I live in USA, I rented out my property through Reeds Rain Scarborough, when I left UK. They got this "cowboy" tenant who almost destroyed my property. Reeds Rains do not taking responsibility even though I am not sure if they check back ground.
I gave them newly furnished house now it's in condition where Reeds Rain gave hign quotation for cleaning and repairs.
They also not taking seriously to get deposit towards repair. They are not responding to my emails on time rather looking for sympathy. Everytime I asked to claim deposit they pass it to each others and don't know how long it takes.
I been paying them 9% of my rent. Now, I have big expense and no rent.

Their 'fixflo' maintenance team are an absolute joke. I've not been able to wash my clothes for MONTHS because the pipes are broke. My upstairs electricity dont work in a certain room and the other bedroom light makes a buzzing and flickers. The house is riddled with mould, damp and leaks coming through walls, windows and doors. One room in particular was left MONTHS cold, damp and mould everywhere after i reported this multiple times. My new born baby was hospitalised due to this, i was ill. Her cot was wet and rotten, her mattress was green and damp. My clothes and shoes had to be chucked out, shelves that went rotten, my cream head board became green and my mattress had black and green all over it. My door still leaks in watwr after MONTHS of complaints. This is all due to poor communication on their side. They all find it difficult to document repairs when i phone them in, arrange fixing them and contacting the landlord regarding the repair.. I have had to spend fortune's on new furniture, clothes, bedding, repairing it my self, dehumidifiers, cleaning products ect. Reeds Rains don't care, all they care about is money. I've had no apology, compensation or help of any of them.

Won't ever consider buying a property with them. Worst realtors in Scarborough. They let people into your home without your consent. They list properties on the market long after that are sold. It's incredibly irritating to phone them up after emailing a week prior (with no response) just to find out all the property are already sold. This is the third time. Yet they continue to keep it on all the sites anyway for weeks later.
Don't waste your time with them.

It is almost two years since the property in question (a deceased relative's house) was first put on the market. Yes, there was a pandemic in the middle to contend with and, yes, the property had its own issues which were unknown at the beginning of the process, however, Bekky at Reeds Rains was an absolute gem throughout, supporting a very fraught client at times! Two other estate agents were instructed before Reeds Rains - one a lot cheaper and the other with a completely different approach to marketing. They say 'you get what you pay for' and this is certainly the case with Reeds Rains. They may not be the cheapest but their marketing approach using focussed viewing days resulted in two offers on the property by the end of the first viewing day.
From that point on, Bekky worked hard to keep the sale on track and, throughout the process, liaised with both parties in the chain and their legal representatives to get the sale finalised. It felt like the sale (to say there was no further chain) went on for an inordinate amount of time but, things being what they are in these Covid-recovery times, this was probably to be expected. Bekky herself was always positive - you can tell she's very passionate about what she does for a living. Bekky told me from the outset she'd be able to sell the property - I only wish I'd listened to her and placed the property for sale with Reeds Rains from the start! Thank you so much, Bekky, for getting this sale over the line, for bearing with me and for being so good at what you do!

I cannot recommend Reeds Rains, Scarborough enough after my recent experience. We were selling a holiday home during several lockdowns. In particular Bekky Lenaghan who was our point of contact throughout the process. Bekky oversaw all viewings and finally negotiated a sale on our behalf. She kept us fully updated and gave us prompt feedback after each viewing. Bekky is clearly passionate about her job and this came across through the process, leaving no stone unturned to get us the right buyer. They even called round to the property one day after we thought we had left a heater switched on and hadn’t realised until we had driven 70 miles home - nothing was too much trouble! I am writing to pass on a huge thank you to your Scarborough branch and particularly Lydia who has been managing the lettings and maintenance of my block of 4no. flats. I first contacted Clark when I was disappointed in the service I was receiving by another local agent and he was excellent over the phone and gave me confidence in the branches ability to manage the block competently.
Lydia has been absolutely immense at doing just that. We have definitely had our fair share of challenges along the way, with lots of maintenance issues, receiving quotations, overseeing works and managing some ‘tricky’ tenants too! But Lydia has been amazing throughout. Too often people like to write in and phone about complaints and how terrible the service provided is, but I always find it frustrating that the same cannot be said with positive feedback! I am extremely thankful to Lydia and the rest of the team in the branch for all they have done and are currently doing to ensure my flats are let as quickly as possible and managed well.
I would also like to thank Maria who has also been very involved with managing the flats; she too has been excellent every time I have dealt with her on any issues or challenges we have faced.

Very few competent members of staff and have a really bad reputation in and around Scarborough in the housing industry. Avoid as a Landlord (ours has stopped using them due to their bad experience) and buckle up if your house is managed by them. Please leave us alone. They also opt'd us in for marketing emails and lost our ID photocopies more than once, this is careless in today's virtual world. Also think it's insane that they talk about clients issues on a Google review site to try and protect themselves.
RR are only interested in buying and selling. Tenants are second class citizens.

After trying to sell our property for well over a year with an estate agent whom i began to think was imaginary as you never heard from them(!!) we moved to Reeds and Rains. Our property has now sold and Lauren has dealt with the sale with a high level of service and great professionalism. She has shown prospective buyers around the property as if it was her own. She always informed us before a viewing took place and kept us updated afterwards which gave us lots of confidence. She always does what she promises to do, something that we found quite rare with previous estate agents that we have dealt with. She never sounded like she had experienced a hard day even at 5 p.m on a Friday when she took the time to call and reassure us that things were in progress. When we first saw th property for sale it was advertised in the Whitby office which unfortunately closed the week after. I am currently in the processing of buying through Reed Rains. I had a bad experience with another local estate agents and wanted to ensure I was supported as this is currently my first house move which I have found very daunting. Becky initially showed me round and instantly put me at ease and I did not feel pushed into a decision, following this Dan showed me round the second time and he was easy to talk to and forthcoming with any information when I was asking alot of questions. Lauren has gone above and beyond so far in the house move; staying behind late to get the initial paperwork sent in the same day post, staying with myself on a visit for an hour and being proactive in moving the sellar on for completion in the house. Lauren has also made me feel very much at ease with the company and no question has been too stupid. Lauren is also very knowledgable about local tradesmen in the area, whilst I accept these are recommendations, I have no qualms about accepting the reccomendations considering the level of support we have recieved... counting down to completion day!

