds we can only wonder?
14th Aug 2026 (5 weeks ago)We first had contact with Jay of TU in mid March. A morning call, a lunchtime viewing and the job was done. Since then Jay has been amazing. He has advised, answered our questions and guided us through the purchasing process, taking a lot of the stress and strain of doing a long distance move.<br>We would highly recommend Tipple Underwood with special thanks to Jay who is a credit to himself and the company. Many thanks.

Kept us updated throughout,<br>and whilst we had a couple of hiccups due to solicitor admin errors, Neve was always at the end of the phone to liaise with them, kept us informed and was always very helpful.