The only thing that was impressive with dealing with Scarborough office was that they were all as incompetent as each other. Apart from one woman who moved to another branch.

As you are aware, we took this property on from an acquisition therefore, mistakes made previously we cannot be held accountable for.
My comments above are a reflection of your management of the property not issues occurring from the previous letting company. What you should be accountable for was the incompetence throughout the 2 years I was a tenant.
- 6 months without a working oven, constant requests for call backs, had to come into the office in town several times as calls were never returned.
- contract with my signature forged on, issue raised to several members of staff including branch manager with no resolution.
- No visits for a year up on moving in dispite complaints about property issues.
- being given incorrect information regards early termination
- constant phone calls asking to value the property dispite complaints so the landlord could sell it, although turned out that was a lie as it went up for let as soon as I moved out.

Fantastic- I wanted to test the waters on selling my property in Scarborough. A photographer was sent round the following day after I enquired, and Bekky Lenaghan gave me extensive advice on small changes I could make to ensure maximum interest on my property. The viewings came flooding in a couple of days after my house was advertised on their website and in their shop window. Would highly recommend. Buying a home from a great distance away is not easy especially when it depends upon selling a foreign property, transferring funds from abroad via anti money laundering systems and trying to match and meet deadlines etc. Lauren was always contactable to answer any queries and guide us through the UK side of the purchase, she also was on hand to sort a couple of little snags after we had moved in. If you sell your home easily it could be argued that estate agents are overpriced and a waste of time. However, if there are issues they can really come into their own with their understanding and knowledge of the conveyancing market. Whilst ours was at times incredibly frustrating and stressful, Lauren did her utmost to keep us in the loop and to liaise with other parties to try to overcome those issues we had, and it felt good to know what was happening behind the scenes during the process. From start to finish it has been worth having Reeds Rains on our side, and all the team have been very friendly and helpful whenever we have made contact. Would certainly recommend to others.

I’d like to thank Reeds Rains and in particular Clark who was our main point of contact for delivering us an excellent service.
We had a difficult tenant who failed to co-operate in the most basic terms such as answering phone calls or messages. Once we had given the tenant notice, he refused all communication and would only respond through his solicitor - which on a low value rental seemed a little extreme. Clark took everything in his stride and provided consistent and solid advice throughout. His amicable manner ensured the tenant was always kept informed in a fair and consistent way. Above all he kept us informed throughout.
Having gained possession of the property, Clark was very efficient at valuing the house, putting together sales information and securing a buyer within the first week- the whole process was efficient and easy- massive thank you for your time and commitment

I have used Reeds Rains for my first purchase and now my first property move. I cannot speak for all the staff but Lauren was friendly, efficient and on it from the word go. The only reason for the 4* was the "photographer package". Cost £150 for some guy to take some pretty standard shots I could have taken with my own DSLR. If there were any post shot enhancements they weren't noticable. He was in my property for about 15 minutes...
Definitely recommend Reeds Rains, avoid the photographer package.

I sold my house with Reeds Rains within 1 day of it being on the market. I dealt with Dan Thomas and he was brilliant! He kept me up to date each step of the way throughout the whole process. The time scale from first putting the house on the market to completion was 7 weeks which is very impressive. Dan was very professional and always on hand when I needed him. She was very professional and helpful and went out of her way to show us the perfect accommodation. She kept in touch as promised and my son found the perfect rental through her. Arranged to see a property on a saturday. Nobody turned up at the time arranged and no phone was answered.
Stood outside for 20mins with a 10month old and a 2year old.
Word of advise - call them the day to confirm, as they clearly need to be micro managed to do their work correctly.

Liars!
I viewed a property in Scarborough (St Helen's Square) on 19/9/14. as advertised by letting agents and Estate Agents Reeds Rains, 16 Aberdeen Walk, Scarborough, North Yorkshire YO11 1XP.
However, they are misrepresenting the property, looking at the various websites (Zoopla, Rightmove and Prime Location) upon which the property is listed, there are several photographs showing a pristine and 'newly renovated flat'. This is most certainly not the case. I shall list the problems:
broken windows, soiled nappy on carpet, swarms of flies, missing balustrades and skirting board, damaged carpet, broken tiles in bathroom, crayon covering the walls, damp/possible leak, damaged kitchen units- and the stench! It is an outrage Reeds Rains are letting people view this property, when I complained I was told, 'the landlord insist we show it' - nothing short of disgraceful.
The property had been listed on Right Move for 84 days, and why I questioned action had not been taken to rectify the issues in nearly 3 months I was lied to by Clarke a worker with Reeds Rains, 'It's just been put back on the site, and they've just moved out' he told me! He was clearly panicking on being confronted and challenged on their lies.

They sent me to view a property that was already sold, when I rang them to ask why they had not told me this, I was informed by a rude agent that I had not wasted my time, he knew better than me!!

They were always very professional and straightforward with us and worked hard to negotiate repairs and improvements with our Landlord. Dealt primarily with the Scarborough and Cheadle branches. A very pleasant letting experience.
